HomeMy WebLinkAboutDWG 475-9L; CUP 10-10; KINGDOM HALL; 01-15PRELIMINARY LANDSCAPE STATEMENT THE LANDSCAPE AND IRRIGATION FOR n-ns PROJECT WILL CONFORM TO THE CITY OF CARLSBAD LANDSCA~E STANDARDS, SCENIC CORRIDOR, AND THOSE OF THE Vll.u'.GES OF LA COSTA GREENS MASTER PLANS. 80% OF LANDSCAPE AND IRRIGATION WAS INSTALLED AND HAS BEEN OPERATIONAL SINCE INSTALLED BY JhRROW DEVELOPMENT SEVERAL YEARS AGO, INCLUDING CONTROLLER, MAIN LINES, VALVES, LATERALS, QUICK COUPLERS, WIRING, AND HEADS. EXTRA VALVES AND WIRE WERE ALSO INSTALLED AT THAT TIME FOR FUTURE USE. THE ENTIRE PROPERTY WILL BE MAINTAINED BY OWNER. THE MAINTENANCE OF THIS PROJECT WILL BE SPECIFIED IN A MAINTENANCE MANUAL THAT DESCRIBES E?,CH PLANT, INCLUDING ANY EXISTING, WITH PICTURES, AND PROPER MAINTENANCE OF EACH PLANT, DETAILING IRRIGATION TIMIN_~, PROPER FERTILIZING, PRUNING, AND FUTURE REPLACEMENT. THERE WILL BE A SCHEDULED ROUTINE OF ALL MAINTENJ\NCE, INCLUDING FIRE ABATEMENT, BASED ON MONTHLY, QUARTERLY AND YEARLY, ALONG WITH DOCUMENTING WORK D\)NE AND WHEN. THIS REPORTING IS THE RESPONSIBLY OF THE MAINTENANCE COMMITTEE APPOINTED BY OWNER. A LANDSCAPE CONTRACTOR WILL BE OVERSEEING THE ENTIRE PROJECT ON A QUARTERLY BASIS, AND MAKING ANY FURTHER ADJUSTMENTS TO MAINTENANCE AND IRRIGATION MONITORING, AS WELL AS NECESSARY PLANT OR IRRIGATION HEAD REPLACEMENT. ALL EXISTING TREES AND PLANT MATERIAL, AS WELL AS IRRIGATION ON THE ENTIRE PROPERTY, INCLUDING ALL SLOPES WILL BE RETAINED AND MAINTAINED ON A REGULAIR BASIS AND IS THE RESPONSIBILITY OF OWNER AND HIS DESIGNATED MAINTENANCE COMMITTEE. LANDSCAPE DESIGN AND PLAN IS SET TO USE 100% RECYCLED WATER WHEN AVAILABLE. THE SYSTEM WILL USE POTABLE WATER UNTIL SUCH TIME. ALL NEW ADDED IRRIGATION WILL BE OF RECYCLED WATER DESIGNATION TO MATCH SAME EXISTING. FIRE ABATEMENT MAINTENANCE WILL BE ON A MONTHLY BASIS AND INCLUDED WITH SITE MAINTENANCE AND DOCUMENTED. EXISTING LANDSCAPE IS TO REMAIN AS APPROVED ON CITY DRAWING 430-4L. WATER CONSERVATION STATEMENT IN RECOGNITION OF WATER AS A LIMITED RESOURCE IN SOUTHERN CALIFORNIA, THE FOLLOWING MEASURES WILL BE UNDERTAKEN TO REDUCE THIS PROJECT'S DEMAND ON THE CITY OF CARLSBAD'S AVAILABLE WATER SUPPLY: 1. THE IRRIGATION SYSTEM WILL BE AUTOMATIC AND WILL INCORPORATE Low VOLUME SPRAY EMITTE~S AND CONVENTIONAL LOW ANGLE SPRAY HEADS. IRRIGATION VALVES SHALL BE SEGREGATED TO ALLOW FOR THE SYSTEM OPERATION IN RESPONSE TO ORIENTATION AND EXPOSURE. i 2. TURF WILL BE RESTRICTED TO HIGHLY VISIBLE STREET FRONT AREAS AND/OR AREAS WHICH MA)' RECEIVE SIGNIFICANT AMOUNTS OF USE AND ENJOYMENT BY THE PROPERTY OWNER. ANY SPECIFIED TURF WILL HAVE RELAtlVELY Low WATER AND MAINTENANCE REQUIREMENTS. 3. PLANT MATERIAL WILL BE SPECIFIED IN CONSIDERATION OF NORTH, SOUTH, EAST, AND WEST EXPOSUR~~- 4. SOIL WILL BE AMENDED AND PREPARED TO PROVIDE HEALTHY PLANT GROWTH AND COVERAGE ~ND TO PROVIDE FOR MAXIMUM MOISTURE RETENTION AND PERCOLATION. PLANTER BEDS WILL BE MULCHED TO RETAI~ SOIL MOISTURE AND REDUCE EVAPOTRANSPIRATION FROM THE ROOT ZONES. 5. AN IRRIGATION SYSTEM SHALL BE PROVIDED AS REQUIRED FOR THE PROPER IRRIGATION, DEVELOPM~NT AND MAINTENANCE OF THE VEGETATION. THE DESIGN OF THE SYSTEM SHALL PROVIDE ADEQUATE SUPPORT OF THE VEGEfATION SELECTED, 6. IRRIGATION: AN AUTOMATIC, ELECTRONICALLY CONTROLLED IRRIGATION SYSTEM SHALL BE PROVl~kD AS REQUIRED FOR PROPER IRRIGATION, DEVELOPMENT, AND MAINTENANCE OF THE VEGETATION IN A HEALTHY, DISEASE"~ESISTANT CONDITION. THE DESIGN OF THE SYSTEM SHALL PROVIDE ADEQUATE SUPPORT FOR THE VEGETATION SELE(aTED. ALL PROPOSED IRRIGATION SYSTEMS WILL USE AN APPROVED RAIN SENSOR SHUTOFF DEVICE. SYSTEM SHALL eiE DESIGNED UTILIZING OVERHEAD SPRAY AND BUBBLER TYPE SPRINKLER NOZZLES. A SMART CONTROLLER SHALL BE UTILIZED IN THE DESIGN TO ENSURE THAT ALL PLANT MATERIAL IS WATERED BASE ON PLANT NEEDS AND LOCAL EVAPOTRAN[~PIRATION RATES. AN AUTOMATIC RAIN SHUT-OFF DEVICE SHALL BE INSTALLED IN CONJUNCTION WITH THE SMART CONTROL .ER I 7. ALL SITE IRRIGATION SHALL BE FED BY THE EXISTING 8" RECYCLED WATER LINE WHEN RECYCLED WATER IS AVAl!-ABLE ON-SITE. THE IRRIGATION SYSTEM SHALL BE DESIGNED FOR RECYCLED WATER USAGE. 8. ALL REQUIREMENTS OF THE CITY OF CARLSBAD WATER ORDINANCE ARE TO BE MET AS DEFINED BY MUNICIPAL CODE CHAPTER 18.50. LONG TERM MAINTENANCE ALL REQUIRED LANDSCAPE AREAS TO BE MAINTAINED BY OWNER. THE LANDSCAPED AREAS SHALL BE MAINTAINED FREE OFF DEBRIS AND LITTER AND ALL PLANT MATERIAL SHALL BE MAINTAINED IN A HEALTHY GROWING CONDITION. Nothing in these Drawings or specifications is to be construed to permit work not conforming to these codes. 