This plan review is limited to the technical requirements contained in the International Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. The approval of
the plans does not permit the violation of any state, county or city law.
GENERAL
Please make all corrections, as requested in the correction list. Submit FOUR new complete sets of plans for
commercial/industrial projects (THREE sets of plans for residential projects). For expeditious processing,
corrected sets can be submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building
Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil
and the Carlsbad Planning, Engineering and Fire Departments.
Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake Drive, Suite 208,
San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to
the City, of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City Planning, Engineering
and Fire Departments until review by EsGil is complete.

6. Please revise the plans to show, that the sanitary napkin disposal unit is btween the rear
wall and the toilet paper dispenser. I.e., 7/10-6.0, 711D-7.0, etc. Sec. II B-604.7.2.
7. Please specify 4" max picket openings on detail III0-8.0. Section 1015. Also, indicate
the maximum spacing of the posts on the floor plans. [See next item as well].
8. The guardrail post spacing as shown, measures about 7'o.c. max, on Section 2/10-8.0,
versus 4'o.c. max, as noted on detail 2/SI. Please coordinate with the project engineer.
This should match the calculations as well.
9. Please provide notes on the plans to show the suspended ceilings in Seismic Design
Categories D, E & F comply with ASCE 7-10 Section 13.5.6.2.2 as follows: Please
update the notes on Sheet ID-8.0. The "Z" factored formula, as noted, has not been used
in the code for over 10-years:
All ceilings shall use a Heavy-Duty T-bar grid system.
The width of the perimeter supporting closure angle shall be not less than 2 inches.
C) In each orthogonal horizontal direction, one end of the ceiling grid shall be attached to the closure
angle.
The other end in each horizontal direction shall have a %" clearance from the wall and shall rest
upon and be free to slide on a closure angle or a listed assembly.
Ceiling areas over 1,000 ft.2 must have horizontal restraint wires (typically restraint would consist of
four 12-gauge wires splayed 900 to each other and sloped 450 to the horizontal, spaced 12" o.c.).
Ceiling areas over 2500 ft.2 must have seismic separation joints or full height partitions.
Ceilings without rigid bracing must have 2" oversize trim rings for sprinklers and other ceiling
penetrations.
STRUCTURAL

For EF-1, environmental exhaust duct terminations may be no closer than 3' from a
property line or 3' from openings back into the building and 10' from forced air inlets.

Christian Cardenas, AHERA Building Inspector #ASBBII 00075, with H.M. Pitt Labs, Inc.,
performed limited directed asbestos sampling of materials inside the locker rooms, conference room,
break room, storage room, gym room and outer conference room at 2544 Campbell Place, Carlsbad
CA 92009asdirected by Dan Monda with Pacific Building Group.
iildingmateials are identified by the EPA as asbestos containing materials (ACM) when
the ,filier concentration¼of the material is identified as containing asbestos fibers in excess of one
percent (>1%). Building materials are identified by Cal/OSHA as asbestos containing construction
materials (ACCM) as having greater than 0.1% by weight. Building materials found to contain
asbestos, which will .be7disturbed, must be abated prior to demolition by a DOSH licensed Asbestos
a8teihent contractor. Any building materials homogeneous to identified asbestos containing
materials must be considered asbestos containing.
Asbestos Containing Materials: This limited sampling did NOT detect asbestos containing
materials/building components in the samples that were collected and analyzed.

0 For systems serving individual dwelling units choose one:
O Heat pump water heater AND Compact hot water distribution AND Drain water heat recovery (low-rise
residential only)
O Heat pump water heater AND PV system .3 kWdc larger than required in CMC section 18.30.130 (high rise
residential hotel/motel) or CA Energy Code section 150.1(c) 14 (low-rise residential)
Heat pump water heater meeting NEEA Advanced Water Heating Specification Tier 3 or higher
O Solar water heating, system that is either .60 solar savings fraction or 40 s.f, solar collectors

For systems serving multiple dwelling units, install a central water-heating system with all of the following:
Gas or propane water heating system
Recirculation system per CMC 18.30.150(B) (high-rise residential, hotel/motel) or CMC 18.30.170(B) (low-
rise residential)
O Solar water heating system that is either:
.20 solar savings fraction
.15 solar savings fraction, plus drain water heat recovery
