Note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shall advise the building official in writing that: The building pad was prepared in accordance with the soils report, The utility trenches have been properly backfilled and compacted, and The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." 55. Provide a letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (when required by the soil report). 56. Could not locate where roof and floor diaphragms were noted on the plans. For 34 plywood noting for floor note nail size, spacing and span index and could locate size of roof diaphragm , nailing etc. 57. In addition, a new foundation footing will extend approximately 1 foot on either side of the garage door opening to accommodate new shear walls. The existing house consists of both one- and two-story wood frame stucco construction utilizing a slab on grade foundation system. The existing residence is supported upon an all native cut building pad that was graded with the surrounding residential housing tract. The residence is approximately 30 years old and shows no apparent signs of structural distress. Field Investigation The field investigation was performed on February 28, 2007 and included an inspection of the site and the excavation of one hand dug test pit adjacent to the existing garage to depths of 18 inches below finish grade. The location of the test pit is shown on attached Plate No. One entitled "Test Pit Location Plan". As excavation proceeded, representative bulk samples were collected. In place natural densities and moisture contents were determined at different depths in the excavations and are includedon Plate No. Two. In addition, the garage footing was investigated. Subsequent to obtaining soils our exploratory excavation was backfilled. P.O. On-site soils were found to have an expansion index of less than 5 and are classified as being "very low" in expansion potential Groundwater was not encountered at the time of our investigation, nor did caving of exploratory trenches occur. In addition, due to the dense nature of the sandstone formation underlying the site, it is our opinion, soil liquefaction is unlikely to occur in the event grading is performed in accordance with the recommendations set forth in this report. Laboratory Soil Testing All laboratory test were performed on typical soils in accordance with accepted test methods of the American Society for Testing and Materials (ASTM). Tests conducted include: Optimum Moisture & Maximum Density (ASTM D-1557) Direct Shear (Remold), (ASTM D-3080) Q. Sieve Analysis (ASTM D-1 140) Field Density & Moisture (ASTM Di 556) Expansion Potential (FHA Standard) Test results are tabulated On the attached Plate No.'s Two and Three entitled "Exploration Log" and "Tabulation of Test Results". Recommendations and Conclusions General It is our understanding, the proposed second-story house addition will be constructed above the garage utilizing the existing garage foundation. Foundations General Foundation bearing soils are comprised of dense formational sandstone providing good supporting characteristics and are "very low" in expansion potential. Existing Garage Foundation The existing garage is supported upon a continuous footing that is 12 inches in width and extends a minimum of 12 inches below exterior grade and bears into the native sandstone formation. The soil bearing capacity of the existing garage foundation was found to be 1750 pounds per square foot. This bearing capacity was calculated utilizing laboratory test results, size of footing, and a safety factor of 3.0. New Shear Wall Footing: Continuous footings should have a minimum width of 15 inches and be fourded a minimum depth of 18 inches below lowest adjacent grade. An allowable soil bearing pressure of 1950 pounds per square foot may be utilized for design purposes. Isolated square footings having a diameter of 18 inches and founded a minimum depth of 18 inches below lowest adjacent grade will have an allowable soil bearing pressure of 1950 pounds per square foot. iC/AM1\ TEC H NO LOGY ENGINEERING, INC Project No. TE-2009 March 8, 2007 Page 4 All continuous footings are to be reinforced with one 6 bar top and bottom. Steel should be positioned 3 inches above bottom of footing and 3 inches below top of footing. The project structural engineer should provide doweling recommendations to reduce, shearing between the new and old foundation systems. Prior to pouring 'concrete, we should be contacted to inspect footing excavations and foundation steel reinforcement to assure compliance with the recommendations presented in this report. Uncertainty and Limitations Surface and subsurface soils are assumed to be uniform. Therefore, should soils encountered during construction differ from those presented in this report, we should be contacted to provide their engineering properties. It is the responsibility of the owner and contractor to carry out recommendations set forth in this report. During our investigation of the subject site, evidence of faulting was not encountered. Subsequent to review of available geologic literature, we feel any faulting in the vicinity of the site may be classified as inactive.
