ON RECYCLED WATER SYSTEMS, ALL APPURTENANCES (SPRINKLER HEADS, VALVE BOXES, ETC.) SHALL BE COLOR-CODED PURPLE PER AWWA GUIDELINES AND SECTION 116815 OF THE CALIFORNIA HEALTH AND SAFETY CODE. ALL IRRIGATION PIPES SHALL BE STENCILED WITH THE WARNING "NON-POTABLE OR RECYCLED WATER", COLOR-CODED (PURPLE) AND LAID WITH WARNING TAPE AND STENCILING ORIENTED TOWARD THE TOP OF THE TRENCH PER THE CARLSBAD MUNICIPAL WATER DISTRICT'S RULES AND REGULATIONS. ON NEW ON-SITE SYSTEMS (POST-METER), POTABLE WATER, CONSTANT PRESSURE RECYCLED WATER AND SEWER LINES SHOULD BE PLACED A MINIMUM OF FOUR FEET APART OR AS DIRECTED BY THE PROJECT ENGINEER AND/OR REGULATORY AGENCY. MEASUREMENTS SHALL BE BETWEEN FACING SURFACES, NOT PIPE CENTER LINES. CONSTANT PRESSURE RECYCLED WATER LINES SHALL CROSS AT LEAST TWELVE INCHES BELOW PATABLE WATER LINES AND MAINTAIN AT LEAST TWELVE INCHES CROSSING SEPARATION BETWEEN OTHER UTILITIES. IF A CONSTANT PRESSURE RECYCLED WATER LINE MUST BE INSTALLED ABOVE A POTABLE WATER LINE, OR LESS THAN TWELVE INCHES BELOW A POTABLE WATER LINE, THEN THE RECYCLED WATER LINE SHALL BE INSTALLED WITHIN AN APPROVED PROTECTIVE SLEEVE AS PER THE CARLSBAD MUNICIPAL WATER DISTRICT'S RULES AND REGULATIONS. THE REQUIRED CROSS-CONNECTION SHUTDOWN TEST SHALL BE DONE BY THE CARLSBAD MUNICIPAL WATER DISTRICT AND THE SAN DIEGO COUNTY DEPARTMENT OF ENVIRONMENTAL HEALTH. THE REQUIRED CROSS-CONNECTION INSPECTION SHALL BE DONE BY EITHER THE CARLSBAD MUNICIPAL WATER DISTRICT AND/OR THE SAN DIEGO COUNTY DEPARTMENT OF ENVIRONMENTAL HEALTH. MONITOR AND MAINTAIN THE SYSTEM TO MINIMIZE EQUIPMENT AND MATERIAL FAILURE. BROKEN SPRINKLER HEADS, LEAKS, UNRELIABLE VALVES, ETC. SHOULD BE REPAIRED AS SOON AS THEY BECOME APPARENT. 5. EDUCATE ALL MAINTENANCE PERSONNEL ON A CONTINOUS BASIS OF THE PRESENCE OF RECLAIMED WATER. Work included: Irrigation system shown on drawings and specified herein complete, in place, tested, approved, including but not necessarity limited to: 1. Connection of system to existing water supply 2. Review of utility plans showing other underground utilities 3. Trenching and backfilling 4. Drip or spray irrigation system 5. Automatic controller and remote control valves 6. Incidental work not shown or specified which can reasonably be inferred as part of, or as necessary to provide a complete and operable system. B. Related work: Documents affecting work of this Section include, but are not necessarily limited to, General Conditions and other Sections of these Specifications. 1.2 Permits, Fees, and Codes A. Obtain all permits and pay required fees to any governmental agency having jurisdiction. on completion of work, present satisfactory evidence to Landscape Architect that work is in accordance with ordinance and code requirements. Arrange for inspections required by local ordinance during construction. B. Conform with applicable codes, standards, laws and regulations. Nothing in these drawings or specifications shall be construed to permit non-conforming work. If construction documents or specifications conflict with agency regulations, notify Landscape Archtect, and await instructions before proceeding with affected work. 1.3 QUALil'/ ASSURANCE A. Use adequate numbers of skilled workmen who are thoroughly trained and experienced in necessary crafts and who are completely familiar with specified requirements and methods needed for proper performance of work. B. Use equipment adequate is size, capacity and number; to accomplish work in a timely manner. C. All materials shall be new, and in near perfect condition. The decision of the Architect is final in determination of quality of materials, equipment, and workmanship, 1.4 SAFEl'/ ORDERS Maintain warning signs, barriers and shoring as required by local ordinance or other governmental agency. 1.5 Existing Conditions A. Acquaint self with all site conditions. Should utilities not shown on plans be found during excavations, promptly notify Landscape Architect fo instructions for further action. Failure to do so will make contractor liable for any and all damage thereto arising from operations, subsequent to discovery of such utilities not shown on drqwings. 8. Make minor adjustments to sprinkler system layout as may be required, and work around existing comstruction at no increase in cost to Owner. 1.6 Delivery, Storage, and Handling Protect work and materials from damage during construction and storage. PVC pipe and fittings shall be especially protected from direct sunlight. 1.7 Substitutions No deviations from specified equipment or installation pt=ocedures shall be allowed without written approval of Landscape Architect and City Inspector. 