1. THE CONTRACTOR MUST NOTIFY THE CITY PLAN CHECK CONSULTANT (760-815-6708) 72 HOURS
(THREE WORKING DAYS), PRIOR TO STARTING CONSTRUCTION.
2. THE LANDSCAPE OR IRRIGATION CONTRACTOR IS TO VERIFY EXISTING P.S.I. AT JOB SITE PRIOR
TO INSTALLING LANDSCAPE IRRIGATION SYSTEM. VERIFICATION SHALL BE MADE WITH THE
APPROPRIATE WATER DISTRICT.
3. ALL REDUCED PRESSURE BACKFLOW PREVENTERS SHALL BE TESTED AFTER INSTALLATION,
RELOCATION, OR REPAIRS BY A CITY APPROVED CERTIFIED TESTER. CALL 438-7152 FOR A LIST OF
CITY APPROVED CERTIFIED TESTERS. DEVELOPER/OWNER IS RESPONSIBLE FOR SUPPL YING A COPY

4. THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING BUILDING PERMITS PRIOR TO
COMMENCING WALL CONSTRUCTION.
5. IRRIGATION SYSTEMS FOR INDIVIDUAL PARCELS SHALL HAVE POINTS OF CONNECTION FOR THE
SYSTEM BETWEEN THE WATER METER AND WATER SERVICE RISER INTO BUILDING AND AHEAD OF
ANY WATER REGULATING DEVICE INSTALLEDFOR BUILDING.

PART 1 -GENERAL
1.01 DESCRIPTION
A. WORK DISCUSSED IN THIS SECTION INCLUDES THE FURNISHING OF ALL LABOR,
MA TE RIALS, AND EQUIPMENT REQUIRED TO COMPLETE WORK INDICATED ON THE
DRAWINGS. THE WORK SHALL BE PERFORMED IN ACCORDANCE WITH THE BEST
STANDARDS OF PRACTICE RELATING TO THE VARIOUS TRADES AND UNDER THE
CONTINUOUS SUPERVISION OF A COMPETENT FOREMAN, CAPABLE OF
INTERPRETING THE DRAWINGS, NOTES, AND THESE SPECIFICATIONS.
8. IRRIGATION AND LANDSCAPE WORK MAY BE DONE CONCURRENTLY, HOWEVER,
LANDSCAPE WORK MAY NOT START IN ANY SECTION PRIOR TO INSPECTION AND
APPROVAL OF THE SPRINKLER WORK.
C. PRIOR TO EXCAVATION FOR IRRIGATION PIPE, LOCATE ALL ELECTRICAL CABLES,

1.08 APPROVAL
A. WHEREVER THE TERMS "APPROVE," "APPROVAL," OR "APPROVED" ARE USED IN THE
SPECIFICATIONS, THEY SHALL MEET THE APPROVAL OF THE LANDSCAPE ARCHITECT
AND CITY INSPECTOR IN WRITING.
1.09 SCHEDULE OF WORK
A. SCHEDULE AND COORDINATE THE ELECTRICAL AND WATER CONNECTIONS, AND THE
PLACEMENT OF MATERIAL AND EQUIPMENT IN A MANNER THAT WILL EFFECT THE
EARLIEST COMPLETION OF THE WORK IN CONFORMANCE WITH THE CONSTRUCTION
PROGRESS SCHEDULE.
PART 2 -DELIVERY, STORAGE, AND HANDLING
2.01 NOTIFICATION
A. PROVIDE NOTIFICATION OF THE DELIVERY SCHEDULE IN ADVANCE SO MATERIAL MAY
BE INSPECTED UPON ARRIVAL AT THE JOB SITE. REMOVE UNACCEPTABLE MATERIAL
FROM THE JOB SITE IMMEDIATELY.
2.02 PROTECTION
A. PROTECT WORK AND MATERIALS UNDER THIS SECTION FROM DAMAGE DURING
CONSTRUCTION AND STORAGE. POLYVINYL CHLORIDE (PVC) PIPE AND FITTINGS SHALL
BE SHIELDED FROM DIRECT SUNLIGHT.
B. ASSUME ALL RESPONSIBILITY FOR DAMAGE TO EXISTING CONSTRUCTION, AND RESTORE
PROPERTY TO ITS ORIGINAL CONDITION SHOULD DAMAGE OCCUR AS A RESULT OF THE
WORK OF THIS SECTION.
C. HANDLE PLASTIC PIPE AND FITTINGS CAREFULLY AND STORE UNDER COVER TO AVOID
DAMAGE. BEDS ON WHICH MATERIALS ARE STORED MUST BE FULL LENGTH OF PIPE TO
AVOID DAMAGE. ANY PIPE THAT HAS BEEN DAMAGED OR DENTED SHALL NOT BE
USED IN THE WORK.
PART 3 -MATERIALS

