foundation inspection, the soils engineer shall advise the building official in writing that:

This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
Please make all corrections on the original tracings and submit two new sets of prints to:
ESGIL CORPORATION.
To facilitate rechecking, please identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the
revised plans.
The following items have not been resolved from the previous plan reviews. The original
correction number has been given for your reference. In case you did not keep a copy of the
prior correction list, we have enclosed those pages containing the outstanding corrections.

These remaining items have not been adequately addressed. The notes in bold at

the end of or contained within each item are to emphasize the remaining problem.

1. Please make all corrections on the original tracings, as requested in the correction list.
Submit two sets of plans for residential projects. For expeditious processing, corrected sets
can be submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, and (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, and (858) 560-1468. Deliver
all remaining sets of plans and calculations/reports directly to the City of Carlsbad
Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the. City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. The person responsible for their preparation must sign all final sheets of plans.
(California Business and Professions Code). This applies to all subsequent submittals.
Only the effected sheets need be submitted I will insert them into the plans.
3. Final plans, specifications and calculations shall be signed and sealed by the engineer or
architect licensed by the State of California who is responsible for their preparation.

FOUNDATION REQUIREMENTS
Provide a copy of the project soil report prepared by an Architect or Civil Engineer
licensed by the State of California. The report shall include foundation design
recommendations based on the engineer's findings and shall comply with UBC Section
1804. There is no explanation for the omitted soils report.
In Seismic Zone 4, each site shall be assigned a near-source factor. Identify this value
in the soils report and on the plans. UBC Section 1629.4.2.
Investigate the potential for seismically induced soil liquefaction and soil instability in
Seismic Zones 3 and 4. Section 1804.5

previous list. These remaining items have not been adequately addressed. The
notes in bold at the end of or contained within each item are to emphasize the
remaining problem.
To facilitate rechecking, please identify, next to each item, the sheet of the plans
upon which each correction on this sheet has been made and return this sheet
with the revised plans.
1. Please make all corrections on the original tracings, as requested in the correction list.
Submit two sets of plans for residential projects. For expeditious processing, corrected sets
can be submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, and (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, and (858) 560-1468. Deliver
all remaining sets of plans and calculations/reports directly to the City of Carlsbad
Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. The person responsible for their preparation must sign all final sheets of plans.
(California Business and Professions Code). This applies to all subsequent submittals.
Only the effected sheets need be submitted I will insert them into the plans.
3. Final plans, specifications and calculations shall be signed and sealed by the engineer or
architect licensed by the State of California who is responsible for their preparation.
Specify expiration date of license. (California Business and Professions Code). This
applies to all subsequent submittals. Only the effected sheets need be submitted I will
insert them into the plans.
*4• Three kitchens are the definition for a Triplex or three units. Three units require
complete 1-hour fire assemblies throughout, 52 decibel noise assemblies
throughout, separate utilities, separate energy studies and Planning Department
Clearance. Two units require rated separations between the units only, separate
utilities, separate energy studies and Planning Department Clearance. Please
check with City for other Duplex or Triplex requirements. Show compliance with
above. Based on the response more corrections may follow.

6. On the cover sheet of the plans, specify any items that will have a deferred submittal

GENERAL RESIDENTIAL REQUIREMENTS
10. Glazing in the following locations should be of safety glazing material in accordance with
UBC Section 2406.4 (see exceptions):
Fixed and sliding panels of sliding door assemblies and panels in swinging doors
other than wardrobe doors.
Fixed or operable panels adjacent to a door where the nearest exposed edge of the
glazing is within a 24-inch arc of either vertical edge of the door in a closed position.
*11. Provide mechanical ventilation capable of providing five air changes per hour in
bathrooms and water closet compartments if required openable windows are not
provided. UBC Section 1203.3. Required at all bathrooms at ground floor.
. FIRE PROTECTION
14. When the valuation of a room addition or repair exceeds $1,000, or when sleeping rooms
are created show locations of permanently wired smoke detectors with battery backup in
the new and existing construction, except that smoke detectors added at existing
construction need only be battery powered. UBC Section 310.9.1.2: This is also
required at existing.
Inside each bedroom.

