All work shall be done in accordance with the Carlsbad Municipal Water District's 'Carlsbad Rules and Regulations for Construction of Reclaimed Water Mains' dated October, 1993 Drinking fountains shall be protected from spray of reclaimed water. Best management practices shall be used to minimize reclaimed water encroach'llent on public facilities such as picnic tables, barbecues, playgrounds, tot lots etc. Best management practices shall be used to eliminate or control to the best ®<tent possible ponding, run off, overspray and misting. Hose bibs are strictly prohibited. On site cross•connections between reclaimed water lines and potable water :lines are strictly prohibited. No substitution of pipe material will be allowed without prior approval. of the Carlsbad Municipal Water District. All mainline pipes shall have warning tape per Carlsbad Municipal \(Yater District's rules and regulations. Th<" irrigation system shall be run b.,tw.,,.n th!" hours of 10:00 PM to 6:00 AM. The following morning (spot irrigation could be done at a different time) with qualified supervision personnel on site. Provide a minimum of at least 18 inches of cover over all wiring and pressur.e mainline pipe, 12 inches minimum cover over non-pressure lateral pipe. Non-designated use areas shall be protected form contact with reclaimed water, whether by windblown spray or by direct application through irrigation or other use. Lack of protection, whether by design, construction practice, or system operation is strictly prohibited. Irrigation heads shall be relocated or adjusted to prevent overspraying onto sidewalks, streets, and non-designated use areas. Reclaimed water quick coupling valves shall be of a type designed for use on reclaimed water distribution systems (spikes not exchangeable with potable water quick coupler spikes) per Carlsbad Municipal Water District's rules and regulations. Meter shall be sized by the Carlsbad Municipal Water District. All irrigation pipes shall be stenciled with the warning 'NON-POTABLE WATER' or 'RECLAIMED WATER', color.coded (purple) and laid with warning tape and stenciling oriented toward the top of the trench per Carlsbad Municipal Water District's rules and regulations. All potable water and reclaimed water pipes shall be installed with the stenciling oriented toward the top of the trench. When a potable water line and reclaimed water line cross, the reclaimed line shall be installed within a protective sleeve. The sleeve shall extend 10 feet from each side, from the center line of potable line, for a total of 20 feet. A 10 foot horizontal separation between potable water and reclaimed water mains must be maintained at all times. The potable line must be installed above the reclaimed line. A minimum of twelve (12) inches of vertical separation between utilities shall be maintained at all times. Developer/Contractor shall conduct a cross-connection test and coverage test as directed by Carlsbad Municipal Water District and/or the San Diego County Department of Environmental Health prior to any use of reclaimed water. Quick coupling valves used in reclaimed water systems shall conform to the following: Reclaimed water: Quick coupling valves used in reclaimed water systems shall have acme type threads (spikes not interchangeable with potable water quick coupler spikes) and purple colored locking covers permanently attached to the valve. Quick coupling valves shall be Nelson no. 7645, Hunter no. HV100A-RL-NP or approved equal. An annual cross connection inspection shall be done by either Carlsbad Municipal Water District or San Diego County Department of Environmental Health. Copies of the inspection reports shall be forwarded to the non·inspecting party. Developer shall show 'RECLAIMED WATER DO NOT DRINK' sign locations on these plans. An on site user/supervisor shall be designated in writing. This individual shall be familiar with plumbing systems within the property, with the basic concepts of backflow/cross-connection protection and the specific requirements of a reclaimed water irrigation system. Copies of the designation, with contact phone numbers shall be provided to Carlsbad Municipal Water District and the San Diego County Department of Environmental Health. On reclaimed water systems, all appurtenances (sprinkler heads, valve boxes, etc.) shall be color·coded (purple) in accordance with AWWA guidelines and Section 4049.54 of the California Health and Safety Code. Items nos. 8, 19, & 2 3 shall be required just prior to the actual use of reclaimed water. Item no. 22, the signage plan, shall be part of this i.p. but the actual signs and tags will be installed just prior to use of reclaimed water. Signage Notes The following guideline for the use of reclaimed water are to be permanently posted inside the door of each controller where they are easily visible. Place on 8· 1/2"xl 1" sized sign. Color; Purple background with black lettering. 