GENERAL NOTES RECLAIMED WATER ROTES 1. ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE CARLSBAD MUNICIPAL WATER DISTRICT'S "CARLSBAD RECLAMATION RULES AND REGULATIONS FOR CONSTJ;WCTION OF RECLAIMED WATER MAINS" DATED JUNE, 1991. 2. ALL PUBLIC FACILITIES SUCH AS COMFORT STATIONS, DRINKING FOUNTAINS, ETC. SHALL BE PROTECTED FROM SPR'.i>,y BY RECLAIMED WATER. 3. NO PONDING, RUN-OFF OR OVER-SPRAY rs PERMITTED. 4. HOSE BIBS ARE STRICTLY PROHIBITED- 5. ON SITE CROSS-CONNECTIONS BETWEEN RECLAIMED WATER LINES AND POTABLE WATER LINES ARE STRICTLY PROHIBITED. 6. NO SUBSTITUTION OF PIPE MATERIALS WILL BE ALLOWED WITHOUT PRIOR APPROVAL OF THE CITY OF CARLSBAD MUNICIPAL WATER DISTRICT. 7. ALL ON-SITE PIP·ES SHALL HAVE WARNING TAPE PER CAELSBAD MUNICIPAL WATER DISTRICTS'S RULES AND REGULATIONS. •8. THE IRRIGATION SYSTEMS SHALL RUN BETWEEN THE HOURS OF 10:00 P.M. AND 6:00 A.M. THE FOLLOWING MORNING (SPOT IRRIGATION COULD BE DONE AT A DIFFEEENT TIME) WITH QUALIFIED SUPERVISION PERSONNEL ON SITE. 9. PROVIDE A MINIMUM OF AT LEAST 18 INCHES OF COVER OVER ALL WIRING AND PIPING. 10. PRIVATE LOTS SHALL BE PROTECTED FROM CONTACT FROM RECLAIMED WATER, WBETHER BY WIND BLOWN SPRAY OR BY DIRECT APPLICATION, THROUGH IRRIGATION OR OTHER APPROVED USE. LACK OF PROTECTION, WHETHER BY DESIGN, CONSTRUCTION PRACTICE OR SYSTEM OPERATION, IS STRICTLY PROHIBITED. 11. CONTRACTOR SHALL ADJUST HEADS TO PREVENT OVER-SPRAYING ON ALL SIDEWALKS, STREET, AND PRIVATE LOTS. 12. QUICK COUPLING VALVES SHALL HAVE A SPECIAL COUPLE KEY PER CARLSBAD MUNICI- PAL WATER DISTRICT'S RULES AND REGULATIONS. 13. METERS SHALL BE SIZED BY THE CITY OF CARLSBAD MUNICIPAL WATER DISTRICT. 14. ALL IRRIGATION PIPE SHALL BE STENCILED, COLOR-CODED (PURPLE) AND LAID WITH WARNING TAPE PER THE CITY OF CARLSBAD MUNICIPAL WATER DISTRICT'S RULES AND REGULATIONS. 15. ALL POTABLE WATER' AND RECLAIMED WATER PIPING SHALL BE INSTALLED WITH THE S"cENCILING ORIENTED TOWARD THE TOP OF THE TRENCH. 16. WHEN A POTABLE WATER LINE AND RECLAIMED WATER LINE CROSS, THE RECLAIMED LINE SHALL BE INSTALLED WITHIN A PROTECTIVE SLEEVE. THE SLEEVE SHALL EXTEND 10 FEET FROM EACH SIDE, FROM THE CENTER LINE OF POTABLE LINE, FOR A TOTAL OF 20 FEET. 17. A 1.0 FOOT HORIZONTAL SEPARATION BETWEEN POTABLE WATER AND RECLAIMED WATER MAINS MUST BE MAINTAINED AT ALL TIMES. THE POTABLE LINE MUST BE INSTALLED ABOVE THE RECLAIMED LINE. 18. A MINIMUM OF 12 INCHES OF VERTICAL SEPARATION BETWEEN UTILITIES MUST BE MAINTAINED AT ALL TIMES. •19. DEVELOPER/CONTRACTOR SHALL CONDUCT A CROSS-CONNECTION TEST AND COVERAGE TEST AS DIRECTED BY THE CARLSBAD MUNICIPAL WATER DISTRICT ENGINEER AND/OR THE SAN DIEGO COUNTY DEPARTMENT OF HEALTH SERVICES PRIOR TO ANY USE OF RECLAIMED WATER. 20. QUICK COUPLING VALVES USED IN RECLAIMED WATER SYSTEMS SHALL CONFORM TO THE FOLLOWING• A. QUICK COUPLING VALVES SHALL BE l" NORMAL SIZE NELSON #7645, WITH BRASS CONSTRUCTION AND A NORMAL WORKING PRESSURE OF 150 P.S.I. OR RAINBIRD #44NP. B. IN ORDEE TO PREVENT UNAUTHORIZED USE, THE VAT.YE SHALL BE OPERATED ONLY WITH A SPECIAL COUPLER KEY WITH AN ACME THREAD FOR OPENING AND CLOSING THE VALVE. C. THE COVER SHALL BE PERMANENTLY ATTACHED TO THE QUICK COUPLING VALVE. IT SHALL BE PURPLE RUBBER OR VINYL. D. LOCKING COVERS ARE REQUIRED. 21. THE CON- AND LOTS, MONITOR AND MAINTAIN THE SYSTEM TO MINIMIZE EQUIPMENT AND MATERIAL FAILURE. BROKEN SPRINKLER HEADS, LEAKS, UNRELIABLE VALVES, ETC., SHOULD BE REPAIR!:lD AS: SOON .AS THEY BECOME APPARENT. EDUCATE ALL MAINTENANCE PERSONNEL, ON A CONTINUOUS BASIS, OF THE PRES- ENCE OF RECLAIMED WATER AND THE FACT THAT IT !SNOT APPROVED FOR DRINK- ING PURPOSES. GIVEN THE HIGH TURNOVER RATE OF EMPLOYEES IN THE LAND- SCAPE INDUSTRY, IT IS IMPORTANT THAT TNIS INFORMATION BE DISSEMINATED ON AN ALMOST DAILY BASIS. D· 'ifZ .,.v :;;,€?7 \ ' COMPLETE CONSERVATION SYSTEM SPECIPICATIONS CENTRAL OVERRIDE CONTROL The c.t!ntral override control unit shall provide an eight (8) post,-terminal strip clearly labeled for appropriate connections too t·he controller, rain sensor and central override receiver systems. Two (2) SPST switches shall provide independent manual ov~rride control over both the rain•~ensor and tensiometers. Each SPST switch shall incorporate a