Accordingly, management of their installation, maintenance and operation must reflect the competing requirements for farm operation and security, public safety, and public access. The trails will utilize existing farm roads generally on native soils, and will be susceptible to wear and impact from both farm operations and environmental conditions (including rain, dust, erosion, and vehicular tracking). Trails will be closed by the farm operator during farm operations that may create conflict with the public use and safety. Trails will only be open during daylight hours, and only leashed dogs allowed. Location and condition of the trails will change as the development of Lot 3 proceeds consistent with the scope of improvements with each phase of development, as summarized below: Phase 1 -Construction of seasonal ~arking area and driveway at Car CountQI Drive (Private Access Drive 'B'): • During Phase 1, substantially all of Lot 3 will continue to be used for farming operations, except during the Flower Fields season when the seasonal parking area will be utilized. • During The Flower Fields season (currently March 1-May 15), Phase 1 Trail A and Phase 1 Trail B Segment 1 will be open and accessible to the public during daylight hours except when inconsistent with proximate farming activities. ' \ WATER CONSERVATION PLAN FARM AREA (POTABLE) WATER CONSERVATION NOTES The project has been designed to incorporate the following water conservation measures: L Planning and Design: The primary goal of the project is to promote the continued viable agricultural use of the property by developing synergisticolly related facilities for the production and sale of the agricultural crops produced an site and in the region. An important aspect is visitor appreciation and education, The site plan has been designed to conserve the best agricultural portions of the site, Buildings ore sited with consideration of sun and wind exposure to promote natural ventilation, thereby reducing or e:iminating artificial heating end coaling. A fruit tree orchard, grope vineyard, hops end specialty crops are the "landscape" of the site and are intended to be harvested and not merely serve as aesthetic landscaping. Consequently, water resources devoted to this site yield a direct dividend of food and agricultural products. 2. Planting design and irrigation water requirements: The planting areas of the project are divided into "hydrozone" classifications as defined in the Carlsbad Landscape Manual. Plants with similar water requirements are grouped together in each zone thereby promoting efficient use of irrigation water. Besides water needs, plants ore grouped by similar sun and wind exposure, soil type, maintenance needs and aesthetic characteristics, Most planting areas in this project are in the low and moderate water use .\ -"-·• /\ zones. Higher water using plants are restricted to the agricultural and edible plantings and are \: ,, placed in the "special landscape area" zone since they are intended for human consumption r\/, i' "·. and require the use of potable water. C \ \ \ ~-~ \, ' ',, I • LIMIT OF NEW LANDSCAPE AREA .i I 3. Soil preparation: Soil tests will be performed throughout the site and soils amended according to the soil report recommendations. Organic compost will be incorporated into the soil to improve moisture holding capacity and improve sail texture and fertility. 4. Effective and efficient irrigation methods: The project will be irrigated with a permanent computer controlled irrigation system. Watering schedules will be controlled by weather monitoring sensors connected to the system. The sensors will measure real-time environmental conditions such as precipitation, humidity and wind velocity and modify the irrigation schedules as needed to reduce water waste. Water efficient drip, micro-spray and iow precipitation rate overhead sprinkler systems will be used. The the extent practical, all non-agricultural/edible planting areas will use recycled water. agricultural and edible plantings will use potable water for health end safety reasons. 5.
