CONDITIONS OR SUMMER SEASONS. TIME CLOCKS SHALL BE
READJUSTED CONTINUOUSLY THROUGHOUT THE SEASON, ON A WEEKLY
BASIS IF NECESSARY, TO PROVIDE WATER ONLY WHEN THE SOIL IS DRY AT

TIME CLOCKS OFF AND DO NOT APPLY ADDITIONAL WATER UNTIL SOIL HAS
BEEN ALLOWED TO DRY. READJUST TIME CLOCK PRIOR TO TURNING
VALVES BACK ON. IF RAIN·1S FORECAST OR IS EMINENT, ALL IRRIGATION
SYSTEMS SHALL BE SHUT-OFF AND NOT REACTIVATED UNTIL THE SOIL
HAS DRIED TO THE ABOVE DEPTHS.
2. IF ANY SUBSURFACE DRAINAGE, OR RUN-OFF IS VISIBLE AT LOW AREAS,
ACROSS SIDEWALKS, OR AT LOWER PORTIONS OF SLOPES IMMEDIATELY
SHUT THE VALVES OFF TO ALLOW THE AREA TO COMPLETELY DRY OUT. IF
THIS CONDITION CONTINUES AFTER SUBSEQUENT WATERING, A QUALIFIED
GEOLOGIST OR GEOTECHNICAL ENGINEER MUST BE RETAINED TO PROVIDE
RECOMMENDATIONS TO ELIMINATE SUBSURFACE WATER OR DRAINAGE
PROBLEMS. IF DURING NORMAL IRRIGATION, PONDING TAKES PLACE ON
ANY LANDSCAPE AREA, DRIVES, PARKING AREAS OR ANY OTHER AREA, THE
IRRIGATION SYSTEM SHALL BE IMMEDIATELY SHUT-OFF AND A LICENSED
CIVIL ENGINEERtlHALL BE IMMEDIATELY CONTACTED TO PROVIDE
RECOMMENDATION~OR POSITIVE AND PROPER DRAINAGE.
3. INSPECTIONS OF IRRIGATION SYSTEM SHALL BE MADE ON A DAILY BASIS
TO OBSERVE AND PROVIDE REPAIRS OR REMEDIES TO THE FOLLOWING
UNACCEPTABLE PROBLEMS:
A OVER-SPRAY ON SIDEWALKS, STREETS, PAVED AREAS, FENCES,
PARKING AREAS, WALLS, BUILDINGS OR OTHER STRUCTURES.
B. DRAINAGE OR RUN-OFF ACROSS SIDEWALKS, PAVING OR STREETS.
C. DAMAGED OR IMPROPERLY OPERATING HEADS, PIPING, VALVES,
CONTROLLERS OR OTHER IRRIGATION EQUIPMENT
D. IMPROPERLY ADJUSTED OR OPERA TING MOISTURE SENSORS.
IF WATER IS OBSERVED ON STREETS OR PUBLIC SIDEWALKS, PROPER
WARNING SIGNS OR BARRIERS SHALL BE ERECTED IMMEDIATELY TO
ENSURE SAFETY AND PROTECTION OF THE PUBLIC. THE WET AREA SHALL
BE DRIED IMMEDIATELY BY MECHANICALLY REMOVING WATER.
4. ONLY LICENSED AND QUALIFIED LANDSCAPE CONTRACTORS AND
LANDSCAPE MAINTENANCE INDIVIDUALS SHALL PROVIDE OR MAKE
REPAIRS TO IRRIGATION SYSTEM.
5. AT ALL TIMES, THE LANDSCAPE CONTRACTOR OR MAINTENANCE
CONTRACTOR SHALL ASSIGN A QUALIFIED INDIVIDUAL OR INDIVIDUALS TO
INSPECT AND MONITOR THE IRRIGATION SYSTEM. OWNERS AND
HOMEOWNERS REPRESENTATIVES SHALL BE SUPPLIED WITH 24 HOUR
EMERGENCY PHONE NUMBERS FOR USE IN REPORTING BROKEN OR
DAMAGED IRRIGATION EQUIPMENT.
6. ALL IRRIGATION EQUIPMENT REQUIRES CONTINUOUS MAINTENANCE,
CLEANING, ADJUSTMENT, PARTS REPLACEMENT AND INSPECTION. IT IS
THE RESPONSIBILITY OF THE LANDSCAPE CONTRACTOR OR LANDSCAPE
MAINTENANCE COMPANY TO PROVIDE THESE SERVICES ON A CONTINUAL
AND REGULAR BASIS AND SCHEDULE.
7. WATER SHALL BE APPLIED TO PLANTING AREAS IN SHORT INTERVALS OR
MOISTURE SENSORS SHALL BE ADJUSTED TO PROHIBIT ANY SURFACE
PONDING OR RUN-01"1" AND AT NO TIME SHALL WATER BE APPLIED TO
CAUSE SOIL SATURATION.
8. OVERWATERING CAN RESULT IN DEATH OF PLANTS, POSSIBLE SOIL
EXPANSION AND DAMAGE TO CONCRETE AND ASPHALT PAVING, DAMAGE
TO FOUNDATIONS AND POSSIBLE LOSS OF SOIL COMPACTION. A
QUALIFIED GEOTECHNICAL ENGINEER SHALL £E RETAINED TO PROVIDE
SITE INSPECTIONS AT LEAST ON AN ANNUAL BASIS TO INSPECT FOR
EXCESS SOIL MOISTURE.
TI-\E RESPONSIBILITY OF ENSURING THAT THE ABOVE PRECAUTIONS, REPAIRS
AND CONTINUING MAINTENANCE ARE PROPERLY PERFORMED IS THE
RESPONSIBILITY OF THE OWNER AND EVENTUALLY THE HOMEOWNERS
ASSOCIATION. THE LANDSCAPE ARCHITECT HAS BEEN RETAINED TO
PREPARE THESE PLANS ONLY AND DOES NOT PROVIDE POST CONSTRUCTION
REVIEWS NOR REVIEWS OF ON-SITE MAINTENANCE. THE LANDSCAPE
ARCHITECT DOES NOT ASSUME RESPONSIBILITY NOR LIABILITY OF
MAINTENANCE OR REVIEW OF MAINTENANCE WORK OR,_REPAIRS OR DAMAGES