protective snubber network and provide positive indication of override mode via an L.E.D. panel light. _, C5l!ITRAL OVERRIDE SYSTEM RECEIVER The central override system receiver unit shall receive an over- ride command from the central override control unit and shall cause controller applied current to bypass the tensiometer cir- cuit and activate the remote control valve solenoid regardless of the amount of available soil moisture present in the zone. The central override system receiver unit shall be installed in the remote control valve enclosure. The central override sys- tem receiver unit shall be epoxy sealed and provide two (2) double shielded cable leads, one shall be color coded to attach to corresponding leads from the tensiometer via an approved di- rect burial three (3) wire sensor cable, the other shall provide four (4) leads color coded; red, yellow, green, and black, which shall attach to the remote control valve solenoid and override common (common 2) circuit. RAIN Sl!NSOR The unit is to be a solid state rain sensor which will terminate a progra1M1ed irrigation after a rainfall reaches greater than l/8 inch (3.2mm), even though the tensiometers may, at that time, be calling for the irrigation to proceed. The uni~ shall incor- porate a thern>istor heat source to provide assisted evaporation of water from the rain co1'lection cup. The unit shall be of a type which may be permanently installed in a vandal resistant enclosure, as required. 1 TENSIOM!!TER (~~IOt-1 ~I'¥.;, I~, 11-1-(r;i~t~ The unit is to be a solid state, maintenance free tensiometer. lt is to be pre-set by the manutacturer to allow a programmed irrigation only when the soil matric potential (root stress) rises above the specified pre-set value as expressed in centibara (CH). The unit will automatically close the remote control valve power circuit to allow progra111med irrigation when·soil matric potential 1$ at or above the specified range.. The unit ■hall not la damaged by freezing nor affectsd by variations in soil particle size, soil density, salinity, hydrogen ions or other chemical variations. ELECTRICAL CONNECTIONS All connections between the tensiometers, the central override system receiver, the remote control valve solenoid circuit_and the override common (common 2) shall be made using U.L./CSA/MIL specification qualified pre-insulated water pr~of connectors, These connectors shall be comprised of a butt Joint crimp bar- rel which is not less than 0.625 inches (15.875mm) 1n length, such barrel being surrounded by a heat shrinkable nylon Jacket containing an:s.integrill heat activated sealant. This jacket shall not be 1ess than 1.5 inches (38,1mm) in length, Splices ,;;hall be crimped usjng __ a WCS-UNJ 3000 pressure compensating crimp tool (or equa1'aevice) and heat sealed using a WCS-UT 100 untratorch (or equal device) such that the outer nylon jacket shall shrink uniformly around the crimped splice and re1,ase its internal sealant. Approved splices which meet these specifications are: WCS-perma-seal types; 2218R, 14168 and 1210Y. SENSOR CABLE connl,,ction between the tensiometer 11n,d central override system receiver shall be •ade using color coded red, green and yellow, copper solid core, double jacket cable of 18AWG or larger (wcs 9603DB or equal) which is labeled as direct burial by the manufacturer. He shall also arrange for and pay for all costs in con- nection with any inspections and examinations required by these authorities. In all cases, where inspection of the irrigation system work is required and/or where portions of the work are specified to be performed under the direction and/~r ob■ervation of the owner's Authorized Representative, the Contractor snall notify the Owner's Authorized Representative of the time when such observation and/or direction 'is required. Any necessary re-excavation or alterations to the sy,.tem needed because ,of failure of the Contractor to nave the required inspections,' shall be performed at the Contractor's own expense. PURPOSE OF SPECIPlCATlONS It is the intention of these specifications, together with the accompanying drawings, to accomplish the work of installing an irrigation system which will operate