Comply with conventional framing listed below or provide calculations and plans, specifications and calculations shall be signed and sealed by the California state licensed engineer or architect responsible for their preparation, for plans deviating from conventional wood frame construction. Specify expiration date of license. The plans did not print well and need to have a cleaner copy's. Various areas are smudged and there for cannot be determine extend of work. Show or note that battery operated smoke detectors required at all bedrooms and hallways leading to bedrooms. Could not tell on floor plan if all of the existing bedrooms are shown. Could not locate smoke detector for new bedroom and outside of bedroom at family room. It is unclear the distance from 4'x5'3" window to French door in living room. If less than 2' then must be tempered. The master bedroom is noted as being a 6'x6' . Assume from elevations that this is a 6'8" door? Could not tell if 2616 window is new and is to replace existing 4'x4' window or if this window is existing. Carlsbad 02-797 03/26/02 Appears from plans that 22 ft of wall is being removed for the addition. There are no addition shear walls show within 25 ft of the 12 ft of shear wall adding in proposed bedroom closet . to be conventional will need shear or braced panels at master closet and detail and reference all shear extending to roof sheathing to include edge nailing of roof to diaphragm. - No truss calculations provide and truss numbers to be on the plans. Appears that spread footings will be required at the 22 ft carrier truss proposing to carry existing and proposed new roof loads. Will not be able to determine size of spread footings until correct truss calculations are provided to verify reactions and/or plans reflect how existing roof /cleaning loads this truss is to carry. Verify before resubmitting that adequate bearing is provided at both foundation and vertical members i.e. post size and bearing requirements from truss manufacturer. The length of rear wall is 36 ft and no interior shear walls are, shown in the transverse direction i.e. at along bedroom 5/living room common wall. This would seem to required interior footings. Again all shear to be detailed and referenced extending to roof sheathing and show . Appears will need minimum 2 details for when shear walls are both perpendicular and parallel to truss/wall framing. Detail E/2 should reflect edge nailing of roof diaphragm into truss blocks. Specify adequate size hangers from trusses to carrier truss. Specify slope of crickets and type roofing material using at these areas i.e. minimum Class A. Could not tell locations of outlets etc due to poor quality of print. Verify outlet spacing is within 6 ft of openings, on any isolated wall over 2 ft in length and outlets are not more than 12 ft apart. Kitchen with removed walls will appear to need GFCI outlets with 2 ft of edge of counter and not to exceed 4 ft apart. Specify connection from existing top plates to new i.e. some type of strap. Please see attached sheet for requirement for glazing when using alternative method i.e. .40 for U and .35 for .SHGC. The energy calculations did not address the skylights and provide calculations to shown maximum allowed glazing is not exceeded. Carlsbad 02-797 03/26/02 21.