1.8 Submittals A. Record Drawings: Prepare on blueline print showing deviations from bid documents made during construction affecting mainline pipe, controller locations, valves, and sprinkler heads. REcord drawings shall be delivered to Landscape Architect before final acceptance. Demension all items from permanent objects to the nearest 1 foot. B. Submit for review a list of all irrigation equipment to be used, manufacturer; brochures, maintenance manuals, warrantees, and operation instructions prior to start of work. 1.9 Guarantee A. Guarantee all work for one year from acceptance date against defects in material, equipment, and workmanship. Guarantee shall cover damage repair to any part of premises resulting from leaks or defects in material, equipment, and/or workmanship to the satisfaction of Landscape Architect. B. Promptly make repairs upon notification by Landscape Architect, and at no cost to Owner. PART 2 -PRODUCTS 2. 1 PIPE A. Plastic pipe: 1. Use poly vinyl chloride (PVC) type 1120-1220 pipe unless otherwise indicated on plans. All mainlines shall be sch. 40 PVC for lines 1-1/2" or smaller, class 315 for sizes 2" and larger. Lateral lines to be class 315 PVC for 1/2" size, class 200 for larger sizes, sleeving to be sch. 40 beneath pedestrian paving, sch. 80 beneath vehicular paving. 2. Fittings: Use schedule 40 PVC fittings except where otherwise shown in details. 3. Solvent Cement: As recommended by pipe manufacturer and of proper consistency. Mainline cement shall be a two step (primer) process. 2.2 RISERS A. Pop-up heads: Use schedule 80 PVC nipples with street ell swing joints per details. B. Riser Heads: Use grey schedule 80 PVC nipples with swing joints below grade per details. Measure riser height from finish grade to top of riser. Riser diameter shall be 1/2" diameter except where head inlet is larger in which case, riser will match inlet size, unless otherwise noted on drawings. C. Slope heads: Stake risers of impact and gear driven rotor heads on slopes with number 6 steel reinforcing bar, secure with min. (2) adjustable stainless steel geared clamp. I D. Drip Emitter Risers: Use grey schedule 80 PVC nipples per details. 2.3 SPRINKLER HEADS A. Provide sprinkler heads shown on Irrigation Legend. B. Reclaimed water systems: Heads shall be specifically made for reclaimed water application with purple color coding and integral check valve. 2.4 VALVES A. Ball valves: Provide 150 psi rated valve (line size) where shown on Drawings. B. Quick coupler valves: Provide per Drawings and deliver to Owner when applicable: a. Two keys for locked top; b. Two coupler; c. Two hose swivels. C. Automatic and manual control valves: Provide per legend and details on Drawings. 2.5 NOT USED (Drip Irrigation) 2.6 BACKFLOW PREVENTER A. Provide backflow preventers shown on legend and install per details on Drawings and per manufacuturers instructions. B. Incorporate pressure regulator and filter device in assembly per details and drawings. 2.7 AUTOMATIC CONTROLLER A. Provide controller shown on legend on Drawings. Provide all mounting equipment and hardware required for pedestal or wall mounting indicated. B. Control wires: 24 volt solid wire U.L. approved for direct burial in ground. Black #14 UF direct lead and white #12 UF common ground, unless otherwise noted on plans. 2.8 OTHER MATERIALS A. Purple plastic valve boxes: Provide plastic valve boxes with lids for ball & quick coupler valves (round) and automatic control valves (2 per box maximum). Place gravel per irrigation notes and irrigation details. Use purple lids for reclaimed water. B. Check valves: Provide spring in-line check valves (line size) per plan and as required to prevent low head drainage. c. Reclaimed Water Systems: Provide site and controller signage as indicated on drawings. D. Backfill: Local soil, clean, free of rubbish and rocks over 2 inches diameter. E. Provide other materials not specifically described but required for a complete and proper installation as selected by contractor subject to approval of Landscape Architect. PART 3 • EXECUTION 3.1 SURFACE CONDITIONS A. Verify finish grades and surface drainage with Landscape Architect prior to work. B, Examine areas and conditions under which work will be performed. Correct conditions detrimental to timely, proper completion of work. Do not proceed until unsatisfactory conditions are corrected. 3.2 FIELD MEASUREMENTS A. Make necessary measurements in field, ensure precise fit of items in accordance with design. 3.3 LAYOUT A. Layout work as accurately as possible to Drawings. Drawings, though carefully drawn, are generally diagrammatic to extent that swing joints, offsets and all fittings are not shown. Site conditions will not always permit locating piping, valves and heads where shown. This situation shall be brought to immeadiate attention of Landscape Architect and relocation determined in joint conference. Contractor will be held responsible for relocating any items without first obtaining Landscape Architect's approval and shall remove and relocate such items at his own expense if so directed by Landscape Architect. B. Where piping is shown on Drawings to be under paved areas but running parallel and adjacent to planting areas, the intention is to install piping in planted area. C. Minor changes in equipment location from location shown on Drawings shall be made as directed by Landscape Architect at no additional cost to Owner providing such change is ordered before comencement of work, or work directly connected, and no additional materials are required. 