CONSTRUCTION SUMMARY
General
February 21, 2020
NOVA Project No. 1019055
Construction of relevance to this report was completed during the period of March 18, 2019 to February
08, 2020.
The Contractor was Swinerton Builders. The specialty shoring subcontractor was Condon Johnson. The
specialty earthwork subcontractor was Naton Engineering Inc. Other specialty subcontractors included
Rand Engineering, Inc.
NOV A did not provide full-time surveillance of earthwork operations. NOV A provided periodic
observation of earthwork operations, at times requested by the Contractor. The description of earthwork
operations provided in the following subsections reflects observations by NOV A during its presence on-
site and may not reflect all work by the Contractor.
Soil Nail Walls
Site Preparation
Grading operations to prepare for v-nail installation consisted of removals of up to 7 feet of existing soil
and replacing it with select fill. The fills placed around the theater perimeter were moisture conditioned
to near optimum moisture content in relatively thin, uniform lifts. Backfill was densified to at least 90%
relative compaction after ASTM D 1557 (the 'Modified Proctor'). Figure 1 depicts the grading operations.
V-Nails
NOVA observed the excavation and drilled installation of 110 vertical soil nails ('v-nails') around the
perimeter of the theater structure. The work was completed in conformance with the approved shoring
plans (WMB-ROI 2020) and referenced geotechnical reports (Leighton 2018a and 2018b). Figure 2
(following page) depicts the drilling operations for the v-nails.
Soil Nails for External Bracing
NOV A observed the installation and load testing of inclined soil nails in areas of below-grade
construction. The work was completed in conformance with the approved shoring plans (WMB-ROI 2020)
and referenced geotechnical reports (Leighton 2018a and 2018b). Figure 3 (following page) depicts the

Earthwork
Site Preparation
February 21, 2020
NOVAProjectNo. 1019055
Prior to earthwork operations, debris, topsoil, and vegetation in the areas being improved were removed
and disposed of offsite.
Operations
The grading subcontractor utilized a variety of medium to heavy-duty equipment to perform the earthwork.
Equipment included: wheel loaders, backhoes, tracked excavators, rollers, and sheepsfoot compaction
wheels. Manually operated reciprocating hammers were used where access to larger equipment was
limited.
Retaining Walls
Earthwork operations consisted of backfilling portions of the building perimeter walls. A concrete masonry
unit (CMU) retaining wall was constructed to retain the slope at the northern portion of the site.
Retaining wall backfill operations consisted of placing soils that were moisture conditioned to near
optimum moisture content in relatively thin, uniform lifts. Backfill was densified to at least 90% relative
compaction after ASTM D1557 (the 'Modified Proctor').

Retaining Wall Drainage
February 21, 2020
NOV A Project No. IO 19055
NOVA was not asked to observe the installation of the subdrain system, the subdrain connections or outlet
locations.
Utilities
NOV A observed backfilling operations for several utility line trenches. Characteristically sandy utility
backfill was moisture conditioned to near optimum moisture content and compacted to at least 90%
relative compaction after ASTM D1557 using manually operated reciprocating hammers and a sheepsfoot
wheel attached to tracked excavators.
Earthwork for Shallow Foundational Elements
Earthwork for the new rides, shoring walls, and retaining walls may be generalized to have included the
step-wise sequence of operations described below.
l. Step 1. Removal. At least the upper approximate 3 to 5 feet of soils were removed to contact with
a competent bottom in the areas receiving the new shallow foundational elements. Laterally, the
removals extended outward of the planned improvements at least 5 feet. Excavated soils were
staged for later replacement.
2. Step 2. Re-Densification. A representative from NOV A approved the bottom of excavations
exposed by Step 1. The bottoms of the removals were scarified at least 8 inches and compacted to
at least 90% relative compaction after ASTMD1557 (the 'Modified Proctor'), at approximately the
optimum moisture content.
3. Step 3. Replacement. Soils staged in Step 1 were replaced as compacted fill. The replaced soils
were moisture conditioned to near optimum moisture content then spread in loose lifts of typically
8 to 10 inches. Thereafter, the soils were densified to at least 90% relative compaction after
ASTMD 1557 (the 'Modified Proctor') in accordance with the project specifications.
Theater Attraction
NOV A observed the excavation operations for the subterranean level following the installation of the soil
nail-retained wall. The bottom of the excavation extended to the depths shown on the approved grading
plans for the project.
The excavation removed the existing fill and exposed competent Old Paralic deposits (Qap) at the bottom
of the excavation. A NOV A representative approved the bottom of excavations.
Flexible Pavements
The pavement section construction consisted of the sequence of operations described below.
1. Step 1. Subgrade Preparation. Subgrade preparation consisted of scarifying the surficial soils,
moisture conditioning, and then densification of the subgrade to a depth of 12 inches to at least 95
percent relative compaction after ASTM D1557.
2. Step 2. Base Course. An approximately 4 to 6.5-inch-thick layer ofrecycled Class II aggregate
base was placed and densified to at least 95 percent of the material's maximum density.

