GEOTECHNICAL CONSULTANTS June 9, 1989. Project No. 356.1 Mr. Rick Bean 2816 Sombrosa Street Carlsbad, CA 92009 Subject: FOUNDATION INVESTIGATION Proposed Building Addition 2816 Sombrosa Street Carlsbad, California Dear Mr. Bean: In accordance with your request, we have performed a foundation investigation at the subject property. Our investigation was performed in May 1989, and consisted of review of available topographic maps (see References) , subsurface exploration, laboratory testing, engineering analysis and the preparation of this report. The purpose of our investigation was to provide foundation recommendations for the proposed building addition. SITE DESCRIPTION The subject property, located at 2.816 Sombrosa Street, Carlsbad, California, is identified on the referenced maps as Lot 378 of Carlsbad Tract No. 73-18 (Rancho Del Ponderosa) Unit No. 5 subdivision. The site presently supports a one-story, wood-frame and stucco, attached living area and garage, single-family residence founded on conventional continuous footings with slab-on- grade floors. A pool and spa with surrounding concrete deck has been constructed at the rear of the residence, and concrete walkways have been added along the east side and at the front of the residence. A concrete driveway provides access to the garage from Sombrosa Street. : The lot is bounded by Sombrosa Street to the south, and adjacent single-family residences on the remaining sides. An approximately 15 feet high, 2:1 (horizontal to vertical) slope ascends at the rear of the lot to the adjacent residence, while the lots on the east and west sides are at approximately the same elevation. 5245 AVENIDA ENCINAS • SUITE G 9 CARLSBAD, CALIFORNIA 92008 9 (619) 931-1917 FOUNDATION INVESTIGATION Project No. 356.1 June 9, 1989 Page 2 PROPOSED DEVELOPMENT We understand that the proposed addition to the residence will consist of a second story addition above the existing garage. We understand that relatively light wood-frame construction will be utilized for the addition, which will be supported by the existing continuous footings. SITE GRADING No grading plans or soils reports pertaining to the subject site were available for our review, however, based on our review of the available topographic maps for this area (see References) it appears that grading of the site consisted of minor cuts (approximately 0 to6 feet) and fills.(approximately 0 to 3 feet). SUBSURFACE EXPLORATION AND LABORATORY TESTING Subsurface exploration consisted of observation, testing, and sampling of soils from one test pit excavation located as depicted on the Plot Plan, Figure 1, and determination of the dimensions of the adjacent existing continuous footings. The following field and laboratory tests were performed: Dry Density and Moisture Content (ASTM: D 2216) Direct Shear (ASTM: D 3080) , Results of dry density and moisture content determinations are shown on the Test Pit Log, Figure. 2. The remaining laboratory test results are presented on Figure 3. SUBSURFACE CONDITIONS The soils encountered in the test pit consisted of fill soils to a depth of 2-3/4 feet. The fill soils were composed generally of very moist, medium dense silty sand. 'The fill soils were underlain by very moist, medium dense to dense, silty sandstone bedrock. No groundwater was encountered in the test pit, nor did any caving occur. HETHERINGTON ENGINEERING, INC. FOUNDATION INVESTIGATION Project No. :356.1 June 9, 1989 Page 3 As. determined in the test pit, the depth of the existing continuous perimeter footing is 12-inches below lowest adjacent grade, and the footing is 15-inches wide. CONCLUSIONS AND RECOMMENDATIONS Based on the results of our investigation, the proposed building addition to the existing residence is feasible from a geotechriical standpoint. The proposed . building addition may besupported by the existing continuous footings which are founded 12-inches below lowest adjacent grade. The existing continuous footings can safely support a dead plus live load of 1000 pounds per square foot. These values may be increased by one-third for loads including wind or seismic forces. A lateral bearing value of 200 pounds per square. foot per foot of depth and a coefficient of friction between foundation soil and concrete of 0.35 may be assumed. If there are any questions regarding this report, please feel free to call. We appreciate this opportunity to be of service. Sincerely, HETHERINGTON zENAINEJFRING, INC. PARK D.