GE NE RAL PROVISIONS
L GENEf1AL Pf10VISIONS/DIVISION 1 GENERAL REQUIREMENT$
1. SCOPE OF CONTRACT
The following terms, conditions, and instructions, as well as the Landscape
Architect's plans and specifications, the Contractor's contract and shop
draw:ngs and any change orders and/or addendums issued by Landscape
Archi:cct sha\i form the General Contract.
2. JOB FILE
The Landscape Architect sha!l lurnisl1 the Contractor with all drawings,
spcc;f!cations, revisions ordered by the Landscap8 Architect, and c~ange
orders. The Contractor will furnish his contract, any required shop-
drawings and a w:::irk sheet on which he will note any deviatio;1 frcm the
Contract not otherwise covered. The Contractor will keep a field set_of
drawings, updated weekly, upon which deviations 1.vill be noted. Tr'is field
set, the v-:ork sheet and shop drawings shall be kept on the job at all tin-les.
3. PERMITS __ AND SURVEYS
The Contractor and he shall verify a!l dimensions, lines, grades, and other
site cond:tions indicated on the drawings. The Owner shall furnish o.11
surveys. Permits and ii_censes required for execution of the work shall be
procured and paid for by the Contractor.
4. CONTRACTOR'S/LANDSCAPE ARCHITECTS RESPONSIBILITIES
The Contractor shall give eff:cient supervision to thG work, using his best"
skill and a~tention. When absent fro:Tl the job, he shall appoint a
supervisor capable of discussing minor matters wi'.h the Owner on H',e site.
He shall careful!y study and compare a!! drawlngs, specificafo:1s, ~ind
other instructions for the work. Any work indicated on the d:-aw:r:gs 1ri a
manner ,.vhich is awkward ·or which wou:d result inµ less than iJ.ccc;-1'.abie
product, or any discrepancies or conf:icts whic:7 appear between drz,wings
and specifica~ions, or between specifications and local ordinances or
restrictions, shall be referred to the Landscape Architect for intorpreLJ.tior.
or correction before proceeding with work.
5. CHANGES
No change irom the General Contract shall be made without authorization
from the Landscape Architect. Al1 such instructions shall be in \vr:~ing en a
"Change Order" form. Unless Contractor notifies Landscape Architect
within 1orty-eight (48) hours upon rcui:pt of a Change Order, such Order
sha:I constitute a part of the Genera! Contract. The Landscape Architect
shall have authority to make minor changes. Ar~y changes involving extra
cost, or a!teration of the overall appearance of the project shall be counter-
signed by the 0'tmer. The Landscape Architect may instruct the Cont~actor
to issue Change Orders for any addition, alteration, or deduct:on he wishes
·to mc1ke. The cor,tract price shall be adjusted by cqu!iabln agreement to
cover such changes. If any instruction by Landscape Architect involves
extra cost to the Contractor, he shall give written notice to the Owner before
proceeding with work.
6. !:-1JDDEN OBSTACLES
Prior to cutting into the soil, the Contractor shall locate all cab!es, conduits,
sewers, septic tanks, and such other utilities as are commonly encountered
underground and he sha:! take proper precautioh nOt to damage or disturb
such improvements. If a conflict exists between SL.'Ch obstacles and the
proposed work, he shall prcmptly notily the Landscape Architect, wr,o will
arrange 1or relocation. Contractor will proc·eed in the same manner if rock
layers or any other condition encountered underground makes che.r.gcs
advisable.
7. PROTECTION QF LIFE.AND PROPERTY
Contractor shall protect all outdoor construction and plantings from
damage and, when required, proVide guards or covering. /\ny damage
shall be repairecf or replaced at th_e Contractor's expense. Contractors on
the job shall carry the followir.g insurance: {a) Worker's Compcns2tion,
(b) Public Comprehensive Ger,eral I iability, and (c) Property Damage. In
an emergency threatening the safety ot life, work or adjoining property, the
Contractor is hereby instructed to act at his discret_iori to prevent such loss
or Injury.
8. SUBCONTRACTORS
The Contractor shall inform the Owner prilli to start of work oi th~ names of
ali Subcontractors proposed, if any; and he shall not employ any to which
the Owner may object as incompetent or unfit. Contractor agrees that he is
iully responsible to the Owner tor the acts or omissions of his
Subcontractors. Nothing contained in the General Contract shall create
·any contractual relation be::wcen the Owner and any Subcontractor.
9. RESPONSIBILITY FOR WORKMANSHIP
Neither completion of the job nor iinal payment shall relieve the
subcontractors of responsibility for guarantees stated in the Contract, or cf.
responsibility for faulty materials or poor workmanship. The subcontractors
shall promptly remedy any defects which occur during the guarantee
period as specified in contract. Notice of observed defects wili be
forwarded to the Contractor by the Owner ln trip!icate. Contractor will
return two (2) copies to the Owner, noting thereon what action was taken.
All questions arising under this article shall be decided by the Owner.
10. COMPLIANCE V✓ITH BUILDING CODES
Whenever the term "Building Code", "Code", or hStandard Drawings" is
used on the drawings or in the specifications, the term means the
following:

a. Uniform Building Code -latest edititn.
b. The Standard Specifications, Codes, Drawings, and Regulations of the
City of San Diego.
11. SAMPLES
Contractor shall submit material samplr:s to the Landscape Architect upon
request or as called for in the Contract Documen\s.
12. PRIME RESPONSIBILITIES
The Prime Landscape Contractor shall accept complete responsibility for
a\1 Subcontractors and perlorrn such work as coordination and supervision
as may be required to complete tr.a work; such as scheduling, correcting
errors and om_issions, initiating change orders and billings, normally
associated with the function of Prime Contractor, to complete the scope of
the work.
13. LANDSCAPE ARCHITECTS FUNCTION

The Landscape Architect shall have general landscape site review and
direction of work under the General Contract as re 1ated to interpretation uf
Contract Documents. He is agent of the Owner to the extent provided in
the specifications and when in special instances he is authorized by the
OwnE!r to act. As interpreter of the landscape construction drawings and
specifications as may be necessary on occasion during construction
contract, he shall side neither with the Owner nor the Contractor, but use
his authority under the Contract to enforce its faithful performance.

14. SPECIAl_RESPONSIBILITIES
a. The Contrac1or shail commence selection and verify the availability of
all necessary materials upon award of contract.

of contract.
c. The Contractor agrees, by submitting a bid, that this project will receive

before f,nal acceptance of the work. Debris and rubbish-shall be disposed
of off-site al a legal and approved dump site.

RE~PONSIBILITY

B. The Contractor shall pro!cct the Owner's p~operty from injury or loss whiie
performing work under this Contract. All damage to property (building~;,
u:1',1:ies. etc.) or p1anting (~rees, shr·Jbs, \avms, or gfoL.:nd covers} caused by
the Contractor during h:s operation or as a result of the ma1'.1.,:~ction oi
installed work during the guarantee period.shall be repaired at.his
expense.
C. The C_ontractor shall carefully note all finish grades and 0H1er site
cond1t1ons ~elore commenc_ing work. Any finish grade changed during the
course of his work shall be restored to the original contours.
D. The Coniractor shall cause minimum interference with workmen, mat_erials
or equipment of other contractors.
SUBMITTALS FOR APPROVAL ~~--~
A. The Contractor shall furnish the articles, equipment, materials or processes
specified by name in the drawir,gs and specifications. No substitution will
be allowed without prior writ_tcn 3pprova.l by the Landscape· Architect, or the

Approv_al of any item, alternate or substitute, indicates only that the

under the guarantee. Such warrar.ty shall only supplement the guarantee.
The OWncr can, at his option, require a manufacturer's warranty on any
product offered for use. · '
G. Materials shall be of the best qualily obtainable and shall comply strictly
with the drawings and specifications. All equipment shall be new and
unu~ed prior to installation.
MATERIALS
A. PLASTIC PIPE AND FITTINGS

