The final irrigation "AS-BUILT" plans will need to be reviewed
and approved by the C.ity. Final mylars will be submitted for
signature by the C.ity prior to Planning Department signing the
PERMIT GARD.

INSPEC.TION PROC.EDURES:
Inspec.tion of the projec.t shall be performed by the Landsc.ape
Arc.hitec.t of the Y'!ork, or his designated agent. Refer to the
spec.ific.ations for the sc.hedule of required inspec.tions and
required submittals.
Following c.ompletion of the work, the Landsc.ape Arc.hitec.t of
Y'!ork will c.ertify that the installation has been c.ompleted by
submitting the " Final Landsc.ape C.ertific.ation Form". A request
for a final landsc.ape inspec.tion by the C.ity must also be made by
c.alling the inspec.tion Request Line.

DIFFERENCES IN THE AREA DIMENS IONS EXIST THAT MIGHT NOT HAVE BEEN CON-
SIDERED IN THE ENGINEERING. SUCH OBSTRUCTIONS OR DIFFERENCES SHOULD
BE BROUGHT TO THE ATTENTION OF THE OWNER'S REPRESENTATIVE. IN THE EVENT

AND/OR BUILDINGS AS MUCH AS POSSIBLE. THIS SHALL INCLUDE SELECTING
THE BEST DEGREE OF ARC TO FIT THE EXISTING SITE CONDITIONS AND TO
THROTTLE THE FLOW CONTROL AT EACH VALVE TO OBTAIN THE OPTIMUM OPERATING
FLOW FOR EACH SYSTEM.
8. ALL POP-UP TYPE SPRINKLER HEADS INSTALLED IN SHRUB OR GROUND COVER
AREAS SHALL BE INSTALLED SO THAT THE TOP OF THE SPRINKLER HEAD IS 1" (INCH) ABOVE FINISHED GRADE.
9. ALL POP-UP TYPE SPRINKLER HEADS INSTALLED IN LAWN AREAS SHALL BE
INSTALLED SO THE TOP OF THE SPRINKLER HEAD IS FLUSH WITH ADJACENT SIDE-
WALK OR CURB.
10. IN OPEN SEEDED LAWN AREAS SE.T TOP OF POP-UP TYPE SPRINLER HEADS
3" ABOVE FINISH GRADE UNTIL LAWN IS ESTABLISHED. LOWERING OF ALL LAWN
HEADS BY THE CONTRACTOR SO THAT THE TOP OF THE SPRINKLER HEADS IS
FLUSH WITH FINISHED GRADE, SHALL BE ACCOMPLISHED WITHIN TEN (10) DAYS
AFTER NOTIFICATION BY THE OWNER'S AUTHORIZED REPRESENTATIVE.
11. ALL SPRINKLER HEADS SHALL BE SET PERPENDICULAR TO FINISH GRADE OF
THE AREA TO BE IRRIGATED UNLESS OTHERWISE DESIGNATED ON THE PLANS.
12. 110/120 VOLT ELECTRICAL POWER OUTLET AT THE AUTOMATIC CONTROLLER
LOCATION SHALL BE PROVIDED BY OTHERS. IT SHALL BE THE RESPONSIBILITY OF
THE CONTRACTOR TO MAKE THE FINAL HOOK-UP FROM THE ELECTRICAL OUTLET
TO THE AUTOMATIC CONTROLLER.
13. INSTALL ALL PIPE MATERIALS AND EQUIPMENT AS SHOWN IN DETAILS. USE
TEFLON TAPE ON ALL PVC MALE PIPE THREADS ON ALL
SPRINKLER SWING JOINT AND VALVE ASSEMBLIES.

