Contractor shall notify the owner and Landscape Architect in writing of any discrepancies in existing conditions or within the plans prior to beginning the work. 10. It is the responsibilily of the contractor to familiarize himself with all grade differences, location of walls and above and below ground utilities. The contractor shall repair or replace oil items damaged by his work. 11. The contractor shall notify the Landscape Architect prior to beginning work and shall be responsible for coordinating with the general contractor, Landscape Architect and Cily Inspector. 12. All material shall be new unless otherwise specified. 13. The contractor shall immediately upon being aworded the contract, make any arrangements necessary to insure that all materials and supplies will be available when · needed for this project. 14. Additions and/or decisions of material and/or labor shall be made of unit prices established with the contractor prior to beginning the work. 15. Determination of "equal" substitutions shall be mode only by the owner and/or Landscape Architect. All substitutions must be approved by City Inspector. 16. The Landscape Architect shall be notified no less than 48 hours in advance of any inspections or meetings. 1 7. All work must be done in accordance with the City Of Carlsbad Municipal Water District Rules and Regulations. 2. Drinking fountains and designated outdoor eating areas shall be protected against contact with recycled water spray, mist, or runoff. 3. Best management practices shall be used to eliminate or control to the best extent possible ponding, run-off, overspray, and misting. 4. Hose bibs are strictly prohibited. 5. Cross-connections between recycled water lines and potable water lines are stridly prohibited. 6. No substitution of pipe materials will be allowed without prior approval of the City of Carlsbad Municipal Water District. 7. All mainline pipes shall have warning tape per Carlsbad Municipal Water Distrid Rules and Regulations. 8. Hours for irrigation with recycled water are from 9:00 p.m. to 6:00 a.m. The hours for irrigation with disinfected tertiary recycled water may be modified by the local authority. Irrigation during public use periods with disinfected tertiary recycled water shall be under the supervision of the designated user supervisor. Irrigation with water of a lesser quality than disinfected tertiary recycled water shall be between the hours of 9:00 p.m. and 6:00 a.m. 9. Burial of all wiring and piping shall meet City Of Carlsbad Municipal Water District's Rules and Regulations. 10. Non-designated use areas shall be protected from contact with recycled water, whether by windblown spray or by direct application through irrigation or other use. Lack of protection, whether by design, construction practice, or systems operation, is strictly prohibited. 7 J. Irrigation heads shall be relocated or ad;usted to minimize or eliminate over-spraying on sidewalks, streets, and non-designated use areas. J 2. Recycled water quick coupling valves shall be of a type designed for the use on recycled water distribution systems per Carlsbad Municipal Water District's Rules and Regulations. 13. On recycled water systems, all appurtenances (sprinkler heads, valve boxes,etc.) shall be color-coded purple per AWWA guidelines and Section 116815 of the California Health and Safety Code. 14. All irrigation pipes must be stenciled with the warning "NON-POTABLE or RECYCLED WATER," color-coded (purple), and laid with warning tape and stenciling oriented toward the top of the trench per the Carlsbad Municipal Water District's Rules and Regulations. 15. On new on-site system (post-meter), potable water, constant pressure recycled water and sewer lines should be placed a minimum of four feet apart or as directed by the pro;ect engineer and/or regulatory agency. Measurements shall be between facing surfaces, not pipe centerlines. 16. Constant pressure recycled wafer lines shall cross at least twelve inches below potable water lines and maintain at least twelve inches crossing separation between other utilities. J 7. If a constant pressure recycled water line must be installed above a potable water line or less that twelve inches below a potable water line, then the recycled water line shall be installed within an approved protective sleeve as per the City Of Carlsbad Municipal Water District's Rules and Regulations. 18. The required cross-connedion shutdown test shall be done by The City Of Carlsbad Municipal Water District and the San Diego County Department of Environmental Health. 19. The required cross-connection inspedion shall be done by either the Carlsbad Municipal Water Distrid and the San Diego County Department of Environmental Health. Copies of the inspection reports will be forwarded to the non-inspecting party. 20. The design and locations proposed for recycled water "Do Not Drink" sign shall be called out on the plans. 21. When recyled water becomes available, an on-site user supervisor shall be designated in writing. I I This individual shall be familiar with plumbing systems within the property, with the basic concepts of backflow/cross-connection protedion, and the specific requirements for a recycled water system. Copies of the designation, with contact phone numbers, shall be provided to the San Diego County Department of Environmental Health and Carlsbad Municipal Water District. All public and private potable water mains including fire mains and any water wells water courses within the recycled water pro;ect shall be shown on the plans. 23. Call out on the plans if there are or are not drinking fountians and/or designated outdoor eating areas on the site. 24. Educate all maintenance personnel on a continuous basis of the presence or recycled water. Personnel must be informed that recycled water is meant for irrigation purposes only, and is not approved for drinking purposes, hand washing, cleaning of tools, etc. Given the high turnover rate of employees in the landscape industry if is important this information be disseminated on an almost daily basis. 