*15. Provide details of winding part of the stairway complying with UBC Section

Minimum tread is 6 inches at any point and minimum 9 inches at a point 12 inches
from where the treads are narrowest.
Maximum rise is 8 inches.

ROOFING
18. Specify on the plans the following information for the roof materials, per UBC Section
106.3.3: There was no response to this item.
Manufacturer's name.

ICBO approval number, or equal.
19. Specify roof slope. There was no response to this item.
20. Show the required ventilation for attics. The minimum vent area is 1/150 of attic area (or
1/300 of attic area if at least 50% of the required vent is at least 3 feet above eave vents
or cornice vents). Show area required and area provided. UBC Section 1505.3. There
was no response to this item.
21. Where eave vents are installed, insulation shall not block the free flow of air. A minimum
of 1" of air space shall be provided between the insulation and the roof sheathing. To
accommodate the thickness of insulation plus the required 1" clearance, member sizes
may have to be increased for rafter-ceiling joists. UBC Section 1505.3. There was no
response to this item.
22. Note on the plans: "Attic ventilation openings shall be covered with corrosion-resistant
metal mesh with mesh openings of 1/4-inch in dimension." UBC Section 1505.3. There
was no response to this item.
FOUNDATION REQUIREMENTS
23. Provide a copy of the project soil report prepared by an Architect or Civil Engineer
licensed by the State of California. The report shall include foundation design
recommendations based on the engineer's findings and shall comply with UBC Section
1804.
24. In Seismic Zone 4, each site shall be assigned a near-source factor. Identify this value
in the soils report and on the plans. UBC Section 1629.4.2.
25. Investigate the potential for seismically induced soil liquefaction and soil instability in
Seismic Zones 3 and 4. Section 1804.5
26. Note on the plan the soils classification, whether or not the soil is expansive and the
allowable bearing value. Section 106.3.3.
27. If the soils engineer recommends that he/she review the foundation excavations note
on the foundation plan that "Prior to the contractor requesting a Building Department
foundation inspection, the soils engineer shall advise the building official in writing that:

ENERGY CONSERVATION
53. Provide plans, calculations and worksheets to show compliance with current energy
standards.
The regulations require a properlycompleted and properly signed Form CF-1 R to be
either imprinted on the plans, taped to the plans or "sticky backed" on the plans, to
allow the building inspector to readily compare the actual construction with the
requirements of the approved energy design.
Provide fluorescent general lighting (40 lumens per watt minimum) in kitchen(s) and
bathrooms (containing a tub or shower).
Note on the plans: "The manufactured windows shall have a label attached certified by
the National Fenestration Rating Council (NFRC) and showing compliance with the
energy calculations."

area of at least 5.7 square feet with the minimum openable width 20" and the
minimum openable height 24". The emergency door or window shall be
openable from the inside to provide a full, clear opening without the use of
separate tools. Section 310.4.
12. Window area must be at least 1/10 of the floor area and a minimum of 10 square
feet per Section 1203.3.
13. Openable window area in habitable rooms must be 1/20 of the floor area and a
minimum of 5 square feet. In bathrooms and water closet compartments, 1/20 of
area is required and minimum is 1.5 sq. ft. Section 1203.3.

16. Provide handrail details that are referenced to the floor plan. Section 1003.3.3.6:
Handrails are required on each side of stairways having four or more
stairs. Stairways less than 44" wide or stairways serving one dwelling unit
may have one handrail (if not open on both sides).
Handrails and extensions shall be 34" to 38" above nosing of treads and
be continuous.
C) The handgrip portion of all handrails shall be not less than 1-1/4inches
nor more than 2 inches in cross-sectional dimension. Handrails projecting
from walls shall have at least 1-1/2 inches between the wall and the
handrail.
Ends of handrails shall be returned or shall have rounded terminations or
bends.
Openings between railings shall be less than 4". The triangular openings
formed by the riser, tread and bottom element of a handrail at a stair shall
be less than 6".