in an efficient and sat~s- factory manner according to the workmanlike standards established for the sprinkler operation. GUAIIAN'l.'EE It shall bathe Contractor's responsibility to in~ure and guaran- tee complete coverage of the area5 shown on the drawlngs to be irrigated. He shall also guarantee the satisfactory operation o! the entire 5ystem and the workmanship, including non-settle~ ment of the bac~fill mix. The entire system shall be guaranteed to be complete and perfect in every detail for a period of one (1) year from the date of final acceptance by the Owner. RECORD DRAIIINGS The owner vill furnish the contractor with one (l) set of blue- line prints, showing all irrigation work required ~nder this contract; for the purpose of having the Contractor record on these prints all changes·that may be made during actual instal- lation of the system. lmmediately upon installation of any pip1ng, valves, wiring, sprinkler heads, etc., in locations other than shown on the original drawings, or of sizes other than indicated, the Contractor shall clearly indicate such changes on the set of drawings. \ MATERIAL STORAGE ANO CLEANUP • The contracuor shall keep the premises free from rubbish and debris at all times and s~all arrange his material storage so as not to interfere with the Owner's -operation-Of the job. All un- used material, rubbish and debris shall be removed from the site. EQUIPMENT, TpOLS AND LA80R ! The Contract·or shall "furnish all such equipment, tools ·and labolc necessary to complete work in an acceptable, timely manner. This Contract is based on the Contractor furnls~ing and.using his own equipment, tools and labor which are suitable to carry out this Contract in a first class manner, unless otherwise here- in specified. CHANGES OR ADDITIONAL WORK The Owner, may, without invalidating the original Contract, orde1 such changes or additions as may from time to time be deemed de- sirable or necessary. ln so doing, the Contract Price shall be adjusted to the Mutual Agreement of the Contractor and the owner, with all work being done under the conditions of t~e original Contract except for such adjustments in price and in extention of time as may be necessary. The Contractor shall bring to the attention of the Owner's Authorized Representative and they shall together work out an.agreeable change, which may be necessitated by deviations in construction from original plans by other con- tractors on the job. Any change in price brought about by such deviations in construction over original plans by other con- tractors shall be agreed upon by both the contractor ankl the Owner before work proceeds. TIME OF COMPLETION Where a specified time of completi·on is so designated in the Con- tract, all delays caused by any act of neglect by the Owner or the owner's Authorized Representative or by other contractors in the construction of the project of which this work is a part, changes' ordered or necessitated by deviations in the general constructio~·or sc~edule 6f other contractors on the project, inclement weather conditions, acts of God and acts beyond the cont~ol of the Contractor such as strikesi fire, lockouts, un- usual delays in shipments, shall not be cause for delay in pay- ment of estiu,ates as presented and shall be consider-.ed as Bona Fide causes for extensions of time. The Owner and the Contractor shall agree on a reasonable extension of time. If construction contractor is delayed in completion of part or parts of the project so that the lrrigation Contractor.must leave the job and return at a later date to complete his instal- lation, payments for work completed and materials delivered shall not be held back and extensions of time for completion Of work shall be granted if needed. Owner shall reimburse the Ir- rigation Contractor for any expenses incurred due to these delays unless otherwise herein specified. INSTALLATION The Contractor will stake out the location of each run of pipe and all sprinkler heads or sprinkler valve locatio~s prior to ditching. Before installation is started in any given area, the owner's Authorized Representative sl'lall check all locations and give his approval. Any changes made by the owner