The demolition base sheet was prepared from existing information documented in the field. The information represented on this plan is not from 'as-built' plans, therefore, conditions must be verified by a contractor. Confirm all conditions in the field affecting the satisfactory completion of demolition work and report discrepancies to the Owner's Representative immediately. The owner's representative shall provide resolution direction 2, 3. 4. 5. 6, 7. 8. 9. 10, 11 _ 12, prior to proceeding with further demolition work. This plan is for the purpose of identifying the removal, demolition and salvage references of landscape construction items indicated by the term 'EXISTING'. Contractor to contact DIGALERT to locate all utilities. Contractor to protect all existing light fixtures unless otherwise noted. Contractor shall remove all plant material within the limit of demolition unless otherwise noted. Plant material outside the limit shall remain. Protect material to remain during the demolition work. Tag all trees identified to be removed with a 1" wide colored ribbon. Paint is not acceptable. Tagged trees shall be reviewed by the Owner's Representative prior to removal. Tree removal in shrub and groundcover areas includes removal of stumps. Dispose of all materials noted hereon off-site in a legal munner. Compact finish grade (no settling will be acceptable at tree area). Replace grindings with native soil. Existing planting (protect in place) -Any damage to existing planting to be repaired to existing condition by General Contractor, typical. Contractor shall confirm square footages prior to demolition. GROW AND KILL TECHNIQUES shall be used to remove excess shrub material and weeds from slope. After shrubs have initially been removed, contractor to apply fertilizer· to slope and irrigate for 21 day {3 weeks). After time period, contractor to remove weeds and shrubs that have germinated. These plants shall be removed by hand pulling and Round up (or similar). 13. All demo work shall be preformed in checker board pattern. This procedure has been put into practice as a result of precautionary measures for slope stability. IRRIGATION 1. Contractor must field verify all existing irrigation system prior to bidding. Contractor must itemize all additional necessary 'switch hitter' valves. Refer to Irrigation specifications for additional information. 2. Unless noted otherwise, Protect in Place all irrigation heads, valve boxes, controller wiring and other e9uipment that is in good working order and turn over to the projects groundskeeper. 3. Protect in Place all electrical conduits, unless otherwise noted. 4. Contractor to protect in place all existing utilities.and signage to remain. 5. In preparation of demolition and wall construction, contractor shall remove existing irrigation controller and dispose of in a manner satisfactory to the owner. The electrical lines at the existing controller location shall be flagged by obvious means and protected in place. The existing controller power will be traced to the source and the routing of these lines illustrated to scale on a plan. 6. In preparation of wall construction, contractor shall locate the existing irrigation mainline and control wires well beyond the area impacted by wall construction and flag locations for protection. Inventory of pipe type and size and wire will be reported to the owner's representative. 7. The existing bi:lckf!ow prevention device assembly shall be flagged and protected in place for continued use. NOTE: Any existing irrigation systems noted to be protected in place or outside the limit of work must remain operable during construction as re9uired to maintain healthy plantings. The information represented on this plan is not from 'c1s-built' plans, therefore, conditions must be verified by ci contractor. Confirm all conditions in the field affecting the satisfactory completion of demolition work and report discrepancies to the Owner's Representative immediately. The owner's representative shall provide resolution direction prior to proceeding with further demolition work. This plan is for the purpose of identifying the removal, demolition and salvage references of landscape construction items indicated by the term 'EXISTING' Contractor to contact DIGALERT to locate all utilities. Contractor to protect all existing light fixtures unless otherwise noted. Contractor sha!! remove all plant material within the limit of demolition un!ess otherwise noted. Plant material outside the limit shall remain. Protect material to remain during the demolition work. Tag all trees identified to be removed with a 1" wide colored ribbon. Paint is not acceptable. Tagged trees shall be reviewed by the Owner's Representative prior to removal. Tree removal in shrub and groundcover areas includes removal of stumps. Dispose of all materials noted hereon off-site in a legal manner. Compact finish grade (no settling will be acceptable at tree area). Replace grindings with native soil. Existing planting (protect in place) -Any damage to existing planting to be repaired to existing condition by General Contractor, typical. Contractor shall confirm square footages prior to demolition. GROW AND KILL TECHNIQUES shall be used to remove excess shrub material and weeds from slope. After shrubs have initially been removed, contractoi to apply fertilizer to slope and irrigate for 21 day (3 weeks). After time period, contractor to remove weeds and shrubs that have germinated. These plants shall be removed by hand pulling and Round up (or similar). All demo work shall be preformed in checker board pattern. This procedure has been put into practice as a result of precautionary measures for slope stability. IRRIGATION 1. Contractor must field verify all existing irrigation system prior to bidding. Contractor must itemize all additional necessary 'switch hitter' valves. Refer to 11-rigation specifications for additional information. 2. Unless noted otherwise, Protect in Place all irrigation heads, valve boxes, controller wiring and other equipment that is in good working order and turn over to the projects groundskeeper. 3. Protect in Place al! electrical conduits, unless otherwise noted. 4. Contractor to protect in place all existing utilities and signage to remain. 5. In preparation of demolition and wall construction, contractor shall remove existing irrigation controller and dispose of in a manner satisfactory to the owner. The electrical lines at the existing controller location shall be flagged by obvious means and protected in place. The existing controller power will be traced to the source and the routing of these lines illustrated to scale on a plan. 6. In preparation of wall construction, contractor shall locate the existing irrigation mainline and control wires well beyond the area impacted by wall construction and flag locations for protection. Inventory of pipe type and size and wire will be reported to the owner's representative. 7. The existing backflow prevention device assembly shall be flagged and protected in place for continued use. NOTE: Any existing irrigation systerns noted to be protected in place or outside the limit of work must remain operable during construction as required to maintain healthy plantings.
