The City will route the plans to EsGil and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Please indicate on the plans whether the existing residence has a fire sprinkler system installed. If so, then provide a note stating that any additions/alterations will be provided with an automatic residential fire sprinkler system. Section R313.2. GENERAL RESIDENTIAL REQUIREMENTS 5. Sleeping rooms shall have a window or exterior door for emergency escape. Section R310. a) Windows must have an openable area of at least 5.7 square feet, with the minimum openable width 20" and the minimum openable height 24". b) The bottom of the clear opening shall not exceed 44" above the floor. Do not measure to the window sill. This generally applies to windows that have a height of 3' or less. See the figure below to see the correct method of measurement. Appendix H, Section AH103.2. e) The emergency door or window shall be openable from the inside to provide a full , clear opening without the use of any keys or tools. f) For egress openings at window wells, refer to Section R310.2 for requirements. 6. All habitable rooms shall be provided with aggregate glazing area of not less than 8% of the floor area of such rooms, per Section R303.1. 7. Natural ventilation shall be provided for all habitable rooms, with the minimum openable area to the outdoors of 4% of the floor area being ventilated. Section R303.1. 8. At least 1/2 of the common wall must be open and have an opening not less than 25 sq. ft., nor one tenth of the floor area of the interior room, if light and ventilation is being supplied from an adjacent room . Section R303.2. 9. Provide a note on the plans stating: "Penetrations of fire-resistive walls, floor-ceilings and roof-ceilings shall be protected as required in CRC Section R302.4." STRUCTURAL 10. MECHANICAL 13. Show how makeup air will be provided for the washer and dryer enclosure. The code requires an opening with a minimum of 100 square inches of makeup air. CMC 504.4.1 ELECTRICAL 14. Show on the plan the amperage of the electrical service, the location of the service panel and the location of any sub-panels. 15.