after approval and installation, shall be at the Owner's expense. Heights of sprinkler heads or sprinkler valves/valve boxes in relation to ·ground· level ·shall be as shown on the accompanying details. The Owner's Authorized Representative shall verify and approve installer's settings. Any changes after such ap- proval shall be at the owner's expense. SPECIAL CONDITIONS SYSTEM DESIGN CHANGES No consideration will be given to any design changes until after the awarding of the Contract. Should any changes be deemed necessary after ~ward of Contract, for proper instAl- lation and operation or the system, such changes shall be ne- gotiated by the Owner with the successful bidder. CHANGES IN SCOPE OF WOIIK Addition• or deletions in the quantity of work as set forth in these specificationa and accofflpanying drawings may be ordered by the Owner or his Authorized Representative after the Con- tract Price has been adjusted accordingly, to the satisfaction of both the Contractor and the Owner and they have been accepted in writing by the Owner. EXCAVATION WORK EXCAVATION AND BACKFILL Trenches for plastic pipe sprinkler lines shall be excavated ot sufficient depth and width to permit proper handling and in- stallation of the pipe and fittings. The backfill shall be thoroughly compacted and evened off with the adjacent soil level. Selected fill dirt or sand shall be used it soil con- ditions are rocky. The backfill shall contain no lu~ps or rocks lilrger than onr. (1) inch. All trenches that. ilre opened during a particular working day shall be closed and backfilled the same day. No open trenches or partially back- filled trenches shall be left overnight. DELIVERY Plastic pipe shall be delivered to the site in unbroken bundles or rolls, packaged in such a manner as to provide adequate pro- tection for the pipe ends, either threaded or plain, INSTALLATION OF PLASTIC PIPE Plastic pipe shall be installed in a manner so as to provide for expansion and contraction as recommended by the manufacturer. All plastic to plastic joints shall be solvent-weld joints or slip seal ·joints. Only solvent recom~ended by the pipe manu- facturer shall be used. Care should be taken so as not to use an excess amount of solvent, thereby causing an obstruction to form on the inside of the pipe .. All plastic pipe and fit- tings shall be installed as outlined and instructed by the pipe manufacturer. All plastic to metal joints shall be made with plastic male adapters. • The joints shall be allowed to set at least 24 hours before pressure is applied to the system on PVC pipe. CLEARANCES When two (2) or more pipes are to be placed in the same trench, maintain a six (6) inch minimum horizontal clearance between pipes. A minimum of two (2) inch vertical Clearance shall be maintained between pipes which cross over one another. No lines shall be installed directly over another parallel line. No irrigation piping shall be laid within the same trench or with- in twelve (12) inches of parallel lines of other utilities. PLUSIIING THE SYSTEM After all new sprinkler piping and risers are in place and con- nected, for a given section, and all necessary division work has been completed and prior to the installation of sprinkler heads, a11 control valves shall be opened and a full head of water used to flush the system. Upon completion of the irrigation installation and prior to any planting, other than specimen trees, the contractor shall adjust sprinkler heads to evenly and properly distribute the rate of precipitation of the water and shall determine it the coverage afforded the lawn and planting areas is complete and adequate. IRRIGATtON EQUIPMENT SPRINKLER HEADS Sprinkler heads shall be of the types and sizes with the dia- meter or radius of throw, pressure, discharge and any other designations necessary to determine the types and sizes, as in- dicated on the drawings. They shall be constructed of bronze, brass, stainless stee1, cast iron and/or non-metallic materials as specifically specified, herein, for each specific model sprink-ler. , All heads of a particular type and for a particular function in the system shall be of the same manuract1.1rer and shall be marked with the