NOTICE IS HEREBY GIVEN that on July 10, 1973, at 2:00 p .m., in R
310, Board of Supervisors North Chamber, County Administration Center,
1600 Pacific Highway , San Diego, California, the Board of Supervisors
will hold a public hearing on the application of Western Land and Develop-
ment Company dba Rancho Carlsbad E uestrian e er for as ecial use permit
under Ordinance No . 1402 (New Series), pursuant
a proposed public stable on acres locate
Road, a 50-foot private road easeme
section with El Camino Real, which intersection is approximately 1,500
feet east and 700 feet west of the present city limits of Carlsbad and
about one mile (5,600 feet) north of Palomar Airport in Southeast Carlsbad,
E-1-A Zone.
Facilities of existing private stable on said property to be modified
• and expanded. Proposed uses to include a boarding facility (barn stalls
and pipe corrals), horse and rider training facility, rental livery,
breeding operation, and accessory supplies and accommodation items in a
modified existing building and a variance to authorize the following:
A. A reduction from 75 feet to zero feet from edge of said
private road easement for an existing corral on the north
and west sides of an existing 50-foot wide private road
easement.
B. A reduction from 75 feet to 23 feet from edge of said
easement for a proposed horse show ring on the east
side of private road easement.
C. A reduction from 75 f eet to 34 feet from edge of said
easeme nt for a proposed barn on the south and west sides
of private road easement.
D. A reduction from 75 feet to 25 feet from edge of said
easement for a proposed building, to consist of horse
stalls, on south and east sides of private road easement.
E . A reduction from· 7 5 feet to 17 feet from edge of said
easement for an existing barn on the west side of
private road easement.
F. A reduction from 75 feet to 52 feet from edge of said
easement for an existing training track on the west
side Qf private road easement.
G. A reduction in required setbacks from 15 feet to zero
feet from interior side lot lines for proposed corrals
on the south and east property lines.
H. A r eduction in required side street side yard setback
requirement from 35 feet to 13 feet from the center
line of said easement for a proposed parking area on
the west side of private road easement.
I. A reduction in required side street side yard setback
requirement from 35 feet to 17 feet from the center
line of said easement for a proposed parking area on
the east side of private road easement.
J . A reduction in required side yard setback from 10 feet
to zero feet for a proposed parking area between the
proposed horse show ring and the south lot line.
This hearing is being held pursuant to the appeal of Browning E.
Marean, attorney for Mrs. Dorothy Marvin, from a decision of the County
Planning Commission conditionally granting said application.