CHECKED, ACCEPTED, AND WRITTEN APPROVAL FROM THE ARCHITECT IS
GIVEN TO BEGIN THE MAINTENANCE PERIOD, AND SHALL CONTINUE
THEREAFTER FOR NO LESS THAN 90 CALENDAR DAYS.
.2 THE CONTRACTOR SHALL CONTINUOUSLY MAINTAIN ALL INVOLVED AREAS
OF THE CONTRACT DURING THE PROGRESS OF THE WORK AND DURING
THE MAINTENANCE PERIOD UNTIL THE FINAL ACCEPT ANGE OF THE WORK.
.3 REGULAR PLANTING MAINTENANCE OPERATIONS SHALL BEGIN
IMMEDIATELY AFTER EACH PLANT IS PLANTED. PLANTS AND LAWNS SHALL
BE KEPT IN A HEAL THY, GROWING CONDITION AND IN A VISUALLY PLEASING
APPEARANCE BY WATERING, PRUNING, MOWING, ROLLING, TRIMMING,
FERTILIZING, RE-STAKING, PEST AND DISEASE CONTROLLING, SPRAYING,
WEEDING, CLEANING-UP AND ANY OTHER NECESSARY OPERATION OF
MAINTENANCE. LANDSCAPE AREAS SHALL BE KEPT FREE OF WEEDS,
NOXIOUS GRASS, ALL OTHER UNDESIRED VEGETATIVE GROWTH AND
DEBRIS. ALL PLANTS FOUND TO BE DEAD IN AN IMPAIRED CONDITION SHALL
BE REPLACED IMMEDIATELY WITHIN 3 DAYS.
.4 FERTILIZER (COMMERCIAL): 7-9-4 WITH CHELATED MINERALS SHALL BE
APPLIED AT THE RATE OF 12 POUNDS PER 1,000 SQUARE FEET 30 DAYS
AFTER THE BEGINNING OF THE MAINTENANCE PERIOD, AND EVERY 30 DAYS
THEREAFTER, FOR THE DURATION OF THE CONTRACT MAINTENANCE
PERIOD. RATE OF APPLICATION IS FOR BIDDING PURPOSES ONLY. SOIL
TEST MAY REDUCE APPLICATION RA TE.
.5 THE CONTRACT COMPLETION DATE OF THE CONTRACT MAINTENANCE
PERIOD WILL BE EXTENDED, WHEN IN THE OPINION OF THE ARCHITECT,
IMPROPER MAINTENANCE AND/OR POSSIBLE POOR OR UNHEALTHY
CONDITION OF PLANTED MATERIAL OR UNESTABLISHED NON COVERING
LAWNS ARE EVIDENT AT THE TERMINATION OF THE SCHEDULED
MAINTENANCE PERIOD. THE CONTRACTOR SHALL BE RESPONSIBLE FOR
ADDITIONAL MAINTENANCE OF THE OR WORK AT NO CHANGE IN CONTRACT
PRICE UNTIL ALL OF THE WORK IS COMPLETED AND ACCEPTABLE.
.6 THE CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING

3.1 SITE PREPARATION AND WEED ABATEMENT:
.1 GRUB AND CLEAN PLANTING ARE, REMOVING DEBRIS AND ROCK AND
ERADICATING WEEDS.
.2 WEED ERADICATION SHALL BE DONE TEN (10) DAYS PRIOR TO
COMMENCEMENT OF ANY PLANTING OR IRRIGATION WORK .
3.2 WEED ABATEMENT
.1 UPON COMPLETION OF THE IRRIGATION SYSTEM AND AFTER DEBRIS,
ROCKS AND EXISTING WEEDS AND GROWTH HAVE BEEN REMOVED FROM
THE PLANTING AREA, APPLY 200 POUNDS OF COMMERCIAL FERTILIZER
21-0-0 PER ACRE.
.2 WATER ALL AREAS EVERY DAY FOR TWENTY-ONE (21) CONSECUTIVE
DAYS AND UNTIL WEED SEEDS HAVE GERMINATED. CEASE WATERING FOR
THREE (3) DAYS AND SPRAY NON-A SELECTIVE HERBICIDE "ROUNDUP" TO
ERADICATE GERMINATED WEEDS. TRANSLOCATION OR APPROVED PERIOD
SHOULD BE 7-10 DAYS.
. 3 RAKE AND HAUL OFF ALL DEAD WEEDS TO 1/2 INCH BELOW THE SURFACE
OF THE SOIL.
.4 IF PERENNIAL WEEDS OR GRASSES STILL EXIST, RE-WATER EVERY DAY

