In regard to the structural analysis of the building; as you will recall from our conversation this week, the building has been designed to meet the conventional light framing requirements of the UBC. Per our conversation, the only areas of concern were the lateral support of the building and analysis of the large beams. The beam calculations are enclosed. There was one change in the garage ridge beam due to using a more conservative tributary area. As we discussed, the lateral design of the building is per the standard light framing requirements of the IJBC. Your areas of concern were two undersized panels in the garage fronts, the lateral adequacy of the west wall of the living room area, and the transfer of the lateral loads through the stem walls to the foundations. The undersized panels at the garage have been increased per your notation. A stem wall foundation has been added under the west living room wall to create a continuous wall that adds up to greater that 40% of the total wall length. The site was inspected on October 21, 1985 and except for some piles of loose fill and debris existing on the rear portion of the lot, the area was essentially the same as existed at.the completion of the site grading in 1969. It is possible that umarginally expansive0 soils may exist in the upper three feet below existing grade. It is understood that a two-story wood-frame duplex with raised wood joist floors is planned for the site. The front portion of the proposed building area was cut to the existing surface during the initial site grading and the steeper sloping.reár portion of the proposed building area is the original natural ground. Due to the unknown presence of expansive soils and depths to suitable bearing soils, it is recommended that all footings should be founded at least 1.5 feet below the existing undisturbed firm natural ground surface. Footings on the steeper sloping rear portion of the lot should be deepened so that the bottom edge is at least 7.0 feet horizontally inside the face of the firm natural ground slope. Use continuous interconnected concrete footings, where possible, and reinforce these with at least one #4 bar at 3 inches above the bottom of the footing and one #4 bar placed 11,- inches below the top of the stem of the footing. The allowable bearing value for footings founded as recommended in the firm natural soils has been determined to be 2000 pounds per square foot. Separate garage slabs from perimeter footings by a ½ inch thickness of construction felt or equivalent, to allow independent movement of garage slabs relative to perimeter footings. Assure complete separation by extending the felt over the full depth of the front thickened edge of the garage slab. Also, cut off the garage door stops at least ½ inch above the slab. 41 Korelich & Hall, Architects -2- October 22, 1985 Project No. 85-10-21F It is recommended that positive drainage, 6 inches of vertical fall in 6 feet horizontally, should be provided around the perimeter of.the building in landscaped areas. Drainage systems should also be provided to collect all runoff from roofs and conduct the water in watertight pipes either into the streets or storm drains. All surface drainage should be prevented from ponding adjacent to or running over the tops of slopes. The total charges must be paid to the District at the time the application is submitted. APPLICANT MUST SUBMIT EVIDENCE OF BUILDING PERMIT WITHIN 60 DAYS. FAILURE TO MAKE SUCH SUBMITTAL WILL RESULT IN AUTOMATIC CANCELLATION OF THE SEWER PERMIT. THE SEWER CONNECTION FEE LESS A $50 ADMINISTRA- TIVE FEE WILL BE REFUNDED. A six-month construction period shall be provided and sewer service charges for the bal- ance of the fiscal year shall be collected at the time of application for sewer permits. Sewer service charges shall commence upon close of escrow and will be the responsibility of the buyer. If a service lateral is required, it will be installed by the Leucadia County Water District. The service lateral is that part of the sewer system that extends from the main collection line in the street (or easement) to the point in the street (at or near the applicant's property line) where the service lateral is connected to the applicant's building sewer. The applicant is responsible for the construction, at the applicant's expense, of the sewer pipeline (building sewer) from the applicant's plumbing to the point in the street (or easement) where a connection is made to the service lateral. The connection of the applicant's building sewer to the service lateral shall be made by the applicant at his expense. The connection must be made in conformity with the District's specifications, rules and regulations; and IT MUST BE INSPECTED AND APPROVED BY THE DISTRICT BEFORE THE SEWER SYSTEM MAY BE USED BY THE APPLICANT.
