Lee Planning Department Subject: Lanikai Lane Mobile Home Park Dear Ms. Lee: I have received your letter of March 30th, addressed to L. V. 81 Emma Hastings relative the probable violation by us of the Carlsbad Muni- cipal Code in connection with the recreational vehicle storage area north of our Park. Let me first make it abundantly clear to you that you not only can expect but will receive our full cooperation in this matter. I am personally a staunch supporter of sound zoning practices and will not knowlingly violate the zoning as planned by the offical representatives of any community. You are absolutely correct in that we apparently erred when filing our CUP in showing recreational vehicles to the east of the railroad tracks rather than to the north of the Park where they are currently stored. I am not sure if we started the storage of the recreational vehicles after the CUP or prior to our application but I question whether it has any effect upon our current condition. I am prepared to comply with whatever recommendation I receive from the City, however I would hope that I could receive approval to maintain the area as a recreational vehicle storage lot on a very temporary basis. That is perhaps an authorization could be given to use it for short periods of time ranging from one to five years until development of the area takes place and the storage lot becomes an eyesore or nuisance to the new development. no other development at the present time on Ponto Drive with the excep- tion of our Park and the storage area. Not as an offsetting bargaining point, but rather as a genuine inquiry, we have received a great deal of complaints from our residents in Lanikai Lane relative the tomato packing house storage shed that was erected just north of the Park. Am I to assume that they do have ap- proval or that perhaps this is an agricultural use that is permitted in the zone. Current business pressures would require that most of April be utilized in concluding current business pressures and I assume that most of June will be utilized in follow-up on items that arose during my absence in May. I would therefore greatly appreciate it if this matter could be set aside until July 1st at which time I will come to your office and see what mutual action we can take to satisfy both the city and our operation.
