A 10 FOOT HORIZONTAL SEPARATION BETWEEN POTABLE WATER AND RECLAIMED

A MINIMUM OF 12 INCHES OF VERTICAL SEPARATION BETWEEN UTILITIES MUST BE
MAINTAINED AT ALL TIMES.

UPON INSTALLATION AND TESTING OF VALVES, QUICK
COUPLERS, BACKFLOW PREVENTION DEVICE, AND CONTROL
VALVES.
WHEN THE SPRINKLER SYSTEM IS COMPLETED, THE
CONTRACTOR, IN THE PRESENCE OF THE ARCHITECT, SHALL
PERFORM A COVERAGE TEST TO DETERMINE IF THE
COVERAGE OF WATER AFFORDED THE PLANTING AREAS IS
COMPLETE AND ADEQUATE. THE CONTRACTOR SHALL
FURNISH ALL MATERIALS AND PERFORM ALL WORK REQUIRED
TO CORRECT ANY COVERAGE INADEQUACIES.
FINAL OBSERVATION AND PERFORMANCE TEST SHALL BE AT
THE SAME TIME AS THE FINAL OBSERVATION OF THE
LANDSCAPE WORK.
ALL PVC MAIN AND LATERAL LINES SHALL BE SUBJECTED TO A PRESSURE
TEST OF 125 PSI FOR A PERIOD OF SIX HOURS, ALL TESTING SHALL BE IN
THE PRESENCE OF THE ARCHITECT. APPROVAL SHALL BE RECEIVED
BEFORE BACKFILLING ANY TRENCH. DO NOT COVER ANY LINES UNTIL THEY
HAVE BEEN OBSERVED ANO APPROVED.
RECORD DRAWINGS:
. 1 BEFORE FINAL ACCEPTANCE OF WORK, THE CONTRACTOR SHALL
PROVIDE A RECORD SET OF DRAWINGS SHOWING THE SPRINKLER

SOD WITH QUANTITIES OF EACH WITHIN 15 DAYS FROM AWARD OF
CONTRACT.
GUARANTEES AND REPLACEMENTS:
• 1 SHRUBS, GROUNDCOVERS, ANO HYOROSEED SHALL BE
GUARANTEED TO REMAIN HEALTHY AND VIGOROUSLY GROWING FOR
ONE GROWING SEASON OR NINETY (90) DAYS, WHICHEVER COMES
FIRST.
. 2 ALL TREES THAT HAVE BEEN SUPPLIED AND INSTALLED UNDER THIS
CONTRACT SHALL BE GUARANTEED TO LIVE IN A HEALTHY
CONDITION FOR A PERIOD OF ONE (1) YEAR FROM DATE OF FINAL
ACCEPTANCE OF PROJECT. IF TREES ARE ALSO SUPPLIED BY THE

THE MAINTENANCE PERIOD BEGINS ON THE FIRST DAY AFTER ALL
LANDSCAPE AND IRRIGATION WORK ON THIS PROJECT IS
COMPLETED, CHECKED, ACCEPTED, AND WRITTEN APPROVAL FROM
THE ARCHITECT IS GIVEN TO BEGIN THE MAINTENANCE PERIOD, AND
SHALL CONTINUE THEREAFTER FOR NO LESS THAN 90 CALENDAR
DAYS.
THE CONTRACTOR SHALL CONTINUOUSLY MAINTAIN ALL INVOLVED
AREAS OF THE CONTRACT DURING THE PROGRESS OF THE WORK AND
DURING '{HE MAINTENANCE PERIOD UNTIL THE FINAL ACCEPTANCE OF
THE WORK.
REGULAR PLANTING MAINTENANCE OPERATIONS SHALL BEGIN
IMMEDIATELY AFTER EACH PLANT IS PLANTED. PLANTS AND SHALL
BE KEPT IN A HEALTHY, GROWING CONDITION AND IN A VISUALLY
PLEASING APPEARANCE BY WATERING, PRUNING, TRIMMING, EDGING,
FERTILIZING, RE•STAKING, PEST AND DISEASE CONTROLLING,
SPRAYING, WEEDING, CLEANING•UP AND ANY OTHER NECESSARY
OPERATION OF MAINTENANCE. LANDSCAPE AREAS SHALL BE KEPT
FREE OF WEEDS, NOXIOUS GRASS, AND ALL OTHER UNDESIRED
VEGETATIVE GROWTH ANO DEBRIS. ALL PLANTS FOUND TO BE DEAD
OR IN AN IMPAIRED CONDITION SHALL BE REPLACED IMMEDIATELY
WITHIN 3 DAYS.
FERTILIZER (COMMERCIAL): 7.9.4 WITH CHELATED MINERALS SHALL
BE APPLIED AT THE RATE OF 12 POUNDS PER 1,000 SQUARE FEET 30
DAYS AFTER THE BEGINNING OF THE MAINTENANCE PERIOD, ANO
EVERY 30 DAYS THEREAFTER, FOR THE DURATION OF THE CONTRACT
MAINTENANCE PERIOD. RATE OF APPLICATION IS FOR BIDDING
PURPOSES ONLY. SOIL TEST MAY REDUCE APPLICATION RATE.
THE CONTRACT COMPLETION DATE OF THE CONTRACT MAINTENANCE
PERIOD WILL BE EXTENDED, WHEN IN THE OPINION OF THE
ARCHITECT, IMPROPER MAINTENANCE AND/OR POSSIBLE POOR OR
UNHEALTHY CONDITION OF PLANTED MATERIAL OR UN•ESTABLISHED
NON-COVERING LAWNS ARE EVIDENT AT THE TERMINATION Of THE
SCHEDULED MAINTENANCE PERIOD. THE CONTRACTOR SHALL BE
RESPONSIBLE FOR ADDITIONAL MAINTENANCE OF THE WORK AT NO
CHANGE IN CONTRACT PRICE UNTIL ALL OF .THE WORK IS COMPLETED

