ADDENDUM 1
VILLAS OF PACIFICA AND PACIFICA PALMS
The proposed project is a mixed-use facility consisting of
affordable rental units, affordable condominiums and retail space.
The project will be located in the Carlsbad Village Redevelopment
area. The project will be consistent with the Redevelopment plan
for the Village Redevelopment area which calls for "the expansion
of mercantile activity; more intense residential use; and
increased emphasis on public parking facilities; urban
beautification; and a significant increase in public and private
landscaped open space".
The project consists of two buildings. The building facing
Carlsbad Blvd. is called the Villas of Pacifica and consists of a
two story (30 unit ) condominium building over 9,500 square feet
of commercial/retai1 space with one level of underground parking
and one level of on grade parking behind the commercial/retai1
space. Twenty percent (20%) of the condominiums will be allocated
for sale to moderate income persons.
Twenty-eight of the units will contain 1301 square feet of living
space with over 100 square feet of deck. Two units will contain
1400 square feet of living space and 100 square feet of deck space.
Every unit will include two master bedrooms and two full bathrooms.
Condominium amenities will include a drop off area in front of the
lobby, pool and spa, community room with common area kitchen
facilities, sun deck, trash shoots on every floor into a compactor,
and an outside recreational area. Through the commitment to high
quality finishes, efficient floor plan design, extensive amenities,
and tasteful lobby decor, the development will meet a growing
demand for affordable housing in the Carlsbad area.
The building behind the Villas of Pacifica , Pacifica Palms, which
will front on Christiansen Way, is a four story building. The
building will contain 220 managed living units. The managed living
units will be constructed above two subterranean levels of parking
which will provide 176 parking spaces. Additionally, the garage is
designed to accommodate motorcycle and bicycle parking. Each of
the 220 units will be affordable with forty percent (40%) of the
units set aside for rental to low income tenants.
Each unit will contain approximately 325 square feet of living
space and 25 square feet of deck. The units are designed to
accommodate one or two people. The units provide private bathroom
with toilet and shower and a kitchen area with sink, garbage
disposal, refrigerator and full size microwave oven.

The managed living units will provide various amenities including
three common area kitchens; trash shoots on every floor into a
compactor; three state of the art laundry rooms; fitness
facility; theatre; sun decks; solarium/1ibrary; and vending
areas. The landscaped central courtyard will be designed to
include textured paving, swimming pool and sun deck, fountain and
exterior furniture.
The managed 1iving units wi11 be operated like a residential hotel
with a twenty four hour manned front desk, an on site resident
manager and full maintenance and janitorial/maid services available
to the tenants.