Shall be installed at balconies more than 30" above grade or floor below.

The Conventional Light-Frame Construction provisions of Section 2320 may not
be used in Seismic Zones 3 & 4 for "unusually shaped buildings," and thus
design calculations must be provided, as per Section 2320.5.4:
a) When exterior braced wall panels are not in one plane vertically from the
foundation to the uppermost story. See the possible exception in Section
2320.5.4.1 where the cantilever or setback does not exceed four times the
depth of the floor joists.
Provide calculations for main vertical and horizontal framing members and
footings. Section 106.3.3.
Provide calculations for lateral loads, shear panels, shear transfer and related.

MECHANICAL (UNIFORM MECHANICAL CODE)

ELECTRICAL (NATIONAL ELECTRICAL CODE)
44. Show on the plans that receptacle outlet locations will comply with NEC Art.

dwelling. NEC Art. 210-52 (e). This receptacle must be GFCI protected.
Show at least one wall switch-controlled lighting outlet to be installed in every
habitable room in bathrooms, hallways, stairways and at the exterior side of
outdoor entrances or exits. At interior stairways show 3-way switching for lighting
outlets at each floor level where there are six or more steps. NEC Art. 210(a).

be either imprinted on the plans, taped to the plans or "sticky backed" on the
plans, to allow the building inspector to readily compare the actual construction
with the requirements of the approved energy design.
Provide fluorescent general lighting (40 lumens per watt minimum) in kitchen(s)
and bathrooms (containing a tub or shower).
Note on the plans: "The manufactured windows shall have a label attached
certified by the National Fenestration Rating Council (NFRC) and showing
compliance with the energy calculations."

If owner/developer proposes a size other than the "standard", then
owner/developer must provide potable water demand calculations,
which include total fixture counts and maximum water demand in gallons
per minute (gpm). A typical fixture count and water demand worksheet is
attached. Once the gpm is provided, check against the "meter sizing
schedule" to verify the anticipated meter size for the unit.
Maximum service and meter size is a 2" service with a 2" meter.
If a developer is proposing a meter greater than 2", suggest the
installation of multiple 2" services as needed to provide the anticipated
demand. (manifolds are considered on case by case basis to limit
multiple trenching into the street).

All irrigation meters must be sized via irrigation calculations (in gpm) prior
to approval. The developer must provide these calculations. Please follow
these guidelines:
If the project is a newer dvelopment (newer than 1998), check the recent
improvement plans and observe if the new irrigation service is reflected on
the improvement sheets. If so, at the water meter station, the demand in
gpm may be listed there. Irrigation services are listed with a circled "I",
and potable water is typically a circled "W". The irrigation service should
look like:

'- 1.5: meter (estimated 100 gpm)
If the improvement plans do not list the irrigation meter and the
service/meter will be installed via another instrument such as the building
plans or grading plans (w/ a right of way permit of course), then the
applicant must provide irrigation calculations for estimated worst-case
irrigation demand (largest zone with the farthest reach). Typically, Larry
Black has already reviewed 'this if landscape plans have, been prepared,
but the applicant must provide the calculations to you for your use. Once
you have received a good example of irrigation calculations, keep a set for
your reference. In general the calculations will include:
Hydraulic grade line
Elevation at point of connection (POC)
Pressure at POC in pounds per square inch (PSI)
Worse case zone (largest, farthest away from valve
Total Sprinkler heads listed (with gpm use per head)
Include a 10% residual pressure at point of connection
3. In general, all major sloped areas of a subdivision/project are to be
irrigated via separate irrigation meters (unless. the project is only SF0 with
no HOA). As long as the project is located within the City recycled water

