items have not been adequately addressed. The numbers of the items are from the
previous check list and may not necessarily be in sequence. The notes in bold font are

PLANS
Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil and the Carlsbad Planning, Engineering and Fire
Departments.
Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for
routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City
Planning, Engineering and Fire Departments until review by EsGil is complete.
2. All sheets of plans must be signed by the person responsible for their preparation.
(California Business and Professions Code).
Plans deviating from conventional wood frame construction shall have the structural
portions signed and sealed by the California state licensed engineer or architect
responsible for their preparation, along with structural calculations. (California Business
and Professions Code).
FIRE PROTECTION
5. In dwelling units within which fuel-burning appliances are installed (and in dwelling units
having attached garages), show the locations of permanently wired carbon monoxide
alarms with battery backup, per Section R315: Please show location on plans
Outside each separate sleeping area in the immediate vicinity of the bedrooms.
On each story, including basements.
NOTE: When more than one carbon monoxide alarm is required to be installed, the
alarm devices shall be interconnected in such a manner that the actuation of one alarm
will activate all of the alarms in the unit.
6. When alterations, repairs or additions are proposed for dwelling units within which fuel-
burning appliances are installed (and in dwelling units having attached garages), the
dwelling unit shall be provided with carbon monoxide alarms located as required for
new dwellings; the carbon monoxide alarms shall be interconnected and hard wired.

Exception: Carbon monoxide alarms in existing areas need not be interconnected and
hard wired where the alterations or repairs do not result in the removal of interior wall or
ceiling finishes exposing the structure, unless there is an attic, crawl space, or basement
available which could provide access for hard wiring and interconnection without the
removal of interior finishes. Section R315.2.
GENERAL RESIDENTIAL REQUIREMENTS
7. Sleeping rooms shall have a window or exterior door for emergency escape. Section
R31 0. Wall has been removed from scope. However there still appears to on the S
sheets. If a wall is being proposed please ensure that it is 44" or lower to allow for
egress.
c. Such openings shall open directly into a public way or a court that opens to a
public way (4-sided courts are prohibited).
EGRESS from guest bedroom is affected by this remodel. Please address.
STRUCTURAL
10. The plans indicate that non load bearing walls are being removed in the kitchen.
However, framing plans show trusses resting on that location which makes it load
bearing. Please provide calcs to support design.
A. No calculations are found inside the plan set. If you have provided them, please
check with the city. At this time we have calculations in our possession.
14. Detail 3/S-1 is showing post to be 4x4
ELECTRICAL
A balcony, deck, or porch that is accessible from the interior of the dwelling will require a
minimum of one receptacle outlet. CEC 210.52(E) (3). This receptacle must be GFCI
protected. Show location on plans.
Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C):
In kitchens a receptacle outlet shall be installed at each counter space 12 inches or
wider; Receptacles shall be installed so that no point along the wall line is more than 24
inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at
least one receptacle. (Counter top spaces separated by range tops, refrigerators, or
sinks shall be considered as separate counter top spaces). From the drawings it
appears that the outlet exceed the 24" distance requirement. Please show
compliance on drawings.

This plan review is limited to the technical requirements contained in the California version of
the International Residential Code, International Building Code, Uniform Plumbing Code,
Uniform Mechanical Code, National Electrical Code and state laws regulating energy
conservation, noise attenuation and accessfor the disabled. This plan review is based on
regulations enforced by the Building Department. You may have other corrections based on
laws and ordinance by the Planning Department, Engineering Department, Fire Department or
other departments. Clearance from those departments may be required prior to the issuance of
a building permit.
Present California law mandates that construction comply with the 2016 edition of the California
Code of Regulations (Title 24), which adopts the following model codes: 2015 IRC, 2015 IBC,
2015 UPC, 2015 UMC and 2014 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2015 International Building Code, the approval of the plans does not permit the violation of