3.4 EXCAVATING AND TRENCHING A. Perform all excavations as required for installation of Work included under this section, including shoring of earth banks to prevent cave-ins. Restore all surfaces, existing underground installations, etc., damaged of cut as a result of excavations to original condition and in manner approved by Landscape Architect at no additional cost to the Owner. B. Trenches shall be made wide enough to allow a minimum of 4" between parallel pipe lines and shall be of sufficient depths to provide the minimum cover from finish grade as follows: 1. 18" minimum cover over main lines to remote control valves, 2. 12" minimum cover over lateral lines to heads, 3. 36" minimum cover under paved drives, parking areas or roads. 4. Polyethylene tubing -3 inches C. Excavate for landscape systems by trenching, with sides as nearly vertical as possible. Accurately grade the bottom to provide uniform bearing for the line. D. Short sections of a trench may be tunneled if, in Landscape Architect·s opinion, lines can be installed safely and backfill can be compacted properly into such tunnel. E. Remove boulders and other interfering objects, backfill voids remaining after removal of objects. F. Protection of Per;ons and Property: 1. Barricade and operate warning lights from dusk to dawn at open holes, trenches, and depressions occurring as part of work on property adjacent to or within public aocess. 2. Protect structures, utilities, sidewalk pavement, and other facilities from damage caused by settlement, lateral movement, washout, and other hazards created by work. 3. Do not trench under drip lines of existing trees. G. Do not backfill trenches until required pressure and leakage tests have been performed, and until systems as installed conform to requirements specified in pertinent Sections of Specifications. H. Prior to backfilling, remove all sheeting or shoring. I. Backfill for all trenches and excavations shall be compacted to 90% density. J. Backfill to level of adjacent elevations, allowing for settling and compaction. 3.5 INSTALLATION OF PIPING A. Piping under pavement: 1. Sleeve piping under paved areas as indicated on Drawings. Extend sleeving 12" under beyond edge of paving, curbs, walls, etc. B. Inspection of materials: Carefully inspect pipe and fitting before installation, removing all dirt, scale and burrs, reaming as required. Install pipe with markings up for visual inspection. c. Plastic (PVC) pipe: 1. Exercise care in handling, loading, unloading and storing plastic pipe and fittings: a. Store under cover from direct sunlight until ready to install, b. Transport only on a vehicle with a bed long enough to allow the pipe to lay flat to avoid undue bending and concentrated external load. 2. Repair dented and damaged pipe by cutting out and discarding dented or damaged sections, rejoining with a coupling. 3. In joining, use only specified solvent, make joints in accordance with manufacturer's recommendations. Pipe and fittings shall be thoroughly cleaned of dirt, dust, moisture before applying solvent. Clean off excess solvent. Allow solvent welds at least 15 minutes set-up time before moving or handling and 24 hours curing time before filling with water. 4. Snake lines from side to side in trench to allow for expansion and contraction. 5. For plastic to metal connections: a. Work steel connections first, b. Use a non-hardening pipe dope on threaded plastic to steel connections, c. Use only a light wrench pressure. d. Use Joint compound on galvanized iron fittings. D. Plug or cap all openings upon line installation to prevent the entrance of materials that would obstruct pipe. Leave in place until removal is necessa,y for completion of installation. E. Thoroughly flush all lines, perform hydrostatic testing in accordance with paragraph below. 3.6 INSTALLATION OF EQUIPMENT A. Pop-up spray heads: 1. Install Pop-ups within 10 feet of all pedestrian use areas. 2. Install in accordance with details and with manufacturer's recommedations as approved by Landscape Architect. 3. Locate pop-up 3" from pedestrian paving, 12" from automobile traffic without curbs, 6" from auto traffic with curbs and 6" from all building and wall footings unless noted otherwise. Set heads flush to grade elevation. 4. Upon testing completion, complete assembly, adjust sprinkler heads for proper distribution. B. Riser heads: 1. Install in planting areas where indicated on Drawings. 2. Locate shrub heads 10 feet from pedestrian use areas, 12" from automobile traffic without curbs, 6" from automobile traffic with curbs and 6" from all building and wall footings unless noted otherwise. Set shrub heads eighteen (18") inches above finish grade unless noted otherwise. (See details.) Pop-up heads shall be used within 10' of any pedestrian use. 3. Upon completion of testing, contractor shall complete assembly and adjust sprinkler heads for proper distribution. C. Valves: Install ball valves and quick coupler valves per drawings. D. Control valves: Install where shown on Drawings, locating in cluster; in planting areas where practical. Place no closer than 12" and parallel to walk edges, buildings and walls. House in valve boxes with tops set flush to grade. E. Not Used (Drip Irrigation) F. Backflow preventer: Install where indicated on Drawings and in accordance with all pertinent codes, regulations, and manufacturer's recommendations as approved by Landscape Architect. G. Automatic controller: 1. Install controller as shown on Drawings, unless otherwise directed by Landscape Architect. 