service boundary, the City intends on switching these irrigation
services/meters to a new recycled water line in the future.
E D 12c. Irrigation Use (where recycled water is available)
Recycled water meters are sized the same as the irrigation meter above.
If a project fronts a street with recycled water, then they should be
connecting to this line to irrigate slopes within the development. For
subdivisions, this should have been identified, and implemented on the
improvement plans. Installing recycled water meters is a benefit for the
applicant since they are exempt from paying the San Diego County Water
Capacity fees. However, if they front a street which the recycled water is
there, but is not live (sometimes they are charged with potable water until
recycled water is available), then the applicant must pay the San Diego
Water Capacity Charge. If within three years, the recycled water line is
charged with recycled water by CMWD, then the applicant can apply for a
refund to the San Diego County Water Authority (SDCWA) for a refund.

Taylor Group, Inc. (TGI) has reviewed the above-referenced plans for a proposed remodel of an
existing single family residence located at 2405 Sierra Morena in Carlsbad, California ("the
project"). TGI's review was limited to those elements of the referenced plans that relate to the
geotechnical aspects of project and the recommendations contained in the referenced
geotechnical report prepared by TGI.
Based on our review, we conclude that the geotechnically-related elements of the referenced
plans are in general conformance with the recommendations provided in the above-referenced
geotechnical report with the exception of the following:
TGI's report recommends specifying a minimum concrete compressive strength of 3,000 psi
instead of 2,500 psi.
The specified slab on grade thickness and subgrade preparation were not noted on the plans
provided. The recommendations for slabs on grade and recommendations to reduce vapor
transmission through slabs provided in TGI's report should be incorporated into the plans.
As noted in our report, TGI should provide geotechnical observation and testing services
during construction to verify that our recommendations are properly implemented.

At your request, Taylor Group, Inc. (TGI) has prepared this report presenting preliminary
I
geotechnical recommendations for a proposed addition to an existing single-family residence.
The property is described as Assessor's Parcel Number 167-160-15-00 and is located at 2405
Sierra Morena in Carlsbad, California (Figure 1).
1.0 PROJECT DESCRIPTION
TGI has been provided with a site plan for the project (Figure 2). We understand that a two-
story addition is planned to be located in the rear yard area. The addition will be attached to
the existing one-story single family residence. For the purposes of this proposal we have
I assumed that the planned structure(s) will be of conventional wood frame construction with
slab-on-grade and/or conventional shallow foundation systems. No preliminary structural
I
design information has been provided to TGI at this time. Foundation loads are expected to be
typical for residential construction, with perimeter footing loads of less than 2,000 pounds per
foot and isolated column loads less than 10 kips. Some related improvements such as flatwork
I may also be planned. It is our understanding that no retaining walls are planned for the
addition.
2.0 EXISTING SITE CONDITIONS
The project site (hereinafter "Site") consists of a relatively level lot with an existing one-story
I single family residence and related improvements including flatwork and landscaping. The area
where the addition is planned is relatively level. However, a descending slope is located
I approximately 20 feet away from proposed addition. The area of the addition is currently
covered with grass.

