Dear Mr. Dunn:
As requested, Geotechnical Exploration, Inc. hereby presents this report of
grading observations and soil testing performed at the subject site. The work
reported herein was performed between March 4, 2019, and August 26, 2020. We
previously performed a preliminary geotechnical investigation, the results of which
were presented in our “Report of Preliminary Geotechnical Investigation” dated
November 14, 2017.
SITE DESCRIPTION
The property is known as Assessor’s Parcel No. 204-132-17-00, Parcel 2, per
Recorded Map PM 00425, in the City of Carlsbad, County of San Diego, State of
California. Refer to Figure No. I, the Vicinity Map, for the site location.
The site, more particularly referred to as 362 Walnut Avenue, consists of
approximately 0.57-acre. The lot is located on the north side of Walnut Avenue, in

the City of Carlsbad. The property is bordered on the north, at approximately the
same elevation, by a multi-family residential property; on the east and west side, at
slightly lower elevation, by a multi-family residential property; and to the south at a
slightly lower elevation by Walnut Avenue. In general, the lot slopes very gently to
the southwest and northeast. For Plot Plan, refer to Figure No. II.
The new construction consists of 6 two-unit residential structures with attached
garages and associated improvements. The residential structures were constructed
of standard-type building materials utilizing a conventional foundation system.
SOIL TESTING
Representative soil samples were collected during the grading to determine
laboratory maximum dry density of the soils per ASTM D1557-12e1. Field density
tests were performed at approximate locations shown on Figure No. II, Plot Plan, in
accordance with ASTM D6938-17a. The complete list of field density tests results is
shown on Table A of Figure Nos. IIIa-h, and laboratory soil compaction test results
are shown on Table B of Figure No. IIIi.
FIELD OBSERVATIONS
1. Rough grading for the lot was observed and tested between March 4 and 25,
2019, and the results were presented in our “Report of Building Pad Rough
Grading Completion” dated March 26, 2019. The building pad soil removal
consisted of excavating no more than 3 feet of the existing surface fill soils
(with the exception of a section in the permeable driveway area located
between Units 2, 3, and 9 where a 6-foot-deep excavation was dug to remove
an old septic tank). Prior to backfill of the building pad excavation and the

septic tank area, our representative observed that the excavation bottom was
founded in dense formational soils.
2. Drilling for the permanent shoring wall located on the northeast portion of the
lot was observed on March 19, 2019. A total of 7 holes 24 inches in diameter
were drilled for the soldier piles. Each hole was approximately 23 feet in total
depth relative to the existing surface grade at the time of the drilling operation.
The soldier piles were properly embedded into dense formational soils and
were observed to be in compliance to the approved shoring plans. It was
observed at a later date that the shoring contractor installed drainage boards
on the front side of the wood lagging and Bentonite waterproofing between the
drainage boards. PVC pipe weep holes were observed on the bottom of the
drainage board that discharges directly into the new BMP basin.
3. The BMP basin bottom was observed and density tested by our representative
on April 19, 2019, after placement of 1 foot of soil to bring it up to grade. On
August 8, 2019, our representative observed placement of the liner, a
perforated pipe wrapped in a filter sock, with a gravel layer on the west half of
the basin where the box is located.
4. Trench backfill for the utilities located within the building pad were observed
and tested between May 14 and August 14, 2019. The observed and soil tested
utilities include the sanitary sewer, the water line for the fire suppression
systems, and the general water line. Due to utility trench backfill placement
in the building pads, the building pad surface was re-graded and a
representative of our firm re-observed and re-tested the building pad soils on
August 19 and 20, 2019. The results were presented in our “Report of Building
Pad Re-Grading Completion” dated August 28, 2019.

5. Trench backfill for the utilities located on Walnut Avenue were observed and
tested between October 1 and November 25, 2019. The observed and tested
utilities include the general water line, the water line for the fire suppression
systems, the sanitary sewer, and the gas and electrical trenches. A portion of
the electrical trench was observed and tested within the building pads. The
finish base grade for the general water line, the water line for the fire
suppression system, and the sanitary sewer was also observed and tested.
The asphalt concrete layer was not observed nor tested.
6. Bearing soils for the footing trench excavations were observed intermittently
between September 30, 2019, and June 15, 2020. The observed footing
trench excavations include all the building units (1-11) as well as the retaining
wall along the western property line located around the water valve. The
footing excavations were observed to be founded in dense recompacted fill
soils.
7. The curb, gutter, and driveway apron subgrade soils were observed and tested
on August 25 and 26, 2020.
8. Finished surface subgrade soils for exterior flatwork/improvements and the
permeable paved driveway were not observed or soil tested.
Grading equipment used for compaction consisted of a CAT 950G (tire loader), a CAT
259D (Bobcat), Backhoe with sheep’s foot compaction wheel, and pneumatic hand
tampers. A water hose was used, when needed, to increase the soil moisture. Field
density tests yielded a relative compaction of at least 90 percent (95 percent in some
locations) of maximum dry density at tested locations. Locations with failed tests
were remediated by the grading contractor and re-tested to the recommend

compaction. Density tests were performed with a nuclear gauge testing apparatus
in accordance with ASTM D6938-17a. The maximum dry density of the soils was
determined per ASTM D1557-12e1. On-site and imported soils were used during the
observed grading and field density testing. In general, the on-site soils consisted of
brown silty sand, and the import consisted of dark grey crushed miscellaneous base.
The on-site and imported soils were visually classified as low expansive per ASTM
D4829.
Proper finish drainage for the site is to be implemented by the general contractor
prior to completing construction. Field density tests and approximate limits of the
graded areas are shown in the attached Plot Plan, Figure No. II.
Any future grading and earthwork should be observed by our field representative
prior to form and steel reinforcing placement, and just prior to concrete placement.
Any future utility or drainage trench backfill, or retaining wall backfill should also be
performed under the observation and testing of our firm. Any subgrade testing for
pending exterior flatwork should be observed and tested by our firm. A report will
be provided issued after additional soil-related work is performed under our
observation and testing
SITE SUITABILITY AND COMPLIANCE
The observed and soil tested areas of the project site are, in our professional opinion,
suitable for their intended use. The dense formational soils are, in our professional
opinion, suitable to support the recompacted fill, structure foundations, and new
exterior improvements.

We certify that the soil engineering and engineering geologic aspects of the grading
operation are in compliance with the recommendations presented in our geotechnical
report dated November 14, 2017, and the approved project plans.
LIMITATIONS
The findings and opinions presented herein have been made in accordance with
currently accepted principles and practice in the field of geotechnical engineering in
the City of Carlsbad. No warranty, either expressed or implied, is made.
All statements in this grading report are applicable only for the grading operation
observed by our firm. The firm Geotechnical Exploration, Inc. shall not be held
responsible for fill soils placed without our observations and testing at any other time,
or subsequent changes to the site by others, which directly or indirectly cause poor
surface or subsurface drainage, water erosion, and/or alteration of the strength of
the compacted fill soils.
It is not within the scope of our services to provide quality control oversight for
surface or subsurface drainage construction or retaining wall sealing and base of wall
drain construction. It is the responsibility of the contractor to verify proper wall
sealing, geofabric installation, protection board installation (if needed), drain depth
below interior floor or yard surfaces; pipe percent slope to the outlet, etc.
In the event that any changes in the nature, design, or location of the building or
improvements are planned, the conclusions and recommendations contained in this
report should not be considered valid unless the changes are reviewed and the
conclusions of this report modified or verified in writing.