2. Connect remote control valves to controller in sequence corresponding to sequence indicated on Drawings. Where two or more valves have same number, wire them together at controller. Do not group lawn and shrub heads on same station. 3. Electrical supply to point of connection shall be by others. Contractor shall provide "hard wire" splice into existing junction box near controller location. H. Automatic control wiring: 1. Install control wires, irrigation mains and laterals in common trenches wherever possible. 2. Install control wires at least 18" below finish grade and lay to side of mainline where possible. Wires shall be a minimum of 1" from any pipe or fitting except at terminal points. Provide looped slack at valves and snake wires in trench to allow for contraction of wire. Tie wire in bundles at 10' intervals with plastic electrical tape. 3. Wire splices will be allowed only on runs more than 500 feet. Crimp wires together with approved wire connector and seal connection. 4. Provide separate sleeving from irrigation lines for control wires beneath pavement, etc. 5. Wires shall be placed in grey schedule 80 PVC electrical sleeve from 18" below grade to controller at controller location. Do not allow or cause any of work of this Section to be covered up or enclosed until it has been inspected, tested; approved by Landscape Architect and City Inspector. Request presence of Landscape Architect at least twenty-four (24) hours in advance of testing. B. Flushing of pipe: Before backfil1ing mainline, with control valves placed but before lateral lines are connected, completely flush and test mainline. 1. Repair leaks. 2. Flush out each section of lateral pipe before sprinkler heads are attached. c. Testing: 1. Make necessary provisions to thoroughly bleed line of air and debris. 2. After valves have been installed, when welded plastic Joints have cured for at least 24 hour;, test main water lines for leaks at pressure of 125 psi for period of four hours, with couplings exposed and pipe sections centerloaded with sufficient amount of backfill to prevent arching or slipping under pressure. Lateral lines shall be tested, with riser; capped, for two hour; under normal static pressure. 3. Provide required testing equipment and personnel. 4. Repair leaks, retest until acceptance by Landscape Architect and City Inspector. D. Final inspection: Clean, adjust, balance all systems. Verify: 1. Heads are properly adjusted for radius and arc of coverage; 2. Installed system is workable, clean, efficient. 3. Reclaimed water systems: Provide cross connection, coverage, and other testing required by helath department or water district (see Reclaimed Water Notes, Sheet T-1). 3.8 Reclaimed water signage Install as shown on drawings or as required by health department or water district. 3.9 INSTRUCTIONS A. Attach typewritten legend inside each controller door, stating areas covered by each valve. 8. After system has been completed, inspected, and approved instruct Owner or his maintenance personnel in operation and maintenance of system. 3.10 MAINTENANCE Maintain system for period indicated in Irrigation Notes, or length of planting maintenance period, whichever is greater. 3.11 AS-BUILT IRRIGATION DRAWINGS As-built irrigation plans for all projects (bonded and non-bonded, puclic and private) are required to be sumbitted. Submittal of as-built plans shall be as requried by the Engineering and Planning Departments. The final plans shall be prepared by the landscape architect from dimensions provided by the contractor. The final as-built plans shall be drafted clearly to the satisfaction of the City, and the original mylar; shall be submitted to the City for their keeping. Final as-built plans will be approved and signed by the City prior to Planning Department signing the permit card. Work included: This work shall consist of preparing the surface strata of soil for planting including but not necessarily limited to: 1. Topsoil placement, 2. Soils testing, 3. Placement and incorporation of soil amendments, 4. Finish grading, 5. Any incidental work not shown or specified which can reasonably be inferred as part of the work. B. Related work: Section 02490 -Planting 1.2 SUBMITTALS Test results Delivery statements 1.3 QUALITY ASSURANCE A. Work shall be performed in accordance with best standards of practice relating to various trades under continuous supervision of competent foreman, capable of interpreting Drawings and Specifications. B. Herbicide applicator shall be licensed by State of California. 1.4 DELIVERY, STORAGE AND HANDLING Containers: 1. Containers shall be unopened at delivery and respective labels shall show contents. 