25. A physical separation shall be provided between adjacent areas Irrigated with recycled water and potable water. Separation shall be provided by sistance, concrete mow strips or other appro,ved methods. SIGNAGE NOTES The following guidelines for the use of recycled water are to be permanently posted inside the door of each controller where they are easily visible. Place on 8 l /2" x 11" sized sign. Color: purple background with black lettering. I. Guidelines for recycled water use I. Irrigate between the hours of 9:00 p.m. and 6:00 a.m. only. Watering outside the time frame must be done manually with qualified supervisory personnel on-site. No system shall at any time be left unattended during use outside the normal schedule. 2. Irrigate in a manner that will minimize run-off, pooling, and ponding. The application rate shall not exceed the infiltration rate of the soil. Timers must be adjusted so as to be compatible with the lowest soil infiltration rate present. This procedure may be facilitated by the by the efficient scheduling of the automatic control clocks (i.e. employing the repeat function to break up the total irrigation time into cycles that will promote maximum soil absorption. 3. Ad;ust spray heads to eliminate overspray onto areas not under the control of the customer. For example, pool decks, private patios and lots, and streets and sidewalks. 4. Monitor and maintain the system to minimize equipment and material failure. Broken sprinkler heads, leaks, unreliable valves, etc. should be repaired as soon as they become apparent. 5. Educate all maintenance personnel on a continuous basis of the presence of recycled water. Personnel must be informed that recycled water is meant for irrigation purposes only, and is not approved for drinking purposes, hand washing, cleaning of tools, etc. Given the high turnover rate of employees in the landscape industry, it is important this information be disseminated on an almost daily basis. It is you, the landscape contractor, who is responsible for educating each and every one of your employees. 6. Obtain prior approval of all proposed change and modifications to any private on-site facilities. Such changes must be submitted to, and approved by, the District Engineering Office and designed in accordance with all District standards. 7. All recycled water sprinkler control valves shall be tagged with identification tags. A. Tags shall be weatherproof plastic 3" x 4," purple in color, with the words "Warning Reclaimed Water -Do Not Drink" imprinted on one side, and "No Tome El Agua" on the other side. Imprinting shall be pennanent and black in color, use tag as manufactured by T. Christy Enterprises or approved equal. One tag shall be attached to each valve as follows. 1. Attach to valve stem directly or with plastic tie-wrap or 2. Attach to solenoid wire directly or with plastic tie-wrap or 3. Attach to valve cover with existing valve cover bolt. 8. All sprinkler heads shall be identified as recycled water sprinkler heads. II. Each automatic controller and its associated equipment shall be identified with a sign bearing the words "Recycled Water Used for Irrigation" in English and Spanish with black letters l II high on a purple background. The sign shall be placed so that it can be readily seen by any operations personnel using the equipment. Declaration of responsible charge: I herby declare that I am the Landscape Architect of work for this pro;ect, that I exercised responsible charge over the design of this project as defined in section 6703 of the Business and Professions Code and that the design is consistent with current standards. INSPECTION PROCEDURES 1. City construction inspection shall include: A. Location of pipe lines B. Trench depths C. Required seporation (horizontally and vertically) D. Pipe identification rd E. Points-of-Connection (POCs) F. Location and identification of sprinkler heads G. Warning signs at the site and on the trucks hauling recycled water (if recycled water is used for construction). An approved letter regarding the inspection of the pro;ect shall be obtained from the City and the District, and be forwarded to the San Diego Department of Environmental Health prior to final inspection approval. 2. District final inspection shall include: A. Coverage tests, after completion of of the sprinkler system, to determine the adequacy of coverage on te approved use area and protection of areas not approved for receiving recycled water. B. Work Included: Provide all labor, materials, transportation, and services necessary to furnish and install irrigation systems as shown on the drawings and described herein. 1.2 Quality Assurance: A. Manufacturer's Directions: Manufacturer's directions and detailed drawings shall be followed in all cases where the manufacturers of articles used in this contract furnish directions covering points not shown in the drawings and specifications. B. Ordinances and Regulations: All local, municipal and state laws, and rules and regulations governing or relating to any portion of this work are hereby incorporated into and made a part of these specifications and their provisions shall be carried out by the Contractor. Anything contained in these specifications shall not be construed to conflict with any of the above rules and regulations or requirements of the same. However, when these specifications and drawings call for or describe materials, workmanship, or construction of a better quality, higher standard, or larger size than is required by the above rules and regulations, the provisions of these specifications and drawings shall take precedence. C. Explanation of Drawings: 1 . Due to the scale of the drawings, it is not possible to indicate all offsets, fittings, sleeves, etc., which may be required. The Contractor shall carefully investigate the structural and finished conditions affecting all of his work and plan his work accordingly, furnishing such fittings, etc. as may be required to meet such conditions. Drawings are generally diagrammatic and indicative of the work to be installed. The work shall be installed in such a manner as to avoid conflicts between irrigation systems, planting, and architectural features. 2. The word Landscape Architect as used herein shall refer to the Owner's authorized representative. 3. All work called for on the drawings by notes or details shall be furnished and installed whether or not specifically mentioned in the specifications. 