PLANT SPECIFICATIONS
PART 1-GENERAL
1.01 SCOPE OF WORK
A. WORK DISCUSSED IN THIS SECTION INCLUDES THE FURNISHING OF ALL LABOR,
MATERIALS, AND EQUIPMENT REQUIRED TO COMPLETE WORK INDICATED ON THE
DRAWINGS. THE WORK SHALL BE PERFORMED IN ACCORDANCE WITIH THE BEST
STANDARDS OF PRACTICE RELATING TO THE VARIOUS TRADES AND UNDER THE
CONTINUOUS SUPERVISION OF A COMPETENT FOREMAN, CAPABLE OF INTERPRETING
THE DRAWINGS, NOTES, AND THESE SPECIFICATIONS.
B. IRRIGATION AND LANDSCAPE WORK MAY BE DONE CONCURRENTLY, HOWEVER,
LANDSCAPE WORK MAY NOT START IN ANY SECTION PRIOR TO INSPECTION AND
APPROVAL OF THE SPRINKLER WORK.
C. PRIOR TO EXCAVATION FOR PLANTING OR PLACING OF STAKES, LOCATE ALL
ELECTRICAL CABLES, CONDUITS, SPRINKLER VALVES, AND ALL UTILITY LINES SO
THAT PROPER PRECAUTIONS MAY BE TAKEN NOT TO DAMAGE SUCH IMPROVEMENTS.

DELIVERY OF BULK MATERIAL STATING THE SOURCE; QUANTITY; TYPE OF MATERIAL;

DELIVERED ORGANIC FERTILIZER, THE CERTIFICATE SHALL ALSO STATE THE VOLUME,
NET WEIGHT, PERCENT OF NITROGEN, PERCENT OF PHOSPHORIC ACID, AND THAT
SLUDGE IS PROPERLY PROCESSED AND WILL NOT BURN OR OTHERWISE DAMAGE
PLANTS, OR PLANT ROOTS. FOR OTHER FERTILIZERS AND SOIL CONDITIONERS IN
CONTAINERS, A SIMILAR CERTIFICATE OR INVOICE SHALL BE FURNISHED STATING
TOTAL QUANTITIES BY WEIGHTS AND VOLUME FOR EACH MATERIAL. TIHESE
CERTIFICATES SHALL BE SUBMITTED TO THE LANDSCAPE ARCHITECT PRIOR TO THE
A. PROVIDE NOTIFICATION OF THE DELIVERY SCHEDULE IN ADVANCE SO MATERIAL MAY
BE INSPECTED UPON ARRIVAL AT THE JOB SITE. REMOVE UNACCEPTABLE MATERIAL