manufacturer's name and identification, in such a position that they can be identified without being removed from the system. All sprinkler heads and quick-coupling valves shall be set perpendicular to finished grades unless otherwise designated on the drawings, or otherwise specified. Sprinkler heads ad- jacent to existing wa11s, curbs and other paved areas, shall be, set to grade, Sprinkler heads which are to be installed in lawn areas where turf has not yet been established shall be set one (1) inch above the proposed finished grade. One-half to one cubic foot minimum, of 3/4" or l" aggregate gravel shall be placed around each rotor pop-up sprinkler head when it is set to grade, for drainage of water from sprinkler case. All sprinklers, having adjustable pin nozzles, shall have the pins adjusted into the stream for proper and adequate distri- bution of the water over the coverage pattern of the sprinkler at such time as the system is finally c0111plete1y c~ecked out. Strip .ends of wires and push wires through the holes of the base socket. 2. Twist wires together and mechanically bond tggether using crimp sleeve and crimp pliers. 3. Pull wire connection back into base socket a• far as possible. 4. Apply solvent cement to outside of sealing plug and then fill cavity of sealing plug completely with solvent cement .. 5. Push sealing plug into base socket, using a slight twisting motion, until it bottoms. 6. Push wires .down into base plug as far as they will go, without unseating sealing plu9. This assures cement completely sealing around wire insulation and water- proofing the connection. It is important that the joint be absolutely waterproof so that there is no chance for leakage of water and corrosion build-up on the joint. Control wire splices will be allowed only at terminal points. TRACER WIRES Tracer wire shall be installed on all plastic irrigation main lines. The tracer wire ehall be taped on the unde~side of the pipe. Tracer wire shall follow the mainline pipe and/or branch lines ·and terminate in the valve boxes. Provide enough length of wire,or tape to make a loop and attach a "Dymo-Tape• type plastic label with the designation "Tracer Klre•. AUTOMATIC IRRIGATION CONTROLLER Automatic controllers shall be installed per details at locations shown on the drawings with exact locations verified with the owner's Authorized Representative prior to installation. The controller housing shall be easily accessible for controlling and maintenance and shall be protected and kept clean at all times. See drawings for required power connections for con- trollers. A legible copy of II reduced and approved mylar i:ecord drawing of the irrigation system operated by each controller shall be taped inside each cabinet door. BACKFLOW PREVEWTER The backflow preventer assembly shall be installed in accordance with the manufacturer's specifications, located as directed on the drawings, and shall conform to all applicable code and ordinance requirements. The exact location and positioning shall be verified on the site. PRESSURE REGULATOR The pressure regulator shall be installed as indicated on the drawings. Verify the final location with the owner's Authorized Representative. ..OST INSTALLATION the Contractor shall be responsible for complete maintenance and protection of the irrigation system until final acceptance of the work is given by the owner's Authorized Representative. He shall sweep and clean all sidewalks, asphalt and concrete areas adjacent to plantings, PLANTING SPECIFICATIONS SCOPE AlfD DESCRIPTION GENERAL DESCRIPTION The planting insta:Llation shall be installed using the materials as shown on the drawings and as called for in these specifications. The planting as shown on the drawings is diagrammatic. The lay- out locations for plants and outlines of ground cover to be planted shall be established by the contractor at the time of construction and approved at the site by the Owner's Authorized Representative, prior to planting. Unless otherwise specified or indicated on the drawings, the installation of the planting shall include the furnishing, in- stalling, maintaining, and guaranteeing of all plants and lawns, all necessary specialties