Plastic pipe ~hall be ex~ruded from 100% virgin polyvinyl chloride
(PVC) Type 1, grade II (Class 1220) as manufactured by
Johns-Manville, or equal.
All plastic pipe shall be continuously and permanently marked with
the following information: Manufacturer's name, nominal pipe size,
PVC 1220, SDR (Standard Dimension Ratio) or the pressure rating
in PSI, NSF (National Sanitation Foundalion)

AUifOMATIC CONTROLLER: Controllers'shall be of the ty.pe indicated on
the drawings. Controllers shall be installed in accordance with
manufacturer's specifications, the details, and at the locations shown on the
dr·2wings. Controllers shall be stenciled with the correct letter designation
per plans 3" high in perm3nent yellow paint.
REMOTE CONTROL VALVES: Remo,e control valves sha'I be of the type
indicated on the ·drawings ·and installed in accordance with the details
thereon.

1. Sprinkler heads shall be of the type indicafed on the Drawings.
2. Al! sprinklers shall be installed in accordance wi,th ti)€ Drawings and

CONTROLLER WIRE:
1. All wire shall be app;ovcd direct burial wire. Connections on 24 volt
wire shall be made by "Pen-Tile" connectors or Scotchlock
Connector Sealing Pack #3577 as manufactured by the 3M
Company or equal. Use black for pilot wire and white for common
wire; install per valve manufacturer's specifications and wire chart. , .
2. Higher voltage line connections or 100 volt shall be made by clamp
and waterproofed with 3M Company Scotchcast Splicing Kits or
equal.
G. VALVE BOXES: Remote control valve boxes shall be installed as per detail
with one valve per box. Box lids shall be marked n.C.V. or "irrig". Boxes
shali be lock top, provide tw9 keys minimum. All valve boxes shall be
perr.1anent!y heat imprinted with the controller letter and sta:.iop number
designation in minimum 2" l1igh Jetters, painting will not be accepted.
H. BALL. VALVES:
1. Ball valves of size'ftnd capacity i_ndicated on the drawings shall be
provided, instai'lect· and located as shovm thereon.
2.. Each ball_ valve shall be housed in it's own box rr.2rked "lrriQation
Gate" and manufactured as shown on the irrigation details.

INSTALLATION
A. SITE CONDITIONS/EXISTING UTILITIES.
1. All scaled dimensions are approximate. The Con~ractor shall check
and verify ail dir1ensions on the site·prior to prcceeding with work
under this Contract.
2. The Contrac-i:or shall locate and mark all existing utilities s\Jch as
power, telephone, domestic water, water, and tile-drains. Extr.eme
care shall be taken by the Contrado·r when excavating or working in
these areas. Contractor shall givc·24 hours notiqe to ihe owner's
representative as. work progresses to un(;Jerground utility areas
Contractor shall be responsible for damage to any uti1ities.
3. Should _utilities not located or 111arkeP be found during excavation,
the Car.tractor shall promplly no.lily the Owner and shall discontinue
with work in the a~ea, except necesSary emergency work, t6 repair or
prevGnt damage until instructions are given to.the ContraCtor by the·
Owner's representative.
• 4. Failure to notify the Owner of discovery of such utilities or d2magc,
thereto will result in the Contractor being liable for:any and all
damage caused to the utilities as a result of his actions.
' 5. The Con\ractor shall, before starting work on the sprinkler system,
carefully note all finish grades in order to sc1tisfy himself that he may
proceed with the work, and to restore_ finish grades to originai

contours before completion. ·
The installation of all sp,rink!er materials, including pipe, shall be
coordinated with the landscape dravl.ngs to avoid interfering with
shrubs or other planting. · ·
7. Lay out sprinkler heads and make 2ny minor adjustments required
due to differenCe between site cond_itions and drawings. Any such
deviations in layout shall be within the intent of the original drawings,
and without additional cost to the Owner. When directed by the
Owner, the layout shall be approved before installe;tion.
8.. Do not willfully install the sprinkler sytem as indica{ed on the drawing
when it is obvious in the field that previously unknown obstructions,
or dimension or grade differences exist, that might not have been
considered in the design. Such obstructions or differences should
be brought to the attention of the Landcape Architect.
8. WATER SUPPLY: The contractor shall connect to the existing pressure
supply line as indicated on tr,e drawings. The contractor shall verify static
pressure as stated on the plans prior to beginning work. If static pressure
or point of connection differ from that shown on the plans, the Contractor
will promptly notify Landscape Architect before starting work.
C. WORKMANSHIP AND PROCEEDURE: The routing of the pressure supply
lines as indicaled on the drawing is diagrammatic. I ocate pressure supply
lines in planting areas whenever possible. Cross perpendicular under
pavement in a sleeve as described in these specifications.
D ASSEMBLIES: Ail threaded plastic pipe and fittings shall be assembled
using non-hardening pipe sealant only or equivalent, applied to the male
thr~ads. Teflon tape shall not be used to assemble threaded plastic pipe
and fittings. Risers require no sealant. ·
E. DETAIL DRAWINGS: All assemblies specifiecf herein shall be installed in
accordance with the respective detail. In the absence of detail drawings or
specifications pertaining to the specific items required to complete the work,
the Contractor shall perlorm such work in accordance with the best
standard practice and the satisfaction of the Landscape Architect.
F. LINE CLEARANCE: All sprinkler lines shall have a minimum clearance of
36" from each other. Parallel lines shall not be installed directly over one
another.

