based on laws and ordinances enforced by the Planning Department, Engineering Department

The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regLlations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

Submit (two sets of plans for residential projects). For expeditious
processing, corrected sets can be submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to
the City of Carlsbad Building Department, 2075 Las Palmas Drive,
Carlsbad, CA 92009, (619)438-1161. The City will route the plans to
EsGil Corporation and the Carlsbad Planning, Engineering and Fire
Departments.
Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123,
(619) 560-1468. Deliver all remaining sets of plans and calculations/
reports directly to the City of Carlsbad Building Department for routing to
their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only
will not be reviewed by the City Planning, Engineering and Fire
Departments until review by EsGil Corporation is complete.
2. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
Final set of plans, specifications and calculations shall be signed and sealed by
the California state licensed engineer or architect responsible for their
preparation, for plans deviating from conventional wood frame construction.
Specify expiration date of license. (California Business and Professions Code).
. FIRE PROTECTION
Show locations of permanently wired smoke detectors with battery backup on
sheet E2:
a) Inside each bedroom of the 2nd floor.
. GENERAL RESIDENTIAL REQUIREMENTS
Sleeping rooms shall have a window or exterior door for emergency escape. Sill
height shall not exceed 44" above the floor. Windows must have an openable
area of at least 5.7 square feet with the minimum openable width 20" and the
minimum openable height 24". The emergency door or window shall be
openable from the inside to provide a full, clear opening without the use of
separate tools. Section 310.4. Note as part of the plans.

6. Note that the discharge point for exhaust air will be at least 3' from any opening
which allows air entry into occupied portions of the building. Section 1203.3.
7. Glazing in the following locations should be of safety glazing material in accordance
with Section 2406.4 (see exceptions): Note on the floor and elevation plans.
Fixed and sliding panels of sliding door assemblies and panels in swinging
doors other than wardrobe doors.
Doors and enclosures for hot tubs, whirlpools, saunas, steam rooms,
bathtubs and showers and in any portion of a building wall enclosing these
compartments where the bottom exposed edge of the glazing is less than
60 inches above a standing surface and drain inlet.
C) Fixed or operable panels adjacent to a door where the nearest exposed edge
of the glazing is within a 24-inch arc of either vertical edge of the door in a
closed position and where the bottom exposed edge of the glazing is less
than 60 inches above the walking surface.
d) Walls enclosing stairway landings or within 5 feet of the bottom and top of
stairways where the bottom edge of the glass is less than 60 inches above a
walking surface.
. EXITS, STAIRWAYS, AND RAILINGS
8. Guardrails (Section 509.1):
Shall be detailed showing adequacy of connections to resist the
horizontal force prescribed in Table 16-B.
Openings between railings shall be less than 4". The triangular openings
formed by the riser, tread and bottom element of a guardrail at a stair
shall be less than 6".
9. Provide stairway (top & bottom) connection details. Secticns 1006.3, 1006.15
and 1006.2.
a) Minimum clearance width is 36". See stair detail 4/A9.
10. Provide I.C.B.O. Research Report and number for metal stairway, or submit
plans and calculations and approved fabricator registered with the building
department or note that the stairway fabrication plans shall be submitted to and
approved by the building official prior to installation.
. GARAGE
11. Show a self-closing door, either 1-3/8" solid core or a listed 20 minute assembly,
for openings between garage and dwelling. Section 302.4.

