CONTINUED Carlsbad 15-3038 1112/15 GENERAL REQUIREMENTS 9. Sleeping rooms shall have a window or exterior door for emergency escape. Section R310. Door in existing master is being filled-in. Please show a complying emergency escape window in this room. Please note that the retreat window may not be used unless the wall between the master and retreat is 50% open which it does not appear to be. Section R303.2 a) Windows must have an openable area of at least 5.7 square feet, with the minimum openable width 20" and the minimum openable height 24". If the dimensions of the casement windows shown on the floor plan are the clear openable dimensions , please indicate this. Other wise, provide the clear openable dimensions to show compliance with the required 20" width. 12. Please show compliance with section 2405.1 CBC for sloped glazing. (Specify that glass is fully tempered and has a minimum thickness of 3/16" to comply with exception 4 to the screening requirement in section 2405.3 CBC). I see that the plans now show 2'x 2' Velux skylights. If these are to be used, please specify on the plans .IAMPO approval ER 0199. This approval requires a minimum roof slope of 3:12. The plans show a roof slope of 2:12. Additionally, the 3/16" minimum glass thickness needs to be specified. Structural plans need to be revised to show the correct size of the skylights. STRUCTURAL The floor framing plan on sheet S03 is confusing. Please provide a framing plan which clearly identifies the existing and new framing elements. Please clarify the new TJls in the existing interior area. Are they replacing floor joists of the same span. What is supporting them? Please provide a detail of their connection to the supporting member. 2/S03 shows more panes in the roof glazing system than the architectural plans. Please coordinate. I see skylights are being used, but the size shown on the framing plan does not match the architectural plans! energy calcs. The plans do not show how the glass roof panels are being supported. Please show the framing members supporting the glass and provide complete connection details for glass panels and supporting framing. Please show roof framing around the skylights on the roof framing plan. CONTINUED Carlsbad 15-3038 11/2/15 20 psf roof live load needs to be included at glass roof panels. Section 2405.4 CBC. Please see the caic for the roof beam on sheet 5 of calcs. The load from the roof over the newly enclosed deck (which is a tile roof with (2) 2x2 skylights) should include full roof live and dead loads (only 7psf dead load was used). Please clarify why the loading for deck live load is input as roof live load in the calculations. Please see pgs. 8 & 10 of calculations which still shows that the floor live load is input as roof live load. The roof loads were not included in the calculations for the double 2x1 Os and the 6x14 beam. Please include them. Please explain the point loads used for the calculations of these beams and provide a calculation for the double TJls now shown to support the point load from the roof beam above. Please provide complete lateral calculations for both levels at the newly enclosed deck (including the grid line between the existing building and newly enclosed balcony). Show all required lateral resisting elements on the plans and provide appropriate shear transfer detailing. By enclosing the existing deck with a roof and walls, you are increasing the wind and seismic loads to the building. Provide a design showing that the straps shown (it appears an additional strap will be needed at the floor level) are adequate to transfer the loads into the existing structure and to show that the existing shear walls at both levels are adequate to resist the increased lateral loads due to enclosing the deck. If epoxy anchors are required for retrofit anchor bolts, specify special inspection and complete the enclosed City Special Inspection Agreement. May still apply. ENERGY CONSERVATION 35. For plans submitted for plan check on or after 7/1/14, provide a Prescriptive or Performance energy design, demonstrating compliance with current 2013 energy efficiency standards. Due to the large amount of new glazing being added, the addition will not comply with the prescriptive requirements, so a performance design must be provided. (Existing glazing being removed cannot be deducted from new glazing in determining compliance). The energy calculations were received, but they appear to have used the incorrect total conditioned floor area. 39. Residential energy lighting recjuirements: ES 150.0(k) In bathrooms, at least one fixture shall be high efficacy and all remaining fixtures shall be high efficacy or be controlled by a vacancy sensor. The California Building Standards Commission has adopted the Green Building Standards Code which became effective January 1, 2011 and must be enforced by the local building official.