4. The Contractor shall not willfully install the irrigation system as shown on the drawings when it is obvious in the field that obstructions, grade differences, or discrepancies in area dimensions exist that might not have been considered in the irrigation design. Such obstructions or differences should be brought to the attention of the Owner's authorized representative. In the event this notification is not performed, the irrigation contractor shall assume full responsibility for any revisions necessary. 1.3 Submittols: A Material List: 1. The Contractor shall furnish the articles, equipment, materials, or processes specified by name in the drawings and specifications. No substitution will be allowed without prior written approval by the Landscape Architect. 2. Complete material list shall be submitted prior to performing any work. Material list shall include the manufacturer, model number, and description of all materials and equipment to be used. Copies of catalog information shall not be substituted for the materials list, ond will be re;ected as unacceptable. 3. Equipment or materials installed or furnished without prior approval of the Landscape Architect may be re;ected and the Contractor required to remove such materials from the site at his own expense. 4. Approval of any item, alternate, or substitute indicated only that the product apparently the requirements of the drawings and specifications on the basis of the information or samples submitted. 5. Manufacturer's warranties shall not relieve the Contractor of his liability under the guarantee. Such warranties shall only supplement the guarantee. B. Record Drawings: 1. The Contractor shall provide and keep up to dote a complete "record" set of blue line ozalid prints which shall be corrected daily and show every change from the original drawings and specifications and the exact locations, sizes, and kinds of equipment. These drawings shall also serve as work progress sheets and shall be the basis for measurement and payment for work completed. This set of drawings shall be kept on the site and shall be used only as a record set. 2. The Contractor shall make neat and legible annotations thereon doily as the work proceeds, showing the work as actually installed. These drawings shall be available at all times for inspection and shall be kept in a location designated by the Landscape Architect. 3. Before the dote of the final inspection, the Contractor shall transfer all information from the record prints to a sepia mylar or mylar procured from the Landscape Architect. All work shall be neat, drawn in waterproof ink by a technical ink pen designed specifically for use on mylar material. Work completed in felt tip pen or ball point pen will be re;ected because of the non-permanent nature of both devices. All work shall be subject to approval by the Landscape Architect. 4. The Contractor shall dimension from two permanent points of reference the location of the following items: a. Connection to existing water lines b. Connections to existing electrical power c. Gate valves d. Routing of pressure main line pipe e. Sprinkler control valves f. Routing of control and common wire g. Quick coupling valves h. Other related equipment as directed by the Landscape Architect. 5. On or before the date of the final inspection, the Contractor shall deliver the corrected and completed my/ors to the Landscape Architect. Delivery of the mylars will not relieve the Contractor of the responsibility of furnishing required information that may be omitted from the prints he compiled at the site. C. Controller Charts: 1. Record drawings shall be approved by the Landscape Architect before controller charts are prepared. 2. Provide one controller chart for each controller supplied. 3. The chart shall show the area controlled by each automatic controller and shall be sized as designated by each automatic controller or as designated by the Owner's authorized representative. 4. The chart is to be a reduced drawing of the actual record drawings. However, in the event the controller sequence is not legible when the drawing is reduced, it shall be readable when the controller chart is completed. 5. The chart shall be a blockline or blueline ozolid print and a different color shall be used to indicate the area of coverage for each control valve station. 6. When completed and approved, the chart shall be sealed by a plastic laminating process. The plastic ,, .· laminating sheets shall be a minimum of 10 mil. thickness each. D. Operation ond Maintenance 1. Prepare and deliver to the Landscape Architect within ten calendar days prior to completion of construction, two hard cover binders with three rings each containing the following information: a. Index sheets stating Contractor's address and telephone number, list of equipment with names and addresses of local manufacturer's representatives. b. Catalog ond parts sheets on every material and equipment installed under this contract. c. Guarantee statement (Section 1.05). d. Complete operating and maintenance instructions on all ma;or pieces of equipment. 2. In addition to the above mentioned maintenance manual, provide the Owner's maintenance personnel with instructions for ma;or equipment and show evidence in writing to the Landscape Architect at the conclusion of the project that this service has been rendered. E. Equipment to be Furnished: 1. Supply as port of this contract the following tools: a. Two sets of special tools required for removing, disassembling, and adiusting each type of sprinkler and valve installed under this contract. b. Two five-foot valve keys for operation of gate valves (as required). c. Two keys for each automatic controller or enclosure. d. Six quick coupler keys and matching hose swivels for each type of quick coupling valve installed. 2. The above mentioned equipment shall be turned over to the Owner at the conclusion of the pro;ect. Before final inspection can occur, evidence that the Owner has received material must be shown to the Landscape Architect. 1.4 Product Protection, Storage, and Handling: A. Handling of PVC Pipe and Fittings: The Contractor is cautioned to exercise care in handling, loading, unloading, and storing of PVC pipe and fittings. All PVC pipe shall be transported in a vehicle which allows the length of pipe to lie flat so as not to subiect it to undue bending or concentrated external load at any point. Any section of pipe that has been dented or damaged will be discorded, and if installed, shall be replaced with new piping. 