1. Guidelines for reclaimed water use. 2. Irrigate between the hours of 10,00PM and 6:00AM only, watering outside this time frame must be done manually with qualified supervisory personnel on site. No system shall at any time be left unattended during use outside the normal schedt1le. 3. Irrigate in a manner that will minimize run off, pooling and ponding. The application rate shall not exceed the infiltration rate of the soil. Timers must be adjusted so as to be com pa ti ble with the lowest soil infiltration rate present. This procedure may be facilitated by the efficient scheduling of the automatic control clocks, (i.e. Employing the repeat function to break up the total irrigation time into cycles that will promote maximum soil absorption. 4. Adjust spray heads to eliminate overspray onto areas not under the control of the customer,. for example, pool decks, private patios and lots, and streets and sidewalks. 5. Monitor and maintain the system to minimize equipment and material failure. Broken sprinkler heads, leaks, unreliable valves, etc. should be repaired as soon as they become apparent. 6. fduc.ate all maintenance personnel on a continuous basis or the presence of reclaimed water. Personnel must be informed that reclaimed water is meant for irrigation purposes only, and is not approved for drinking purposed, hand, tool washing, etc. Given the high turnover rate of employees in the landscape industry, it is important this information be disseminated on an almost daily basis, It is you, the landscape contractor, who is responsible for education each and every one of your employees. 7. Obtain prior approval of all proposed changes and modifications to any private on site facilities, such changes must be submitted to and approved by the district engineering office and designed in accordance with district standards. 8. All reclaimed water sprinkler control valves shall be tagged with identification tags. A. Tags shall be weatherproof plastic 3"x4' purple in color with the words 'Warning Reclaimed Water• Do Not Drink' imprinted on one side, and 'Aviso • agua impura . no tomar' on the other side. Imprinting shall be permanent and black in color. Use tags as manufactured by T. Christy Enterprises or approve equal. B. One tag shall be attached to each valve as follows: 1. Attach to valve stem directly or with plastic tie wrap or 2. Attach to solenoid wire directly or with plastic tie wrap or 3. Attach to valve cover with existing valve cover bolt. 9. All sprinkler heads shall be identified as reclaimed water sprinkler heads. 10. Each automatic controller and its associated equipment shall be identified with a sign bearing the works 'Reclaimed Water Used for Irrigation' in English and Spanish, with black letters 1" high on a purple background. City construction inspection shall include: a. Location of pipe lines b. Trench depth c. Required separation (horizontally and vertically) d. Pipe identification. (P.O.C.'s) Point of connections e. Location and identification of sprinkler heads f. Warning signs at the site and on the trucks hauling reclaimed water (if reclaimed water is used or construction). An approval letter regarding the inspection of the project shall be obtained from the City and District and be forwarded to the San Diego County Department of Environmental Health prior to final inspection approval. 2. District final inspection shall include: a, Coverage test, after completion of the sprinkler system, to determine the adequacy of coverage on the approved use area and protection of areas not approved for receiving reclaimed water. b. Warning signs and labels c. Quick coupling valves d. All aspects of the irrigation conditions including windblown spray, runoff and ponding. e. Required protection of all residential areas f. Required protection of wells, streams, reservoirs, etc g, Cross connection 3. Annual inspection shall include; a. A complete inspection which should cover Part A, Part B and Part G of the District's final inspection. The General Conditions, and Special Conditions are a part of this section and the contract for this work and apply to this section as fully as if repeated herein. 02 SUMMARY: A The work includes all services, labor, materials, transportation and equipment necessary to perform the work as shown and noted on the drawings and as specified. 03 SUBMITTALS· A. The Contractor shall submit a list of all irrigation equipment to be used, manufacture(s brochures, maintenance manuals, guarantees and operating instructions, prior to construction Should the contractor propose to use material(s) or equipment other than those listed as "approved", the contractor shall submit in writing a request to deviate from the approved list, samples of the material(s) or equipment should accompany the request to assist in the evaluation of the proposed substitution. The burden of proof shall be borne by the contractor. 04 GUARANTEE: A. The Contractor shall furnish guarantee in accordance with Section 308-7 of the standard specification and the following for a period of (1) year from the date of final acceptance, the conclusion of the Maintenance Period, on the entire irrigation system against defects in material and workmanship, including non-settling of the backfill in trenches which, if occurs, shall be corrected, ineluding repairs and/or replacement of any material·damaged thereby or therefrom and workmanship. Should the contractor fail during the guarantee period to expeditiously correct a defect upon written notification the owner, the owner shall cause the work to be corrected. and bill the actual costs incurred to the contractor. Defect corrections shall include the complete restoration of existing improvements that were damaged as a result of the defect. 