1. All IRRIGATION MATERIALS AND PROCEDURES SHALL CONFORM TO THE CITY OF
CARLSBAD LANDSCAPE GUIDELINES ANO REQUIREMENTS.
2. IRRIGATION PLAN IS DIAGRAMMATIC ONLY.
3. IRRIGATION CONTRACTOR SHALL ADJUST ALL HEADS TO PROVIDE AN EVEN
COVERAGE AND TO KEEP SPRAY OFF OF THE WALKWAYS, WALL, AND DRIVES.
4. WHEN THE IRRIGATION SYSTEM IS COMPLETED, THE CONTRACTOR, IN THE
PRESENCE OF THE OWNER OR THE LANDSCAPE ARCHITECT SHALL PERFORM A
TEST OF COVERAGE OF WAllER AFFORD THE PLANTING AREAS TO ENSURE THAT
IS IS COMPLETE AND 100% COVERAGE IS PROVIDED. THE CONTRACTOR SHALL
FURNISH ALL MATERIALS AND PERFORM ALL WORK REQUIRED TO CORRECT ANY
INADEQUACIES OF COVERAGE AT HIS OWN COST.
5. PRIOR TO BURYING IRRIGATION LINES;
A). ALL MAINLINE IN THE SYSllEM SHALL BE CAPPED AND PRESSURE
TESTED AT 150 PSI FOR A PERIOD OF FOUR ( 4) HOURS. ANDY LEAKS
FOUND SHALL BE CORRECTED BY REMOVING THE LEAKING PIPE OR
FITTING ANO INSTALLING NEW MATERIALS IN ITS PLACE.
B). ALL LATERAL LINES SHALL BE PRESSURE TESTED AT DESIGN PRESSURE
FOR ONE ( 1) HOUR.
C). THE CONTRACTOR SHALL NOT ALLOW NOR CAUSE ANY OF HIS WORK TO
BE COVERED UNTIL IT HAS BEEN INSPECTED, TESTED, AND APPROVED
BY THE OWNER OR CITY INSPECTOR.
6. ALL PRESSURE MAINLINES SHALL BE BURIED EIGHTEEN (18) INCHES DEEP, AND
ALL LATERAL LINES SHALL BE BURIED TWELVE (12) INCHES DEEP.
7. MAIN LINES: ALL PIPING UNDER PRESSURE BETWEEN WAllER METER AND OR
SUPPLY SYSTEM AND CONTROL VALVES AS PER LOCAL CODE OR SHALL BE PVC
SCHEDULE 40 OR CLASS 315 PVC UNLESS OTHERWISE SHOWN ON THE
DRAWINGS, DETAILS, OR LEGEND.
8. LATERAL LINES: ALL PIPING UNDER INllERMITTENT PRESSURE, DOWN STREAM OR
CONTROL VALVES SHALL BE RIGID PVC 1120, SDR 21 OR SCH. 40 PVC
UNLESS OTHERWISE SHOWN ON THE DRAWINGS, DETAILS, OR LEGEND.
9. ALL PLASTIC FITTING SHALL BE RIGID POLYVINYL CHLORIDE, STANDARD WITH
SCHEDULE 40 TYPE I AND II.
10. ALL RISERS AND NIPPLES SHALL BE REAMED SCHEDULE 80 PVC.
11. IRRIGATION HEADS: ALL HEADS SHALL BE INSTALLED IN A PLUM POSITION AT
INTERVALS NOT TO EXCEED THE MAXIMUM SPACING INDICATED ON THE
DRAWINGS.
12. ALL GATE VALVES SHALL BE AS SHOWN ON DRAWINGS OR APPROVED EQUAL
AND INSTALLED UNDERGROUND IN RECTANGULAR GREEN VALVE BOX.
13. ALL AUTOMATIC CONTROL VALVES ARE TO BE LOCATED IN THE GROUND COVER
PLANTING AREAS AND SHALL BE AS SHOWN ON DRAWINGS OR APPROVED
EQUAL.
14. AUTOMATIC CONTROLLER LOCATION TO BE INSTALLED ON OUTSIDE BUILDING
WALL. VERIFY EXACT LOCATION OF THE CONTROLLER INSTALLATION WITH THE
OWNER PRIOR TO FINAL CONNECTION.

