This letter has been prepared to address your comment letter dated September 29, 2014. Plarming Please submit a tenant list for the Palomar Forum that indicates the amount of area dedicated for different use areas such as office, warehouse, manufacturing, or other uses for each individual business/suite and the number of parking spaces required to serve these uses. Vacant tenant spaces are assumed to be allocated one parking space per 317 square feet of gross floor area. This information is needed in order to determine the parking demand and parking availability for existing businesses m the Palomar Forum. Included as part of this resubmittal package is a table containing the names of all tenants currently occupying space at Palomar Forum, as well as details on what type of business each tenant is engaged in. This list was provided to us by Shelly Tinder, leasing agent and representative for the property owner, Arnel Properties. Ms. Tinder has also provided us with details on the amount of improved office and warehouse space for each suite on the property. Tenant improvements have been completed in all suites. With this information, we were able to calculate the number of parking spaces required by Chapter 21.44 of the Carlsbad Municipal Code, for each suite. We have included this information on the tenant list. You will see that the required number of parking spaces for each suite have been calculated based on the amount of square footage in each suite that is dedicated to office/administrative uses (1 space per 250 square feet of floor area) and/or warehouse uses (1 space per 1,000 square feet of floor area). In addition, we have identified other existing onsite uses that would require altemative parking ratios, such as Gracie Barra, and have calculated the appropriate number of parking spaces that would be required under current standards. This results in a total of 520 required parking spaces. 618 parking spaces are currently available onsite, resulting in an excess of 98 parking spaces on the Palomar Forum site. Suites A115 and 116 at 3129 Tiger Run Court are currently vacant, and require a total of 10 paridng spaces under Chapter 21.44 of the Carlsbad Municipal Code as they stand today. However, the proposed use would require an additional 6 spaces above what is required under the current configuration of the two suites. However, considering that there is an excess of 98 spaces in the Palomar Forum Business Park, ample parking is available onsite. The additional Parking spaces required by Anywhere Gym will not negatively impact the parking ratios for the industrial park. Furthermore, the proposed athletic facility/gym use will mainly operate during hours when parking spaces are not in high demand by existing tenants. With the exception of the 9:00 a.m. boot camp session on Tuesdays and Thursday, group fitness classes are scheduled earlier than 8:00 a.m., or after 5:00 p.m. During typical office hours, the facility is open by appointment only, and will require fewer spaces than are required.
