8. Guards (Section R312):
a) Please provide and reference appropriate guard details at all locations at
decks, including along the existing roof and at landing at top of new stairs.
Please revise guard detail callouts on architectural elevations on sheet 5 to
reflect the correct sheet for guard details (now sheet 4).
9. Provide stairway details. Section R311.7.
a) Maximum rise is 7-3/4" and minimum run is 10", measured from the
nosing projection. Where there is no nosing, the minimum run is 11 ".
b) A nosing (between¾" and 1-¼") shall be provided on stairways with solid
risers. Exception: No nosing is required if the tread depth is at least 11
inches. Section R311.7.5.3.
c) The greatest riser height within any flight of stairs shall not exceed the
smallest by more than 3/8 inch. The greatest tread depth within any flight
of stairs shall not exceed the smallest by more than 3/8 inch.
d) Handrails (Section R311.7.8):
i) Shall be provided on at least one side of each stairway with four or
more risers.
ii) Handrails and extensions shall be 34" to 38" above nosing of
treads and be continuous.
iii) The handgrip portion of all handrails shall be not less than 1-¼
inches nor more than 2 inches in cross-sectional dimension. See
Section R311.7.8.3 for alternatives.
iv) Handrails projecting from walls shall have at least 1-½ inches
between the wall and the handrail.
v) Ends of handrails shall be returned or shall have rounded
terminations or bends.
No response received. Stairway design by others noted, correction still
applies.
10. Enclosed framing in wood exterior balconies and decks shall be provided with
openings that provide a net free cross ventilation area not less than 1 /150 of the
area of each separate space. CBC Section 2304.12.2.6, as amended by
emergency building standards. No response received. Please show
ventilation at enclosed decks.
11. Wood balconies and decks that support moisture-permeable floors shall be
provided with an impervious moisture barrier system under the moisture-
permeable floor, with positive drainage. CBC Section 2304.12.2.5, as amended
by emergency building standards. Specify surfacing materials for deck. No
response received.
12. Specify on the plans the following information for the Class A deck/balcony
surfacing materials (or moisture barrier below if moisture permeable surfacing
materials are proposed), per Section R106.1.1:

NOTE: The items listed below are from the previous correction list. These
remaining items have not been adequately addressed. The numbers of the items
are from the previous check list and may not necessarily be in sequence. The
notes in bold font are current.
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Please provide a wet-signed copy of the calculations as required by the note at the
bottom of sheet 2 of the calculations. Per your p.2, signature is to be wet signed
(copy is provided).
5. Projections extending closer than 5' to a property line shall be 1-hour on the
underside. Please provide and reference a one-hour detail. Section R302.1.
This applies to the lower level deck. No response found, please address
lower level deck projections which are within 5' of property line.
6. Projections must be at least 24" from a property line. Table R302.1. It appears
that the deck complies, but a dimension is needed. Dimension the minimum
24" to property line from deck.
7. Glazing where the bottom exposed edge is less than 36" above the plane of the
adjacent walking surface of stairways, landings and ramps shall be safety glazed.
Window adjacent to new stairs. Section R308.4. Window at new stairs should
be called out as safety glazing.

13. New structural members which are supporting the floor above the garage shall
be protected on the garage side with minimum ½" gyp board and the garage
ceiling below habitable rooms shall maintain 5/8" type x gyp board on the garage
side. Section R302.6.
No response received. No 5/8" type x indicated at garage side.
14. Please check with the City to see if a soil report will be required for this project.
Generally, additions over 500 sq ft or exceeding one story require a soil report in
Carlsbad. No response received. Please provide soils report.
15. Please coordinate dead loads listed on sheet SGN on the plans and p. 2 of the
calcs with the values used in the calculations. Existing roof covering appears to
be tile on Google Earth. Please revise loading and calculations accordingly.
Response received. As stated in correction, sheet SGN and p. 2 of calcs
match conditions. If roof is slate, the calculations themselves should
reflect this (roof load: 45psf vs 35psf shown). Please provide calculations
with correct roof loading conditions.
16. Headers over new glass doors to deck are called out as existing on the framing
plan, but per the existing floor plan, they do not match the existing openings and
therefore should be new. BM #2 is designed with 36 psf (wood shake) roof

1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Please provide a wet-signed copy of the calculations as required by the note at the
bottom of sheet 2 of the calculations.
3. Please revise the site plan to include the outline of the proposed deck and deck
addition and dimension the distance from the decks to the property line.
4. The window designations on the elevations do not match the window schedule.
5. Projections extending closer than 5' to a property line shall be 1-hour on the
underside. Please provide and reference a one-hour detail. Section R302.1.
This applies to the lower level deck.
6. Projections must be at least 24" from a property line. Table R302.1. It appears
that the deck complies, but a dimension is needed.
7. Glazing where the bottom exposed edge is less than 36" above the plane of the
adjacent walking surface of stairways, landings and ramps shall be safety glazed.