1.5 Analysis of samples and tests: None. 1.6 Guarantee: A. The guarantee for the sprinkler irrigation system shall be mode in accordance with the attached form. The general conditions and supplementary conditions of these specifications shall be filed with the Owner or his representative prior to acceptance of the irrigation system. B. A copy of the guarantee form shall be included in the operations and maintenance manual (Section 1.03, D). C. The guarantee form shall be re-typed onto the Contractor's letterhead and contain the following information: GUARANTEE FOR SPRINKLER IRRIGATION SYSTEM We hereby guarantee that the sprinkler system we have furnished and installed is free from defects in materials and workmanship, ond the work has been completed in accordance with the drawings ond specifications. We agree to repair or replace any defects in material or workmanship which may develop during the period of one year from the dote of acceptance and also to repair or replace any damage resulting from the repairing or replacing of such defects of no additional cost to the Owner. In the event of our failure to make such repairs or replacements within a reasonable time ofter receipt of written notice from the Owner, we authorize the Owner to proceed to have said repairs or replacements made of our expense and we will poy the costs and charges therefore upon demand. (The above statement is to be followed by the pro;ect name, location, signature, address, and telephone number of Irrigation Contractor, in addition to the dote of acceptance). PART 2 • MATERIALS 2. 1 General: Use only new materials of brands and types noted on the drawings, specified herein, or approved equals. A. PVC pressure Main Line Pipe and Fittings: 1. Pressure main line piping for sizes 2-inches ond larger shall be PVC Class 315. 2. Pipe shall be made from on NSF approved Type 1, Grade 1, PVC compound conforming to ASTM resin as specification D 1784. All pipe must meet requirements set forth in Federal Specification PS-22-70 (Solvent Weld Pipe) with on appropriate standard dimension (S.D.R.) 3. Pressure main line piping for sizes 1 and 1 /2 inch and smaller shall be PVC Schedule 40 with solvent welded ioints. 4. Pipe shall be mode from NSF approved Type 1, Grode 1, PVC compound conforming to ASTM resin specification D 1785. All pipe must meet requirements as set forth in Federal Specification PS-21-70 (Solvent- Weld Pipe). 5. PVC solvent-weld fittings shall be Schedule 40, 1-2, 7 7 -7 NSF approved conforming to ASTM test procedure D2466. 6. Solvent cement and primer for PVC solvent-weld pipe and fittings shall be of the type and installation methods prescribed by the manufacturer. 7. All PVC pipe must bear the following markings: a. Manufacturer's name b. Nominal pipe size c. Schedule or class d. Pressure roting in PSI e. NSF (National Sanitation Foundation) approval f. Dote of extrusion 8. All fittings shall bear the manufacturer's name or trademark, material designation, size, applicable I.P.S. schedule and NSF seal of approval. B. PVC Non-Pressure Lateral Line Piping: 1. Non-pressure buried lateral line piping shall be PVC class 200 with solvent-weld joints. 2. Pipe shall be made from NSF approved, Type 1, Grade II, PVC compound conforming to ASTM resin specification DJ 784. All pipe must meet requirements set forth in Federal Specifications PS-22-70 with on oppropriote standard dimension ratio. 3. Except as noted in paragraphs 1 of 2 of Section 2.01 C, al/ requirements for non-pressure lateral line pipe ond fittings shall be the same as for solvent- weld pressure main line pipe and fittings as set forth in Section 2.01 B of these specifications. C. Brass Pipe and Fittings: 1. Where indicated on the drawings, use red brass screwed pipe conforming to Federal Specification WW-P-351. 2. Fittings shall be red brass conforming to Federal WW-P-460. D. Galvanized Pipe Fittings: 1. Where indicated on the drawings, use galvanized steel pipe ASA Schedule 40 mild steel screwed pipe. 2. Fittings shall be medium galvanized screwed beaded malleable iron. Galvanized couplings may be merchant coupling. 3. All galvanized pipe and fittings installed below grade shall be painted with two coots of Koppers 50 Bitumostic. E. Gate Valve: 1. Gate valves 3-inches and smaller shall be 125-lb. SWP bonnet, non-rising stem and solid wedge disc, hove bronze wheel handle threaded ends, and be equipped with bronze gate valve with screw-in. 2. Gate valves 3-inches and smaller shall be similar to those manufactured by Nibco or approved equal. 3. All gate valves shall be installed per installation detail. F. Quick Coupling Valves: Quick coupling valves shall have a brass two-piece body designed for working pressure of 150 PSI operable with quick coupler key. Key size ond type shall be as shown on plans. G. Backflow Preventer Unit: 1. Bockflow prevention units shall be of size and type indicated on the irrigation drawings. Install the backflow prevention units in accordance with the irrigation construction details. 2. Wye strainers at backflow prevention units shall hove a bronzed screwed body with 1 00 mesh mane/ screen ond shall be similar to Bailey 1 DOA or approved equal. H. Check Valves: 1. Swing check valves 2-inches and smaller shall be 200 lbs. WOG bronze bronze construction and replaceable composition, neoprene or rubber disc, and shall meet or exceed Federal Specification WW-V-51 D, Closs A, Type IV. Internal parts shall be stainless steel with Buna-N seals. Valve shall be field od;ustoble against drowout from 3 to 40 feet of head. Anti-drain valve shall be similar to the King Bros. "CV'' series or approved equal. I. Control Wiring: 1. Connections between the automatic controllers ond the electric control valves shall be made with direct burial capper wire AWG-U.F. 600 volt. Pilot wires sharing the same automatic controller shall be the some color. Common wire shall be white in color with a stripe to match the pilot wires with which if is circuited on the same controller. Provide different colors for each control/er installed on the same pro;ect. Install wire in accordance with valve manufacturer's specifications and wire chart. In no case shall wire size be less than # 14. 