6. Promptly submit wrillen notice to Landscape Architect of observed variance of Contract Documents from legal requirements. In the avant that no notice is provided, Contractor shall assume responsibility for any Work performed that is contrary to such requirements. B. Contract Limits: These documents are not intended to set limits bet\.vean trades unless specifically so stated. The Owner will determine what work will be done and by whom. C. Verification: The Owner and the Contractors shall visit and inspect the site and familiarize themselves with site conditions, and study these documents fully before agreeing to work on the Project. Their agreement to work on the job constitutes verification that has so studied the site and the documents. D. Documents: 1. The Drawings are necessarily schematic and do not purport to show complete situations. The Drawings, Specifications, and Addenda are complementary; wl,at is called for by one is as called for by all. The Drawings, Specifications, and Addenda must always be together. 2. Do not scale from Drawings. E. Errors, Omissions, Discrepancies, or Adverse Conditions: 1. When errors, omissions or discrepancies in the documents, or adverse job conditions become apparent, immediately bring them to the attention of the Owner. 2. The Owner shall immediately, and in writing, bring to the attention of the Landscape Architect any adverse job or site conditions, or any errors, omissions, or discrepancies in Iha documents or other landscape architectural services. Those not so reported remain the responsibil~y of the Owner. The Landscape Architect is not necessarily responsible for those that are not reported. F. Changes: The Owner shall notify the Landscape Architect of changes in the job and pay an extra fee for the Landscape Architect's analysis of the changes and/or for changing the documents. G. Manufacturer's Directions: Fallow manufacturer's printed directions and detailed drawings in all cases where the manufacturer of artides used in the Work Furnishes directions covering points not shown in the Drawings or described in the Specifications. H. Substitutions: Materials not shown or specified herein shall be as specified by the Owner. Substitutions must be verified In writing by the Owner. I. Materials and the Work: 1. Store matertals to prevent vandalism or deterioration and as directed by the Owner. 2. Protect materials before, during, and after installation. J. Cleaning: Each contractor shall clean his work, adjacent work affected by his actions, and his work area as directed and to the satisfaction of the Owner. 02200 EARTHWORK In addition to these documents, comply with civil and/or structural engineering documents, including the soils report, as directed by the Owner. A. Dust Moisten surfaces to control dust to the Owner's satisfaction. B. Finish Grading: 1. Tolerances: 0.1 foot of the indicated grade. 2. Make finish grade smooth, uniform, and free of abrupt grade changes and depressions to insure surface drainage, 3. Slope grades away from buildings at 1 :48 (2%) minimum slope for at least five feet from buildings. 02441 LANDSCAPE IRRIGATION SYSTEM A. Explanation of Drawings: Due to the scale of U1e Drawings, it is no possible to indicate all offsets, fittings, sleeves and other components, which may be required. Carefully investigate the structural and finish conditions affecting the work and plan work accordingly. Finish such fittings and components as may be required to meet such conditions. Drawings are generally diagrammatic and indicative of the work to be installed. Install the work in such a manner as to avoid conflicts between irrigation systems, planting, and architectural features. Equipment shown in paved areas is for design clarification only. Install such equipment within planted area whenever possible. Do not willfully install irrigation system as sl,own on the Drawings when it is obvious in the field that unknown obstructions, grade differences or discrepancies in the area dimensions exist that might not have been considered in engineering. B. Record and As-Built Drawings: Provide Owner with a