ELECTRICAL
1. Contractor shall verify with the Owner's representativathat Power
sources shall be as indicated on the drawings. -
·2. The Contractor shall be responsible for makir',g 120 volt electrical
and wire circuits from meter to controllers. All electrical work shall be
ln accordance with c1ll local and/or county ordinancos, wire sizes to
be as per manufacturer's specifications.
EXCAVATION
1 . TRENCH~S: Pipe shall have the continuous support of the d,tch
bottom and shall be laid to an even grade. Trenching excavation
shall follow the IDyout indicated on the drawings and shall be of
sufficient width to al!ov: "snaking" of pipe in trench.

b. Provide m:nimum cover of 18 inches for all control wires.
c. Provide minimum cover of 12 inches for all other nonprcssure
lines
d. _All lines under driveway and road\lY_ay pavement shall have
24 inch minimum cover. ,.
2. -BACKFILLlciG. Backfill for trenchiag shall be compacted to dry
dersity equal to the adjacent undisturbed soil in planting areas and
to 80% re!ative compaction under paved areas and shali conform to
the adjac8nt grades without dips. Sunken area·s, humps, or other
irregularities shall be co:--rccted by the Contractor. Initial backfill on
all lines shall be of a·fine granular material with no fore:gn fr)atter
larger than ono•half inch in size.

If, in the opinion of the Owner the excavated ma~erial is
unsatisfactory the Contractor shall dispose of this unsatisfactory
material.
Provide two inch sand bedding and four inch sand backfill over pipe
in streets or parking areas. Provide PVC sleeves twice the diame:er
of the vvorking line for waterlines or 1/2" for electrical control wire
under paved areas_ Coordinate with the general contractor so that
the sleeving is in p'.ace before paving is lnstailed.
4. Trenches shall be backfilled prcmpt!y after the open trenc1 review.
5. Contractor shall be responsible for any settling of trenches from his
work for a period of 00e year from acceptance by the Owner.
PRESSURE TEST:
1. All pressure lines shall be tested under hydrostatic pressure of 125
!bs. per square inch ar:d all nonpressure lines shall be tested u~de,r
the existng sta~ic press·Lne and bolh be proven wa:ertight.
(Contrector to supply all eqliipment needed for testing.}
2. Pressure shall be sustained in the lines fo_r not less than folir hours.
If leaks develop, the joints shall be replaced and U1e test repeated
until the c:itire system is p~oven \Vatertig1t.
3. Tests sl1ail be observed and approved by the Landscape Architetl
and/or Owr.er rulQr to bnckflll. Backfilling trc~thes prior to inspection
will not be al!oY-.ed and al! prematurely fii!ed trenches shall be
subject t:::i reopeni:1g as directed by the Landscape Architect.
4. ' Upon corr,plet1on of each pr,ase of the work, the 12r;tire sys~em shall
be tested and adjusted to meet site requir8ments pn~ article 6-K of
this section.
FLUSHING THE SYSTEM: After all new sprinkler p:pe lines and risers are
In place and connected, all.necessary diversion work ha~ been completed,
and prior to instailat:on of sprinkler heads, the control valves shall be
opened and a full head of water used to flush out the system.
ADJUSTING OF SYSTE~1:
1. The Contractor sha!I adjust all sprinkler heads for best possible
performance and prevent overspray onto entry walks, roadways,
fences, and bui:dings. The Contractor sha:l furnish a!I materials and
perform all work required to correct inadequate coverage.
2. If it Is determined that adjustments in the irriga~ion equipment er
nozzle changes will provide proper and more adequate coverage,
rr,ake all necess::i.ry changes, without additional cost to the Owner
prior to nny planting.
3. The er.~ire system shall be completely operational before any
planting operations commence.
CONTROL WIRE
1. Between controller and remote control valves, use a continuous
wire. Under no circumstance shall splices exist.
2. Where more than one wire is placed in a trench, the wiring shall be
taped together at intervals of ten feet.
3. Wiring shall occupy the same trench and shall be installed aiong the
same route as the prasswe supply line wherever possible.
4. An expansion loop of twelve inches shall be provided at each w're
connection, valve box, directional turn and every 100 feet for runs
longer than 100 feet.
5. Sizing of wire shall be according to manufacturer's
recommendations. In no case shall control wire less tha:1 #14 in size
be used.
6. Two continuous control wires shall be installed throughout each
system for each controller for future use.
EQUIPMENT TO BE FURNISHED:
1. Two each of any special too!s required for any other equipment shall
be furnished. Provide two keys ior each automatic controller.
2. Two service manuals for all equ:pment usod shall be furnished to the
Owner. Manuals may be loose lenf and should show drawings or
exploded views of equipment and catalog number. Operating
instructions for all equipment shall be iurnished.
3. Contractor shall supply two quick coupler keys.
SITE OBSERVATION:
1. Installation and operation must be approved by the Landscape
Architect.
2. In no event shall the Contractor cover-up or other,vise remove from
view any work under this Contract without prior opproval of the
Landscape Architect. Any work covered prior to review shall be
opened 10 view by the Contractor at his expense. The Contractor
shall request of the Landscape Architect an review at least two days
in advar.ce. Site observation will be required as follows:
a. Coverage test upon sprinkler system
completion.