2. Wiring shall occupy the some trench and shall be installed along the same route as pressure supply or lateral lines wherever possible. 3. Where more than one wire is placed in a trench, the wiring shall be toped together at intervals of ten feet. 4. An expansion curl shall be provided at each wire connection. Expansion curl shall be of sufficient length at each splice connection at each electric control valve so that in case of repair, the valve bonnet may be brought to the surface without disconnection of the control wires. Control wires shall be laid loosely in trench without stress or stretching of control wire conductors. 5. All splices shall be made with Rainbird ST-03UL Snap-Tite wire connector with PT /S5 sealer or approved equal. Use one wire connector per wire splice. 6. Field splices between the automatic controller and electric control valves will not be permitted without prior approval of the Landscape Architect. J. Automatic Controller: 1. Automatic controller shall be of size and type shown on the drawings. 2. Final location of automatic control/er shall be approved by the Owner's authorized representative prior to installation. 3. Unless otherwise noted on the plans, the 120-volt electrical power to the automatic controller location shall be furnished by others. The final hook-up of the automatic controller to the 120-volt power source shall be the responsibility of the irrigation contractor. K. Electric Control Valves: 1. Electric control valves shall be of the size and type shown on the drawings. 2. Unless otherwise noted on pion or construction details, all electric control valves shall have a manual flow odiustment. 3. Provide ond install one control valve box for each electric control valve. 3. Coordinate installation of sprinkler irrigation materials, including pipe so there shall be no interference with utilities or other construction or oifficulty in planting trees, shrubs, and groundcovers. 4. The Contractor shall carefully check all grades to satisfy himself that he may safely proceed before starting work on the sprinkler irrigation system. Dig trenches straight and support pipe continuously on bottom of trench. Lay pipe to even grade. Trenching excavation shall follow layout indicated on the drawings and as noted. 2. Provide for a minimum cover of 18-inches for all pressure supply lines. 3. Provide for a minimum cover of 12-inches for all non-pressure lines. 4. Provide for a minimum cover of 18-inches for all control wiring. B. Backfilling: 1. The trenches shall not be backfilled until all required tests ore performed. Trenches shall be carefully backfilled with the excavated materials approved for backfilling, consisting of earth, loom, sandy cloy, sand or other approved materials, free from large clods of earth or stones. Backfill shall be mechanically compacted in landscaped areas to a dry density equal to adjacent undisturbed soil in planting areos. Backfill will conform to adjacent grades without dips, sunken areas, humps, or other surface irregularities. 2. A fine granular material backfill will be initially placed on oil lines. No foreign matter larger than I /2-inch in size will be permitted in the initial backfill. 3. Flooding of trenches will be permitted only with approval of the Landscape Architect. 4. If settlement occurs and subsequent adjustments in pipe, valves, sprinkler heads, lawn, or planting, or other construction as necessa,y, the Contractor shall make all required adjustments without cost to the Owner. C. Trenching and Backfill Under Paving: J. Trenches located under areas where paving, aspholtic concrete or concrete will be installed shall be backfilled with sand (a layer six-inches below the pipe and 3-inches above the pipe), and compacted in layers to 95% compaction, using manual or mechanical tamping devices. Tranches for piping shall be compacted to equal the compaction of the existing adiacent undisturbed soi/ and shall be left in a firm unyielding condition. The sprinkler Irrigation Contractor shall set in place, cap, and pressure test all piping under paving prior to the paving work. 2. Generally, piping under existing walks is done by jacking, boring, or hydraulic driving, but where any cuffing or breaking of sidewalks and/or concrete is necessary it shall be done and replaced by the Contractor as part of the contract cost. Permission to cut or break sidewalks and/or concrete shall be obtained from the Landscape Architect. No hydraulic driving will be permitted under new concrete paving. D. Assemblies: J. Routing of sprinkler irrigation lines as indicated on the drawings is diagrammatic. Install lines (and various assemblies) in such a manner as to conform with the details per plans. 2. Install no multiple assemblies on plastic lines. Provide each assembly with its own outlet. 3. Install all assemblies specified herein in accordance with respective detail. In absence of detail drawings or specifications pertaining to specific items required to complete work, perform such work in accordance with the best standard practice with prior approval of the Landscape Architect. 4. PVC pipe and fittings shall be thoroughly cleaned of dirt, dust, and moisture before installation. Installation and solvent-weld methods shall be as recommended by the pipe and fitting manufacturer. 5. On PVC to metal connections, the Contractor shall work the metal connections first. Teflon tape, or approved equal, shall be used on all threaded PVC to PVC, and on all threaded PVCto metal joints. Light wrench pressure is all that is required. Where threaded PVC connections ore required, use threaded PVC adapters into which the pipe may be welded. E. Une Clearance: All lines shall have a minimum clearance of 6 inches from each other and from lines of other trodes. Paro/le/ lines shall not be installed directly over one another. F. Automatic Controller: Install per manufacturer's instructions. Remote control valves shall be connected to -controller in numerical sequence as shown on the drawings. Q; High Voltage Wiring for Automatic Controller: 1. 120-volt power connection to the automatic controller shall be provided by the Irrigation Contractor. 