DRINKING FOUNTAINS SHALL BE PROTECTED FROM SPRAY OF RECLAIMED WATER BEST MANAGEMENT PRACTICES SHALL BE USED TO MINIMIZE RECLAIMED WATER ENCROACHMENT ON PUBLIC FACILITIES SUCH AS PICNIC TABLES, BBQ'S, PLAYGROUNDS, SAND LOTS, ETC. 3. RECLAIMED WATER SYSTEM (PRIVATE) 4. 5. BEST MANAGEMENT PRACTICE SHALL BE USED TO ELIMINATE OR CONTROL TO THE BEST EXTENT POSSIBLE PONDING, RUN-OFF, OVER SPRAY AND MISTING. Shrubs, vines and groundcovers shall be guaranteed to remain heatthy and vigorously growing for 120 days, from the date of final acceptance of pro1ect. B. All trees 15 gallon size and larger that have been supplied and inatalled under this Contract shall be guaranteed to live in a healthy condition for a period of one (1) year from date of final acceptance of project C. All plants found to be dead and not in a vigorous condition not"d within the Guarantee Period shall be replaced w1th1n 14 days of written notification by the owner's representative, D. Plants used for replacement shall be the same kind and size as speclfieo in the plant list They shall be furnished, planted, and fertilized as originally specified, without oost to the School. F. Maintenance of Plant Matelials: (1) Maintenance of trees, shrubs, groundcovers and/or lawn •hall include proper wat8rlng, fertilizing, pest and disease control, and other functions necessary to insure a healthy, vigorous stand of plants at the time of 1inal inspection. (2) On the 30th and 60th days of the Maintenance Period the Contrac1or shall apply the post planting fertili,er at the rate of 25 pounds per 1000 square feet to the planted areas. 1.08 General Requirements A. The term "Planting Area" shail mean all areas to be planted, broadcast. and/or sown with trees, shrubs, groundcovers and seed. B. Actual planting shall be pertormed during those periods when weather and soil conditions are suitable in accordance with locally accepted horticultural practice as approved by the Owner's representative C. All rock and other growth or debris accumulated during the duration of the project shall be removed from 1he site by the Contractor. D. Prior to excavation tor planting or placing of plant materials, the Contractor shall locate all underground utility lines still in use and take proper precautions to avoid damage to such Improvements. In the event of a conflict between such lines and plant locallons. nolify the Owner's representative who shall arrange for the relocation of one or the other. The Contractor assumes all responsibility tor the expenses tor making any and all repairs for damages resulting from work as herein specified. E. Grading and soil preparation work shall be pertormed only during the period when beneflciad and optimum results may be obtained. If the moisture content of the soil should reach such a level that working it would destroy soil structure, spreading and grading operations shall be suspended until, in the opinion of the Owner's representative, the moisture content is increased or reduced to acceptable levels and the desired results are likely to be obtained, F. All scaled dimensions are approximate. Before proceeding with any work, the Contracfor Shall care1u11y check and verify all dimensions and shall immediately Inform the owner's representative of any discrepancy between the Drawings and/or Specifications and actual conditions. G. Quantities for plant materials are shown for convenience only, and not guaranteed, Contractor shall check and verify count and supply sutticient number to fulfill intent of Drawings. H. Excavation adjacent to existing trees and shrubs: Where it is necessary to excavate in cloee proximity to existing trees and shrubs, all possible caution shall be exercised to avoid inIury to roots and trunk. Excavation close to trees shall be by he.nd, tunneling under roots 2" and larger shall be only on the approval of the Owner's representative. Within 24 hours, Contractor shall paint cut roots of trees to remain on-site: where this is not possible, keep the side of excavation adjacent to tree shaded with moist burlap or canvas, I. Pruning and Trimming of Existing Trees and Shrubs: (1) The pruning and trimming of the limbs and roots 01 plant materials to remain within the proJect scope shall be done by tradesmen experienced in this type of worK The removal of any limbs, branches and roots shall be done only after conferring with the Owner"s representative, All limbs 1-112" or larger in diameter shall be sealed with approved sealant after cutting. 1.06 Site Obaarvatlon by Architect A. Site observation visits herein specified shall be made by the Owner's representative and/or Landscape Architect. Site observation will be required for the following parts of the work: 1. Pre-Construction Meeting, 2. Hardscape form layout to verity location of Irrigation sleeves. 3, Irrigation coverage cheok. 4. Prior to planting, eradicate .. 