Gentlemen: In accordance with your request and authorization, Advanced Geotechnical Solutions, Inc. (AGS), presents
herein our observations and test results pertaining to the recently completed grading of the building pads
and associated improvements for the Carlsbad Senior housing project located on 5592 El Camino Real,
Carlsbad, California. Based on the results of the testing and observations by representatives of AGS, the
work described herein is considered to be in general conformance with City of Carlsbad Grading Code, the
project plans and specifications, and the recommendations presented in the referenced geotechnical report
(AGS, 2018).
This report addresses grading operations aimed at attaining finish grades for the subject three-tiered
building pads A, B and C as reflected on the 30-Scale Grading Plan, Sheet 5 of 21, Drawing No DWG 516-
7A, prepared by Rick Engineering Company (REC) of San Diego California. Grading for the subject site
was conducted between October 2019 and November 2019. Site development and associated improvements
was conducted between December 2019 and January 2021. Soil engineering observations and geologic
observations collected during grading are summarized in the text of this report and the developed data are
presented in Table 1. The approximate distribution of geologic units, removal elevations and compaction
tests under the purview of this report are shown on the accompanying Plate 1.
1.0 GEOLOGY
The subject site is situated within the Peninsular Ranges Geomorphic Province. The Peninsular Ranges
province occupies the southwestern portion of California and extends southward to the southern tip of Baja
California. In general, the province consists of young, steeply sloped, northwest trending mountain ranges
underlain by metamorphosed Late Jurassic to Early Cretaceous-aged extrusive volcanic rock and
Cretaceous-aged igneous plutonic rock of the Peninsular Ranges Batholith. The westernmost portion of the
province, where the subject site is located, is predominantly underlain by younger marine and non-marine
sedimentary rocks. The Peninsular Ranges’ dominant structural feature is northwest-southeast trending
crustal blocks bounded by active faults of the San Andreas transform system.

1.1. Subsurface Conditions
A brief description of the earth materials encountered during grading operations is presented in the
following sections. Based on the referenced reports and our observations during grading, the site
was mantled with topsoil and undocumented fill underlain by Point Loma Formation materials.
1.1.1. Topsoil
The majority of the site was covered with a relatively thin veneer of topsoil approximately
2 to 3.5 feet thick. As encountered, these materials were brown, fine to medium grained
clayey sand in a slightly moist and loose to medium dense condition. These materials were
completely removed during grading.
1.1.2. Artificial Fill - Undocumented
Artificial fill soils were encountered during grading underlying topsoil. As encountered,
the undocumented fill ranged in thickness from 0 to 8 feet. These materials generally
consisted of brown, slightly moist, loose to medium dense, fine to medium grained clayey
sand and very stiff sandy clay. These materials were completely removed during grading.
1.1.3. Point Loma Formation (Map Symbol - Kp)
The site is underlain to the depths excavated by Point Loma formation. These materials can
generally be described as fine to medium grained, brown and gray, mottled orange, clayey
sandstone that is moderately hard to hard and weakly to well cemented. The upper
weathered portion of Point Loma formation materials was removed during grading.
1.2. Groundwater
Groundwater was not encountered during grading within the subject site. It should be noted that
water may develop at a later date, due to fluctuations in precipitation, irrigation practices, or factors
not evident at the time of grading.
2.0 SITE GRADING
The trapezoidal shaped site encompasses approximately 3.2 acres and previously supported multiple
detached dwellings, outbuildings, storage containers, an asphalt paved driveway and parking area, and a
below ground pool. Prior to the commencement of grading operations, the existing onsite structures, surface
vegetation and debris within the proposed limits were removed and disposed of offsite. AGS observed the
installation of permanent shoring walls along the western and eastern limits of the site prior to grading.
Based on AGS’ (2018) geotechnical report, it was concluded that removal and recompaction of the upper
surface soils and retaining wall foundation excavations would be required during site grading operations
for construction of the three-tiered building pads A, B and C and the intermediate retaining walls. Presented
below is a summary of the removals, excavations and fill placement operations.