B. PROTECT PLANTS DURING DELIVERY TO PREVENT DAMAGE TO THE ROOT BALLS OR

BRANCHES AND COVERING ALL EXPOSED BRANCHES.
C. DELIVER PESTICIDES AND SOIL FUMIGANTS TO THE SITE IN THE ORIGINAL UNOPENED
CONTAINERS. CONTAINERS THAT DO NOT HAVE A LEGIBLE LABEL THAT IDENTIFIES
THE ENVIRONMENTAL PROTECTION AGENCY REGISTRATION NUMBER AND THE
MANUFACTURER'S REGISTERED USES WILL BE REJECTED. THE HERBICIDE APPLICATOR
SHALL BE LICENSED BY THE STATE OF CALIFORNIA.
2.02 STORAGE
A. STORE AND PROTECT PLANTS NOT INSTALLED ON THE DAY OF ARRIVAL AT THE SITE
AS FOLLOWS:
1. OUTSIDE STORAGE SHALL BE PROTECTED FROM TIHE WIND.
2. KEEP PLANTS, INCLUDING THOSE IN CONTAINERS, IN A MOIST CONDITION
BY WATERING WITH FINE MIST SPRAY.
3. SEPARATE PLANTS TO PREVENT "DAMPING OFF."
8. KEEP GYPSUM AND FERTILIZER IN DRY STORAGE AND AWAY FROM CONTAMINANTS.
C. DO NOT STORE SOIL STERILANT AND HERBICIDES WITH ANY OTHER LANDSCAPE
MATERIALS. STORE IN AN APPROVED, LOCKED, SEPARATE STRUCTURE OR VEHICLE.
2.03 HANDLING
A. PLANTS: TAKE CARE TO AVOID DAMAGING PLANTS BEING MOVED FROM THE NURSERY
OR STORAGE AREA TO THE PLANTING SITE. HANDLE ALL PLANTS CAREFULLY TO
AVDID CRACKING OR BREAKING THE ROOT BALL. DO NOT HANDLE PLANTS BY THE
TRUNK OR STEM. REMOVE DAMAGED PLANTS OR PLANTS WITH BROKEN OR CRACKED
ROOT BALLS FROM THE SITE.
B. SPECIMEN PLANTS SHALL BE PLANTED, MULCHED, GUYED, AND IN A BASIN AND
FERTILIZED WITHIN 48 HOURS AFTER REMOVAL FROM PREVIOUS LOCATION.
2.04 JOB CONDITIONS
A. PLANTING CONDITIONS: PLANTING SHALL NOT BE DONE WHEN THE GROUND IS MUDDY
OR IN AN UNSATISFACTORY CONDITION FOR PLANTING.
2.05 GUARANTEE
A. WORK SHALL BE SUBJECT TO THE TERMS OF THE CLAUSE ENTITLED "WARRANTY OF
CONSTRUCTION" OF THE GENERAL PROVISIONS, EXCEPT THAT PLANT MATERIAL SHALL
BE GUARANTEED THROUGH THE PLANT MAINTENANCE PERIOD (SEE 5.03). ALL
PLANTINGS SHALL BE GUARANTEED FOR AS LONG AS THE CONTRACTOR IS
MAINTAINING THE LANDSCAPING, WITH THE EXCEPTION THAT BOXED TREES SHALL BE
GUARANTEED FOR ONE YEAR. ANY MATERIAL THAT IS NOT GROWING PROPERLY
DURING THIS PERIOD SHALL BE REPLACED BY THE LANDSCAPE CONTRACTOR WITHIN
SEVEN (7) DAYS AFTER RECEIPT OF A WRITTEN NOTICE BY THE LANDSCAPE
ARCHITECT. ALL PLANT MATERIALS SHALL BE GUARANTEED FOR THE ORIGINAL
PERIOD, STARTING FROM THE DATE OF REPLACEMENT. THE CONTRACTOR'S
GUARANTEE MAY BE EXTENDED BY THE LANDSCAPE ARCHITECT IN CASES WHERE
PLANTS ARE SLOW TO ESTABLISH. IF THE CONTRACTOR FAILS TO MAKE
REPLACEMENTS WITHIN THE TIME LIMIT, THE OWNER MAY REPLACE THEM AT THE
CONTRACTOR'S EXPENSE AFTER DULY NOTIFYING HIM.
PART 3 -PRODUCTS
3.01 PLANTS
A. PLANT MATERIAL SHALL BE FURNISHED IN THE QUANTITIES AND/OR SPACING AS
SHOWN, OR NOTED FOR EACH LOCATION, AND SHALL BE OF THE SPECIES, KINDS,

