I. PLAN IS DIAGRAMMATIC AND INDICATIVE OF THE WORK TO BE INSTALLED. DUE TO THE SCALE OF THE
DRAWINGS, IT IS NOT POSSIBLE TO INDICATE ALL OFF-SETS, FITTINGS, SLEEVES AND OTHER EQUIPMENT
WHICH MAY BE REQUIRED TO MEET SITE CONDITIONS; SUCH FITTINGS SHALL BE FURNISHED BY THE

DRAINAOE SPECIFICATIONS
I. 5COPE Of WORK
A. Wor~ shall consist of the c.onstruction and Installation of complete drainage
sy,tem. Bid price shall Include all labor, materials, tools, and RQulpment
c.osts as well as any other expenses necessary for the completion of this
project.
2. PLAN

verification of finish grading and construction shown on the p Jans.
B Area drains and lines shall be installed as shown in diagram on plans.

owner.

IRRl6A TION SPECIFICATIONS
I. SCOPE Of WORK
A. Jhis work shall consist of. the Installation of a complete automatic
lrr1gatlon system as shown on the plans Bid price shall include all labor,
rnat!!rials, tools, and equipment costs as well as any other expenses
necessary ror the completion or this project.
II. 'PLAN
A The plan is diagramatic. Refer to notes, details, and legends to verify
locations and type of irrtqatton equipment.
B. Contractor shal 1 carefully check and verify on-site conditions and be
ramlltarwtth the location and details or on-site connections of water and
pow er sources. c. 01screpanctes between the plan elements and/or site condtttons must be
brought to the attention of the owner's representative during bidding and
prior to proceeding wltn any work. Fatlure to do so w111 result in
• responsibility by the contractor for any and all revisions that result
therefrom.
Ill. MATERIALS
· A All materials shall conform to local ordinances governing irrigation
equipment.
B. All materials and e~uipment shall be new and shall conform to these
specifications or as called out on the plan.
C Substitution of equipment will not be allowed without prior written
approval or the landscape architect. Standards or perrormance or original
specified materials and equipment shall be used as the performance
standard, substitute material must match specified material. contractor
shall submit data to support claims of equal performance
D. Equipment and materials shall be as per the following specifications,
1. Backflow Preventer:
a. Backflow device shall be a reduced pressure type with resilient
seals _
b. Contractor will provide owner with certification or installed device
by local Water Authority
2 PVC Pipe
a Pressure line pipe shall oe Sch 40 PVC type 1120-1220.
b. Pressure line fittings shall be type 1-11, sen 40, NSF approved.
c. Lateral non-pressure pipe shall be PVC CL 200, type 1120-1220.
d. Lateral line fittings snail be type 1-11, sch 40, NSF approved.
e. Emitter lines shall be per legend on plan or per detail.
e. Pipe shall be marked at Intervals not to exceed rive reet with the
following information: mfrs. name, pipe size, pvc type and grade and
rating in psi.
f. Solvent shall be as recommended by pipe mfr. and NSF approved.
3 copper wire a. All copper wire shall be seamltss, type K. hard drawn.
b. All direct burial wire shall be A:WG-U.F "'14-600 Pilot, ... ,2-600
Common, 12V, U.L approved.
c. Pt lot wires shall be Black or colored; common wire shall be White.
Install per mfr's specif1cat1ons. Provide spare pilot wire from
controller to each valve manifold.
d. Wiring shall occupy the same trench and shall be installed along the
same route as pressure supply lines whenever possible
e. Control wires shall be bundled with electrical tape at maximum five
foot intervals.
4. Excavation:
a. All irrigation pressure lines shall have a minimum stx tnch
