ITEM EXPLANATION
This item is a request for a 220 lot tentative tract mp and p:
developent located as described above. The site is 34.4 acres in E
project's density wuld be 6.4 dwelling units per acre. This is wit?
du's/acre range designated on the general plan. The Planning Cm
approved a 124 unit apartment project on the southwest prtion of the

The developent consists of single family detached zero lot line k

The Planning Comnission found that the project met all the requiren Planned Developnt Ordinance. The Planning Cosconission is
recornrending approval of this project.
Through staff review and Planning Ccmnission hearing, all issues on
have been satisfactorily resolved.
ENVIRONMENTAL REVIEW
The Land Use Planning Manager has determined that this piroject Wil

Declaration, dated July 30, 1984, which was approved 'by the Planninc

Development Standards
As proposed this project meets or exceeds the development standards of the Planned Development Ordinance. All of thc
single family homes will have a two-car garage with a mini1

As the Commission is aware, apartment projects are not sub

Design Criteria
As proposed, this project conforms with the design criteri

offsets and insets to create shadow areas to give the buildi

shape to accommodate the proposed use. As detailed in the previous paragraphs, all of the required parking alonq with amenities will be provided on site.
The proposed project will be compatible with future surround
development. A sixty foot wide public street and a heavy
landscape screen will separate this project from the propose
project from future low density development to the west.
In conclusion, staff believes that the single family portior
the proposed project conforms with the development standards design criteria of the Planned Development Ordinance. The E of the proposed apartment project is adequate in size and st to accommodate this project and the proposed project will be compatible with future development in the area, therefore, E recommends approval of CT 84-23/PUD-71/SDP-84-8.
IV. ENVIRONMENTAL REVIEW
The Land Use Planning Manager has determined that this projc
will not have a significant impact on the environment and,
therefore, has issued a Negative Declaration on July 30, 19{