15. AFTER ALL NEW IRRIGATION PIPING AND RISERS ARE IN PLACE AND CONNECTED
ALL NECESSARY WORK HAS BEEN COMPLETED AND PRIOR TO THE INSTALLATION
OF IRRIGATION HEADS AND AUTOMATIC CONTROL VALVES SHALL BE OPENED AND
FULL HEAD WATER USED TO FLUSH OUT THE ENTIRE SYSTEM.
16. THE ENTIRE IRRIGATION SYSTEM SHALL BE GUARANTEED BY THE CONTRACTOR
TO GIVE COMPLETE AND SATISFACTORY SERVICE AS TO MATERIALS AND
WORKMANSHIP FOR A PERIOD OF ONE (1) YEAR FROM THE DATE OF THE FINAL
ACCEPTANCE OF THE WORK BY THE OWNER OF THE LANDSCAPE ARCHITECT.
PLANTING SPECIFICATIONS:
1. ALL PLANTING MATERIALS AND PROCEDURES SHALL CONFORM TO THE CITY OF
CARLSBAD LANDSCAPE MANUAL.
2. ALL PLANTING MATERIALS AND PROCEDURES SHALL CONFORM TO THE CITY OF
CARLSBAD LANDSCAPE MANUAL.
3. THE SITE IS TO BE WATERED FOR FIFTEEN ( 15) DAYS PRIOR TO HERBICIDE
APPLICATION. "ROUND-UP" HERBICIDE OR APPROVED EQUAL TO BE SPRAYED
ON WEEDS ONLY PER MANUFACTURE·s RECOMMENDATIONS. TWO (2)
APPLICATIONS WILL BE REQUIRED. PLANTING TO COMMENCE TWELVE (12) DAYS
AFTER LAST APPLICATION.
4. FOR EACH CUBIC YARD OF BACKFILL CONSISTING OF 40% NITROGEN ST-'IBILIZED
WOOD SHAVINGS AND 60% SITE SOIL, THE FOLLOWING AMENDMENTS SHALL BE
INCORPORATED: (FOR BIDDING PURPOSE ONLY)
A). ONE (1) POUND OF AGRlfORM SLOW RELEASE FERTILIZER 12-12-12.
B). TWO (2) POUNDS OF IRON SULFATE (DO NOT APPLY ONTO CONCRETE).

RECOMMENDATIONS INCORPORATED INTO PLANS.
5. PLANT PITS SHALL BE TWO (2) TIMES GREATER IN DIAMETER THAN THEIR
CONTAINER AND AT LEAST TWELVE INCHES BELOW THE BOTTOM Of THE
CONTAINER.
5. THE LANDSCAPE CONTRACTOR SHALL LEAVE THE SITE IN A CLEAN CONDITION
REMOVING ALL USED MATERIALS, TRASH, AND TOOLS ON A DAILY BASIS.
7. PLANT TABLETS -PLANT TABLETS SHALL BE GRO-POWER 21 GRAM TABLETS.
PROVIDE THE FOLLOWING RATES:
1 GALLON SHRUB -3 TABLET$
5 GALLON CONTAINER PLANT MATERIALS -2 TABLET$

1 D. THE LANDSCAPE CONTRACTOR SHALL MAINTAIN ALL PLANTING AREAS FOR A
PERIOD OF 30 DAYS AND GUARANTEE ALL SHRUBS AND TREES DURING THE
MAINllENANCE PERIOD.
11. MAINTAIN ALL PLANTING AREAS BY WATERING, WEEDING, CULTIVATE,
RE-PLANTING, AND OTHER NECESSARY OPERATIONS, KEEPING THEM FREE FROM
WEEDS. APPLY FERTILIZER TWO (2) WEEKS AFTER PLANTING AND AT THE END
OF 30 DAYS MAINTENANCE PERIOD APPLY 16-6-8 COMMERCIAL FERTILIZER AT
THE RATE OF 10 LBS. PER 1,000 SQ. FT.
12. ALL SHRUBS SHALL BE GUARANTEED BY THE CONTRACTOR AS TO GROWTH AND

2. REPAIR OR REPLACE ALL NON-WORKING IRRIGATION

LEASED COMMUNICATION SITE.
3. ANY REPLACEMENT EQUIPMENT SHALL BE EQUAL TO THE
EXISTING.
4. ALL EXISTING IRRIGATION EQUIPMENT OUTSIDE OF THE
LEASED SITE SHALL REMAIN IN WORKING ORDER DURING
CONSTRUCTION.
5. THE OWNER AND CONTRACTOR SHALL DETERMINE THE
APPROPRIATE POINT-OF-CONNECTION. CITY INSPECTOR
SHALL APPROVE THE P.O.C.
6. ELECTRICAL CONNECTION FROM CONTROLLER TO REMOTE
VALVES SHALL CONFORM TO LOCAL CODE AND INCLUDE:
ELECTRICAL DISCONNECT, G.F.I. PLUG, J-BOX, GROUNDING.
7. MAINLINES -SCH. 40 PVC W/ 18" COVER.
LATERAL LINE -SCH. 40 PVC W/ 12" COVER.
8. PROVIDE OWNER WITH AN "AS-BUILT" EXHIBIT WITH
EQUIPMENT NOTED AND DIMENSIONS.
9. GUARANTEE INSTALLATION FOR (1) YEAR.
10. MAINTENANCE FOR 90 DAYS BY CONTRACTOR.
11. OWNER RESPONSIBLE FOR LONG TERM MAINTENANCE
PROGRAM AROUND COMMUNICATION SITE.
