For alternations, the CF-1 R ALT forms must be submitted. (Alternations are replacement of existing building components® windows, etc.). Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C): In kitchens a receptacle outlet shall be installed at each counter space 12 inches or wider; Receptacles shall be installed so that no point along the wall line is more than 24 inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at least one receptacle. Include on the plans the following specifications for any new electrical devices installed in dwellings: CEC Article 210 & 406 Tamper resistant receptacles for all locations described in 210.52 (i.e., all receptacles in a dwelling). Arc-fault protection for all outlets (not just receptacles) located in rooms described in NEC 210.12(B): Family, living, bedrooms; dining, halls, etc. GFCI protected outlets for locations described in NEC 210.8: Kitchens, garages, bathrooms, outdoors, within IT of a sink, etc. 14. Show on the plans compliance with the residential energy lighting requirements (Mandatory requirement): In the kitchen at least one-half of the wattage rating of the fixtures must be high efficacy with non-high efficacy fixtures switched separately. Note: Approximately % of the fixtures will be required to be of the high efficacy variety. In bathrooms, garages, laundry rooms, and utility rooms all fixtures must be high efficacy style or be controlled by a vacancy sensor. All other areas require any installed fixtures to be high efficacy or be controlled by a vacancy sensor or dimmer. (Closets under 70 square feet are exempt). Outdoor lighting fixtures that are attached to a building are required to be high efficacy or controlled by a combination photo-control/motion sensor. Note:. Generally a high efficacy style of fixture is fluorescent, complete with electronic ballasts. Regular incandescent, quartz halogen and halogen MR lamps do not comply. 15. Detail the dryer exhaust duct design from the dryer to the exterior. The maximum length is 14 feet with a maximum of two 90-degree. CIVIC Section 504.3. 16. Recheck plans for tempered window locations See proposed 4068 and 7068 at kitchen/dinning area for example as required if panes are greater than 9 sq ft and closer than 18" to floor. Section R308.4 Recheck all locations. 17. Noting dining room window top be 7068 and scales 6 ft. 18. Sheet A-6 states no new proposed roofs and A-5 and s-2 reflect otherwise. Carlsbad 12-1482 08/16/12 Specify on the plans the following information for the roof materials, per Section R106.1.1: Manufacturer's name and ICC approval number, or equal. Structurally the plans were somewhat incomplete and could not be checked. Some examples are listed below. Missing new header sizes. Where new beam(s) support existing floor/roof system(s) please show on the plans the span/direction of floor/roof to be supported and the roof covering materials if applicable. Where new openings are proposed for existing walls please show on the plans how remaining walls will comply with conventional construction provisions (Chapter 2308- Conventional Light-Frame Construction of the California Building Code) or provide an engineering analysis for the lateral load resistance of the wall(s) in question. This applies to new/ enlarged openings proposing. Structural did not address floor and roof diaphragms. Specify nail size and spacing for the floor and roof diaphragms on the plans. Table R602.3(1). Specify plywood and/or particle board thickness, grade and panel span rating. Need to provide shear transfer details to include edge nailing of the roof diaphragm to full depth blocks at the plate lines and transfer from blocks to plates i.e. A-35's with spacing noted. Please detail and reference ledger attachments where proposed loft infill is to occur and where new roof framing occurs. Specify size of ledger, adequate attachment to wall (i.e. lag screw size and spacing), fire blocking at ledger line etc. Note on plans if walls being removed are bearing or-non-bearing. If bearing then show adequate horizontal members and note if these are to be flushed or dropped. If flush then show any required joist hangers, strapping to walls etc. Appears where existing micro wave /oven pantry wall may have been a bearing wall and if this is the case then sheet A3, SI and S2 are reflecting a new bearing point. If applies :Detail and reference retro fit anchor bolts required to be added for new shear walls at existing foundation. If using redheads, then note size, type and length. If epoxied then note size of all thread, depth of embedment and epoxy type and ICBO/NER number. Any shear panel lengths less than 4 ft will require retro fit hold downs. Specify type of hold down and all thread size, length and depth of embedment. This will require special inspection to be noted at detail and cover sheet of plans.
