It is unclear what type of electric heating is being proposed. Is this a wall furnace or thru the wall heat pump?. Please provide manufacturer's cutsheets and if a thru wall unit then engineer of record to address the perforation of the shear wall. What essentially is holding up this project is the heat source. This still applies. The plans are clearly reflecting a electric wall furnace and this is generally never allowed. The energy calculations are reflecting a heat pump which is allowed when designed for it. It is suggested you contact your energy consultant and work out a solution that will meet T-24. 10. Show or note that a battery-operated smoke alarms will be provided in all existing bedrooms, hallways leading to bedrooms and on each floor for the main dwelling. Note on sheet 2 states just bedrooms. Still applies. Would have added this note or had applicant add this at permit issuance as well as "No permanent cooking facilities (as could not locate on sheet 2) if this would have been the only correction but cannot sign off plans when it appears plans will not meet T-24. Section R106.2. 3. The cover sheet is noting slope of roof to be 5 and 12 and per truss calculations the slope of jacks is 7.86 and trusses are .48 at flat portion and 6.30 at mansard portion. 4. Specify on the plans the following information for the roof materials, per Section R106.1.1: Manufacturer's name and ICC approval number, or equal. For both tile and hot mop. City of Carlsbad requires all roofing to have a Class A minimum. 5. Show location of attic access with a minimum size of 22"x30", unless the maximum vertical headroom height in the attic is less than 30". Access must be provided to each separated attic area (if over 30 sq. ft.), shall be located in a hallway or other readily accessible location and 30" headroom clearance is required above the opening. Section R807.I. Attic access cannot be in clothes closet as shown as must remove clothes, pole and shelf in order to safely place ladder inside as this doe not meet the definition of readily accessible. 6. The 2650 SH proposing for existing bedroom does not meet egress as generally only provides 4.8 sq ft of openable. Provide manufacturer's cut sheets that will reflect how this window will meet egress or change size to show compliance. There doesn't appear to be enough room to even frame in a 2'6" window?