8. Guards (Section R312):
a) Provide guard details for the guard along the edge of the new stairs:
i) Shall have a height of 42" (may be 34" along the sides of stairs).
ii) Openings between railings shall be less than 4". The triangular
openings formed by the riser, tread and bottom element of a
guardrail at a stair shall be less than 6".
iii) Shall be detailed to show capability to resist a concentrated load of
200 pounds in any direction along the top rail. Table R301.5.
b) Detail 2/3 is inaccurate. The wall below is existing. Please provide a
structural detail showing capability to resist a concentrated load of 200
pounds in any direction along the top of the guard which is consistent with
structural plans/ details. Table R301.5.
c) Please provide and reference appropriate guard details at all locations at
decks, including along the existing roof and at landing at top of new stairs.
9. Provide stairway details. Section R311.7.
a) Maximum rise is 7-3/4" and minimum run is 10", measured from the
nosing projection. Where there is no nosing, the minimum run is 11 ".
b) A nosing (between¾" and 1-¼") shall be provided on stairways with solid
risers. Exception: No nosing is required if the tread depth is at least 11
inches. Section R311.7.5.3.
c) The greatest riser height within any flight of stairs shall not exceed the
smallest by more than 3/8 inch. The greatest tread depth within any flight
of stairs shall not exceed the smallest by more than 3/8 inch.
d) Handrails (Section R311.7.8):
i) Shall be provided on at least one side of each stairway with four or
more risers.
ii) Handrails and extensions shall be 34" to 38" above nosing of
treads and be continuous.
iii) The handgrip portion of all handrails shall be not less than 1-¼
inches nor more than 2 inches in cross-sectional dimension. See
Section R311.7.8.3 for alternatives.
iv) Handrails projecting from walls shall have at least 1-½ inches
between the wall and the handrail.
v) Ends of handrails shall be returned or shall have rounded
terminations or bends.
10. Enclosed framing in wood exterior balconies and decks shall be provided with
openings that provide a net free cross ventilation area not less than 1/150 of the
area of each separate space. CBC Section 2304.12.2.6, as amended by
emergency building standards.

11. Wood balconies and decks that support moisture-permeable floors shall be
provided with an impervious moisture barrier system under the moisture-
permeable floor, with positive drainage. CBC Section 2304.12.2.5, as amended
by emergency building standards. Specify surfacing materials for deck.
12. Specify on the plans the following information for the Class A deck/balcony
surfacing materials (or moisture barrier below if moisture permeable surfacing
materials are proposed), per Section R 106.1.1:
a) Manufacturer's name and product name/number.
b) ICC approval number, or equal.
13. New structural members which are supporting the floor above the garage shall
be protected on the garage side with minimum ½" gyp board and the garage
ceiling below habitable rooms shall maintain 5/8" type x gyp board on the garage
side. Section R302.6.
14. Please check with the City to see if a soil report will be required for this project.
Generally, additions over 500 sq ft or exceeding one story require a soil report in
Carlsbad.
15. Please coordinate dead loads listed on sheet SGN on the plans and p. 2 of the
calcs with the values used in the calculations. Existing roof covering appears to
be tile on Google Earth. Please revise loading and calculations accordingly.
16. Headers over new glass doors to deck are called out as existing on the framing
plan, but per the existing floor plan, they do not match the existing openings and
therefore should be new.
17. Header at dining should be 3 ½ x 9 ½ PSL per calcs.
18. Please provide a before and after elevation of the trusses to be altered and
provide complete detailing for the alteration. Calculations may be required.
19. I see there are two different calcs for the existing 5 ¼" x 18" beam. (Beams 4 and
12). Please explain this. I am not following the calculation for Beam 4 which
says it supports beam 2 in two locations and a GT, but it does not appear that
the supports for beam 2 land on beam 4 and I see no girder truss.

22. Many of the deck joists called out on the framing plans do not match the
requirements of the calculations once notching and ripping are complete. Please
address this.
23. Calculation for beam 7 calls for double joists.
24. The calculations for Beam 10 show roof loading as a uniform load. Shouldn't it
be a concentrated load at the end of the truss?
25. Please show stair framing and support on the structural plans.
26. Please clarify on the plans, support for the deck joists which will need to extend
past the curved wall for landing at top of stairs. Please detail this. Also, please
show support at the lower level.
27. Please provide lateral calculations for the following:
a) Door openings are being widened at dining room and family room. Please
address lateral loads at these two lines.
b) Please provide lateral calculations for portions of the lower level with
increased lateral loading due to the deck extension.
28. Please complete the Carlsbad Special Inspection Form (included).