RECORD DRAWINGS/AS OUILTS
1. The Contractor shall maintain a complete and accu,ate set of project
record drawings. These drawings sha'.i be kept up to d2.~c on a
weekly basis with the progress of the work. 0:1e set of record
drawings shall remain at the job site until completion.
2. Contractor shall supply one set of sepia "as-builts" clearly, legibly
and accurate:y depicting the installed conditons as shown on the
record draw;ngs.
3. Contractor shall provide adequat~ measurements and field notes as
direitted by city inspector and/or Owner for preparation oi accurate
"project record" drawings depicting'~ny deviations from tho plans .
Show either actual locations or dimensions from two permanent
points of reference such as building corners, curb, side~valk,
.-intersections, etc. (but not from irrigaton equipment) locations of the
follmving:
a. Connections to existing water sources
b. Water meters
c. Routing of main lines
d. Control valves
e. Quick couplers
f. 8ackf!ow prevention devices
g. Ball va!ves
h. Routing of contra! wiring
i. Controllers
4. The completed and accep!Pd record drawings and "as-bui!ts" shall.
be delivered to the Owner on ·or prior to the final inspectio17s.
CONTROLLER CHARTS
1. Project record drawings shall be prepared by the Contractor before
charts are prepared.
2. Provide one controller chart for each contrcller supplied.
3. The chart shall show the area controlled by the automatic controller
and shall be the maximum size tile controller door will allow.
4. The chart is to be a schematic drawing of the installed mainline and
valve system. The controller sequence shall be legib!e when the
drawing is reduced. Chart shall be a plas~icised blackline print .
These charts shall be completed and approved prior to final
inspection of the irrigation system.
CLEAN-UP AND REPAIR
1. Upon completion of the work, restore the grour:d surface to previous
grade, remove excess materials, rubbish, debris, etc., and remove
cons!ruction and installation equipment from the premises.
2. Replace and/or repair to the satisfaction of the L2.ndscape Architect
all paving disturbed d·Jring the course of this wo-k. New pav:ng shall
be the same type, strength, texture, finish, and be equal in every way
to the material removed.
FINAL RcVIEW OF WORK
1. The Contractor shall show evidence to the Owner's representa1ive
that the Owner has received all required accessories, charts, record
drawings, etc., before final review can occur.
2. Notification by the Contractor shall be made in writing to the
La:1dscape Archi:ect seven days prior to final review. The final
review of the work shaii be made in the presence of the Owner
and/or his representative at the time the work 1s completed_
GUARANTEE
1. The entire sprinkler system shall be guaran:.eed by the Contractor as
to materia! and workmanship, inc!uding settlir.g of backfilled areas
-below grade for a period of one year follo•1/ng the date of finai
acceptance of the work.
2. Should any operational difficulties in con:.ectior, with the sprinkler
system develop within the specified guarantee period, which in the
opinion of the Owner may be due to inferior material and/or
workmanship, said difficulties shall be immediately corrected by the
Contractor to the satisfact:on of the Owr.er, at no addl~ional cost.
TEMPORARY REPAIR. The Owner reserves the righl to make temporary
repairs as nocessary to keep the sprinkler system eqL:iprnent ln opemling
condition_ The exerClse of this rlgr.t by the Owner sha:1 not relieve the
Contractor of his respor,sibilities under the terms at the guarantee as herein
specified.

LANDSCAPE FINISH GRADING AND PLANTING
GENERAL
The General and Special Conditions of the Contract apply to the work of this
section as though written herein.