05 SITE OBSERVATION VISITS BY THE LANDSCAPE ARCHITECT 1 U]Y I ~Sft:1"01:".: A. In all cases where site observation visits of the irrigation system work is required and/or where portions of the work are specified to be perlormed under the direction and/or site observation of the Landscape Archttect or his representative, the Contractor shall notify the Landscape Architect at least three (3) working days in advance of the time such site observation and/or direction is required. B, Site observation will be required for the following parts of the work: I, "'~V£-' lik-PG:=Tlt+J £ Upon installation and testing of main lines; when pipes are laid and are ready to be submitted to pressure tests. Do not cover any lines until they have been checked and approved. >3-Upon installation and testing of valves, RP device, automatic controller, control valves, screen filter and wires. 4 When the irrigation system is completed prior to planting, the Contractor, in the presence of the Landscape Architect, shall perlorm a coverage test to determine if the coverage of water afforded the planting areas is complete and adequate, The Contractor shall furnish all materials and perlorm all work required to correct any inadequacies. ; , Final site observation visit by the Landscape Architect and performance test shall be at the same time as the final site observation of the specified landscape maintenance period work. 06 TESTING A. All P. V.C. mains shall be subjected to a pressure test of 125 PSI for a period of 4 hours. All testing shall be in the presence of the Landscape Architect -f'?liY 1Js(~ 17- 8. Approval shall be received before backfilling any trench, Do not cover any lines until they have been checked and approved. C. All wiring shall be tested for continuity, open circuits and unintentional grounds prior to connecting to equipment. The minimum insulation resistance to ground shall be fifty (50) megohms. Any wiring not meeting this requirements shall be replace at the contractor's expense 07 RECORD DRAWINGS: A. Before final acceptance of work, the Contractor shall provide a record set of drawings showing the irrigation system work, Information shall be on brown line sepia transparencies for reproduction purposes. B. Any changes in location of items or type of installations from that shown on drawings shall be so indicated on the record drawings. C. Valves shall be numbered and corresponding numbers shall be shown on the record drawings. D All remote control valves and ball valves shall be located by measured dimensions. Dimensions shall be given to permanent objects and shall be to the nearest one-half foot E. On the inside surface of the cover of each Automatic Controller, prepare and mount a color- coded chart showing the valves, mainline, and sprinkler heads serviced by that particular Controller. All valves shall be numbered to match the operation schedule and the drawings. Only those areas controlled by that Controller shall be shown. This chart shall be a plot plan, entire or partial, showing building, walks, roads, and walls, A photostatic print of this plan, reduced as necessary and legible in all details, shall be made to a size that will fit into the Controller cover, This print shall be approved by the Landscape Architect and shall be hermetically sealed by plastic_ This shall then be secured to the back of the enclosure door. F. Immediately upon the installation of any buried pipe or equipment, the Contractor shall indicate on the drawings the locations of said equipment. Dimensions shall be given from permanent objects such as buildings, sidewalks, curbs and driveways. G Record drawings shall be signed by the Contractor attesting to the accuracy of the record drawings, .08 GENERAL REQUIREMENTS: A. All work shall comply with applicable state, county, and city ordinances as well as the Uniform Plumbing Code and the 1988 edition of the Uniform Building Code, providing that any requirements of the Drawings and Specifications, not conflicting therewith but exceeding the Code Requirements shall govern, unless written permission to the contrary is granted in writing by the Landscape Architect, The Owner shall establish all lot lines, easements, and restrictions. All other lines, grades and levels shall be est~blished by the Contractor and shall verify all dimensions, lines, grades and levels indicated on the drawings. Permits and licenses required for execution of the work shall be procured and paid for by the Contractor The Contractor shall give all notices, calls for inspection and comply with all laws and ordinances bearing on the work, B. Extreme care shall be exercised in excavating and working in the area due to existing utilities, Contractor shall be responsible for damages caused by his operation. C. Plan locations of heads, valves, controller and pipe lines are diagrammatic and indicate the spacing and relative locations of all installations. D All lines, shall have a minimum clearance of three (3) inches from each other, and from lines of other trades. Parallel lines shall not be installed directly over one another, E. Point of connection shall be approximately as shown on drawings. Connect new underground piping and valves and provide all flanges, adapters of other necessary fittings for connections. F. Permission to shut off any existing in-use water line must be obtained 48 hours in advance, in writing from the Owner. The Contractor shall receive instructions from the Owner as to the exact length of time each shut-off. G. Contractor shall acquaint him or herself with all site conditions. Excalibre or equal, 2.06 SOLVENTS CEMENTS AND THREAD LUBRICANT· A Solvent cements shall comply with ASTM 0-2564. Thread lubricant shall be Teflon ribbon-type, or approved equal, suitable for threaded installations as per manufacture(s recommendations. 