3.0 FIELD AND LABORATORY INVESTIGATION
TGI evaluated subsurface conditions at the Site by excavating 2 exploratory test pits to depths of
2 to 4 feet below the existing ground surface. The excavations encountered refusal on
formational material. The excavation locations are shown on Figure 2. Relatively undisturbed
samples and bulk samples were obtained for laboratory testing and further observation. The
boring logs are presented in Appendix A.
Laboratory testing was performed on the samples obtained to evaluate engineering index
I properties, expansion properties, in situ moisture and density, compaction characteristics, and
corrosivity of selected samples. The results of the laboratory tests are presented in Appendix B.
I 4.0 GEOLOGIC AND SUBSURFACE CONDITIONS
The regional geology is discussed herein, as well as the geotechnical subsurface conditions and
I existing foundation conditions encountered during our investigation.
4.1 Regional Geology
The area of investigation lies within the Peninsular Range geomorphic province, an
I extensive uplifted fault block that occupies the southwestern portion of California and
extends southward into Baja California. The central mountain-valley area of the San
Diego Region is bounded by the coastal plain section to the west and the Elsinore fault
I zone to the east and is characterized by mountains and intermontane basins. Based on
geologic maps, the site is underlain by Santiago Formation materials.
The geologic structure of the area of investigation is dominated by: 1) a series of
northwest trending mountain ranges separated by a system of northwest trending fault
zones, and; 2) a coastal plain where landforms are subdued. The major fault zones in the
region, including the San Clemente, Palos Verdes/Coronado Bank, Newport-
Inglewood/Rose Canyon, Elsinore, and San Jacinto fault zones, are believed to have
experienced historic or recent movement (within in the past 10,000 years). Movement
along these faults or others can be expected during the lifetime of the project.
4.2 Subsurface Conditions
Our excavations encountered a thin layer of topsoil over quaternary-aged terrace
deposits. The terrace deposits likely overly the Santiago Formation. The terrace
deposits were observed to consist of moist, moderately cemented red sandstone
composed primarily of fine- to medium-grained sand and less than 15 percent silt.

I 4.3 Existing Footings
I Test Pit TP-1 was excavated adjacent to the rear wall of the existing residence and
exposed the existing footing. Based on our observations within the test pit excavation,
the footing has a depth of approximately 14 inches below the adjacent grade and has a
I width of approximately 8 inches.
5.0 FAULTING AND SEISMICITY
The Site, like much of southern California may be subjected to strong ground motions during an
I earthquake on any of several known active fault systems. Figure 3 presents a map illustrating
the locations of known regional faults in relation to the site location. No known active or
I
potentially active faults cross the Site.
The nearest known active fault is the Rose Canyon Fault Zone (RCFZ), located approximately 10
I
kilometers (6 miles) southwest of the Site. The RCFZ is considered to be capable of producing a
Maximum Credible Earthquake (MCE) of M=6.9, with corresponding peak ground accelerations of
approximately 0.4g at the Site. Other active regional faults including the Elsinore, San Jacinto and
I San Andreas faults lie within 65 miles of the Site. MCE events on these faults would likely produce
lower peak ground accelerations.
A probabilistic seismic hazard assessment conducted by the State of California (Petersen et. al. 1996)
indicates that peak horizontal ground acceleration at the Site corresponding to a 10% probability of
exceedence in fifty years is in the range of 20 to 30 percent of gravity (0.20 to 0.30g). Repeatable
horizontal ground accelerations for the MCE event on the RCFZ can be expected to be
approximately 0.15g.

6.0 CONCLUSIONS AND RECOMMENDATIONS
Based on our investigation and analysis, we conclude that the Site is suitable for the proposed
improvements provided that the recommendations presented herein are properly incorporated
into the plans and specifications for the project. Our conclusions are summarized follows:
I Subsurface conditions at the Site consist of a thin layer of topsoil underlain by native terrace
deposits. The terrace deposits were observed to consist of moist, moderately cemented, red
sandstone composed primarily of fine- to medium-grained sand.
I Expansion Index (El) test results indicate that near-surface soil encountered at the Site is
non-expansive.