and accessories and all other work in accordance with the plans and specifications as required for a thriving landscape. SCOPE OF WORK The work consists of installing a thriving landscape as shown on the drawings and as hereinafter specified, including the fur- nishing of all labor, equipment, materials, transportation ~nd permits and in performing all operations in connection with the installation of the landscape. MATERIALS All materials shall be of standard, approved, and first grade quality and shall be in pr1me condition when installed and ac- cepted. All commercially processed or packaged material shall be delivered to the site in the original unopened containers bearing the manufacturer•s guaranteed analysis. All excess material at the completion of the installation are the property of the contractor and are to be removed from the site. DEFINITION AND INTENT OF DOCUMENTS The Contract Documents consist of the Contract Agreement, the Drawings, and the Specifications, including all modifications thereof incorporated in the Documents before their•execution, It is specifically agreed that this Contract shall be in all re- spects construed and interpreted in accordance with the laws of the state and municipality in which it is executed. The Contract Documents are complementary and what is called tor,by one shall be as binding as if call for by all. The intent of the documents is to include, unless otherwise stated, all labor, materials, equipment and transportation for the pro- per execution of the work and as required for a thriving land- scape. OWNER'S AUTHORIZED REPRESENTATIVE The owner shall designate one (1) person as his Authorized Rep- resentative to work with the Contractor. The Representative shall have full authority to approve work performed by the con- tractor, make field changes that are deemed necessary and ap- prove estimates submitted by the Contractor for payment. PROTECTION OF WORK AND PROPERTY The Contractor shall maintain adequate protection of all his work from damage and shall protect the owner's and adjacent property from injury or loss arising from this Contract. TAXES The Contractor shall pay all Federal, State and Local Sales and/or Use Taxes applicable to materials, processes or devices purchased or used in connection with the work under this con- tract. EXAMINATION AND VERIFICATION OF DRAWINGS AND SITE It shall be the Contractor's responsibility to report to the owner's Authorized Representative any deviations between the drawings, specifications and the site. All scaled dimensions on the drawings are approximate. Before proceeding with any work, the Contractor shall carefully check and verify all dimensions, quan-tities and grade elevations, and shall immediately inform the owner's Authorized Repre'}en- tative and/or Landscape Ai-chitect of any d~screpancies. Quantities for plant materials are shown for convenience only, and are not guaranteed. Check and verify count and supply suf~ ficient number to fulfill the intent of the drawings. Failure to do so prior to the installation of matarial and re- sulting in the replacement and/or relocation of material, shall be done at the Contrado~s expense. ORDINANCES AND REGULATIONS All Local, Municipal and State Laws and Rules and Regulations governing or relating to any portion of this work are hereby incorpoicated into and made a part of these specifications and their provisions shall be carried out by the Landscape Contractor. Anything contained in these specifications snall not be con~ strued to conflict with any of the above mentioned Rules, Regulations or Requirements and where a conflict m~y occur the Rules, Regulations or Requirements of the governing code shall take precedence. However, when these specifications and/or drawings call for or describe materials, workmanship or con- struction of a better quality, higher standard or larger size, these specifications and/or drawings shall take precedence over the requirements of said Rules, Regulations or Codes. MATERIALS AND WORKMANSHIP Whenever an inert material is specified by name and/or number thereof, such specifications shall be deemed to be used for the purpose of tacilitating a description of the