2. Store containers off the ground and protect from the weather. 1.5 PROJECT SITE CONDITIONS A. When existing (stockpiled) soil is available the Contractor shall check with General Contractor to determine the quantity, location and when soil can be moved into the planting area. Stockpiled soil is to meet conditions described in section on material standards. B. No soil shall be moved into areas when either the soil or existing grade is too wet or dry, or when deleterious materials are present. PART 2 -PRODUCTS 2.1 TOPSOIL A. Source: Off-site borrow taken from source acceptable to the Landscape Architect. B. Acid,alkaline range: pH 6.0 to 7.0. c. Free of pests, pest larvae and matter toxic to plants. D. Percent of organic manner: 2 % minimum. E. Maximum 5% by volume slag, cinders, stones or other extraneous material exceeding 1/2 inch diameter. F. Free of noxious weed seed, pathogenic viruses, herbicides or chemicals that inhibit plant growth. G. Tests and sampling of topsoil: 1. Sampling by Contractor: By certified agronomic soil testing laboratory at three locations per Landscape Architect. 2. Tests: Organic matter, nutrient analysis, textural analysis and salinity test. Provide amendment recommendations by testing lab. 2.2 SOIL CONDITIONERS A. Peat: Canadian Peat Moss B. Herbicides: As required upon Landscape Architect's approval. C. Fertilizer: 1. Preplanting fertilizer shall be long lasting, controlled release, uniform in composition, free flowing, suitable for application with approved equipment and shall contain the following minimum available percentages by weight of plant food: For !awn areas: N-P-K ratio as required from soil report. For shrub areas: N-P-K ratio as required from soil report. 2. Post-planting fertilizer shall be organic base, long lasting, nonburning, slow release, free flowing, suitable for application with approved equipment and shall contain the following minimum available percentages of weight of plant food with trace minerals of 3% iron and 5% sulfur: For lawn and shrub areas: N-P-K ratio of14-7-3. 3. Planting tablets shall be tightly compressed chip type commercial grade plant tablets with the following available percentages of weight of plant food: For 21 gram tablets: N,P-K ratio of 20-10-5. For 5-7 gram tablets: N-P-K ratio of 12-8,8. D. Organic soil amendments: derived from Redwood or Fir bark, supplying several gradient degrees of breakdown, with non-ionic wetting agent, stabilized with nitrogen (0.5%) and having the following properties: 1. Salinity: Saturation extract conductivity (e.c.) shall not exceed 1.75 at 25 degrees centigrade. 2. Organic content: minimum 90% by weight. 3. pH: 5.5 to 6.0 E. Minerals: 1. Soil Sulfur (S) shall be elemental sulfur (99.5% minimum). 2. Ferrous Sulfate shall be in pellets or granular form containing not less than 'Ul metallic iron. Material shall conform to the Agricultural Code of the State of California 3. Agricultural Gypsum (CaSO4-2H20) shall be commercially processed and packaged gypsum with minimum 80% grade containing 14% minimum combined sulfur. 4. Lime (CaC03) shall be calcium carbonates lime. F. Soil penetrant: "Sarvon" brand. G. Water: 1. Source: irrigation system P.O.C. 2. Quality: potable PART 3 -EXECUTION 3.1 Inspection A. Examine areas to receive soil preparation to assure work of other trades has been completed. B. Verify grades with Landscape Architect prior to beginning soil preparation. C. No soil preparation shall be performed until all structures and walls and construction items (including irrigation mains and drainage lines) have been installed. D. The site shall be free of weeds, trash and deleterious materials prior to soil preparation. E. Verify that plants to remain have been undisturbed. F. Do not proceed with soil preparation until unsatisfactory conditions are corrected. 3.2 SOILS TEST RESULTS A. After rough grading, soil samples shall be taken from enough locations on the site to represent an adequate cross section of conditions. B. Soil test shall be performed by a soil testing laboratory (pre-approved by the City). The test shall indicate but not be limited to the following: organic matter, N,P,K, pH, EC, soil texture(silt, clay, sand), recommendations for amendments, leaching, and maintenance fertilizations. C. The results and recomendations of the soil testing laboratory shall be submitted to and approved by the City. The approved recommendations for amendments and backfill shall be incorporated into the landscape plans prior to the start of construction and shall become partof the approved plans. Products specified by product name by the soil lab in the recommendations may be substituted with "or equal" products approved by the City. 3.3 PERFORMANCE A. Subsoil: 1. Scarify subsoil in all areas to be planted to depth of 6 inches prior to placement of topsoil. The soil shall be made loose and friable. 2. Remove rocks and other objects over 2 inches diameter. B. Topsoil: 1. In areas scheduled for seeding or sodding of lawn place topsoil from stockpile to minimum depth of 4 inches over all areas. 