2.07 DIRECT BURIAL CONTROL WIRE A. Electric wiring runs from controller to the automatic control valves shall be solid, single conducto(, 600 volt type UF, copper wire, 4/64 in. neoprene jacket, Style DB (Direct Burial) or equal, color code wires to each valve, common wire shall be black. Wires shall conform to federal specification JC-30. 2.08 AUTOMATIC CONTROLLER: A. Controller shall be furnished and installed complete with all electrical conneetions, ready for operation. B Controller shall be the latest model of the particular manufacturer supplied. C, Unit shall have an input of 110/120 volt, 60 cycle, be completely automatic and shall function optionally with or without the clock Unit shall have a secondary output of 24/28 volt, 60 cycle. D. PART 3 -EXECUTION 3 01 GENERAL REQUIREMENTS: A. Locations on drawings are diagrammatic and approximate only and shall be changed and adjusted as necessary and as directed to meet existing conditions and obta,n complete water coverage, Locate and stake all work and obtain approval of Owner's representative before any installations. B. Install and extend system as shown on the drawings, and as necessary to carry out the intent of the Drawings and Specifications, C, Locate lines, valves and other underground utilities before digging trenches. 3.02 INSTALLATION OF IRRIGATION SYSTEM: A. Excavation of Trenches: 1. Excavate trenches, prepare subgrade, and backfill to line and grade with sufficient room for pipe fittings, testing and inspecting operations. Do not backfill until the pipe system has been subjected to a hydrostatic test as specified. B Depth of Trench: 1. Polyvinyl Chloride Pressure Line-18" min. 2. Polyvinyl Chloride Non-Pressure Line -12" min. c. Subsoil shall be free of all rocl<:s over one (1) inch diameter, debris, and litter prior to use as backfill. D. Repair any leaks and replace all defective pipe or fittings until lines meet test requirements, Do not cover any lines until they have been checked and approved for tightness, quality of workmanship and materials. E. Backfill trenches, after approval of piping, with suitable and approved material, tamping soil around pipe and thoroughly compacting all trench fills until 90% compaction has been achieved. F. Backfill material shall be plaster or mortar sand with a minimum sand equivalent of 50. Provide backfill under, around and above top of pipe for PVC plastic pipe and brass piping, direct burial control wires and electrical conduit. 3.03 INSTALLATION OF POLYVINYL CHLORIDE PIPE: A. Because of the nature of plasltc pipe and fittings, exercise caution in handling, loading and storing, to avoid damage. · B. The pipe and fittings shall be stored under cover until using, and shall be transported in a vehicle with a bed long enough to allow the length of the pipe to lay flat so as not be subjected to undue bending or concentrated external load at any point. C. Any pipe that has been dented or damaged shall be discarded unless such dent or damaged section is cut out and pipe rejoined with a coupling. D. Trench depth shall be as specified above from the finish grade to the top of the pipe. The bottom of the trench shall be free of rocks, clods, and other sharp-edged objects. E. Pressure pipe ends and fittings shall be wiped with MEK primer, or equal, before welding solvent applied. Welded joints shall be given a minimum of 15 minutes to set before moving or handling. All field cuts shall be bevelled to remove burrs and excess material before fitting and gluing together. F. All connections to polyvinyl chloride pipe mains shall be made horizontally_ See standard drawing 1-28 & 1-29. G. Pipe shall be snaked from side-to-side of trench bottom to allow for expansion and contraction. H. Warning tapes shall be installed directly on top of the pipe longitudinally and another 12" above Warning tape to be 3" wide with silver printing on a purple field reading 'CAUTION: RECLAIMED WATER LINE BELOW' manuf, by Thor Enterprises, PO Box 450, Sun Prairie, Wisconsin 53590, (Phone: 608-837-7197). I. Center load pipe with small amount of backfill to prevent arching and slipping under pressure. Leave joints exposed for site observation during testing. J. Sleeving shall be 2 times the pipe size diameter and extend 12" beyond each side of pavement. The letters "E" for electrical or "W' for water shall be stamped or chiseled on the pavement directly above the sleeve. K. No water shall be permitted in the pipe until site observation has been completed and a period of at least 24 hours has elapsed for solvent weld setting and curing. L Plastic to metal joints shall be made with plastic male adapters, metal nipple hand tightened, plus one turn with a strap wrench. M Plastic to Plastic Joints: Solvent-weld, using solvent recommended by pipe manufacturer only. N. Solvent weld joints: assemble per manufacturers recommendations. 