11 weeds within the limits of work In the following order: (1) Irrigate twice each day for approximately 10 minute$ each watering time for a period of 14 calendar days. (2) Apply 'Round Up' post emergent (no known equal) weed spray according to manufacturer's recommendations, Take care to protect existing plant material which is lo remain as shown on the plans. (3) Wait the required period for the poat emergent to take effect (approximately 7-14 da.ys) ( 4) Physically remove all weeds dead ,;,r alive within the limits. Soll Conditioning •nd Fertlllzlng A. Grub and clean all planting areas, removing 2111 weeds, debris, and rocks rrom the !lite. All planting areas shall be thoroughly tilled and loosened to a depth o11welve (12) inches by approved method. Do not till near exiating trees i1 roots are encountered, B. After all planting areas meet the finished grades per grading plan the following rates of soil conditioning and amendment materials shall be evenly spread over all planting areas and shall be thoroughly tilled and loosened to a depth of eight (8) inches by roto-tilling a minimum of two (2) alternating passes . Deep Water Leaching· (1) After complete installslion and !eating o! the irrigation system, all areas sha.11 be deep water leached, compacted, and settled by continuous application of irrigation water un_til the soil has received a minimum of S' of water. Care shall be taken that the rate of appl1ca11on of water does not cause erosion or sloughing of soils. (2) After leaching operation, 3-4 soil samples shall be taken 'cy Contractor per Owner's representative's direction and given to a reputable soil labaratory for testing, Soil test Shall meet the tallowing requirements: EC Maximum 3.00 pHe-Maximum 7 50 Minimum 6.00 (3) Fill In all depressions, voids, erosion sears, or settled trench•• generated by the deep leaching with conditioned soil, leaving a final finish grade smooth and even. (4) Re-application of soil amendment and leaching operation shall be repeatad by Contractor if tests show a negative resu~. Expense of test, re-application or soil amendment and leaching operation shall be borne by Contractor (5) Deep water leaching shall be done prior to the application of the commercial fertilizer. 3,03 Flnleh Grading 3 04 A Finish grading shall be as Indicated on the Civil'• drawing,. B. Finish grades shall be measured at the final water-compacted and settled surtace grades and shall be within plus or minus 0.1 foot o1 the spot elevations. C. Finish grades shall be measured at the top surtace of surtace materials. D. The top six (6) inches of all lawn areas Shall be completely free al rocks and clods larger than one ( 1) inch In their largest dimension, and all other growth or debris shall be removed from the site. E. All undulations and irregulartties in the planting surfaces resulting from tillage, rota-tilling, and all other operations shall be leveled and flaated out before planting operations are initiated. F. The Contractor shall take every precaution to protect and avoid damage to sprinkler heads, irrigation fines, and other underground utilities during grading and conditioning operations. G, Final finish grades shall insure positive drainage of the site with all surtace drainage away from buildings, walls, and 1oward roadways, drains, and oatch basins. H. All depressions where water atill stands, all voids, erosion, settled trenches and excavations, and all ridges and rises which affect the maintenance and mowing of the lawns with a gang- mower or which visually are evlden\ shall be filled with conditioned topsoil and/or removed by Contractor, leaving a smooth, even finish grade I, Final grades shall be acceptable 10 the Owner's representative before planting operations will be allowed to begin Planting A. The layout of locat10ns tor plants and outlines ot grounocover and lawn areas to be planted shall be approved on the sfte by fhe Landscape Architect All container plants shall be set by the Contractor in their 1inal locations, as approved by the Landscape Architect, prior to their planting. All such locations shall be checked for possible interference with existing underground piping, prior to excavation 01 hOles. 11 underground construction or utility lines are encountered in the excavation of planting areas, other locations for the planting may be selected by the Landscape Architect. Damage to existing utilities shall be the responsibility of the Contractor B. Planting Trees, Shrubs, and Vines: (1) All excavated holes shall have vertical !Idea with roughened surlaces and Shall be 01 the minimum sizes indicated on drawings. Holes shall be, in all cases, large enough to permit handling and plan1ing without injury or breakage o1 root balls or roots. (2) Excavation shall Include the striping and staking of all acceptable soil encountered within the areas to be excavated for plant pits and planting beds, Protect all areas that are 10 trucked over and upon which soil Is to be temporanly stacked pending its re-use for the fillings of holes, pits, and beds. (3) Excess soil generated from the planting holes shall be removed from the site, or distributed thereon with and only with, approval of the Owne~s representative. (4) Rocks and debris generated from !he planting holes shall be removed 1rom the site. (5) The plams shall be planted at approved locations with the heretofore specified conditioner and soil planting backfill. (6) The plants shall be placed in the planting pits on the backfill material which has bean hand tamped and water settled to the root ball base levels prior to the placement of the plants. After ,etting the plants, the remaining backfill materials shall be carefully tamped and settled around each root ball to 1111 all voids. (7) Each tree and shrub shall be placed In the center ot the hole and Shall be set plumb and held rigidly In position unfil the planting backfill has been tamped from around each root ball. (8) All plants shall be set at such a level that after settling they bear the same relationship to the surrounding finish grade as they bore to the soil line grade in the container, unless otherwise noted. (9) Planting tablets shall be placed In each planting hole at the following rates· 1-5 gram tablets per liner and flat size plant 1-21 gram tablets per 1 gallon oontainer 