clearance from each other, and from any irrigation lateral lines and
from lines of other trade,(gas. electrical, pnones, etc.).
b. Parallel lines shall be mstalled over one another.
5. Backfill:
a. Backfill snail be free of debris or org1mic material that may damage
pipes or equipment.
b. Compact backfill to a dry aensity equal to aoiacent unaisturti€.-d su1i
in planting areas and to 95% under paved areas.
c. Finish grade of backfilled trench shall conform to adjacent grades.
d. Provide mmimum_ of eighteen inches of cover for pressure supply
Imes and twelve inches over lateral PVC non-pressure lines.
e. Provide minimum of twenty-four inches of cover for all piping under
paved areas. Sleeve per note.
f. Poly-pipe shal be buried not less than 6" (six) inches deep; burial
shall be counted from finish grade below mulch cover
g. Should backfill settlement occur and adJustments in grades,
equipment, planting or other improvement become necessary,
1rrigat1on Contractor shall make all required repairs without cost fo
the Owner.
IV. LAYOUT
A Prior to inst11llation, contractor shall mark-wt, with chalk all pressure
supply lines and laterals indicating the loci,tions of irrigation heads.
B. Layout shall be such that no hindrance or interference with planting or
c;onstruction occurs.
C. Owner·s representative snal I approve of layout prit>r to installation
V. INSTALLATION
A. 1rr1qation heads and risers shall be installed perpendicular to the finsh
grade and checked for adequate coverage prior to permanent staking.
B All liries shall have a minimum clearance of six inches (6") apart from
each other. -
C Flush all lines prior to installation of sprinkler neaas
D. Spacmg of heads shall not exceed the radius indicated by the mfr
(Anti-Drain valves shall be installed wherever necessary to prevent low
head drainage.)
VI TESTING
A PRESSURE TESTS
I. Pressure tests shall be performed in the prestnce of the Landscape
Architect (239-3740) and City Landscape lnspector(438-t 16 I x 4221 ).
Contractor shall notify City Inspector 72 hours prior to hydrostatic
testing of main lines.
2. Pressure Mains shal I be capped and tested at a hydrostatic pressure of
_150 p.s.i. for a period of three (3) hours and proven water-tight prior to
installing remote control valves Any leaky fittings, joints, and pipe
shall be replaced and the line re-tested.
3. Lateral lines shall be capped and tested at the design pressure, at the
last head, for three (3) hours and proven water-tight prior to
insta I lat ion of sprinkler heads. Any leaky va Ives, joints, fittings, or
pipe shall be replaced and the line re-tested
4. Contractor shall provide all equipment necessary to conduct
hydrostat 1c test mg.
B fOVERAGE TEST ~ When system 1$ complete, contractor shall perform a coverage test to
determine that coverage is adequate and complete.
2. Adjustments shall be made by the contractor to compensate for site
conditions and variations in grade
3. Heads shal I be adjusted in heiqht and alignment after planting is
completed and prior to hydroseeding to ensure adequate coverage and
that spray stream clears adjacent plant material.
VI I. CONTROLLER SYSTEM
A CONTROLLER
I. Controller shall be a solid-state unit providing for manual or
completely automatic, sequential operation.
2. Each station shall be capable of independent programminq from 0-99
minutes in one minute increments on 12 hr am/pm or 24 hr clock and shall ope_rate a minimum or one :,,,i VAL remote valve per station.
3. Automatic starts: up to four starts per day for each station on any