Corrosivity test results including pH, soluble sulfate content, soluble chloride content and
minimum resistivity indicate that Site soils are expected to negligibly reactive with steel or
concrete.
Groundwater was not encountered in our exploratory excavations at the time of our field
investigation.
Based on the results of our evaluation, we recommend that footings for the proposed
additions should be founded on competent formational material at a depth of 18 inches or
more;
Minor subgrade preparation will be required in slab-on-grade areas beneath the proposed
addition.
The following sections provide detailed geotechnical design and construction recommendations
for the project. If the recommendations do not cover a specific feature of the project, please
contact TGI for the required additions, revisions or clarifications to the recommendations.
61 Site Preparation and Earthwork
I
The anticipated improvements at the Site will require minor earthwork and grading to
achieve final grades. Grading and earthwork should be performed in accordance with
the City of Carlsbad Grading Regulations Manual, applicable City grading ordinances
I and the general guidelines for earthwork summarized in the following sections.
6.1.1 Site Preparation
Prior to construction, all existing vegetation and root systems, unsuitable soil,
saturated soil, debris, buried objects, abandoned utilities, and any otherwise
unsuitable material within the planned construction area of the site should be
cleared and disposed off-site.
6.1.2 Subgrade Preparation
In areas where new concrete slabs-on-grade and exterior flatwork win be
constructed, we recommend preparing the subgrade by scarifying the soil to a
depth of 6 inches, moisture conditioning the soil to the optimum moisture
content or higher, and compacting the soil to 90 percent relative compaction or
more, based on the current ASTM D1557 test method. The depth of scarification
and recompaction will need to be observed and evaluated in the field by the
Geotechnical Engineer.

6.1.3 Excavations
Excavations shall be observed by the Geotechnical Engineer to evaluate that
unsuitable materials have been removed and that firm native deposits are
exposed in areas to receive engineered fill.
Excavation of the material in the upper 3 feet can likely be accomplished by
conventional earthrnoving equipment, or manually in confined areas.
Temporary cut slopes and sidewalls for excavations (if any) may be vertical for a
maximum depth (or height) of 4 feet.
6.2 Fill Material
The existing earth materials observed during TGI's investigation are suitable for use as
structural fill beneath shallow footings and slabs or behind retaining walls. If additional
soil is required to achieve design grades, we recommend that soil to be imported for use
as structural fill should meet the following criteria:
U.B.C. Expansion Index <20
Plasticity Index <12
No Organic Material
No rocks larger than 4 inches
Less than 15 percent rock larger than 2-1/2 inches
Less than 25 percent gravel larger than 1/4 inch
6.3 Compaction
Existing site soils should be compacted to a relative compaction of 90 percent as
determined by ASTM D1557-00. Prior to compaction, native soils should be thoroughly
mixed and moisture conditioned to bring the moisture content to at least the optimum
moisture content and spread in uniform lifts of less than 8 inches (un-compacted
thickness).
Select structural fill, backfill below footings and slabs, and trench backfill below footings
and slabs should be compacted to a relative compaction of not less than 90 percent as
determined by ASTM D1557-00. Prior to compaction, select fill soils should be
thoroughly mixed and moisture conditioned to bring the moisture content to at least 2
percent above the optimum moisture content and spread in uniform lifts of less than 8
inches (un-compacted thickness).