SAMPLFS TESTS. AND INSPECTIONS

The scurce of the p1ant material shall be furnished it requested by the
Landscape Architect.
Any sampling, testing, or inspection costs of materials are to be borne by
the Contractor, and copies of inspectior, certificcttes, required by law,
shall be furnished ta the Owner without charge.
MATERIALS

CONDITIONS: Plants shall be symmetrical, typical for variety and
spedcs, sound, healthy, vigorOL.'S, free fron: pl2rt disease, insect pes:s or
their eggs, excessive abrasions or other objectionable disfigurements,
and shall have healthy, normat root systems, wcli filling their contc.iners,
but not to the point of being roo1 bound. Tree trunks shall be sturdy and
we!I hardem;d-off. Plants shali not be pruned prior to del'very except as
authorized by tl1e Landscape Architect. In no case shall trees be topped
or pruned before delivery. Plc.1nts shall be grown in nurseries which have
been inspected by the State Department oi Agriculture and have ·
complied with its regulations.
IDENTIFICATION: Plants shall be of the variety and size requirements
herein. One of each bundle or lot shall be tagged with plant name in
accordance with recommendations of the American Association of
Nurserymen.
SUBSTITUTIONS: Substitutions for the indicated plant materials may be
permitted, provided the substitute materials are approved in advance and
in writing by the Landscape Architect and the subsUu~ions a.re made at
no additional cost to the Owner. Except for the variations so authorized,
all substitute plant materials shall conform to the requirements of these
specifications. If accept_ed substitute materials are of less value than
those indicated or specified, the contract price will be adjusted in
accordance with the provisions of the Contract.
PLANT INSPECTION AND REJECTION: Root condition of planls will be
determined by the Landscape Architect through the removal of oarth
from the roots ot at least two plants but not more than 2% of the total
number of species from eqch source.
MATERIALS
A. • SOIL AMENDMENTS: All a·reas to be planted and irrigated shall receive
soil amendments, unless otherwise noted .
The following.soil amendments are to be used as the basis for bids.
Once all site improvements are in place and approximate finish grades
established, the Contractor shall furnish to the Owner a soils report made

2. Espalier to dumpster enclosure: 7/8" diameter aluminum flat washer or clear
plastic "button" with wire hook secured to surlace with G.E. clear
silicone rubber and "Tye-All" tie.
C. IMPORT SOIL OR TOPSOIL
1. All import soil shall be natural friable soil possessing the same
characteristics of the existing site soil. Provide soil free from
subsoil, brush, objcctionab:e weeds, rocks, organic or inorganic
debris, and clay. The soil shall be free of any toxic substances,
organic or inorganic, soil sterilants, salts; and no soil removed
from road bed excavations.
2. The Contractor shall furnish upon the request of the Landscape
Architnct a soils report made from the intended import by Soil and
Plant Laboratory. See Section 025·A of these specifications. The
report shall include pH, N.P.K. SAR, ECE, boron levels, and soil
particle evaluation. Any soils imported to site and found to be
unsuitable by the Landscape Architect shall be removed from the
site and replaced with an approved soil at the Contractor's
expense. The Contractor shall pay all expenses for soil testing of ,

A SCHEDULING: Planting shall not commence untll completion of all
construction work, grading, soil preparation, wee·d control and sprinkler
installation. /\II container stock shall be spotted on-site by the Contractor
per plans prior to planting. Plant pits shall not'be excavated until the

C. LANDSCAPE FINISH GRJ\DING: Finish grading after soil preparation
shall establish final flowlines and gradients ior positive uniform

D. SPACING: When plant material is spaced in rows, the total dimension
shall be verified and the p!ants equally spaced within tr.e designated
area. When plant material is shown in a loose pattern, the Contractor
shall space the material as shown on plans or as directed by Landscape
Architect. Ground cover material shall be triangularly spaced per
dimensions. ind:cated on plans (where applicable).
E. PL/INT PITS: Plant pits shall be dug with level bottoms with widths and
depths as shown in detail dr2wings. Fill pits with water arid allow water
to drain out. Notify Landscape Architeclif plant pits iail to drain within 2'1
hours.