B. CONTROL WIRES

a. Controller system wiring shall be per detail on plans.

4. Provide expansion curls within 3 Feet or each wire connection and at
each change of direction by wrapping 6 turns of wire around a I-inch
diameter pipe, then withdrawinq the pipe.
5. All splices shall be made with Rllinbird St-03UL "Snap-Tite" wire
connector and PT -S5 sealer
Viti FINAL ACCEPTANCE
A. Contractor snail demonstrate to owner the operation of each irigation
system and piece of equipment _ , .
B. Contractor shal I provide owner with all manufacturers data packed with
equipment.
C. contractor shall provide reproclucible "As-Built" plim to owner depicting
the actual locations of lines, heads, valves, and controlling systems. Eacli
valve for each controller will be clearly shown and its station number
indicated. (Landscape Architect will provide base map at cost)
D. Contractor shall provide copies of controller programs, keys to the
enclosure, and any special tools delivered as a stock" accessory with any
equipment
F. Maintenance period shall not commence until requirements of this section
have been fulfilled to the satisfaction and written acceptance by the
owner.
IX GUARANTEE
Contractor shall guarantee that system 1s free from defects and
workmanship, for a period of one year; ordinary wear and tear, unusual abuse,
or neglect excepted.
X MAINTENANCE
Maintenance period shall be ror 120 calendar days, commencing from date of
final acceptance by Owner's representative and City Landscape Inspector and
shall consist of the following:
A OPERATION
1. Periodically (once per month minimum) Contractor shall check all
systems for proper operation and coverage. Lateral lines shall be
flushed out after removing the last two sprinkler heads at each end of
the lateral All heads are to be adjusted as necessary for unimpeded
coverage
2. Contractor shal I adjust the watering schedule to equal weather and
climatic factors. Application rate of approximately 13 -20 inches
per year shall be programmed after maintenance period
3. Owner shall be given a key to controller and instructions on how to
turn off system in· case of emerqency.
4. Two weeks prior to the end of the maintenance oeriod. all villlve bm111s
shllll be checked for soil mvasion, cleaned out, ana new gr,ivei
replaced as noted in original specifications
5. Screens in backflow preventer strainers shall be checked and cleaned
as necessary three (3) times per year.
6. Contractor shall utilize repeat cycle on controller to eliminate
excessive run-off_
7. Contractor will tie responsible for trimming and makmg necessary
adjustments to riser height as growth ra[es indicate during the
maintenance period.
8. Al 1 systems shal I be personally observed by Contrllctor's Supervisor
during operation cycle at least once per month to verify effectiveness
of sprinkler operation.
9. Contractor shal I throttle down valves; adjusting flow to produce
droplets instead of useless fogging for effective water aplication.
10. To minimize disease occurrence in plant material and reduce spray
nuisance to pedestrians and vehicles, hours of scheduled operation
will be programmed for early morning hours, or per City watering
schedule.
B MAINTENANCE -
I. Any repairs made by the contractor will be made with the equipment
originally specified, unless otherwise directed by Owner. Substitution
will be allowed only with prior written approval of Landscape Architect
2 Repairs to irrigation system, caused by conditions over which the
contractor does not have direct control, shall be paid for by the Owner as
extra work. Repairs covered shall include; vandalism, storm damaqe or
other Acts of God, and damage by others It shall be the contractor's
responsibility tcr document and report such conditions immediately to
owner's representative, and obtain written approval prior to performing
repairs.
3. Contractor shall make minor repairs und!!r this contract Minor repair
shall be defined as an occasional repair due to normal wear and tear,
such as a broken riser, which can be repaired easily without the need of a
specialist It will not be the responsibility of the contractor to pay for
equipment requiring replacement, but he will be responsible for the fabor
involved. Heads shall be of the exact type as previously instai\ed
4. Malfunctions of any nature, which are deemed to be the fault of
materials, and still covered under original guarantee shall oe reported
immediately to the owner's represenlative. It is the Contractor's
responsibility to replace warranteed parts and equipment

repaired without charge. Repairs shall be made within one watering
period
6. Contractor shal I furnish his own hoses, nozzles, hand and power tools,
and controller keys as required to comply with the work requirements

I SCOPE OF WOffl(
This work shall consist of performance or soil preparl!ltion, planting and

the details depicted on the plans. Bid price for this work shall include all
labor, materials, tool, and equipment costs as well as any other
appurtenances necessary for the completion of this project
11 PLAN

111 MATERIALS
Header, where specified, shal I be 2"x4" redwood construct ion rough heart for
all straight runs Three ply lamination header of 1/2" x 4" construction rough
heart shall be used for curves Stakes shall be 2" x 2" x 12" redwood and
located at splices, corners, at intervals not to exceed 6' and driven sliqhtly
oelow the top of the header. Splice plates shall be used at butt join1s.
Header shall be nailed to stakes with two galvanized nails. Splice plates
shall be centered on the joint and nailed to each header with four galvanized
nails.
A PLANTS 1. All plants shall be of healthy or normal growth, well rooted, and free of
diseases and insects Quality and size shall conform to the State of
California Grading Code of nursery stock; number one grade.
2. Plant material shall not be root-bound. Project Landscape Architect
and/or Owner reserves tne right to reject any and all material found to
be defective Defective material shal I be removed from site and
replaced with acceptable material at contractor's expense.
3. Contractor shall be responsible for damage to plant material due to
neg I 1gence or irrigation system failure cturing construct ion or during
the maintenance period.
B~ VI 11 GUARANTEE -
I. All seed is to be delivered to thl! iob site, unmixed, iii\ separate sealed
containers. Each sealed container shall bear the seed supplier's tags
which shall indicate the weight •bf the container, seed type, purity and
germ mat I on.
2. All seed shall be labeled accordinq to State and Federal Seed Laws.
3. A sample of each seed type may-be drawn and held for testing before
seeding operations. If any discrepancy between specifications and
germination material is discovered, contractor shall pay for seed tests
performed by Ransom Labs (805) 684-3427, and shall replace seeded
area with specified mix.
IV SOIL PREPARATION

A Grading and shaping shall ut11ize only on-site soil and is to be completed
prior to addition of soil amendments or placement of irrigation lines
B. Addition of required soil amendments and fine grading operations after
installation of irrigation lines and equipment is solely the responsibility
of the Landscape Contractor
C. All landscape areas shall be ripped or serrated to a depth of six (6") inches

All backfill and amendments shall use native soil as a mix base For bid
purposes, the following may be used:

4 parts Nitroqen stabilized organic amendment
I lb. 12-12-12 NPR fertilizer per cubic yard
2 lbs. Iron sulphate per cubic yard
Contractor shall be responsible for verifiying backfill mix with delivery
reciepts of all specified amendments, or shal I provide mixture receipts

air pockets Do not pack
4. Construct watering basins equal to diameter of pit e~cavated for
planting plant material. Depression of each basin shall be capable of
holding a depth of 3 inches of water.