3.3 SOIL CONDITIONING, FERTILIZING AND ROTOTILLING:

AFTER THE AREAS HAVE BEEN DEEP-RIPPED, THE FOLLOWING RATES OF
SOIL CONDITIONING AND AMENDMENT MATERIALS SHALL BE EVENLY

F. CARE SHALL BE TAKEN THAT THE RATE OF APPLICATION OF WATER DOES
NOT CAUSE EROSION OR SLUFFING OF SOILS.
G. ALL DEPRESSIONS, VOIDS, EROSION SCARS, AND SETTLED TRENCHES
GENERATED BY THE DEEP WATERING SHALL BE FILLED WITH CONDITIONED
TOPSOIL AND BROUGHT TO FINISH GRADE.
3.4 FINISH GRADING:
.1 FINISH GRADES SHALL BE AS INDICATED ON CIVIL ENGINEER'S AND
LANDSCAPE DRAWINGS.
.2 FINISH GRADES SHALL BE MEASURED AS THE FINAL WATER-COMPACTED
AND SETTLED SURFACE GRADES AND SHALL BE WITHIN PLUS OR MINUS 0.1
FOOT OF THE SPOT ELEVATIONS AND GRADE LINES INDICATED ON THE CIVIL
ENGINEER'S DRAWING. UNLESS OTHERWISE NOTED. FINISH GRADE SHALL BE
2" BELOW ADJACENT FINISH PAVING SURFACES IN GROUNDCOVER AREAS
AND 1" BELOW IN LAWN AREAS.
.3 FINISH GRADES HALL BE MEASURED AT THE TOP SURFACE OF SURFACE
MATERIALS.
.4 MOLDING AND ROUNDING OF THE GRADES SHALL BE PROVIDED AT ALL
CHANGES IN SLOPE.
.5 ALL UNDULATIONS AND IRREGULARITIES IN THE PLANTING SURFACES
RESULTING FROM TILLAGE, ROTOTILLING, AND ALL OTHER OPERATIONS,
SHALL BE LEVELED AND FLOATED OUT BEFORE PLANTING OPERATIONS ARE
INITIATED .
.6 THE CONTRACTOR SHALL TAKE EVERY PRECAUTION TO PROTECT AND
AVOID DAMAGE TO SPRINKLER HEADS, IRRIGATION LINES, AND OTHER
UNDERGROUND UTILITIES DURING AND GRADING CONDITIONING
OPERATIONS.
.7 FINAL FINISH GRADES SHALL INSURE POSITIVE DRAINAGE OF THE SITE
WITH ALL SURFACE DRAINAGE AWAY FROM BUILDINGS, WALLS, AND
TOWARD ROADWAYS, DRAINS, AND CATCH BASINS.
.8 FINAL GRADES SHALL BE ACCEPTABLE TO THE ARCHITECT BEFORE
PLANTING OPERATIONS WILL BE ALLOWED TO BEGIN.
.9 PLANTING SURFACES SHALL BE GRADED WITH NO LESS THAN TWO (2)
PERCENT SURFACE SLOPE FOR POSITIVE DRAINAGE AWAY FROM ALL
BUILDINGS.
3.5 PLANTING:
.1 THE LAYOUT OF LOCATIONS FOR PLANTS AND OUTLINES OF
GROUNDCOVER TO BE PLANTED SHALL BE APPROVED ON THE SITE BY THE
ARCHITECT, PRIOR TO THEIR PLANTING.
ALL SUCH LOCATIONS SHALL BE CHECKED FOR POSSIBLE INTERFERENCE
WITH EXISTING UNDERGROUND PIPING, PRIOR TO EXCAVATION OF HOLES. IF
UNDERGROUND CONSTRUCTION OR UTILITY LINES ARE ENCOUNTERED IN
THE EXCAVATION OF PLANTING AREAS, OTHER LOCATIONS FOR THE
PLANTING MAY BE SELECTED BY THE ARCHITECT. DAMAGE TO EXISTING
UTILITIES SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
.2 PLANTING TREES, SHRUBS, AND VINES:
A. ALL EXCAVATED HOLES SHALL HAVE VERTICAL SIDES WITH
ROUGHENED SURFACES AND SHALL BE OF THE MINIMUM SIZES INDICATED
ON DRAWINGS. HOLES SHALL BE, IN ALL CASES, LARGE ENOUGH TO
PERMIT HANDLING AND PLANTING WITHOUT INJURY OR BREAKAGE OF
ROOT BALLS OR ROOTS.
B. EXCAVATION SHALL INCLUDE THE STRIPPING AND STACKING OF ALL
ACCEPTABLE SOIL ENCOUNTERED WITHIN THE AREAS TO BE EXCAVATED
FOR PLANT PITS AND PLANTING BEDS. PROTECT ALL AREAS THAT ARE TO
BE TRUCKED OVER AND UPON WHICH SOIL IS TO BE TEMPORARILY
STACKED PENDING ITS RE-USE FOR THE FILLING OF HOLES, PITS, AND
BEDS.
C. EXCESS SOIL GENERATED FROM THE PLANTING HOLES SHALL BE
SPREAD ON THE SITE AS DIRECTED BY THE ARCHITECT.
D. PLANTS IN CONTAINERS SHALL HAVE THE CANS OPENED BY CUTTING
VERTICALLY ON OPPOSITE SIDES OF EACH
G. EACH TREE AND SHRUB SHALL BE PLACED IN THE CENTER OF THE
HOLE AND SHALL BE SET PLUMB AND HELD RIGIDLY IN POSITION UNTIL THE
PLANTING BACKFILL HAS BEEN TAMPED FROM AROUND EACH ROOT BALL.
H. PLANTING TABLETS SHALL BE PLACED IN EACH PLANTING HOLE,
LOCATED AS PER MANUFACTURER'S SPECIFICATIONS, AT THE FOLLOWING
RATES:
(1 )-5 GRAM TABLET PER LINER AND FLAT SIZE PLANT
(1)-21 GRAM TABLET PER 1-GALLON CONTAINER.
(3)-21 GRAM TABLETS PER 5-GALLON CONTAINER.
(5)-21 GRAM TABLETS PER 5-GALLON CONTAINER.
(1) -21 GRAM TABLET PER EACH 3" OF BOX SIZE.
I. NO PLANT WILL BE ACCEPTED IF THE ROOT BALL IS BROKEN OR CRACKED.
EITHER BEFORE, DURING OR AFTER THE PROCESS OF INSTALLATION.
J. ALL PLANTS SHALL BE THOROUGHLY WATERED INTO THE FULL DEPTH OF
EACH PLANTING HOLE IMMEDIATELY AFTER PLANTING.
K. ALL TREES SPECIFIED TO BE STAKED SHALL BE STAKED WITH TWO LODGE
POLE STAKES, DRIVEN INTO THE GROUND ON THE SIDES OF THE TREE
PERPENDICULAR TO THE PREVAILING WINDS. THE STAKES SHALL BE DRIVEN
IN PLUMB AND SECURE. SPECIAL CARE SHALL BE TAKEN THAT THE DRIVING
IN OF THE STAKE DOES NOT DAMAGE THE TREES ROOTS OR ROOT BALL.
TREE TIES SHALL BE FASTENED TO EACH TREE AND STAKE BY LOOPING
FIGURE 8'S WITH THE INSIDE DIAMETER OF THE TIE AT 2 OR 3 TIMES THE
DIAMETER OF THE TREE AND BY TACKING THE BACK OF THE TIE TO THE
STAKE. (SEE DETAILED DRAWINGS).
L. ALL TREES SPECIFIED TO BE GUYED SHALL BE GUYED AS DETAILED.
M. THE STAKING AND GUYING SHALL BE ACCOMPLISHED IN SUCH A MANNER
AS TO INSURE THE PROPER AND HEAL THY GROWTH AND SAFETY OF THE
PLANTS, PROPERTY, AND THE PUBLIC.
N. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL SURFACE AND