wall roughened or squ2red with a sl1ovcl. Slick pit wails causqd by

1. Rosted cuttings s!12:1 bu planted sufficiently deep to cover all roots
a:1d spaced·as specified on Landscape Plan.
2. Ground cover plants (rooted cuttings) shall have been.grown in
_Hats and shall romain in those flats until time for transplanting. At
time of transpl2-nt:ng, the ilat soil shall contain sufficient moisture
· so that the soil does not fall apart when lifting plants from flat.
Each plant shall be planted with its proportionate amou:1t of the flat
soil in a manner that wf!l !:!nsure a minimum of disturbance to the
root system.
3. Rooted cuttings shall not be allowed to dry out before or while
being planted. Wilted plaots shall not be accepted.
4. At time of planting all ground cover plants, the earth around each
plant shall be firmed sufficiently to iorce out all air pockets.
5. Each ground cover plant shall be planted with a minimum of one 5
gram 20·10 ·5 plant tablet adjacent to root zone.
MULCHING: When planting operations are complete and shrub areas
have been raked and dmssed, rr.ulch all shrub watering basins with a 1N
layer of ground fir bark (O -1/4" size). Mulch areas planted in ground
cover prior to p!anting ground cover.
QUANTITIES: In all cases, quantities of plant material shall be furnished
as needed to complete work as indicated on draWings, including ·
reseeding, redressing, and maintenance {replacements) during the
Contract period.
PROTECTION: The Contractor shall carefully and continuously protect
all areas included in the Contract, including plant materials, supporters,
etc., until final acceptance of the work by the Owner or his representative.
CLEAN-UP: Atter all planting operations are completed, Contractor sha!I
remove all trash, excess soil, empty plant containers, or other
accumulated debris from the site at no extra cost to Owner. Contractor
shall repair all scars, ruts, or mars in area caused by work operations.
Areas shall be left in a neat and orderly condition.
SITE OBSERVATION (Planting Phase):
1. Contractor shall give forty-eight hours notice and set appointment
for all reviews by tho Landscape Architect.
2. Review by Landscape Architect shall be scheduled for the
following operations:
a. Start of maintenance period/acceptance of installation.
b. . Final accep~ance at end of maintenance period.

Review shall be ca!led ior at end of all planting operations for the

GUAl1ANTCE: "

period of ninety days after final acceptance by th$ Owner or his
representative.
2. Plan~s which die or lose more than 30% of their original leaves
shall be replaced under this section.
3. The Contractor, within fourteen d;iys of written notification by
Ov1mur, shall remove 2nd repiacc a:I guaranteed plant materials
whiCh for any reason fail to meet the requirements of the
guarantee. All plant ma'.erial replaced shall be guaranteed for the
original period, starting from the date of rep:acement.
ESTABLISHMENT PERIOD:
1. · Contractor shall continuously maintain all areas included in the
con:ract during the progress of the \'\,'Ork, through the
establishment period, and until fin;;! acceptance of the work.
2. The entire project shall be maintafr:ed in a satisfactory condition
for a period of ninety calendar days, commencing from the time all
'items of irrigation and landscape planting work have been
completed as specified in the foregoing articles of these special
provisions to the satisfaction of the Landscape Architect.
3. Establishment work includes all mowing, watering, weeding,
resending, mulching, cultivating, spraying, and trimming .
necessar; to bring the planted areas to a healthy growing
condition, and any additional work needed to keep the areas neat,
edged, and attractive.

During the plant establishment period, all plants and planted
areas shall be kept weed-free at all times. Vleeds, dallas and
johnson grass, and bermuda grQSS sha:I be rornoved and
disposed of. Landscape Architect may require cl1emical weeding
of certain weed types.
Any day the Contractor fails to adequately water, replace
unsuitable plants, weeds, and other work determined to be
necessary by the Owner, wi:I not be credited as part oi the
. establishment period.
6. . During the establishment period, any dead or dying plant material
shall be replaced by the contractor at his own expense.
7, · /\II basins around shrubs and trees shall be maintained at a four
•inch depth throughou1 establishment period, unless other:vise
instructed by tho Owner or his representative.
8. Plant material and soil shall be inspected weekly to detect the
presence of disease, insects, and/or rodent infestations and
proper preventa~ive or control measures taken until Landscape
Architect has determined that the infestation has been controlled.
All chemical spraying shall be recorded by the contractor noting
date, chemical used) application rate and target pest. Records
shall be made available upon request.

scraggly branches shall be thinned out where necessary. In no
case shc:tll shrubs be trimmed by heading or shearing. Any plants

Contractor's expense.
. On the 89th day of the establ:shmenl period, all ground cover
areas shall receive top dressing of 6 pounds of 16-6-8 commercial
fertilizer per 1,000 sq. tt.
11. At completion of establishment period, all areas included in the
1 contra.ct shall be substantially clean and free of debris and weeds.
All plant materials shall be live, healthy and free of infestations.
12. Any erosion or slippage of soil caused by watering shall be
repaired by the Contractor at his expense.
13. All walks, curbs, and gut'.ers shall be kept clear oi debris, mud,
··dust, and standing water by sweeping, mopping, or hosing down
as requifed to main~2.:.'7 c!eanliness throughout.
S. WRITTEN NOTICE: At the end of specified establishment period, the
Contractor shall request final review by Lar,dscape Architect for final
acceptance. All items of maintenance establishment period and
specifications are subject to final ,:.~proval by the Owner. After final
acceptance is granted, Contractor shall present written notice to the
Owner that he has completed tho required maintenance, and that any
further maintenance will be the resporsibility of the Owner.