3.04 INSTALLATION OF METAL PIPE· A. Cut metal piping by power hacksaw, circular cutting machine using an abrasive wheel, or hand hacksaw. Cut no piping with metallic wheel cutter of any description. Ream and remove rough edges and/or burrs so smooth and unobstructed flow is obtained, 8. Carefully and smoothly place on male thread only. Tighten screwed joints with tongs or wrenches, Caulking is not permitted. 3 05 REMOTE CONTROL WIRING: A. Direct Burial Control Wire Sizes: As shown and specified hereinbefore, 8, Provide one control wire and one common ground wire to service each valve in system. Provide 4 foot minimum expansion loop at each valve to permit removal and maintenance of valves C. Install control wires at least 12" below finish grade and minimum of 4" from any pipe or fittings except at terminal points. All control wires shall follow the pressure main line where possible. D. This site observation visit shall establish the beginning date for the guarantee period of plant material. 8 Acceptance: Upon completion of the final site observation visit and the work of this section, the Contractor will be notified in writing (1) whether work is acceptable; (2) of any requirements necessary for completion and acceptance. C. The Contractor or their authorized representative shall be on the site at the time of each site observation visit by the Landscape Architect. 1.06 MAINTENANCE: A. The Maintenance Period begins on the first day after all landscape and irrgation work on the project is complete, checked, accepted and written approval from the Landscape Architect is given to begin the Maintenance Period, and shall continue thereafter-for no less th.an ninety (90) continuous calendar days. B. Acceptance: Upon completion of the final site observation visit and the work of this section, the Contractor will be notified in writing (1) whether the work is acceptable; (2) of any requirements necessary for completion and acceptance , ' I C. The Contractor shall continuously maintain all involved areas of the Contract during the progress of the work and during the Maintenance Period until the Final, Accept~nce o_f the work. · E. Regular planting maintenance operations shall begin immediately after each plant or lawn is planted. Plants and lawns shall be kept in a healthy. growing condition and in a visually pleasing appearance by watering, pruning, mowing, rolling, trimming, edging, fe/tilizing, re~ staking, pest and disease control. spraying, weeding, cleaning-up and any othernecessary operation of maintenance_ Landscape areas shall be kept free of weeds, noxious grass, and all other undesired vegetative growth and debns. All plants found to be dead or in an impaired condition shall be replaced immediately, including plants that are partially or completely defoliated. F. The Contract completion date of the Contract Maintenance Penod will be extended, when in the opinion of the Landscape Architect, improper. unestablished and/or possible poor or unhealthy condition of planted material is observed within the last week of the official Maintenance Penod. The Contractor shall be responsible for additional maintenance of the work at no change in Contract pnce until all of the work is completed and acceptable. G. The Contractor shall be responsible for maintaining adequate protection of the areas. Damaged areas shall be repaired immediately at the Contracto~s expense. H. Contract price shall include replacement of seasonal color 2 weeks prior to end of maintenance period. 1.07 GENERAL REQUIREMENTS: A All work shall comply with applicable state. county, and city ordinances as well as the 1988 edition of the Uniform Building Code. The Owner shall establish all lot lines, easements. and restrictions All other lines, grades and levels shall be established by the Contractor and he shall verify all dimensions, lines, grades and levels indicated on the drawings. Permits and licenses required for execution of the work shall be procured and paid for by the Contractor The Contractor shall give all notices, calls for inspection, and comply with all laws and ordinances bearing on the work. B. The term "Planting Area" or "P/A" shall mean all areas to be planted with trees, shrubs, ground covers, and/or lawn. C. Actual planting shall be performed during those periods when weather and soil conditions are suitable in accordance with locally accepted horticultural practice. D. All rock and other growth or debris accumulated during the duration of the project shall be removed from the site. A. Upon award of the project the Contractor shall inform the Landscape Architect of the nursery source of all trees and shrubs. The Landscape Architect reserves the right to reject all trees and shrubs that do not meet the size or form remarks appearing in the plant list on the plans. or are root bound, diseased, misshapen