SHALL BE PAINTED WITH APPROVED TREE SEALANT.
P. ALL TREES 24" BOX AND LARGER SHALL BE SPOTTED AND PLANTED WITH
A CRANE.
Q. ALL TREES 24" BOX AND LARGER SHALL BE SPOTTED IN PLACE PRIOR TO
THE DIGGING OF THE HOLE.
.3 PLANTING GROUNDCOVERS
A. GROUNDCOVERS SHALL BE PLANTED IN THE AREAS INDICATED ON THE
DRAWINGS. THE GROUNDCOVER PLANTS SHALL BE ROOTED CUTTINGS
GROWN IN FLATS, AND SHALL REMAIN IN THOSE FLATS UNTIL
TRANSPLANTING.
B. ALL GROUNDCOVER PLANTS SHALL BE PLANTED WITH SOIL AROUND
ROOTS IN STAGGERED ROWS, EVENLY SPACED AT THE INTERVALS CALLED
OUT ON THE DRAWINGS.
C. THE GROUNDCOVER PLANTS SHALL BE PLANTED SUFFICIENTLY DEEP TO
COVER ALL ROOTS AND A PLANTING TABLET SHALL BE PLACED IN EACH
PLANTING HOLE, AS PER MANUFACTURER'S SPECIFICATIONS, AND SHALL BE
IMMEDIATELY SPRINKLED AFTER PLANTING UNTIL THE ENTIRE AREA IS
SOAKED TO THE FULL DEPTH OF ALL THE HOLES.
D. THE GROUNDCOVER PLANTING AREA SHALL BE HAND-SMOOTHED AFTER

3.6 HERBICIDE APPLICATION:
PRE-EMERGENT HERBICIDE SHALL BE APPLIED TO GROUNDCOVER AREAS
ONLY, AND IN ACCORDANCE WITH MANUFACTURER'S SPECIFICATIONS. DO
NOT APPLY IN LAWN OR HYDROSEED AREAS. ARCHITECT SHALL BE
NOTIFIED AND PRESENT AT THE TIME OF THE APPLICATION.
3. 7 CLEAN-UP
AS PROJECT PROGRESSES, CONTRACTOR SHALL MAINTAIN ALL AREAS IN A
NEAT MANNER AND REMOVE UNSIGHTLY DEBRIS AS NECESSARY. AFTER
COMPLETION OF PROJECT, CONTRACTOR SHALL REMOVE ALL DEBRIS AND
CONTAINERS USED IN ACCOMPLISHING WORK. CONTRACTOR SHALL SWEEP
AND CLEAN ALL SIDEWALKS, ASPHALT, AND CONCRETE AREAS ADJACENT
TO PLANTINGS.