2. In areas scheduled for ornamental groundcovers, place topsoil to 2 inch 3. Do not place topsoil on slopes exceeding 3: 1 gradient. C. Incorporation of Soil Amendments: 1. Place additives uniformly in accordance with specifications and Landscape Architect's direction per soil test results and recommendations and incorporate to depth of 1 inch by raking or other approved method. 2. Rake, drag, roll and smooth the surface until free of hollows and ridges and it conforms to established grade plus or minus 1 inch in 10 feet. 3. Apply pre-emergent herbicide control in accordance with the manufacturer's recommendations and any applicable governmental agency. D. Finish grade: 1. Upon completion of rototilling and topsoil placement, all areas shall be watered to settle soil. 2. When the soil has dried sufficiently to be readily worked, all lawn and planting areas shall be graded to previously established grades. 3. Grades not otherwise indicated shall be uniformly level or sloping between points where elevations are given. Finish grade shall be smooth, even, uniform plane without abrupt change of elevation 4. Soil areas adjacent to buildings shall slope away from the building to allow for a natural run-off of water, and sutface water shall be directed as indicated on the drawings by remodeling sutfaces to facilitate the natural run-off of water. 5. Low spots and pockets shall be graded to drain properly, maintain 2% minimum slope. 6. Finish grade of all planting areas shall be brought flush with curbs and paving to assure positive drainage over the surface. 7. Minor adjustments of finish grades shall be made at the direction of the Landscape Architect, if required. 3.4 CLEANUP A. Immediately clean up spills, soil, conditioners on paved and finished surface areas. B. Remove debris and excess materials from project site. END OF SECTION SECTION 02491 PLANTING TREES, SHRUBS AND GROUNDCOVER PART 1 -GENERAL 1.1 DESCRIPTION A. Work included: Provide all labor, materials, and equipment required to complete work indicated on Drawings, complete in place and approved, including but not necessarily limited to: 1. Purchase of plants 2. All planting, including ground cover 3. Inspection and certifications 4. Guarantees 5. Clean up 6. Staking B. Related work: 1. Documents affecting work of this Section include, but are not necessarily limited to, General Conditions and other Sections of these Specifications. 2. Section 02441: Irrigation system, Section 02481: Soil preparation and finish grading. 1.2 QUALITY ASSURANCE Work shall be performed in aocordance with best standards of practice relating to various trades under continuous supervision of competent foreman, capable of interpreting Drawings and Specifications. 1.3 EXISTING SITE CONDITIONS A. Prior to excavation for planting or placing of stakes, locate all electric cables, conduits, sprinkler valves, all utility lines so that proper precautions may be taken not to damage such improvements. In event of conflict between such lines and plant locations, promptly notify Landscape Architect who shall arrange for relocation for one or other. Failure to follow this procedure places upon Contractor responsibility for (at his expense) making any and all repairs for damage resulting from work hereunder. B. Verification of dimensions: All scaled dimensions are approximate. Before proceeding with any work, Contractor shall carefully check and verify all dimensions and quantities and shall immediately inform Landscape Architect of any discrepancy between Drawings, Specifications and actual conditions. No work shall be done in any area where there is such a discrepancy, until approval for same has been given by Landscape Architect. 1.4 SCHEDULING/SEQUENCING A. After soil has been prepared as called for in Section on soil preparation, irrigation system has been installed, tested, and conditions are favorable to plant, Contractor shall request approval to start planting from Landscape Architect. B. Irrigation and landscape work may be done concurrently, however, planting work may not start in any section prior to inspection and approval of irrigation work. 1.5 SUBSTITUTIDNS A. No substitutions from specified plant materials will be permitted, unless substitute materials are approved in advance by City Inspector and LA, and substitutions are made at no additional charge to Owner. If accepted substitute materials are of less value than those indicated or specified, contract price will be adjusted in accordance with provisions of contract. 1.6 SUBMITTALS A. Source of materials shall be furnished if requested by Owner or Landscape Architect. B. In addition to any other certificates specified, Contractor shall furnish a certificate with each delivery of bulk material stating source, quantity, type of material, and that material conforms to Specification. These certificates shall be submitted to Landscape Architect prior to start of maintenance period if required by Owner. 1. 