2. All electrical work shall conform to local codes, ordinances, and union authorities having jurisdiction. H. Remote Control Valves: Install where shown on the drawings and per detail. When grouped together, allow at least 12 inches between valve boxes. Install each remote control valve in a separate valve box. I. Flushing of System: I. After all new sprinkler pipe lines and risers are in place and connected, all necessary diversion work hos been completed, and prior to installation of sprinkler heads, the control valves shall be opened and a full head of water used to flush out the system. 2. Sprinkler heads shall be installed only after flushing of the system hos been accomplished to the complete satisfaction of the Landscape Architect. J. Sprinkler Heads: 1. Install the sprinkler heads as designated on the drawings. Sprinkler heads to be installed in this work shall be equivalent in all respects to those itemized in the irrigation equipment legend. 2. Spacing of sprinkler heads shall not exceed the maximum as indicated on the drawings. In no case shall the spacing exceed the maximum recommended by the manufacturer. 3.4 Temporary Repairs: The Owner reserves the right to make temporary repairs to keep the sprinkler system equipment in operating condition. The exercise of this right by the Owner shall not relieve the Contractor of his responsibilities under the terms of the guarantee as herein specified. 3.5 Existing Trees: Where it is necessary to excavate adiacent to existing trees, the Contractor shall use all possible care to avoid iniury to trees and tree roots. Excavation in areas where 2-inch and larger roots occur shall be done by hand. All roots 2-inches and larger in diameter, except directly in the path of pipe or conduit, shall be tunneled under and shall be heavily wrapped with burlap to prevent scarring or excessive drying. Where a ditching machine is run close to trees having roots smaller than 2 inches in diameter, the wall of the trench adiacent to the tree shall be hand trimmed, making clean cuts through. Roots 1 /2 inch and larger in diameter shall be pointed with two coats of tree seal, or equal. Trenches odiocent to trees should be closed within 24 hours, and where this is not possible, the side of the trench odiacent to the tree shall be kept shaded with burlap or canvas. 3.6 Field Quality Control: A. Adiustment of the System: 1. The Contractor shall flush and adjust all sprinkler heads for optimum performance and to prevent overspray onto walks, roadways, and buildings as much as possible. 2. If it is determined that adjustments in the irrigation equipment will provide proper and more adequate coverage, the Contractor may also include changes in nozzle sizes and degrees of arc as required. 3. Lowering raised sprinkler heads by the Contract shall be accomplished within ten days after notification by Owner or Landscape Architect. 4. All sprinkler heads shall be set perpendicular to finished grade unless otherwise designated on the plan or as required for proper coverage (slopes, etc.). B. Testing of Irrigation System: 1. The Contractor shall request the presence of the Landscape Architect in writing at least 48 hours in advance of any testing. 2. Test all pressure lines under hydrostatic pressure of 150 PSI and prove watertight. Note: Testing of pressure main line piping shall occur prior to installation of electric control valves or quick coupling valves. 3. All piping under paved areas shall be tested under hydrostatic pressure of 150 psi and proved watertight, prior to paving. 4. Sustain pressure in tested lines for not less than two hours. If leaks develop, replace ioints and repeat test urtil entire system is proven watertight. 5. All hydrostatic tests shall be mode only in the presence of the Landscape Architect. No pipe shall be backfilled until it has been observed, tested, and approved in writing. 6. Contractor shall furnish force pump & all other test equipment necessary. When the sprinkler irrigation system is completed, perform a coverage test in the presence of the Landscape Architect to determine if the water coverage for planting areas is complete and adequate. Furnish all materials and perform all work required to correct any inadequacies of coverage due to the deviation from plans, or where the system hos been willfully installed as indicated on the when it is obviously inadequate, without bringing this to the attention of the Landscape Architect. This test shall be accomplished before any groundcover is planted. 8. Upon completion of each phase of work, the entire system shall be tested and adiusted to meet site requirements. 3.7 Maintenance: A. The entire sprinkler irrigation system shall be under full automatic operation for a period of seven days prior to any planting and for 90 days after inspection to begin maintenance period. B. The Landscape Architect reserves the right to waive or shorten the operation period. 3.8 Cleon-up: Clean-up shall be mode as each portion of work progresses. Refuse and excess dirt shall be removed from the site. All walks and paving shall be broomed or washed down, and any damage sustained on the work of others shall be repaired to original conditions. 3. 9 Final Observation Prior to Acceptance: A. The Contractor shall operate each system in its entirety for the Landscape Architect at the time of final not acceptable by the qualified observer shall be reworked to the inspection. Any items deemed ecomplete satisfaction of the Landscape Architect. B. The Contractor shall show evidence to the Landscape Architect that the Owner has received all accessories, charts, record drawings and equipment as required before final observation can occur. 3. 10 Observation Schedule: A Contractor shall be responsible for notifying the Landscape Architect in advance for the following observations according to the time indicated: I. 2. 3. 4. 5. 6. 7. 8. The work included in these specifications shall consist of the furnishing of all labor, tools, materials, permits, appliances, taxes and all other costs, foreseeable and unforeseeable at the time of contracting necessary and appropriate for the installation of the accompanying drawings. 2. No deviation from these specifications or from the agreement or from the general conditions is authorized and no such deviation shall be made unless the written authorization, therefore signed by the Owner or his duly authorized representative, hos been obtained in advance. 