12. Doors may open into the garage only if the floor or landing iin the garage is not
more than one inch lower than the door threshold. Section 1004.9.
. FOUNDATION REQUIREMENTS
13. Provide a CURRENT copy of the project soil report prepared by a California
licensed architect or civil engineer. The report shall include foundation design
recommendations based on the engineer's findings and shall comply with UBC
Section 1804.
14. Investigate the potential for seismically induced soil liquefaction and soil
instability in seismic zones 3 and 4. Section 1804.5
15. Per soils report, note on the plan the soils classification, whether or not the soil
is expansive and note the allowable bearing value. Section 1804.3.
16. Provide notes on the foundation plan listing the soils report recommendations for
foundation slab and building pad preparation.
17. The soils engineer may require that he/she review the foundation excavations.
Note on the foundation plan that "Prior to the contractor requesting a Building
Department foundation inspection, the soils engineer shall advise the building
official in writing that:
The building pad was prepared in accordance with the soils report,
The utility trenches have been properly backfilled and compacted, and
C) The foundation excavations, the soils expansive characteristics and
bearing capacity conform to the soils report."
18. Provide a letter from the soils engineer confirming that the foundation plan,
grading plan and specifications have been reviewed and that it has been
determined that the recommendations in the soils report are properly
incorporated into the construction documents (when required by the soil report).
19. Note on plans that surface water will drain away from building and show
drainage pattern and key elevations. Section 1804.7.
20. Foundation plan and details have not been completely checked due to lack of
soils report. Additional corrections may follow upon submittal of report.
FRAMING
21. Columns and posts located on concrete or masonry floors or decks exposed to
the weather or to water splash or in basements and which support permanent
structures shall be supported by concrete piers or metal pedestals projecting 1"
minimum above floors unless approved wood of natural resistance to decay or
treated wood is used. Section 2317.5. See site plan showing columns at front.

22. Show or note fire stops at the following locations per Section 708:
In concealed spaces of stud walls and partitions, including furred spaces,
at the ceiling and floor levels and at 10 foot intervals both vertical and
horizontal;
At all interconnections between concealed vertical and horizontal spaces
such as occur at soffits, drop ceilings and cove ceilings;
C) In concealed spaces between stair stringers at the top and bottom of the
run and between studs along and inline with the run of stairs if the walls
under the stairs are unfinished;
d) At openings between attic spaces and chimney chases for factory-built
chimneys.

resistive barrier to protect the interior wall covering and that exterior openings

. CARLSBAD S.F.D. SUPPLEMENT
Note that two 3/4" copper pipes must be installed to the most convenient future
solar panel location when the water heater is not in a one story garage and is
not directly below the most south facing roof. (City Ordinance No. 8093).
All piping for present or future solar water heating must be insulated when in
areas that are not heated or cooled by mechanical means (city policy).
Incorporate the waterproofing details, on the attached Policy 80-8, where interior
living space occurs below grade at the masonry wall(s).
All new residential buildings, including additions, require a soils report. Please
submit two copies.
City Ordinance 9792 requires two parking spaces with a clear area of 20' x 20'.
i.e. no washing machines, mechanical equipment, etc. Show compliance. See
garage floor plan, it appears the mech. equipment is within the 20' minimum
clearance. Please provide dimensions proving otherwise.

Special Venting for Island Fixtures
Traps for island sinks and similar equipment shall be
roughed in above the floor and may be vented by
extending the vent as high as possible, but not less
than drain, board height. The vent is then returned
downward and connected to the horizontal sink
drain immediately downstream from the vertical
fixture drain. Figure 9-25 illustrates the construction
of the completed island venting system.
The returned vent shall be connected to the
horizontal drain through a wye branch fitting, (see
"b" in Figure 9-25) and shall in addition be provided
with a foot vent taken off the vertical fixture vent by
means of a wye branch fitting immediately below the
floor. This foot vent extends to the nearest partition
and thence through the roof to the open air, or may
be connected to other vents at a point not less than
(6) inches (152.4 mm) above the flood level rim of
the fixture served. (See Figure 9-25.)
Drainage fittings shall be used on all parts of the
vent below the floor line. This includes fittings noted

as a, b, c, and d in the illustrations. The foot vent
shall maintain a minimum slope of one-quarter inch
per foot back to the drain. The return bend used
under the drainboard shall be a one piece fitting, or
an assembly of a 450 (0.79 rad), a 900 (1.6 rad), and
a 450 (0.79 rad) elbow in the order named. Pipe
sizing shall be as elsewhere required in the Code.
Figure 9-25 shows the minimum pipe sizes required.
Special venting for island fixtures is a method
for venting a fixture in an isolated location where
vent pipes installed as normally required in UPC
Chapter 9 would not be practical.
The specific method for developing Figure 9-25
was closely detailed and explained because too
- often plumbers and inspectors allow incomplete
island venting to be installed. The installation of the
required foot vent with its termination above the roof
or properly connected to other vents is inseparable
to the completed system. Figure 9-25 is the Code-
accepted method, and includes all of the necessary
elements.