7 GUARANTEE AND REPLACEMENT A. All plantings shall be guaranteed for time period specified in Planting Notes. Any material not growing properly during this period shall be replaced by Contractor within seven (7) days of receipt of written notice by Landscape Architect. Contractor's guarantee may be extended in cases where plants are slow to establish. If Contractor fails to make replacements within the time limit, Owner may replace them at Contractor's expense after duly notifying him. PART 2 -PRODUCTS 2.1 PLANT QUANTITIES AND TYPES A. Plant materials shall be furnished in quantities and/or spacing as shown, or noted for each location, and shall be of species, kinds, sizes, etc., as symbolized and/or described in Plant Legend on Drawings. 2.2 PLANT MATERIAL STANDARDS Plant material indicated on Drawings and herein specified shall conform to following: A. Nomenclature: Plant names listed in Plant Legend conform to "Standard Plant Names" established by American Joint Committee on Horticultural Nomenclature, except for names not covered herein, with which custom of nursery is followed. B. Condition: Plants shall be symmetrical, typical for variety and species, sound, healthy, vigorous, free from plant disease, insect pests or eggs, shall have healthy, normal root systems; well filling their containers, but not to point of being root bound. Plants shall not be pruned prior to delivery, except as authorized by Landscape Architect. In no case shall trees be topped before delivery. C. Dimensions: Height and spread of plant material shall be measured with branches in normal position and shall be as indicated on Drawings. Caliper of trees shall be measured 2'-0" above sutface of ground. Where caliper or other dimensions of any plant materials are omitted from "Plant Legend", it shall be average stock for type listed. D. Inspection: All plant materials shall be subject to inspection and approval by Landscape Architect before planting. All plants supplied to project (whether planted or not) are subject to rejection by Landscape Ar<:hitect. E. Plant list: As indicated on Planting Plan. F. Sizes of plants: Shall be as stated in Plant Legend. Container stock (1, 5 and 15 gallon) shall have been grown in containers for period of time sufficient to develop root growth sufficient to hold soil ball together to side and bottom of container in which it was delivered. G. Plants not approved: Remove from site immediately and replaced with suitable plants. Landscape Architect may reject entire lot of plants represented by defective samples. 2.3 SOIL CONDITIONS -see Sections on grading, drainage, and soil preparation standards. PART 3 -EXECUTION 3.1 PLANTING -GENERAL A. Relative position of all trees and plants is subject to approval by Landscape Architect and they shall, if necessary, be relocated as directed as part of contract. B. Plant pits shall be minimum width 2x larger than root ball. If percolation is such that water will not drain from ho!e overnight, Contractor shall take caution not to over water plants. C. Plants shall be set so that, when settled, they bear same relation to required grade as they bore to natural grade before being transplanted. Each plant shall be planted in center of pit, backfilled with prepared soil; unless otherwise specified. No soil in muddy condition shall be used on backfilling. No filling will be permitted around trunks or stems. All broken or frayed roots shall be properly cut off. D. Plants shall not be allowed to dry out before or while being planted. Keep exposed roots moist by means of wet sawdust, peat moss, of burlap at all times during plant operations; do not expose to air except while being placed in ground. Wilted plants, whether in place or not, will not be accepted and shall be replaced at Contractor's expense. E. Landscape Architect shall make periodic inspections during planting. Any plants not properly handled, spotted or planted shall be subject to removal and replacement. F. In event that underground construction work or obstructions are encountered in planting opemt;rnm;,te locations will be selected by Landscape Architect. Loca!JiGrration will be done at no extra cost to Owner. 3.2 PLANTING OF TREES A. Specimen trees shall be approved by the Landscape Architect within 30 days of the award of contract or 48 hours before delivery, whichever comes first. Any specimen trees delivered to the job-site damaged or changed from the written approval are subject to rejection. B. No trees 15 gallons and over shall be planted in a hole that will not naturally drain overnight after having been half-filled with water. Tests shall be conducted to make this determination and Landscape Architect notified of this condition prior to planting. C. All specimen, occurring in sodded or ground cover areas shall be planted before final preparation of those areas. 0. Stake and guy all trees indicated on the plans and/or as required to promote optimum stability. 3.3 PLANTING SHRUBS AND VINES A. All vines shall be removed from stakes, untied, and securely fastened in an approved manner to wall, fence, or other sutface next to which they are planted. B. Set plants in center of pit, in vertical position, so that after allowing for watering and settling the crown of root ball shall be 1" above surrounding finish grade to prevent water accumulation at the crown .. 