1.2 Interpretation of Plans and Specifications: A The Landscape Architect will interpret the meaning of any part of the any plans and specifications about which any misunderstanding may arise, and his decision will be final. B. Should there appear to be on error or discrepancy in or between the plans, specifications & planting lists, the Contractor shall refer the matter to the Landscape Architect for ad;ustment before proceeding with the work. Should the Contractor proceed with the work without so referring the matter, he does so on his liability. 1.3 Quality Assurance: A. Quality of work: The Landscape Architect shall be notified at least two days prior to work commencement, by the Contractor and prior to inspection visits by the Landscape Architect. All work shall be done in a good workmanlike manner in accordance with all plans and specifications and best considered practice, shall meet with the approval of the Landscape Architect and Owner and shall be in accordance with the requirements of local building codes and laws. Any defective work will be redone at the Contractor's expense as directed by the Landscape Architect. B. Permits: The Contractor will be responsible for obtaining any and all necessary building permits from the city or other governmental authorities. C. License requirements: The Contractor shall carry necessary Contractor's California State License or Certificate for type of work listed, such as the Landscape Contractor's License. D. Insurance coverage: The contractor shall carry all necessary compensation and liability insurance to cover his workmen and work to protect the Owner from any possible damage suit or lien on the Owner's property in the course of the work by the Contractor and will show the Owner such evidence of above indicated insurance coverage prior to initiating work. E. Property, etc., Damage responsibility: I. The Contractor is to protect of all times all existing utilities, structures, trees, plants and other features intended to remain on and od;ocent to the job site and to repair or replace any damaged items in a neat and good workmanlike manner during and due to his work on the job and he shall assume all damage or injury that may result to all such property and/or to persons where such damage or iniury is caused in connection with his work or is due to his negligence or to his leaving open or unprotected portions of streets or other property. 2. Should any port of the work under this contract be damaged by other contractors, the Contractor and party causing such damage shall make od;ustments between themselves and not with the Owner relative to the repairs or reconstruction and payment for some. F. Knowledge of site: It is assumed that the Contractor has visited the site and as well familiarized himself as to the site conditions and shall have verified all dimensions as ascertaining the means of getting into the site and any other factors affecting the work. 1.4 Costs: A. Segregation of costs: At the time of execution of the contract, the Contractor shall furnish to the office of the Owner, for purposes of accounting and scheduling, o segregated cost schedule or breakdown of the contract price, listing the various components in the plans as well as unit prices of each component specified in a form satisfactory to form the Owner. These schedules shall also be used as the basis in formulating the progress payments to be Contractor and these cost breakdowns shall be port of the contract. B. Extras or changes: Any extras or changes from the contract on the job shall hove the prior approval of the Landscape Architect and must be approved in writing by the Landscape Architect and Owner. City Inspector must approve all changes to the plans. C. Increased costs: If the extra or change is to be done at increased cost over and above the contract fee, the Owner shall sign the Contractor's written request for such additional funds for extra work prior to actually doing this work. 1.5 Product protection, storage and handling: A. Site condition: The Contractor, in the course of his work, is to keep the site in o neat and tidy condition as much as is practical so as not to disturb the normal usage of the surrounding areas by the Owner or by others. B. Site clearance: Upon completion of the work, the Contractor shall properly clean and tidy such work and the surrounding areas used by and remove any or all excess materials, dirt, debris from the site or to dispose of some as directed by the Landscape Architect. C. Owner's materials: During the course of the work, any materials, equipment and services may be provided by the Owner and used by the Contractor in the job, for such materials, equipment, and services, the Contractor is to give credit to the Owner at the standard current rate for such items. Such credit, if any, will appear in the final billing by the Contractor to the Owner. D. Plans and specifications: All landscaping including plants, ground covers, soil additives and other miscellaneous landscape items shallbe provided and installed in strict accordance with plans and specifications prepared by Owner. E. Changes: The Owner shall have the right to make minor changes in the landscape design and installation to insure practicality of design and for aesthetic reasons at no additional cost. PART 2 -MATERIALS 2.1 Grading: Grade all areas by filling and/or removing surplus soil as needed to ensure proper grades and drainage as indicated on the plans. Unless otherwise noted, finish grade shall be below hardscape as follow: 2" for ground cover areas, I" for lawn areas. 2.2 Moisture content: The soil shall not be worked when moisture content is so great that excessive compaction will occur nor shall it be so dry that dust will occur and form in the air or that clods will not break readily. Water shall be applied, if necessary, to provide ideal moisture content for tilling. 2.3 Weed removal: Weeds, plus bermuda gross etc., shall be dug out from all planting areas by their roots wherever possible and removed from the site. Where necessary to discourage reoccurronce of this material, the Contractor shall apply one or more treatments of a satisfactory chemical per manufacturer's directions in regard to concentration plus allowance of an ample period of time for effective performance prior to cultivation. The site shall be maintained in a weed and litter free condition during the maintenance period. Weeds shall be removed at frequencies adequate to prevent the maturation of weed seeds. 