2.1. Unsuitable Soil Removals and Retaining Wall Excavations
Prior to placement of fill onsite, the compressible topsoil, undocumented fill and highly weathered
formational materials were removed. The removal depths for the subject building pads and
retaining walls generally ranged from approximately three (3) to nine (9) feet below existing grades.
Removal bottom elevations onsite were determined utilizing the Grading Contractor’s equipment
and are shown on the accompanying Plate 1. Accordingly, all elevations presented on Plate 1 and
Table 1 are based on this information source. The maximum depth of fill under the purview of this
report is approximately 12 feet corresponding to the retaining wall backfill within Building Pad A.
Temporary backcuts for the retaining walls were sloped at approximate 1:1 (horizontal:vertical)
inclination.
2.2. Northeast Slope Remediation
During our site grading observations on November 15, 5019, it was determined that the
northeastern slope descended more steeply than shown on the 30-scale grading plan (Plate 1). AGS
recommended that the slope be reconstructed at a 1.5:1 (H:V) inclination with BX1200 geogrid
reinforcement every 18 inches. During excavations in this area, an abandoned water line was
encountered, removed and backfilled with slurry. In addition, a large volume of trash, soil and
concrete was also encountered at the northeast property corner and was completely removed prior
to slope reconstruction.
2.3. Compaction Operations
Excavation bottoms were observed by representatives of AGS. The exposed removal bottoms were
scarified to an approximate depth of 6 to 8 inches, brought to slightly above optimum moisture
content and compacted to a minimum of 90 percent of the laboratory maximum dry density in
accordance with ASTM Test Method D-1557. Fill materials, consisting of the soil types
summarized in Table 1, were then placed in thin, loose, lifts (approximately 8 inches), brought to
slightly above optimum moisture content, and compacted to a minimum of 90 percent of the
laboratory maximum dry density in accordance with ASTM Test Method D-1557. Compaction was
achieved by heavy grading equipment, vibratory compactors and handheld compaction tampers.
Compaction tests were taken during the course of grading at approximately every one to two feet
of fill placed. A summary of compaction tests pertaining to grading and compaction testing within
the building pads is presented in Table 1. The approximate locations of these tests are shown on
the accompanying Plate 1.
3.0 DESIGN RECOMMENDATIONS
Based on AGS’s testing and observations during site grading and review of the referenced reports, the
building pads are considered suitable for support of the proposed structures. The materials and geologic
conditions encountered during grading were generally observed to be consistent with those described in the
geotechnical report by AGS (2018). The design recommendations presented in the geotechnical report by
AGS (2018) remain applicable for the project.

4.0 ONSITE IMPROVEMENTS
Compaction operations for site retaining walls, utility trench backfill (storm drain, sewer, water, dry
utilities), and surface improvements (street and flatwork subgrade, aggregate base, asphalt) during site
development were observed by representatives of AGS on a full and part time basis. Results of our testing
and observations are summarized in the text of this report and the developed data presented in Table 1.
Fill materials, consisting of the soil types summarized in Table 1, were placed in thin, loose, lifts brought
to slightly above optimum moisture content, and compacted to the minimum compaction standard of the
laboratory maximum dry density in accordance with ASTM Test Method D-1557. Based on our testing and
observation, the work is considered to be in conformance with City of Carlsbad requirements and the
construction plans and specifications. The tested backfill and surface improvement materials are considered
suitable for their intended use.
5.0 LIMITATIONS
This report presents information and data relative to grading and improvement operations for the subject
site. AGS’ representatives probed and tested at random locations in an effort to determine whether
compliance with the project compaction requirements, specifications, and applicable Building Code was
being obtained. The presence of our personnel during testing operations does not involve any supervision
or direction of the contractor or his work forces.