4.03 SEEDING AND SODDING
A. SODDING: SODDING SHALL BE DONE IN ACCORDANCE WITH APSA GUIDELINES
SPECIFICATIONS FOR SODDING. SOD SHALL BE LAID WITHIN 36 HOURS OF
THE TIME IT WAS CUT AT THE SOD FARM. NO SOD SHALL BE LAID THAT HAS
DRIED OUT OR BEEN DAMAGED. LAY SOD WITH AL TERNA TE JOINTS IN A MANNER
THAT INSURES AN EVEN, SMOOTH SURFACE ON A PREPARED SOD BED THAT IS
NEITHER EXCESSIVELY DRY NOR WET. LONG SIDES OF SOD PIECES SHALL BE AT
RIGHT ANGLES TO SLOPES OR FLOW OF WATER. ON MOUNDS OR SLOPED AREAS,
SOD SHALL BE ROLLED WITH AN ALMOST EMPTY ROLLER DRUM, AND LIGHTLY TOP
DRESSED AT THE SEAMS, IF REQUIRED TO PRODUCE A SMOOTH FINISH.
IMMEDIATELY AFTER ROLLING, SOD SHALL BE WATERED AT A RATE SUFFICIENT
TO INSURE THOROUGH WETTING OF THE SOIL TO A DEPTH OF AT LEAST FOUR
INCHES. ONCE SOD HAS ROOTED, CONTRACTOR SHALL TAKE CARE TO CUT BACK
ON THE WATERING, TO PREVENT THE GROWTH OF FUNGUS. SOD THAT FAILS
TO STAY GREEN AND HEAL THY SHALL BE REPLACED BY THE CONTRACTOR AT
HIS OWN EXPENSE.
4.04 PLANTING TREES, SHRUBS, GROUND COVERS, AND VINES
A. EXCAVATION FOR PLANTING: PRIOR TO EXCAVATING FOR PLANT PITS, THE AREA
SHALL CONFORM TO THE LINES AND GRADES SHOWN. VERIFY LOCATION OF
UNDERGROUND UTILITIES, REPAIR ANY DAMAGE DONE TO UTILITY LINES SHOWN.
IF UTILITY LINES NOT SHOWN ON THE DRAWINGS ARE ENCOUNTERED, NOTIFY THE
CONTRACTING OFFICER IMMEDIATELY. IN THE EVENT THAT UNDERGROUND
CONSTRUCTION WORK OR OBSTRUCTIONS ARE ENCOUNTERED IN THE PLANTING
OPERATION, ALTERNATE LOCATIONS WILL BE DONE AT NO EXTRA COST TO THE

1 . PLANT PITS: DIG PITS BY ANY METHOD PROVIDED THAT THE PITS HAVE
VERTICAL SIDES AND FLAT BOTTOMS. WHEN PITS ARE DUG WITH AN
AUGER AND THE SIDES OF THE PITS BECOME GLAZED, SCARIFY THE

