complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil and the Carlsbad Planning, Engineering and
Fire Departments.
2. Bring :D!1.Q corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for
routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City

1. Indicate on the Title Sheet of the plans the name of the person responsible for
the preparation of the plans. Section R106.1.1.
2. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
3. Please specify the floor area of the patio cover on the title sheet of the plans. (207
sq ft).
4. Please revise project specific notes on sheet A-1.1 to reflect the correct jurisdiction
for this permit (Carlsbad).
5. In existing buildings, when alterations, repairs or additions requiring a permit
occur (or when one or more sleeping rooms are added), the dwelling unit shall
be provided with smoke alarms located as required for new dwellings. Section
R314.8.1. Please show the locations on the second-floor electrical plan.
a) Inside each bedroom.
b) Outside each separate sleeping area in the immediate vicinity of the
bedrooms.
6. Please provide the following note on the plans for smoke alarm positioning:
a) They shall be not less than 3' from the door opening of a bathroom.
b) They shall be at least 20' from a cooking appliance.
c) They shall be at least 3' from supply registers of heating/cooling systems.
d) They shall be at least 3' from the tip of the blade of a ceiling-mounted fan.

7. When alterations, repairs or additions are proposed for dwelling units within
which fuel-burning appliances are installed (and in dwelling units having attached
garages), the dwelling unit shall be provided with carbon monoxide alarms
located as required for new dwellings. Section R315.2. Please show the
locations at the second-floor electrical plan:
a) Outside each separate sleeping area in the immediate vicinity of the
bedrooms.
8. Regarding the guard at the new roof deck:
a) Openings between railings shall be less than 4".
b) Provide and reference details to show capability to resist a concentrated
load of 200 pounds in any direction along the top of the guard for each
condition. Calculations may be required. Table R301.5.
9. Overflow roof drains shall terminate in an area where they will be readily visible
and will not cause damage to the building. If the roof drain terminates through a
wall, the overflow drain shall terminate 12" minimum above the roof drain. City
Policy 84-35.
10. Specify on the plans the following information for the tile roof materials and
waterproof deck covering materials, per Section R 106.1.1. Must be Class A
per City ordinance
a) Manufacturer's name and product name/number.
b) ICC approval number, or equal.
11. Enclosed framing in wood exterior balconies and decks shall be provided with
openings that provide a net free cross ventilation area not less than 1 /150 of the
area of each separate space. CBC Section 2304.12.2.6, as amended by
emergency building standards.
12. Roof slope called out on sheet A6.1 does not match the elevations.
13. Note on plans that surface water will drain away from building. The grade shall
fall a minimum of 6" within the first 10 feet. Section R401.3.
14. Please complete the included City Special Inspection Form.
15. The hand-written pages of the structural calculation packet provided are very
difficult to read. Please provide a darker copy with the next submittal for inclusion
with the final set of approved plans.
16. The notes on the foundation plan do not match the dimensions on detail 6/SD2.

17. Show the dryer exhaust duct design from the dryer to the exterior. The maximum
length is 14 feet with a maximum of two 90-degree elbows or provide the
manufacturer's duct length specification description on the plans: Include the
dryer specifications (manufacturer, model, and fuel type) as well as the duct
description (size and type). CMC Section 504.4.2.
18. Please add additional countertop outlets so that no part of the counter is more than
24" from an outlet. Island is ok as shown. CEC Article 210.52(C)
19. Please add an additional outlet at the nook so outlets are spaced no more than 12'
oc. CEC Article 210.52.
20. Please revise residential electrical note 2C on sheet GN-1.1 to include kitchens
and laundry areas and revise note 2D to include kitchen dishwashers and laundry
areas. NEC 210.12(A), NEC 210.B(A).
21. A balcony, deck, or porch that is accessible from the interior of the dwelling will
require a minimum of one receptacle outlet. CEC 210.52(E) (3). This receptacle
must be GFCI protected and weather protected.
22. Specify on the plans whether the existing house was built before or after 1994.
For additions or improvements to a residence built before 1994, note on the
plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons
of water per flush, urinals that use more than one gallon of water per flush,
showerheads that have a flow capacity of more than 2.5 gallons of water per
minute, and interior faucets that emit more than 2.2 gallons of water per minute)
shall be replaced. Certification of compliance shall be given to the building
inspector prior to final permit approval. California SB407.
23. Please complete the included Carlsbad Construction Waste Management Plan.
24. Note on the plans that prior to final inspection the licensed contractor, architect
or engineer in responsible charge of the overall construction must provide to the
building department official written verification that all applicable provisions
from the Green Building Standards Code have been implemented as part of the
construction. CGC 102.3.
