32. The project will include work on 2 of 3 lots which host an employee only accessed
park & recreation area. The area of construction is planned for an area that was
previously graded as part of the Carlsbad Research Center. The soil is stabile and
compacted per the previous grading operation. The site has little or no cultural,
historical or scenic aspects. There are two existing buildings on two of the lots. 5791
Van Allen Way is a tilt-up concrete warehouse building, construction type 3N,
currently occupied with 75,000sf of traditional office space. 5781 is also a tilt-up
concrete warehouse building constructed as part of the same original speculative
development project, construction type V-B, currently occupied with approximately
350,000sf of office, R&D, manufacturing and warehouse. Please see the attached
aerial photo taken in February 2008.
33. The site is within the Carlsbad research center, bordered on 2 sides by Faraday Ave.
and College Blvd, with Van Allen running between the 4 lots. On the other side of
College Blvd, there is a hotel and additional office buildings. On the opposite side of
Faraday Ave., there is a commercial food court, a gas station, more office buildings,
and the City of Carlsbad Building department down the hill. There are 2 additional
commercial warehouse and office buildings to the West, and to the North of these
there is a residential neighborhood. The site drops off steeply to the North of the 5781
Van Allen Way Lot, which is undeveloped. Please see the attached aerial photo taken
in February 2008.