PART 5 -COMPLETION OF CONTRACT
5.01 RESTORATION AND CLEAN-UP
A. REMOVE EXCESS WASTE MATERIAL DAILY. WHEN PLANTING IN AN AREA IS COMPLETE,
CLEAR THE AREA OF DEBRIS, SPOIL PILES, AND CONTAINERS. WHERE EXISTING TURF
AREAS OR PLANTING BEDS HAVE BEEN SCARRED OR DAMAGED, RESTORE THESE
DAMAGED AREAS TO THEIR ORIGINAL CONDITION. KEEP AT LEAST ONE PAVED
PEDESTRIAN ROUTE TO EACH BUILDING CLEAN AT ALL TIMES. REMOVE DISUSED
EQUIPMENT AND IMPLEMENTS OF SERVICE AND LEAVE ENTIRE AREA INVOLVED IN A
NEAT ACCEPTABLE CONDITION SUCH AS TO MEET THE APPROVAL OF THE LANDSCAPE
ARCHITECT.
5.02 INSPECTIONS
A. THE LANDSCAPE ARCHITECT SHALL MAKE PERIODIC INSPECTIONS DURING THE
PLANTING. ANY PLANTS THAT HAVE NOT BEEN HANDLED, SPOTTED OR PLANTED
PROPERLY SHALL BE SUBJECT TO REMOVAL BY THE LANDSCAPE ARCHITECT OR HIS
REPRESENTATIVE, AND THEY SHALL, IF NECESSARY, BE RELOCATED AS DIRECTED
AS PART OF THE CONTRACT.
5.03 MAINTENANCE PERIOD
A. DEFINITION: THE MAINTENANCE PERIOD SHALL BEGIN ON THE DATE THAT THE OWNER
OR DULY APPOINTED REPRESENTATIVE INSPECTS AND GIVES WRITTEN PROVISIONAL
ACCEPTANCE OF THE WORK AND SHALIL CONTINUE FOR 90 DAYS FROM THAT DATE.
THE DATE FOR ACCEPTANCE OF BOXED TREES SHALIL BE SET AT 12 MONTHS FROM
THAT DATE.
B. MAINTENANCE: MAINTAIN ALL PLANTING AREAS IN A VIGOROUS, THRIVING CONDITION
BY WATERING, CULTIVATING, SPRAYING, WASHING OFF WALKS, AND ANY OTHER
NECESSARY OPERATIONS DURING THE ENTIRE PERIOD OF THE INSTALLATION AND
UNTIL FINAL ACCEPTANCE BY THE LANDSCAPE ARCHITECT.
C. CONTRACTOR SHALL CONTINUOUSLY MAINTAIN ALL AREAS INCLUDED IN THE
CONTRACT DURING THE PROGRESS OF THE WORK, THROUGH THE ESTABLISHMENT
PERIOD, AND UNTIL FINAL ACCEPTANCE OF THE WORK,
D. THE ENTIRE PROJECT SHALL BE SATISFACTORILY MAINTAINED FOR A PERIOD OF NINETY
CALENDAR DAYS, COMMENCING FROM THE TIME ALL ITEMS OF IRRIGATION AND
LANDSCAPE PLANTING WORK HAVE BEEN COMPLETED AS SPECIFIED IN THE FOREGOING
ARTICLES OF THESE SPECIAL PROVISIONS AND TO THE SATISFACTION OF THE OWNER.
E. ESTABLISHMENT WORK INCLUDES ALL MOWING, WATERING, WEEDING, RESEEDING,
MULCHING, CULTIVATING, SPRAYING, AND TRIMMING NECESSARY TO BRING THE
PLANTED AREAS TO A HEAL THY GROWING CONDITION, AND ANY ADDITIONAL WORK
NEEDED TO KEEP THE AREAS NEAT, EDGED, AND ATTRACTIVE.
F. WATER GRASS UNTIL ACCEPTANCE OF WORK. THE AREAS SHALL BE KEPT MOIST, BUT
NOT GLISTENING WET, UNTIL TIME FOR THE FIRST CUTTING OF GRASS. AFTER FIRST
CUTTING, WATER LAWN TO MAINTAIN A THRIVING CONDITION. RESEEDED AREAS THAT
DO NOT SHOW PROMPT GERMINATION SHALL AGAIN BE RESEEDED AT TEN DAY
INTERVALS. THE CONTRACTOR SHALIL MAINTAIN THE LAWN AREAS UNTIL AN
EVEN, CLOSE STAND OF GRASS HAS BEEN OBTAINED AND FOR AT LEAST THIRTY DAYS.
G. DURING THE PLANT ESTABLISHMENT PERIOD, ALL PLANTS AND PLANTED AREAS
SHALL BE KEPT WEED-FREE AT ALL TIMES, WEEDS, DALLAS AND JOHNSON GRASS,
AND BERMUDA GRASS SHALL BE REMOVED AND DISPOSED OF. PAY SPECIAL
ATTENTION TO WATERING SLOPES PLANTED IN LAWN ON THE WINDWARD AND/OR
SUNNY SIDE SO THAT LAWN WILL BE ADEQUATELY WATERED AT ALL TIMES,
H. THE LAWNS SHOULD BE EDGED WHENEVER NECESSARY. THE GRASS SHALL BE
MOWED WITH SHARP AND ADJUSTED MOWERS BEFORE IT EXCEEDS 2" IN HEIGHT.
THE GRASS WILL BE CUT TO NOT LESS THAN 1-1 /2", AND DURING THE PERIOD OF
MAINTENANCE, THE GRASS WILL NOT BE ALLOWED TO EXCEED 2" IN HEIGHT.
I. IMMEDIATELY AFTER THE FIRST CUTTING OF GRASS, WHEREVER A LAWN AREA IS
BOUNDED BY TREES OR SHRUBS, THE EDGE OF THE GRASS SHALL BE TRIMMED TO A

DAMAGED OR COMPACTED SHALL BE RECULTIVATED AND RESEEDED AT THE

K, ANY DAY THE CONTRACTOR FAILS TO ADEQUATELY WATER, REPLACE UNSUITABLE

L. DURING THE ESTABLISHMENT PERIOD, ANY PLANT INDICATING WEAKNESS OR
PROBABILITY OF DYING, SHALL BE REPLACED BY THE CONTRACTOR AT HIS
OWN EXPENSE.
M. ALL BASINS AROUND SHRUBS AND TREES SHALL BE MAINTAINED AT A FOUR INCH