B. Contamer-Grown Plants
I. Can removal Cut cans on two sides with an acceptable can cutter. Do
not injure root ball. Carefully remove plants without injury or damage

2 Box removal: Remove bottom of plant boxes before planting. Remove
sides of box without damage to root ball after positioning plant and

VI HYDROSEEDING
A. GENERAL
I. Al I slopes shall be cleaned and raked. Water lightly ror three days prior
to seeding to properly moisten the soi I.
B. MATERIALS .
1. Mulch: _Fibrous wood cen~lose material dyeCI green containing no
germination or growth-tnhib1tmg materials. It shall have a consistent
texture which disperses eas11y and remains suspended in aqitated
water. Mulch shall be of the type specified on the plans and applied in
the quantities listed thereon.
2. Tackif_Jer _ Shall be an organic base binder that will provide soil
stab11lzat1on and allow moisture to penetrate into the soil Tackifier
shall be of the type specified and applied at the rate specified on the
plans.
3 Fertil_izer: Shall be of a commercial 9.rade of_ granular or pelletizer
matenal, free-flowing uniform compos1t1on with an N-P-K rating as
spec1f1ed on the plans and applied in the quantities thereon.
4. See.d: sha 11 be 11s described in Section 3B above and of the species and
var1et1es listed on the plans and shall meet the purit)' and germination
standards thereof. Application rates shall be as specified on the plans.
VI I HYDROSEED APPLICATION
A EQUIPMENT: Hydraulic. equipment used for the application of slurry shall
have a bu1 lt-m ag1tat1on system with an operating capac1ty sufficient to
agitate, suspend, and homogeneously mix slurry. Distribution lines shall
be large enouqh to prevent stoppage and to provide even distribution or tne
slurry over tf\e ground. In order to facilitate proper coverage, the pump
must be capable of exerting up to 150 PSI at the nozzle. The slurry tanks
shall have a minimum capacity of 1500 gallons and shall be mounted on a
traveling unit wh_ich, will place the slurry tank and spray nozzle within
sufficient prox1m1ty to the areas to be seeded so as to provide uniformity
in distribution without waste.
The mixture of seed and additives are to be applied by as hydro-mulching
machine The nozzle heiqht shall be between 6' and 10 above ground lever.
Discharqed pressure at tf\e nozzle shall be I 00 PSI.
B PREPARATION· The slurry preparation shall take place at the work site.
I. With the engine at half throttle, begin adding water. Wnen the water
level reaches the height of the agitator shaft, good recirculation shall
be es tab Ii shed.
2. Add fertilizer per hydroseed mix on plans when tank is at least
one-third ful I Of water.
3. Enqine throttle shall then be opened fully when tank is half full of
water and all fertilizer has been added.
4. Wood pulp mulch shall be added and all of the amount specified on the
plans shall be added by the time the tank is two-thirds to
three-Quarters Ful I.
5. Seed, in the quantities specified on the plan shall be added last and the
tank brought to its full water capacity
6. Spraying shall commence immediately when tank is filled
7. No hydroseed shall be applied within 24" of any container plant
material
C. APPLICATION The operator shall spray the slopes with a uniform, visible
coat by_using the green color of the wood pulp as a guide The slurry sr,all
be applied ma sweeping motion, in an arched stream so as to fall lili-.e ram
allo_w1nq the wood fibers to build on each other until a thorough coat is
ach1evea and the material 1s spread at the required rate per acre.
D. TIME LIMIT: All slurry mixture which has not been applied to the slopes
within four hours after mixing wi 11 be rejected and removed from the
project at the Contractor's expense
E. PROTECTION: The Contractor shall protect all areas not being treated from
d11mage at all times Special care should be exercised in preventing any
slurry to be sprayed into drainage ditches or channels which may impede
the free flow of rain water, or onto adjacent property. Any slurry spilled
into restricted areas shall be cleaned up immediately.

Triple Fifteen 15-t 5-1 S two (2) weeks prior to the end of the maintenance
period
C. Cleaning of drainage structures of debris that might impede the flow or
water tnrough them.
D. Contractor shal I inspect the site no less than once per week during the
maintenance period
