Statement of the Matter
The City Council at your meeting of June 1, 1976 directed the
City Attorney to prepare the necessary documents adopting
Specific Plan (SP-175) and approving Tentative Map (CT 76-41,
The ordinance adopting the Specific Plan and the resolution
approving the Tentative Map are attached.

AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF CARLSBAD, CALIFORNIA ADOPTING A SPECIFIC
PLAN (SP-175) FOR A SUBDIVISION CONSISTING OF
138 DWELLING UNITS AND 140 LOTS ON PROPERTY
GENE-RALLY LOCATED 'WEST OF PASEO DEL NORTE,
NORTH OF CAMINO DE LAS ONDAS, EAST OF CAVINITO
DEL PRADO AND SOUTH OF CAVINITO ESTRADA.

The City Council of the City of Carlsbad, California, (
ordain as follows:
SECTION 1: A Specific Plan (SP-175) is hereby adopted
development of a subdivision consisting of 138 dwelling unit
and 140 lots generally located west of Paseo Del Norte, nor1

SECTION 2: Findings. The approval of Specific Plan (SE

simultaneously with submission of a grading,permit
request to the Engineering Department. The grading
plan will not be approved until the landscape and irrigatioin plans are approved by the Parks and Recr
Director. The landscape and irrigation plans will to the following format:
a) Detailed permanent landscape plan: The approve
permanent landscaping shall be installed withir 45 days of the final completed grading.
b) Temporary irrigation system: The approved temr
irrigation system shall be provided for all lar
scaping under "a" above within 45 days of the f
completed grading.
c) Permanent irrigation system: The approved pen
irrigation system shall be installed for all li
scaping under 'la'' above prior to occupancy per1
issuance for any of the units.
Ornamental street lighting shall be provided for a!
required by Municipal Ordinance. The developer shi deposit cash in the amount necesszry to energize sc street lights for an eighteen-month period after c(
struction, to permit the incorporation of the subd. into a maintenance district.

4. All public improvements shall be made in conformi?
with the City of Carlsbad's standards, the Subdivii Ordinance and other City standards, to the satisfat
of the City Engineer, without cost to the City of Carlsbad and free of all liens and encumbrances.

5. Applicant shall dedicate and improve "A" Street to
City of Carlsbad's standards on the basis of a 54- street section with a 34-fOOt curb-to-curb dimensi according to its alignment on the tentative map.
