Installation shall be coordinated with all other trades working on this project as well as existing conditions, underground utilities, storm drains, etc. -All landscaping shall be irrigated with a fully automatic irrigion system that shall provide 100 % coverage of all landscape areas with no overflow onto walkways, walls, buildings, or paved surfaces. Irrigation system is to be supplied with a City approved backflow prevention device, automatic water saving controller, flow sensing devices with automatic shut-off, rain sensor, pressure regulating valves, pop-up sprinklers, drip emitters, check valves, gate valves and quick couplers. -All landscape shrub areas shall receive a 2" thick layer of medium bark mulch to help maintain soil water retention and weed control. -All trees within eight feet of buildings, walls, curbs, pavement, or walkways, and all street trees shall be installed with an approved root barrier. -All landscaping shall be installed with proper fertilizers and soil amendments as recommended by an agronomic soils analysis report. Soils analysis and report shall be performed by an approved soils laboratory. -All landscape and hardscape areas shall be properly drained so as to not have any puddling or standing water. Landscape areas shall slope at 2% minimum and hardscape areas at 1 % minimum. No trees shall be installed within drainage swales. -All landscape areas shall be installed with low voltage lighting throughout. Lighting shall incorporate uplighting or downlighting of trees and speciman plant material, as well as walkways, driveways, steps, and architectural features. No lighting shall be installed so as to cause unreasonable glare or illumination upon any adjacent private lots. -All landscape and irrigation shall be maintained by the Owner in a healthy, thriving, and fully operational condition on a regular basis as soon as the installation has been completed. -All landscape within the Fire Suppression Zone shall be from the approved plant list.