2.4 Plants: A. Inspection: Plants shall be sub;ect to inspection and approval or reiection by the Landscape Architect at place of growth and/or the pro;ect site at any time before or during progress or work for size, variety, condition, latent defects and in;uries. Re;ected plants shall be removed from the site immediately. B. Conditions: Plants shall be symmetrical, typical for variety and species, sound, healthy, vigorous, free from plant disease, insect pests or their eggs and shall have healthy normal root systems, well filling their containers, but not to the point of being root bound. 2.5 Protection: Protect and maintain all plants from sun, drought, wind, theft, rain and heat at all times before and during planting operation. 2.6 Planting requirements for trees and shrubs: A Plant materials in quantities and sizes specified shall, after grading operations, be spotted approximately as shown on the landscape drawings and are to be approved by the Landscape Architect before being removed from containers and excavating soil for planting. B. All backfill materials shall be mixed thoroughly on site before using. PART 3 -EXECUTION 3.1 Soil Testing: A After rough grading, soil samples shall be taken from enough location on the site to represent an adequate cross section of conditions. B. Soil test shall be performed by a soil testing laboratory (pre-approved by the City). The test shall indicate but no be limited to the following: -Organic matter content -N, P, K -pH -EC -Soil texture ( silt, cloy, sand) -Recommendations for amendments, leaching, and maintenance fertilizations. * .,,..,. <' C. The results and recommendations of the soil testing laboratory shall be submitted to and approved by the City. The approved recommendations for amendments and construction and shall become port of the approved plans. D. Products specified by product name by the soil lob in the recommendations may be substituted with "or equal" products approved by the City. 3.2 Planting: A. Container-grown plants to be planted in plant pits two (2) times wider than plant container and a depth of twice the height of plant container. Plant crown to be slightly-higher than finish grade ofter settlement. B. Prune plants as directed by Landscape Architect. C. All plants shall be watered immediately, before backfilling planting pits. D. All areas receiving plants and/or hydroseeding shall be moist to a depth of 6" at time of planting. E. Plant all plants 5' minimum from irrigation heads (slopes only). F. Scarify the sides of each root boll prior to planting if circular root is evident. G. Plant quantities on the plan are for the Contractor's convenience and not guaranteed to be accurate. H. Plant symbols toke precedence over quantities specified. 3.2 All work shall be as directed by Owner's field representative, who shall be appointed prior to the commencement of the work. 3.3 Contractor shall submit all material receipts to Landscape Architect. 3.4 Maintenance: A. Maintenance period shall not begin until entire installation is accepted by the Owner. B. Maintenance period shall be for the following duration: 90 days. 1. All plants and planting shall be guaranteed for the following durations beginning at the first day of the maintenance period. A. Work Included; 1. Exterior joists and beams. 2. Exterier decking and trim. 3. Wood scrHning and panels. 1.2 Qualify Assurance: A fodory-mark each piece of lumber and plywood with fype, grade, mill and grading agency identification except omit marking from surfaces to receive transparent finish, and submit miff certificate tfiaf material has been Inspected and graded in accordance With requirements if it cannot be marked on a concealed surface. B. Sofiwood lumber Standards: Comply with PS 20 "American Sofiwood lumber Standard" and with applicable grading rules of the respective grading and inspecting agency for the species ond product indJcated. 1.3 Submittals: A. Samples: Submff the following somp/es for each species and cut or pattern of finish carpentry. 1. Exterior beams and joists, 2'-0" long x full board width, unfinished. 2. Exterior decking: 2'~0" x full board width, unfinished. 3. 5 K 5 decking sample: Sandblasted. As indicated on drawings. 1.4 Product Protection, Storage and Handling: Prated finish carpentry materials during transit, delivery, storage and handling to prevent damage, soiling and deterioration. Texture: Saw-textured all four sides and/or re-sawn as Indicated on drawings. 2.3 Miscellaneous Materials: A Fasteners and Anchorages: Provide no;Js, screws and other anchoring device! of the type, size, materio(, and finish required for app/icaffon indicated to provide secure affachment, concealed where posslble, and complying with appllcable specifications and all agency codes. 2.4 Wood T reotmont; A. B. Install the work plumb, level, true, and straight with no distar1/ons. Shim as required using concealed shims. Install to a toleronce of I /8' In 8'-0' for plvmb and level decking. C Scribe and cuf work to fit adjoining work, and refinish cut surfaces or repair damaged finish at cuts. I. Apply flat grain lumber with bark side exposed to weather. D. Anchor finish carpentry work to anchorage devices or blocking bulh-in or dlred/y attached to Jubstrates. Secure to grounds, stripping and blocking with countersunk, concealed fasteners and blind nailing as required for a complete inskJ1'affon. Except where pre-finished matching fusfeners heads are required, use fine gafvanized finishing nails for exposed nailings, countersunk and filled flush with finished surface, and matching final finish where transparent is indicated. 3.3 Ad/ustment, Cleaning, finishing and Protection: A. Repair damaged and defective finish carpentry work wherever possible to eliminate defects fundionally and visually. Where not possible to repair properly, replace woodwork. Adfust Joinery for uniform appearance. B. Clean finish carpentry work on exposed ond semi--exposed surfaces. Touch-up shop-applied finishes to restore damaged or soiled meas. C. Protedion: Installer of finish carpentry work shall advise contractor and/or owner of final protedion and maintained conditions neoe.ssory to ensure that work will be without damage or deteriorolion at time ol acceptance.
