Provide a statement on the Title Sheet of the plans that this project shall comply with Title 24 and the 1994 UBC, UMC and UPC and the 1993 NEC. • FIRE PROTECTION 4. Show locations of permanently wired smoke detectors with battery backup: a) Inside each bedroom. b) Centrally located in corridor or area giving access to sleeping rooms. c) On each story. d) When sleeping rooms are upstairs, at the upper level in close proximity to the stair. • NOTE: Detectors shall sound an alarm audible in aH sleeping areas of the unit. Section 310.9.1. • GENERAL RESIDENTIAL REQUIREMENTS 5. Guardrails (Section 509.1): a) Shall have a height of 36". b) Shall be detailed showing adequacy of connections to resist the horizontal force prescribed in Table 16-B. c) Openings between railings shall be less than 4". The triangular openings formed by the riser, tread and bottom element of a guardrail at a stair shall be less than 6". 7. Handrails: a) Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. b) All stairs shall have handrails terminating in a newel or safety post. Section 1006.9. 8. The handgrip portion of all handrails shall be not less than 1-1/4 inches nor more than 2 inches in cross-sectional dimension. Handrails projecting from walls shall have at least 1-1/2 inches between the wall and the handrail. Section 1006.9. • ROOFING 9. Dear David, As we discussed on the phone. I have been fortunate to provide Construction Administration : throughout this Project. I have reviewed each stage of construction and have instructed the ,. Owner and Contractor appropriately as they deviated from the permitted set. There are four areas that were structurally modified and the following represent the changes and the direction given: 1. The wall between the Library/Game room and the Office was jogged to create an alcove in the Library. I met with the structural engineer and discussed with him the beams needed to be added and the footings changed to accommodate the new concentrated - =i loads. I met with the concrete contractor the day before the concrete pour and instructed him to dig a new footing. See the attached drawings. 2. Remove the shear wall shown on the framing plan at the wall of the stairs. The floor plan shows a railing and no wall. The structural plans show the shear wall going to the roof. This was incorrect. I met with the structural engineer and he said he had used the wall simply because he thought it existed. He re-calculated the wall and stated that it was not needed. The direction to the contractor was to provide a drag connection with a horizontal strap and blocking from the Girder Truss to the existing shear walls. I noted : that the Owner straightened the wait of the study in line with the wall of the stair and directed the contractor to shear that wall with Wall I per the schedule and provide strap . holdowns. See attached drawings. 3. The Owner wanted to add a 4'-0" wide window at the Study in a shear wall. Again I met with the structural engineer and had him re-review the wall line. He indicated that the lateral loads were low in that direction and that the window could be added, the shear wall be omitted as long as the other wall in that line be changed from Wall I to Wall K. Simply increase the nailing of the one wall in that line. 4. Finally, the Contractor asked if the "HD" holdowns shown on the plan could be substituted for straps. I met with the engineer and the uplift and lateral load values were reviewed for the holdowns and what would be an acceptable strap substitution. I created a table on the structural drawings. I have made a visual inspection of the site and surrounding area. The subject site is a panhandle shaped lot abutting the eastern boundary of the subdivision. This site is the last remaining vacant lot in the immediate vicinity. The site slopes moderately to the South and Southeast. Near the easterly boundary, the site slopes very steeply, as immediately offsite there is a major canyon and drainage course. A visual inspection of the site and surrounding area indicates that a relatively thin lense of sandy silty topsoil overlays a fractured volcanic rock formation. The surface soil, silty sand, is classified SM with slight expansion potential. Fractured rock is visible on the surface of the lot and is anticipated to be encountered within a couple of feet below the surface. It is the understanding of this office that minimal grading is proposed to accommodate a slab on grade single family residence. This Santiago Peaks volcanic formation is considered to be stable and suitable for supporting residential structures. Based on a visual analysis, experience with similar soils in the region and similar projects, it was determined that the sandy silts are non-expansive and that no special design for expansive soils is required for this project. Foundations for the proposed single family residence shall be designed by the project architect. An allowable bearing pressure of 1500 p s.f may be utilized for this design. This value may be increased by 1/3 for the design of load that includes wind and seismic analysis. O3 design considerations imposed by the building design, which might increase these recommendations. It is anticipated that the upper top soils within the proposed construction area will all be removed during the proposed grading. Loose topsoils and light vegetation are found within the proposed building area. It is recommended that this office be contacted to provide soil inspection and compaction testing during the grading of the site. Actual soil removal depths will be determined by the field engineer at the time of grading. The following minimum preliminary recommendations should be incorporated into the new construction. Concrete foundations shall consist of a minimum 12" wide by IS" depth for single story and 24" depth for 2 story portions. Foundation reinforcement shall consist a minimum of 4 #4 rebar. Slab on grade shall be a minimum of 4" thick with #3 rebar reinforcement placed mid slab at 18" on centers placed over 4" of clean sand and 6 mil visqueen vapor barrier. It is recommended that this Engineer be contacted to provide the necessary compaction testing during the remedial grading operation. Prior to placement of concrete this Engineer shall inspect the foundation excavations, steel placement and slab subgrade. The recommendations and opinions in this report reflect our best estimate of the project requirements based on an evaluation of the surface soil conditions encountered during the visual inspection and the assumption that the soil conditions do not deviate appreciably from those encountered. It should be recognized that the performance of the foundations may be influenced by undisclosed or unforeseen variations in the soil conditions that may occur in the intermediate and unexplored areas. Any unusual conditions not covered in this report that may be encountered during site development should be brought to the attention of the Soils Engineer so that he may make modifications if necessary It is the responsibility of the Developer or their representative to ensure that the information and recommendations contained herein are brought to the attention of the Engineer and Architect for the project and incorporated into the project plans and specifications.