materials and establishing quality, and shall be deemed and construed to be followed by the words "or approved equal". No substitutions will be permitted which have not been submitted tor prio. ap- proval by the Owner's Authorized Representative and City Land- scape Inspector. All materials sh~ll be new and without flaws or defects and shall be the best of thei~ class and kind. Suf- ficient descriptive literature and/nr samples must be furnished tor any materials submitted as "equal" substitutes. In all cases, where inspection of the landscape installation work is required and/or where portlons of the work are specified to be performed under the direction and/or ob- servation of the owner's Authorized Representative, the con- tractor shall notify the owner's Authorized Representative of the time when such observation and/or direction is Feguired. Any necessary re-excavation or alteratio~s to the i~stallation because of failure of the Co~tractor to have the required in- spections/observations, shall be performed at the Contractor's own expense .. PURPOSE OF SPECIFICATIONS It is the intention of these specifications, together with the accompanying drawings, to accomplish the work of installing a thriving landscape which will grow in an efficient and satisfac- tory manner according to the workmanlike standards established by the landscape industry. GUARAN'l'EE It shall be the Contractor's responsibility to insure and guarantee the workmanship and the healthy growth of the plant material in the areas shown on the drawings to be landscaped. The entire landscape shall be guaranteed to be complete and perfect in every detail for the following periods from the date of final acceptance by the Owner. -All trees installed under the Contract shall be guaranteed to live and grow in a healthy condition for a period of one (1) year. -All other plant materi~l, including shrub$ and ground covers 1 shall be guaranteed to live and grow in a healthy condition for a period of qQ calendar days. -Any material found to be dead, missing or in poor condition in the opinion of the Landscape Architect or the Owner's Authori~ed Representative during the Contract period shall be replaced immediately. Material found to be dead or in poor condition within the GUARANTEE PERIOD shall be replaced within fifteen (15) days of written notification by the Owner, -Replacement shall be made to the same specifications required for the original plantings. -Material and labor involved in replacing material shall be supplied by the Contractoi: at no additional expense to the Owner and shall again be subject to full guarantee period specified in this Section. -Replacement during GUARANTEE PERIOD shall be limited to re- placement of unhealthy plants, and shall not include loss due to vandaii~m, theft, or adverse weather. MATERIAL STORAGE AND CLEANUP The Contractor shall keep the premises free from rubbish and debris at all times and shall arrange his material storage so as not to interfere with the owner's operation of the job. All unused material, rubbish and debris shall be removed from the site. EQUIPMENT, TOOLS AND LABOR The contractor shall furnish all such equipment, tools and labor necessary to complete work in a acceptable, timely manner. This Contract is based on the Contractor furnishing and using his own equipment, tools and labor vhich are suitable to carry out this Contract in a first class manner, unless otherwise herein specified. USE OF UTILITIES If construction contractor is delayed in completion of part or parts of the project so that the Landscape Contractor must le•ve the job and return at a later date to complete his installation, payments for work completed and materials delivered shall not be held back and extensions of time for completion of work shall be granted if needed. owner shall reimburse the Land- scape Contractor for any expenses incurred due to these delays unless otherwise herein specified. INCLEMENT WEATHER When conditions are such, by reason ot drought, high winds, excessive moisture or other factors, that satisfactory re$Ults are not likely to be obtained, the work shall be stopped and shall be resumed only when conditions are again favorable