6.4 Foundation Recommendations
We anticipate that continuous perimeter footings and spread footings will be used for
the support of the proposed addition. Shallow foundations should be founded in firm
native terrace deposits at a depth of at least 18 inches below the existing grade. Shallow
continuous footings should be reinforced top and bottom with at least two No. 4 steel
reinforcing bar. Shallow footings founded as recommended above may be designed for
allowable bearing pressures of 2,500 psf for dead and real live loads.
Shallow individual spread footings should be founded in firm native terrace deposits
and should have a minimum plan dimension of 24 inches and a minimum depth of 18
inches below the lowest adjacent grade. Shallow spread footings should be reinforced
top and bottom in both directions with No. 4 steel reinforcing bars 12 inches on center.
Isolated spread footings meeting these requirements may be designed for an allowable
bearing pressure of 2,500 psf for dead and real live loads.
Allowable bearing pressures for continuous footings and isolated spread footings may
be increased by 1/3 for short duration seismic and wind loads.
Lateral load resistance may be developed by a combination of passive resistance acting
on footing walls and sliding resistance at the base of foundations. For passive resistance,
a lateral pressure coefficient (Kp) of 3.0 or an equivalent fluid weight of 350 pcf may be
used for design. The maximum passive resistance used for design should not exceed
3,000 psf. Calculation of passive resistance should ignore the upper 1.2 inches. For
sliding resistance, an allowable friction coefficient of 0.25 may be used for design.
It is anticipated that the common footing along the existing north wall (proposed south
wall of addition) will now have to support new loads from the addition. This existing
footing was observed to have a width and depth of approximately 8 and 14 inches,
respectively. This footing should be enlarged to a minimum width of 15 inches and a
minimum depth of 18 inches below the lowest adjacent grade.
I We estimate that the long-term settlement for the above bearing pressures may be on the
order of 1/2 inch, with maximum differential settlements of 1/4 inch in 40 feet.
I 6.5 Slab Recommendations
Floor slabs should be designed for the anticipated loading. We recommend using a I design value for modulus of subgrade reaction of 200 kips/ft3 if slabs are designed based
on elastic design methods. Minimum slab sections for interior living space floor slabs

I should be at least 4 inches thick with reinforcement consisting of at least No. 3
I
reinforcing bars spaced 18 inches on center in both directions.
Exterior slabs for flatwork and walkways should be at least 4 inches thick with
I
minimum reinforcement consisting of No. 3 reinforcing bars spaced 18 inches on center
in both directions. Exterior slabs may be placed directly on a properly compacted
subgrade consisting of on-site soils or approved imported fill compacted to at least 90
I percent relative compaction.
Reinforcing steel for all slabs-on-ground should be placed in the upper 1/3 of the slab
I with at least 1 inch of concrete cover. Slabs should have contiol joints extending at least
25% of the slab thickness spaced at. intervals of no more than 10 feet. Control joints
I should be constructed using grooving tools (in fresh concrete) or by saw cutting as soon
as the concrete is hard enough that the edges abutting the cut don't chip from the saw
-
blade (generally 6-12 hours after finishing concrete).
6.5 Recommendations to Reduce Vapor Transmission Through Slabs
It is normal for the soil moisture content beneath slabs-on-ground to increase over time.
Concrete slabs are permeable and moisture beneath the slab will eventually penetrate
through the slab unless protective measures are taken. To prevent vapor transmission
through floor slabs, we recommend that all slabs-on-ground should be placed over a
capillary break layer consisting of a minimum of 4 inches compacted clean concrete sand
or 3/4" crushed rock and that a vapor retarder be placed below interior floor slabs and in
other areas that will receive moisture sensitive flooring. We recommend that the vapor
retarder should consist of a 15-mil plastic membrane meeting all criteria of Class A per
ASTM E 17451. The vapor retarder should be installed in accordance with the
manufacturer's specifications, including overlapping and sealing of all penetrations and
seams.
TGI recommends that slabs should be poured directly on the vapor retarder (without a
layer of sand placed above the vapor retarder). This will reduce the potential for water
vapor transmission associated with water trapped between the vapor retarder and slab.
Placement of a sand layer above the recommended class of vapor retarder is not

