What is the significance of the asterisk note at the bottom of the occupant load table on sheet CS-I? There is no occupancy separation required between an A3 occupancy and B occupancy. The note indicate door 112B on sheet A2.2 is an occupancy separation door. Please clarify. Include as part of the elevated seating plans details for the aisle handrails per UBC Section 1008.5.6. Detail on the plans that the walls and doors of the accessory areas adjacent to the stage are separated by one hour construction with 1 HR rated door assemblies. UBC 405.3.2. Doors 104A, 10413, I04D & 104E all must be one hour rated self closing doors as part of the required one hour separation between stage and adjacent areas. Carlsbad 06-3268 3/1/07 . Doors 104A must be equipped with panic hardware. Provide a complete architectural section of the corridor, showing all fire-resistive materials and details of construction for all floor, walls, roof and all penetrations. Section 1004.3.4. Sections and construction details have been provided. Show in details I & 10! Al2.2 that double blocking is provided between the ceiling joists directly above the corridor one hour wall. Show in details I & 10!Al2.2 that the ceiling of the fire rated corridor will have 5/8" drywall both at the bottom and top of the joists to qualify as one hour. PLUMBING (2000 UNIFORM PLUMBING CODE) The water pipe sizing calc's require a mm. 1-1/4" service line. See P1.0 of the plans. The water pipe plan on sheet P2.0 shows the new main water line to be 1-1/4" but the main service line feeding the new 1-1/4" line is a 1" pipe. Provide a code justification for the use of 1" water line. . MECHANICAL (2000 UNIFORM MECHANICAL CODE) Note on the mechanical plans on sheet M1.0 that the existing HVAC equipment must be capable of providing 15 CFM of outside air per Occupant in the occupied areas of the building. UBC Section 1202.2.1. . ELECTRICAL PLAN REVIEW 2002 NEC Show on sheet E3.0 an emergency exit sign over the double doors serving the theater area. Delete the exit sign over the door within the Lobby that leading into Vestibule 103. this door is not intended as an exit door from the Lobby. DISABLED ACCESS REVIEW LIST DEPARTMENT OF STATE ARCHITECT HANDRAILS Provide sections, details or notes to show that handrails for ramps are to be located ~34" but 538" above nosing of treads, per Section 1133B.4.2.1. The ramp handrails shown in the Vest 103 must extend 12" beyond the top and bottom of the ramp, THIS ITEM STILL APPLIES The following provisions apply if a drinking fountain is shown on the plans Note on the plans that the drinking fountain(s) will comply with all applicable Title 24 provisions (bubbler height, etc.). The plans list the building construction as V-N which is not permitted for an A-2.I occupancy. See UBC Table 5-13 3. Provide an area analysis per UBC Section 504 and specifically 504.3 for mixed occupancy. Show that the allowable area of the combined occupancies is within the code limits for the occupancy classification and type of construction. Note: The basic allowable floor area for an A3 occupancy of type V N construction is 6000 sq ft. It appears that the proposed A3 theater will exceed this area. This building must be classified as an A-2.I occupancy and must be one hour construction throughout. I'm not sure what this means. The code required stair access and has nothing to do with equivalent facilitation. Please clarify. 12.