or generally unsatisfactory compared with wha_t is normally available in the industry. The Contractor is encouraged to submit photos of plant material that is running small, or of questionable form (after determining that these are the best currently available), along with photos of any proposed subsmutions for decision by the Landscape Architect. B. The Landscape Arch~ect will check the trees at the project for approval. If the trees are rejected, the Contractor is responsible for locating other sources of trees. The contract price for the project shall not change due to rejected trees. The Contractor shall make all necessary financial arrangements or purchase orders to reserve the trees specifically for this project or. at the Landscape Architects option, review photographs of proposed trees submitted by the Contractor. C. Shrub Samples: Typical samples. three each of all varieties and size shrubs of all plant material shall be submitted for approval at the site a minimum of three days prior to planting operations. Approved samples shall remain on the site and shall be maintained by the Contractor as standards of comparison for plant materials to be furnished. Samples will be incorporated into the work. D. The Landscape Architect reserves the right to tag plants at the nursery for use in this project. 1 09 REJECTION AND SUBSTITUTION: A. All plants not conforming to the requirements herein specified and on the drawings shall be marked as rejected and be immediately removed from the site of the work and replaced with acceptable plant materials. The plant materials shall meet all applicable inspections required by law. All plants shall be of the species, vanety, size, age, flower color and condition as specified herein and/or as indicated on the drawings. Under no condition will there be any substitution of plant species. variety or reduced sizes for those listed on the accompanying drawings, except with the express written consent of the Landscape Architect tcflY I U<.f'IZToR. 110 INVOICING OF PLANT MATERIALS AND SOIL PREPARATION CONFORMANCE TEST: A Following final rough grading, but prior to soil prep. or finish grading, the Landscape Contractor will forward the results of the soils test per 1.07 E above to the Landscape Architect. If the Landscape Architect requires modification of the soil prep specs as a result of the soils tests results. contractor to submit respective change order to Landscape Architect for approval prior to commencing work. B. After installation of plant materials. but prior to the pre-maintenance site observation visit, the Landscape Architect, with the heretofore specified signed copies of the required certifications. trip slips, and invoices for the plant materials and related items, shall invoice such material, comparing the total area and/or the amounts specified. If the minimum amounts have not been furnished, the Landscape Architect will require the installation of additional materials to fulfill the minimum requirements specified. C. Upon delivery of materials and/or completion of all soil conditioning and grading but prior to initiating planting operations, the Landscape Architect with the heretofore specified signed copies of required certificates, trip slips, and invoices for the soil preparation materials, shall invoice such materials, comparing the total quantities of each materials furnished against the total area to each operation. If the minimum rates of application have not been met, the Landscape Archrtect will require the distribution of additional quantities of these materials to fulfill the minimum application requirements specified. D. A sample of the soil amendments shall be delivered to the Landscape Architect within thirty- five (35) days after recording of the Contract for submittal to the Landscape Architect for approval prior to commencing soil prep work. 2. Nomenclature: The scientific and common names of plants herein specified conform w~h the approved names given in published by The Sunset Western Garden Book, The Lane Publishing Co , 1995 ed. B. Container stock shall have grown in containers for at least six months, but not over two years. No container plants that have cracked or broken balls of earth, when taken from the container, shall be planted, except upon special approval. No trees with damaged roots or broken balls shall be planted. C. Pruning shall not be done, prior to delivery, except by Written approval by the Landscape Architect. D Inspection of Plant Materials, required by City, County or State authorities, shall be a responsibility or the Contractor, and where necessary he shall secure permits or certifications prior to delivery of plants to site. E. Plants shall be subJect to approval or rejection, at the project site at any time before or during progress of work, for size, variety, condition. latent defects and injuries. Rejected plants shall be removed from the project site immediately. F. Substitutions will not be permitted except that if proof is submitted that any plant specified is not obtainable, a proposal for substitution will be submitted, subject to Landscape Architect's Written approval. G. Quantities shall be furnished as needed to complete work shown on drawings H. The Landscape Architect reserves the right to check root condition of any species, particularly those grown from seed, and if found defective. to reject the plants represented by the defective sample. 