necessary for protection against normal mechanical stress associated with slab
construction.
TGI also recommends that a curing compound should be applied to the slab or a
temporary covering of plastic sheeting should be used to minimize the potential for
differential drying and slab curl.
6.6 Cement Type and Concrete Mix Design
Results of TGI's laboratory analysis of a near-surface soil sample from the Site indicate
I that Site soils are generally not reactive and are expected to exhibit negligible corrosion
effects on concrete and steel. We recommend that concrete to be used for footings,
I slabs, stem walls and other concrete on or below grade should meet the following
minimum specifications:
I Avg. 28-day Compressive Strength: 3,000 psi
Cement Type: Type 11/V alkali-resistant cement
Water-cementitious material ratio: 0.5 or less
Care should be taken to ensure adequate concrete placement (using vibratory methods,
I where approved) and embedment of all reinforcing steel to reduce the potential for
corrosion. As previously noted, we recommend that a curing compound should be
I applied to the slab or a temporary covering of plastic sheeting should be used to
minimize the potential for differential drying and slab curl.
6.7 Site Drainage
The performance of foundations and floor slabs can be significantly affected by water
from rainfall and landscape irrigation. Good surface water drainage is required to
reduce the potential for shrinking and swelling of soils, erosion, seepage and soil
movement. Final grading of the site must facilitate positive drainage away from
foundations to prevent ponding of water and infiltration adjacent to footings and
retaining walls. In general, we recommend that the ground surface should slope away
from buildings at least 2 percent (1/4" per foot) for a distance of at least 6 feet in
hardscape areas and lightly vegetated areas. More slope should be provided in densely
planted areas where the vegetation impedes the surface runoff.
We recommend that landscape areas not be placed adjacent to the exterior walls of the
houses to reduce the potential for irrigation water and surface water to infiltrate below

The use of perimeter subdrains that collect excess surface water infiltration and direct it
I . to drainage structures should be considered if landscaped areas are planned near
exterior walls. The use of impervious above-grade planter boxes may also be used.
I We recommend the use of a local area drain system around the perimeter of the
structure to facilitate controlled drainage. Roof drains are recommended and the
discharge of downdrains from roof gutters should be plumbed directly into the area
I drain system wherever possible.
6.8 Seismic Design Parameters
The proposed facility should be designed to resist seismic loads in accordance with the
minimum st
andards of the 1997 Uniform Building Code (UBC) and 1998 California
Building Code (CBC).

6.9 Plan Review
We recommend that foundation plans for the proposed additions should be reviewed by
TGI prior to finalization so that TGI can verify that the recommendations contained in
this report are properly incorporated into the plans.
6.10 Geotechnical Observation and Testing
As noted elsewhere in this report, TGI should observe all foundation excavations and
I other excavations during construction and should perform field testing to verify that fill
is properly moisture conditioned and compacted in accordance with our
I
recommendations. Field observation and testing is essential to identify field conditions
that may differ from those observed during the preliminary investigation and to modify
designs, when necessary, to account for any such differing conditions.

7.0 LIMITATIONS
The findings, conclusions and recommendations presented in this report are based on the
current assumed site improvements and estimated loads, which may be subject to change. TGI
has been provided with only a conceptual plan for the proposed improvements at the time this
report was prepared. If the improvements vary significantly from those described or conditions
change from the stated assumptions presented herein, TGI should be consulted to update and
modify, as needed, the conclusions and recommendations presented in this report.
The subsurface conditions and engineering evaluation presented in this report were based on
the results of a limited field exploration and laboratory testing program. Subsurface conditions
are, by their nature, uncertain and may vary from those encountered at specific exploratory
boring or trench locations, tested in the laboratory, or documented in published documents.
The investigation described in this report is limited. A more complete investigation performed
at greater cost would provide more accurate and reliable information regarding subsurface
conditions and geotechnical characteristics of the site.
TGI's investigation was performed using the degree of care and skill ordinarily exercised, under
similar circumstances, by reputable geotechnical engineering firms practicing in this or similar
localities. The findings, recommendations and professional opinions presented in this report
were developed in general accordance with generally accepted principles and practices of the
geotechnical engineering profession at the time of the report preparation. TGI makes no other
warranty, either expressed or implied, in fact or by law.
The findings of this report are valid at the time the report was prepared. Changes in the
condition of a property can and do occur with the passage of time as a result of natural
processes or the work of man on the subject property or adjacent properties. Changes in
applicable regulations, guidelines and standards of practice may also occur as a result of
government action, legislation, and the broadening of knowledge. Consequently, the findings,
conclusions and recommendations contained herein might be invalidated in whole or part by