2.21 gram tablets per 5 gallon oontalner 3-21 gram tablets per 15 gallon container t •21 gram tablets per each 6" of tree box size (10) No plant will be accepted if the root ball ls broken or cracked, either before, during, or after the process of installation (11) All plants shall be thoroughly watered Into the full depth of each planting hole Immediately after planting, (12) All tree! 24" bOx end smaller, Shall be staked with two wood stake(s), driven into the ground on the. windward or uphill Side of fhe tree. The sfaKes shall be driven ,n plumb and secure. Special care shall be taken that the stake is driven in outside of the 1ootball, Tree ties shall be fastened to each tree and stake by looping figure B's with the insid" diameter of tie at 2 or 3 times the diameter of the tree and_ by taking the back of the tie to tha stake. (See Drawings) The staking Shall be accomplished by the Contractor in such a manner as to insure the proper and healthy growth and the safety of the plants, property, and the public. (13) All trees 24" box and larger shall be spotted and planted with a crane. (14)The Contractor shall be responsible tor all surface and subsurface drainage problems which may affect the guarantee of the trees, shrubs, and vines. (15) Pruning alter planting shall be required on all trees, shrubs and vines when necessary In the opInIon of the Owner 's representative to provide the specified or approved standard shapes, form, and/or sizes charaoferistic to each plant. Pruning may include thinning topping, and/Qr cutting and shall be under the direction 01 the owner's representative. Cuts over 3/4 Inch In diameter shall be painted with an approved tree sealant. (16) All trees within eight (8) feet of paved areas Shall have a twenty-lour (24) ll"IOh deep root barrier. C. Planting Groundcovers: (1) Groundcovers shall be planted In the areas indicated on the drawings; exact areas determined on the site by the Owner's representative. The groundcover plants shall remain In thOse flats until transplanting. (2) All groundcover plants shall be planted in staggered rows, evenly spaced at the intervals called out on the drawings. (3) The groundcover plants shall be planted sufficiently deep to oover ail roots and a five (5) gram planting tablet shall be placed in each planting hole and shall be immediat&ly sprinkled after planting until the entire area is soaked to the full depth of all holes. (4) The groundcover planting areas shall be hand smoothed after planting to provide an even, smooth final finished grade. D. Seeding of Lawns: (1) Floating: After preparation of soil, finish grading, deep watering and f~rtilizing, the areas to be seeded Shall be loosened to a depth of 1wo inches, raked, and floated to tht fln11I, f1n1sh grade by any standard method acceptable to the Owner's representative, with the flniSh surfaces left even and smooth, tree from ridges and depressions and reasonably well firmed. (2) Compacting: The Owner's representative shall determine the need for compaction to provide a seed bed that will not "footprint." Compaction, If needed, will be accomplished with a roller weighing 60-90 pounds per lineal foot 01 roller. The final rolling shall be at right angles to slopes to prevent erosion. (3) Broadcasting of Seed: The seed shall be evenly broadcast over the entire lawn area at the rate of 12 pounds per 1,000 square feet During the sowing, care shall be eserclsed to Keep uniform seed spacing. (4) Method Sowing: A method 01 sowing satistactory to the Owne~s representative shall be employed using an approved mechanical power-drawn drill or Brillon seeder, mechanical hand-seeded, or other approved equipment. (5) Top Dressing: All seeded areas Shall be top dressed uniformly In a continuous blanket using 3/4 cubic yard per 1,000 square feet (approximately 1/4 inch layer). The top dressing shall be spread starting at the windward side of the area, (6) Initial Watering: Immediately following the top-dressing a light, fine mist spray shall be applied to the seeded areas to anchor the dressing to the soil, forming a protective crust to prevent wind erosion and drying out of the seed. The lawn areas shall be kept. moist, but not glistening wet, until lull germination. (7) Final Compaction: The !Ully germinated lawn areas shall be allowed to dry su11iciently to permit rolling and shall !hen be rolled with a 60-90 pounds per lineal foot roller to compact the soil around the grass roots lo provide a firm, smooth mowing surtace. (8) Filling: Following oompactIon and irrigation settlement, all d11pressed areas shall be filled with screened conditioned topsoil and re-seeded where necessary., (9) Protection: The lawn areas shall be protected againat foot traffic and other use immediately after seeding is completed by placing warning signs and temporary twine and flagging around the areas. Damaged areas shall be repaired immediately by the Contrac1or. (10) Weeding. Any concentrated development of weed growth appearing In the seed mix planting areas during the maintenance period shall be removed at 30-day lnteivals. The Contractor may elect to remove such concentrations o1 weeds manually or by an approved herbicide process. (11) Minimum Coverage; Final acceptance will be given at the end or the maintenance period once 100% germination and plant establishment has been obtained, G. Clean-up As project progresses, Contractor shall maintain all areas in a meat manner and remove unsightly debris as necessary. After completion of project, Contractor Shall remove all debris and containers used in accomplishing work.