OBSERVATION AND TESTING BY NOVA
Observation
The adequacy of earthwork was determined in part by observation of earthwork operations by NOV A staff
familiar with the requirements for earthwork in the Carlsbad area and familiar with the specific intent and
specific requirements of this project. This observation was the basis for selection by NOVA of locations
for in situ testing of density and for recovery of samples for laboratory testing.
Density Testing
NOV A provided observation of earthwork operations as requested by the Contractor. Quality Assurance
(QA) in-place density testing of soils placed as compacted fills and backfills was performed after ASTM
D6938 ('In-Place Density and Moisture by Nuclear Methods'). The density of the asphaltic wearing
surface of pavements was determined after ASTM D2950 ('Standard Test Method for Density of
Bituminous Concrete by Nuclear Methods').
The approximate locations of the density tests conducted for this work are shown on the attached Plates.
The laboratory test results are presented in Table I. The field in-place density test results are summarized
in Table II.
Laboratory Testing
The field density testing was supported by laboratory testing of representative samples of soils utilized for
fills, backfills, and pavement materials in accordance with ASTM D1557. The test results are presented in
Table I. The indications of this testing are the basis for NOV A's judgments regarding the relative
compaction of the fills placed.
CONCLUSIONS
Observed Geologic and Soil Conditions
Geologic and Soil
The geologic conditions observed during the excavation were generally consistent with those described in
Leighton 2018a and 2018b. Materials exposed at the base of excavations consisted of Old Parlic Deposits
(Qop) and previously compacted fill (Qaf).
Conclusion
Based on the observations and testing reported herein, it is NOV A's opinion that the soil engineering and
engineering geologic aspects of the grading are in compliance with the approved geotechnical repo1t and
the grading plans in WMB-ROI 2020.
Limitations
Periodic Testing and Observation
This report presents opinions, information, and data relative to the earthwork at the subject site.
Representatives of NOV A conducted periodic testing and made observations during the progress of the

construction to evaluate conformance with the project requirements. The testing by NOV A indicates that
the earthwork observed conformance with the project requirements for placement and densification.
Results presented herein are only representative of the samples and areas tested. As with any manufactured
product, there are statistical variations in the uniformity of an earth fill and in the accuracy of the test used
to measure its qualities. As compared with other manufactured products, earthwork has usually wider
fluctuations in both the product and the test results. Variations in material properties are inherent in any
earthwork operation and should be expected at this site.
Survey
References to elevations and locations herein were based on surveyors or grade checker stakes in the field
and from the project grading plans prepared by Commercial Development Resources in WMB-ROI 2019.
NOV A did not provide construction surveying services. NOV A has no opinion regarding the accuracy of
the elevations or surface geometry with respect to the approved plans.
Supervision
The presence of NOVA personnel during the work progress did not involve any direct supervision of the
Contractor or his work forces. Professional and technical advice and recommendations were provided to
the Owner during the conduct of the work, based upon NOV A's observations and evaluations.
