This plan review is limited to the technical requirements contained in the International
Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical
Code and state laws regulating energy conservation, noise attenuation and disabled
access. This plan review is based on regulations enforced by the Building Department.
You may have other corrections based on laws and ordinances enforced by the
Planning Department, Engineering Department or other departments.
The following items listed need clarification, modification or change. All items must be
satisfied before the plans will be in conformance with the cited codes and regulations.
The approval of the plans does not permit the violation of any state, county or city law.
• GENERAL
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil and the Carlsbad Planning, Engineering and Fire
Departments.
2. Bring r1)Jf2 corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for
routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City
Planning, Engineering and Fire Departments until review by EsGil is complete.
2. To facilitate rechecking, please identify, next to each item, the sheet of the
plans upon which each correction on this sheet has been made and return
this sheet with the revised plans.

will be provided with an automatic residential fire sprinkler system. Sec. R313.2.
8. Wall assemblies separating the main unit and the accessory unit shall be of
one-hour fire resistive construction. Provide details of the assemblies. Section
R302.3. Such wall assemblies shall extend to the underside of the roof
sheathing, where applicable:
9. Floor assemblies separating the main unit and the accessory unit as well as the
garage serving it shall be of one-hour fire resistive construction. Provide details
of the assemblies. Section R302.3. Such assemblies shall extend to and be tight
to the exterior wall, where applicable.
10. The supporting construction of fire-rated floor assemblies shall have an equal or
greater fire-rating. Section R302.3.1.
11. Provide a note on the plans stating: "Penetrations of fire-resistive walls and floor-
ceilings shall be protected as required in CRC Section R302.4."
12. Walls and floors separating the main unit and the accessory unit shall have a
sound transmission class (STC) of not less than 50. Additionally, floors must
have an impact insulation class (IIC) rating of not less than 50. CBC Sec. 1207.
Show the location of & provide details of the listed wall and floor/ceiling
assemblies & indicate the listing agency & listing number for the tested ratings.
13. If the project is located in noise critical areas (CNEL contours of 60 dB) as shown
on the City or County's General Plan, then an acoustical analysis showing that
the proposed building has been designed to limit noise in habitable rooms to
CNEL of forty-five dB is required. Where windows must be closed to comply, it is
necessary to provide mechanical ventilation capable of providing at least two air
changes per hour. Provide design.

14. The Title Sheet or Site Plan should clearly indicate if any portion of the project is
in a noise critical area (CNEL contours of 60 dB) as shown on the City or
County's General Plan. If no portion of the project is within a noise critical area,
provide a note on the Title Sheet stating: "This project is not within a noise
critical area (CNEL contour of 60 dB) as shown on the General Plan".
15. Open risers are only permitted if the opening between treads does not permit the
passage of a 4" diameter sphere. Section R311.7.5.1.
16. A nosing (between¾" and 1-¼") shall be provided on stairways with solid risers.
Exception: No nosing is required if the tread depth is min. 11". Sec. R311.7.5.3.
17. Provide stairway and landing details. Section R311.7:
a) Maximum rise is 7-3/4" and minimum run is 10", measured from the nosing projection.
Where there is no nosing, the minimum run is 11 ".
b) The greatest riser height within any flight of stairs shall not exceed the smallest by more
than 3/8 inch. The greatest tread depth within any flight of stairs shall not exceed the
smallest by more than 3/8 inch.
18. Openable windows shall be located a minimum of 1 O' from any plumbing vents,
etc. Section R303.5.
19. Handrails(SectionR311.7.8):
c) Shall be provided on at least one side of each stairway with four or more risers.
d) Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous.
e) The handgrip portion of all handrails shall be not less than 1-¼" nor more than 2" in cross
sectional dimension. See Section R311.7.8.3 for alternatives.
f) Handrails projecting from walls shall have at least 1-½" between the wall and the handrail.
g) Ends of handrails shall be returned or shall have rounded terminations or bends.
20. Glazing in the following locations should be shown on the plans as safety glazing
material in accordance with Section R308.4:
h) Glazing in doors.
i) Glazing adjacent to a door where the nearest vertical edge of the glazing is within a 24" arc
of either vertical edge of the door in a closed position and where the bottom exposed edge
of the glazing is less than 60" above the walking surface.
j) Glazing adjacent to the landing at the bottom of a stairway, where the glazing is less than
36" above the landing and within 60' horizontally of the bottom tread.
21. Note on plans that surface water will drain away from building. The grade shall
fall a minimum of 6" within the first 10 feet. Section R401.3. For the addition only.
22. Include the following electrical notes on plans:
k) Tamper resistant receptacles for all locations described in 210.52 (i.e., all receptacles in a
dwelling).
I) Weather resistant type for receptacles installed in damp or wet locations (outside).

27. A reminder that a¾" gas line is required for instantaneous water heater:
a. The gas pipe sizing for a tank type water heater shall be based upon a minimum 199,000
Btu gas input rating. Energy Standards 150.0(n).

address numbers, building numbers or approved building identification placed in
a position that is plainly legible and visible from the street or road fronting the
