Attendees: Barbara Kennedy: Assistant Planner, City of Carlsbad. Dick Darling: Developer, Darling Pacific Builders. Clinton E. Hale: Civil Engineer, Hale Engineering. John Hayes: Civil Engineer, Hale Engineering. Giorgio Dazzan: Architect, Giorgio Dazzan & Associates. \^} Mr. Dick Darling in reference to the letter from the planning Department of April 5,1999, presented the documentation requested by Ms. Kennedy regarding items 1,2 & 3, to complete the application material. TOL 2- Action to be taken: Hold on to this documentation, to be resubmitted with new revised plans. 3- Mr. Darling summarized to Ms. Kennedy the planning directions given by the former planner in charge Mr. Van Lynch, on January 27,1999, during a meeting at the planing department with Clyde E. Wickman City Engineer, Dick Darling Developer, Clinton E. Hale Civil Engineer & the Architect Giorgio Dazzan, during which the developer's team was encouraged to design the project with the same guidelines of the previous project approved on the same site by the Planning Commission on May 6, 1992. 4- Such a design with additional improvements, was submitted to the planing department on March, 9,1999, The planning department has responded with major issues of concern, which have been discussed in length during this meeting among the attendees, reaching a consentual line of action to modify the project responding to the planning staff requirements as follows: a) Due to severe site configuration constraints the present site plan lay out is acceptable in general as a condominium project in a single development and not as a development of individual lots. b) The back duplex buildings shall be grouped as triplexes in order to obtain more available space as open "active space" between the buildings with features as barbecue area, Jacuzzi, etc. 04/16/1999 12:25 3102479684479684 GDA PAGE 03 Architecte 9424 Dayton Way Suite 217 Bev«»^?lills, CA 90210 310/247-8663 c) Rear yards for private open space must have a minimum dimension of 15' x 15'. d) Guest parking may be dispersed throughout the project where possible. e) Retaining walls shall not be higher than 6 feet. f) The North front buildings shall have some architectural articulation to relieve their linearity. g) The general storage, the recreational vehicle storage & the refuse pick-up area shall be centralized. h) The building height shall not exceed 35 feet & 3 levels with a minimum roof pitch of 3:12. 5- The project team shall resubmit to Ms. Kennedy, by next week, a revised set of drawings for her preliminary informal review as a follow up to this meeting, to prevent further inconsistencies & time expenditures. The above is our understanding of the meeting, and the decisions derived therefrom. Please notify Giorgio Dazzan Associates in writing of any disparities, deletions and or additions.
