Appears from scaling that does not provide light, ventilation or egress. 7. Show a self-closing door, either 1-3/8” solid core or a listed 20 minute assembly, for openings between garage and dwelling. Section 302.4. 8. New bedroom is over 280 sq ft and requires 28 sq ft of glazing and 14 sq ft of openable. A 6040 XO provides 22 ft of glazing and 10.3 of openable. 9. Adjust any affected energy and structural calculations required to meet minimum requirements listed above. 10. Not a correction but details on SI are calling for both wire mesh and #3’s at 18” oc. Specify depth of spread footings shown at garage door opening and any steel requirements. Electrical plan does not match floor plan. For example electrical plan reflects water heater in garage. If this is correct then show 18” stand etc. The water heater cannot generally be placed in laundry room (unless noted to be direct vented) as room not large enough for combustion air and the exhausting of air for dryer vent can create a adverse effect on water heater flue (back drafting). Show support for all point loads i.e. size of members supporting beams with large spans. Plans need to be reviewed closely to verify accuracy and compliance with conventional framing as listed below. For example plans are not reflecting spread footings directly below post required at opening. Noting 4 x 12 beam on S4 and PLM on S2,4 x 8 on S2- 4x6 on S4. Too many conflicting details, notes etc. S4 is noting H2.5A (?) and details are noting HD5’s. Specify length of all shear panels at their respective locations. Missing lengths at left side and additional panel required between double door and window. Any panel less than 4 ft is required to have hold downs. It is not clear where the epoxy 5/8” all threads are to be placed. Specify locations i.e. to the 2- 4 ft panels at the garage fire wall. Detail and reference all shear locations with a detail showing shear extending to roof sheathing. Detail to include edge nailing of roof diaphragm to members below and shear transfer to the top/sill plate’s etc Minimum 2 details may be required Le. if and when shear walls are perpendicular to roof framing/trusses (blocking panels) and when shear walls are parallel to roof framing members. Plans are noting hips on S3 and should d be ridges instead. Could not locate shear /shear transfer schedule.