as approved by <the Landscape Architect. SPECIAL CONDITIONS LANDSCAP8 DESIGN CHANGES No consideration will be given to any design changes until after the awarding of the contract. Should any changes be deemed necessary after award of Contract, such changes shall be nego- tiated by the Owner with the successful bidder. SUBSTITUTIONS AND REJECTIONS • All plants shall be of the species, variety, size, age, flower color and condition as specified herein and/or as indicated on t~e drawings. Under no condition will there be any substitu- tion of plant species, variety, or reduced si~ed tor those li~ted on the accompanying drawings, except with the express written consent of the Landscape Architect and the City Land- scape Inspector. All plants not conforming to the requirements herein sfecified shall be considered de!ective, and such plants, ~heth7r in place or not, shall be marked as rejected and he immediately removed from the site of the work and replaced with acceptable plant materials. The plant materials shall meet all applicable inspections required by law. CHANGES IN SCOPE OF WORK Additions or deletions in the quantity of work as set forth in these specifications and accompanying drawings may be ordered by the Owner or his Authorized Representative after the contract Price has been adjusted accordingly, to the satisfaction of both th~ ~ontractor and the Owner and they have been accepted in wr1t1ng by the owner. OllSERVA'l'ION Observations herein specified shall be made by the Owner•s Authorized Representative and/or the Landscape Architect. The Contractor shall request observation at least forty-eight (48) hours in advance of the time observation is required. If underground construction or utility lines are encountered in the excavation of planting areas, other locations for the planting may be selected by the Land- scape Architect. Damage to existing utilities shall be the responsibility of the Contractor. TREES, SHRUBS AND VINES All excavated holes shall have vertical sides with roughened surfaces and shall.be of the minimum sizes indicated on the detailed dra•ings. Holes shall be, in all cases, large enough to permit handling and planting without injury or breakage of root ba11, or roots. Excavation shall include the stripping and stacking of all ~mended topsoil encountered within the areas to be excavated for plant pits and planting beds. Protect all areas that are to be trucked over and upon which soil is to be temporarily stacked pending its re-use for the filling of holes, pits and beds. Plants in metal containers shall have the ca.as opened by cutting vertically on opposite sides of each can with nursery can openers, tin snips or other approved instruments for this purpose. All used cans shall be removed to the storage area or 'from the site daily. The plants shall be planted at approved locations with heretofore specified amendments and soil planting backfill. The plants shall be placed in the planting pits on the backfill material which has been water settled to the rootball base levels prior to the placement of the plants. After setting the plants, the remaining backfill material shall be carefully tamped and settled around each rootball to fill all voids. All ground cover plants shall be planted with soil around roots in staggered rows, evenly spaced at the intervals called out on the drawings. The ground cover plants shall be planted sufficiently deep to cover all roots and shall be immediately "Prinkled after plant- ing until the entire area is soaked to the full depth of all holes. ' The ground cover planting areas shall be hand smoothed after planting to provide an even, smooth final finish grade. HYDROSl!EDING Hydroseeding shall be applied evenly and completely in the areas indicated on the drawings and as per mix called for herein. A dispersing agent may be added if. evidence is provided that the agent is not harmful to the mixture or plant growth. Mix the materials in a tank having a built-in continuous agita- tion and recirculation system of sufficient capacity to produce a homogeneo~~ slurry. The landscaped areas shall be kept free of weeds, noxious grass and all other undesired vegetative growth and all debris.