THE TERM "PLANTING AREA" SHALL MEAN ALL AREAS TO BE
PLANTED WITH TREES, SHRUBS, GROUNOCOVERS, AND SEED.
ACTUAL PLANTING SHALL BE PERFORMED DURING THOSE PERIODS
WHEN WEATHER ANO SOIL CONDITIONS ARE SUITABLE IN
ACCORDANCE WITH LOCALLY ACCEPTED HORTICULTURAL
PRACTICE.
ALL ROCKS 1" OR LARGER, AND OTHER GROWTH OR DEBRIS
ACCUMULATED DURING THE DURATION OF THE PROJECT, SHALL BE
REMOVED FROM THE SITE UNLESS SPECIFICALL V EXEMPTED IN
WRITING.
PRIOR TO THE EXCAVATION FOR PLANTING OR PLACING OF PLANT
MATERIALS, LOCATE ALL UNDERGROUND UTILITY LINES STILL IN USE
AND TAKE PROPER PRECAUTIONS TO AVOID DAMAGE TO SUCH
IMPROVEMENTS. IN THE EVENT OF A CONFLICT BETWEEN SUCH
LINES AND PLANT LOCATIONS, NOTIFY THE ARCHITECT WHO SHALL
ARRANGE FOR THE RELOCATION OF ONE OR THE OTHER. THE
CONTRACTOR ASSUMES ALL RESPONSIBILITY FOR MAKING ANY AND
ALL REPAIRS FOR DAMAGES RESULTING FROM WORK AS HEREIN

GRADING AND SOIL PREPARATION WORK SHALL BE PERFORMED
ONLY DURING THE PERIOD WHEN BENEFICIAL ANO OPTIMUM
RESULTS MAY BE OBTAINED. IF THE MOISTURE CONTENT OF THE
SOIL SHOULD REACH SUCH A LEVEL THAT WORKING IT WOULD

UTILITIES
A. ALL UTILITIES (WATER ANO ELECTRICITY) USED DURING THE

CONTRACTOR. DURING THE MAINTENANCE PERIOD, THE
OWNER SHALL BE RESPONSIBLE FOR PAYMENT OF THE

INVOICING OF PLANT MATERIALS AND SOIL PREPARATION ANO SOIL
PREPARATION CONFORMANCE TEST:

UPON DELIVERY OF MATERIALS ANO/OR COMPLETION Of ALL SOIL
CONDITIONING AND GRADING, BUT PRIOR TO INITIATING PLANTING
OPERATIONS, THE ARCHITECT WITH THE HERETOFORE SPECIFIED
SIGNED COPIES OF THE REQUIRED CERTIFICATES, TRIP SLIPS AND
INVOICES FOR SOIL PREPARATION MATERIALS, SHALL INVOICE
SUCH MATERIAL, COMPARING THE TOTAL AREA OF EACH
OPERATION. IF THE MINIMUM RATES OF APPLICATION HAVE NOT
BEEN MET, THE ARCHITECT WILL REQUIRE THE DISTRIBUTION OF
ADDITIONAL QUANTITIES OF THESE MATERIALS TO FULFILL THE
MINIMUM APPLICATION REQUIREMENTS SPECIFIED.
RANDOM SOIL SAMPLES OF SUFFICIENT QUANTITY TO BE
REPRESENTATIVE OF THE ENTIRE SITE SHALL BE TAKEN BY THE
CONTRACTOR PRIOR TO BEGINNING WORK. THE ARCHITECT, IN THE
PRESENCE OF THE CONTRACTOR, SHALL INDICATE ON THE
PLANTING PLAN WHERE SOIL SAMPLES SHALL BE TAKEN.
CONTRACTOR SHALL SUBMIT SAMPLES TO A LICENSED SOILS
TESTING LABORATORY. SOIL TEST SHALL CONSIST OF SOIL
FERTILITY AND AGRICULTURAL SUITABILITY CONFORMING TO THE
METHODS OF THE UNIVERSITY Of CALIFORNIA EXPERIMENTAL
STATION AND USDA, ALONG WITH RECOMMENDATION FOR
CORRECTING ANY DEFICIENCY IN THE SOIL.
A SAMPLE OF THE SOIL AMENDMENTS SHALL BE DELIVERED TO THE
ARCHITECT WITHIN 15 DAYS AFTER RECORDING OF THE CONTRACT
FOR SUBMITTAL TO A TESTING LABORATORY, AFTER SOIL
AMENDMENTS HAVE BEEN THOROUGHLY MIXED INTO THE SITE,
RANDOM SAMPLES OF THE MIXED SOIL WILL BE TAKEN BY THE
ARCHITECT AND SUBMITTED TO THE SOIL LABORATORY FOR
COMPARISON TO A CONTROL MIX. COST OF THE ABOVE TESTING BY