3.4 INSTALLATION OF GROUND COVER A. Plant ground cover in areas designated on plans. B. Ground cover stored on the site shall be kept moist and free of insects and weeds. C. Ground cover shall not be planted until inspected by Landscape Architect. D. Ground cover planted from flats shall be planted with flat soil intact with roots. SOD PLANTING A. Remove rocks, weeds, debris from areas to be sodded. Work up soil to a depth of 6 inches and break up all clods. B. Carefully smooth all surfaces to be sodded. Roll area to expose soil depressions or surface irregularities. Regrade as required. C. Spread turf fertilizer, 16-20-0 (or similar) onto soil evenly at a rate of 1 lb. per 100 sq. ft. of lawn area. Rake in lightly. Be sure soil is level and smooth before laying sod. Do not lay sod onto bone dry soil. D. Lay first strip of sod slabs along a straight line. Use a string in irregular areas. Butt joints tightly, do not overlap edges. On second strip, stagger joints 3.11 MAINTENANCE A. Maintain all planting areas in a vigorous, thriving condition by watering, cultivating, spraying, washing off walks, and any other necessary operations during the entire period of installation and until final acceptance by Landscape Architect. B. Calendar: Maintenance period shall be calculated from final acceptance by Landscape Architect. C. Improper maintenance which may cause the poor condition of planted material at termination of the scheduled contract period will cause postponement of final acceptance of work. Maintenance of all areas shall continue at no additional cost to Owner until all work is aocepted. D. All areas shall be kept free of debris and all areas shall be weeded and cultivated at intervals of not more than ten (10) days after any area has been completed. E. The Landscape Contractor shall be responsible for maintaining adequate protection of all areas. Damaged areas shall be repaired immediately at the Landscape Contractor's expense. F. Post fertilize all areas after thirty (30) and ninety (90) days of maintenance with twenty (20) pounds per 1,000 square feet of post-planting fertilizer. G. After thirty (30) days, all weeds shall be removed by hand after watering to assure root removal. Application of Dy mid and Treflan or equal pre-emergence weed control shall be applied when in opinion of Landscape Architect project is infested with weed seed and further weeding will become an unnecessary burden to Owner. H. Contractor shall call for an inspection after each thirty (30) days of maintenance. I. Maintenance shall continue for period specified on Planting Notes. END OF SECTION much as in laying masonry. Use a sharp knife to cut sod to fit curves, edges, sprinkler heads. E. Do not lay whole lawn before watering. When a properly large area has been sodded, water lightly to prevent drying, Continue to lay sod, and to water until installation is complete. F. After laying sod, roll lightly to eliminate irregularities and to form good contact between sod and soil. Avoid heavy roller or excessive initial watering which may cause roller marks. G. Water the completed installation thoroughly. Cycle irrigation to achieve saturation to 8 11 deep. Repeat irrigation at intervals necessary to maintain moist soil until lawn is rooted into substrate. After sod is established, decrease frequency and increase amount of water per application as necessary. H. Replace all dead or dying sod with same variey of material as originally installed. 3.5 FERTILIZER A. Install chip type Fertilizer Tablets per the planting notes. 3.6 WATER BASINS A. Prepare raised water basin as wide as plant balls at each plant. Water thoroughly, backfilling any voids with additional prepared planting mix. Do not basin flat sized plants. Remove all basins prior to planting of lawn and ground cover. 3.7 MULCH A. Contractor to install 3" thick layer of shreaded nitrolized redwood bark mulch in all non-turf areas less steep than 3: 1. Submit mulch sample to City Inspector and Landscape Architect for approval prior to bulk delivery to Job site. 3.8 WATERING: A. Immediately after planting, water shall be applied to each tree, shrub and vine, by means of a hose. The water shall be applied in a moderate stream in the planting holes and until the material about the roots is moist from the bottom of the hole to the top of the ground. B. Following the planting of ground cover plants, furnished in flats, each plant shall be immediately and thoroughly watered. C. Plants not efficiently watered with existing water system, shall be watered with hose. D. Apply water in sufficient quantities, and as often as seasonal conditions require to keep the ground moist at all times to the depth of the root system of grass and plants. 3.9 PROTECTION Contractor shall carefully and continuously protect areas included in contract; including plant materials, fences, supports, etc., until final acceptance by Landscape Architect. 3.10 CLEAN UP Upon completion of Work in this Section, remove rubbish, trash, and debris resulting from operation.