PLANS
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil and the Carlsbad Planning, Engineering and Fire
Departments.
Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for
routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City
Planning, Engineering and Fire Departments until review by EsGil is complete.
2. All sheets of plans must be signed by the person responsible for their preparation.
(California Business and Professions Code).
3. Plans deviating from conventional wood frame construction shall have the structural
portions signed and sealed by the California state licensed engineer or architect
responsible for their preparation, along with structural calculations. (California Business
and Professions Code).
FIRE PROTECTION
4. Please indicate on the plans whether the existing residence has a fire sprinkler system
installed. If so, then provide a note stating that any additions/alterations will be provided
with an automatic residential fire sprinkler system. Section R313.2.
5. In dwelling units within which fuel-burning appliances are installed (and in dwelling units
having attached garages), show the locations of permanently wired carbon monoxide
alarms with battery backup, per Section R315:
Outside each separate sleeping area in the immediate vicinity of the bedrooms.
On each story, including basements.
NOTE: When more than one carbon monoxide alarm is required to be installed, the
alarm devices shall be interconnected in such a manner that the actuation of one
alarm will activate all of the alarms in the unit.
6. When alterations, repairs or additions are proposed for dwelling units within which fuel-
burning appliances are installed (and in dwelling units having attached garages), the
dwelling unit shall be provided with carbon monoxide alarms located as required for
new dwellings; the carbon monoxide alarms shall be interconnected and hard wired.
Exception: Carbon monoxide alarms in existing areas need not be interconnected and

hard wired where the alterations or repairs do not result in the removal of interior wall or
ceiling finishes exposing the structure, unless there is an attic, crawl space, or basement
available which could provide access for hard wiring and interconnection without the
removal of interior finishes. Section R315.2. /
GENERAL RESIDENTIAL REQUIREMENTS
7. Sleeping rooms shall have a window or exterior door for emergency escape. Section
R310.
Windows must have an openable area of at least 5.7 square feet, with the
minimum openable width 20" and the minimum openable height 24".
The bottom of the clear opening shall not exceed 44" above the floor. Do not
measure to the window sill. This geherally applies to windows that have a height
of 3' or less.
Such openings shall open directly into a public way or a court that opens to
a public way (4-sided courts are prohibited).
If such openings occur at a patio, the patio may not be enclosed. Appendix H,
Section AHIO3.2.
EGRESS from guest bedroom is affected by this remodel. Please address.
STRUCTURAL
8. Please complete the Carlsbad special inspection form at the end of this list.
9. Show size of all new headers.
10. The plans indicate that non load bearing walls are being removed in the kitchen.
However, framing plans show trusses resting on that location which makes it load
bearing. Please provide caics to support design.
11. Provide a shear wall schedule for the shear wall affected by this remodel.
12. Show size of posts supporting new header.
13. Show strap ties for shear transfer.
14. Please review the details provided. Not all details pertain to the locations where they are
called out and they are all called out on the wrong page.
15. Details show many items marked as "new", like cripple studs, beams and blocking.
Clarify what work is being done on the roof, or attic. Details are unclear.
16. Provide details for masonry wall. Show foundation, reinforcement etc.

ELECTRICAL
17. Note on the plans that receptacle outlet locations will comply with CEC Article 210.52.
18. Include on the plans the following specifications for electrical devices installed in
dwellings: CEC Article 210 & 406
Tamper resistant receptacles for all locations described in 210.52 (i.e., all
receptacles in a dwelling).
Weather resistant type for receptacles installed in damp or wet locations (outside).
Arc-fault protection for all outlets (not just receptacles) located in rooms described
in NEC 210.12(A): Kitchens, laundry areas, family, living, bedrooms, dining,
halls, etc.
GFCI protected outlets for locations described in NEC 210.8(A): Laundry areas,
kitchen dishwashers, kitchens, garages, bathrooms, outdoors, within 6' of a sink,
etc.
19. A balcony, deck, or porch that is accessible from the interior of the dwelling will require a
minimum of one receptacle outlet. CEC 210.52(E) (3). This receptacle must be GFCI
protected.
20. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C):
In kitchens a receptacle outlet shall be installed at each counter space 12 inches or
wider; Receptacles shall be installed so that no point along the wall line is more than 24
inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at
least one receptacle. (Counter top spaces separated by range tops, refrigerators, or
sinks shall be considered as separate counter top spaces).
PLUMBING
21. Specify on the plans: Water conserving fixtures: New water closets shall use no more
than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8 GPM, lavatories
are limited to 1.2 GPM, and showerheads may not exceed 1.8 GPM of flow. CPC
Sections 407, 408, 411, 412.
22. Specify on the plans whether the existing house was built before or after 1994. For
additions or improvements to a residence built before 1994, note on the plans that
existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush,
urinals that use more than one gallon of water per flush, showerheads that have a flow
capacity of more than 2.5 gallons of water per minute, and interior faucets that emit more
than 2.2 gallons of water per minute) shall be replaced. Certification of compliance shall
be given to the building inspector prior to final permit approval. California S13407.
Residential ventilation requirements: ES 150.0(o)/ASHRAE 62.2
23. Kitchens require exhaust fans with a minimum 100 cfm ducted to the exterior. Detail
compliance by including a complying exhaust fan or a ducted range hood to the exterior.