1. The thoroughness and completeness of the rototilling and incorporation of the soil conditioners/amendments shall be acceptable to the Landscape Architect. 3.02 LEACHING, DEEP WATERING: A. After complete installation and testing of the irrigation system, all planting areas shall be deep watered, compacted and settled by continuous application of inigation water until the soil is moist to a minimum depth of 8". B. All planting areas consisting of native site soil shall be leached to reduce salt levels prior to planting. Leaching shall be repeated until saturation extract conductivity (ECe x 1,000) level is 2.0 or less at a depth of 12". Contractor to conduct salinity analysis for verification by Landscape Architect. C. Care shall be taken that the rate of application of water does not cause erosion or sloughing of soils. D. All depressions, voids, erosion, and settled trenches generated by the deep watering shall be filled wrth conditioned topsoil and brought to finish grade 3.03 FINISH GRADE: A. Finish grade shall be as indicated on the civil engineers drawings. B. Finish grade shall be measured as the final water compacted and settled surface grades and shall be within plus or minus 0.1 foot of the spot elevations and grade lines indicated on the drawing C. Finish grades shall be measured at the top surface of surface materials. D. Molding and rounding of the grades shall be provided at all changes in slope. E. All undulations and irregularities in the planting surfaces resulting from tillage, rototilling and all other operations shall be leveled and floated out before planting operations are initiated. F. Contractor shall take every precaution to protect and avoid damage to sprinkler heads, irrigation lines, and other underground utilities during his grading and conditioning operations. G. Final finish grades shall insure positive drainage of the site with all surface drainage away from buildings, walls, and toward roadways, drains and catch basins. I. Planting tablets shall be placed in each tree and shrub planting hole at the following rates: 1. (2)-21 gram tablets per 1 gallon container. 2. All 24" box trees shall be staked with 2 wood stakes The stakes shall be driven in plumb and secure. Special care shall be taken that the driv,ng in of the stake does not damage the tree roots or rootball. Tree ties shall be fastened to each tree and stake by looping figure B's with the inside diameter of the tie 2 or 3 times the diameter of the tree and by tacking the back of the tie to the stake (See Detailed Drawings). M_ The staking and guying shall be accomplished in such a manner as to insure the proper and healthy growth and the safety of the plants, property, and the public. N. The Contractor shall be responsible for all surface and subsurface drainage required which may affect his guarantee of the trees, shrubs, and vines. 0. Pruning after planting shall be required on all trees, shrubs and vines when necessary to provide the specified or approved standard shapes, form and/or sizes characteristic to each plant. Pruning may include thinning, topping, and/or cutting and shall be under the direction of the Landscape Architect. Cuts over 314 inch in diameter shall be painted with an approved tree sealant. 3.05 PLANTING GROUND COVERS: A. Ground covers shall be planted in the areas indicated on the drawings. The ground cover plants shall be rooted cuttings grown in flats, and shall remain in those fiats until transplanting. B. All ground cover plants shall be planted with soil around roots in staggered rows, evenly spaced at the intervals called out on the drawings. C. Install sod after lawn areas which are to be sodded are rototilled, soil conditioners incorporated, rocks and debris larger than 1-1/2" in diameter are removed. B. Contractor shall allow 45 days after installation of irrigation system for weed abatement program. After approximately 2 weeks of irrigating and weed germination, Contractor shall utilize an approved post emergent type herbicide (Round-up, Diquat or equal) for all active concentrations of weed growth. Contractor shall abide by the cu1Tent San Diego County Department of Agriculture (S.D.C.D.A.) regulations. The contractor shall avoid the use of pesticides or herbicides within and adjacent to any open space lots and/or easements. 3.10 FINAL ACCEPTANCE: A. Prior to the acceptance of the landscape and irrigation by the city's resident engineer, a certification report. signed by a registered landscape architect, must be submitted. The· report is to state that the landscape and irngation was done according to the project specifications and that its growth is adequately established to prevent erosion. 3 11 POST-PLANT FERTILIZATION: A. Post Fertilization for all areas, including potted plants in containers. (14-7-3) shall occur at the 45th and 90th days after planting at a rate recommended by the manufacturer. 312 CLEAN UP: A. As project progresses. Contractor shall maintain all areas in a neat manner and remove unsightly debris as necessary. After completion of project.