reproducible set of "As-Built Drawings". Irrigation as-built plans are required to be submitted by the contractor. submittal of as-built plans shall be required by the engineering and planning departments. the final plans should be prepared by the landscape architect from dimensions provided by the contractor. Final as-built plans shall be drafted clearly to the satisfaction of the city, and 11,e final plans shall be submitted to the city for their keeping. C. Guarantee: Guarantee the landscape irrigation system for a period of one year. Provide a written statement of guarantee to include, at a minimum: 1. Irrigation system furnished and installed is free from defects in materials and Workmanship, and the work have been completed in accordance with the Drawing and Specifications, Ordinary wear and tear and unusual abuse, or neglect expected. 2. Agree to repair or replace any defects in material or workmanship, which may develop during the period of one year from the date of acceptance and also to repair or replace any damage resulting from the repairing or replacing of such defects at no additional cost to the Owner. 3. Make such repairs or replacement within a reasonable time after receipt of written notice from the Owner. If unable to make such repairs or replacement said reasonable time, authorize the Owner lo proceed to have said repairs or replacements made at the Contractor's expense. Contractor to pay the cost and charges therefore upon demand. D. Use all means necessary to protect irrigation system materials before, during and after installation, and protect the installed work and materials of all other trades. In the event of damage, immediately make all repairs and replacements necessary, to the approval of the Owner and at no additional cost to the Owner. E. Minimum Requirements For Piping and Fittings: 1. Asbestos cement: Class 150, AWWA C400. 2. Cast-iron fittings for ACP; ANSI 21.1 O and AWWA C110 3. For sizes 2 inches and smaller: 150 pound saturated steam rated; brass body ASTM B 62; screw joints; non-rising stem; screwed bonnet; solid disc; malleable iron "tee" handle or hand wheel. 3. For sizes 2-1/2 inches and larger: 200 pound 0.W.G.; iron body ASTM A 126 Class B; flanged joints; non-rising stem; bolted bonnet: double disc type; equipped with square operating nut. 4. Provide two operating keys for valves buried 18 inches or deeper. 5. Valve Boxes: Lock lid type, adjustable 8 inches I.D. concrete sleeve with cast iron lid in paved areas. Plastic with bolt down lid in planted areas. All s~all be marked with "PAV', "RVC", or "GV" respectively, with control station numbers for control valves stenciled in white on the valve cover. H. Check Valves: Anti-drain valves shall be of heavy-duty virgin PVC or brass construction with F.1.P. thread Inlet and outlet. Internal parts shall be field adjusted against drain out from 5 to 40 feet of head. The anti-drain valve, where indicated on plans, shall have an excess flow feature, which automatically stop the flow of water when it exceeds 1110 G.P.M. preset by the manufacturer. The anti-drain valve shall automatically reset itself when the water pressure is relieved. Anti-drain and excess flow valve shall be similar to Valcon ADV-XS, Rainbird SM-1, or approved equal. I. Control Wiring: 1. Use direct burial copper wire AWG-U.F. 600 volt for connections between 1he aulomatic controller and the electric control valves. No wire size less than #14. Use black color wire for pilot, white for common. 2. 120 volt wire shall be per local code as to type and quality. 3. Install wiring along same route as pressure supply or lateral lines wherever possible. 4. Where more than one wire is placed in a 1rench, tape wiring together al ten foot intervals. 5. Provide an expansion curl within three feet of each wire connection. 6. Make splices with Scotch-Lock #3577 Connector Sealing Packs or Pen-Tile wire connectors. Use one splice per connector sealing pack. Field splices will not be permitted. J. Sprinkler Heads: 1. Use sprinkler heads of the same size, type, and same rate of precipitation with the diameter [or radius) of throw, pressure, and discharge as shown on the Drawings. 2. All sprinkler heads of the same type to be of the same manufacturer. 3. Install in the riser nipple of each impact sprinkler one line sized VAL COM #ADV Anti~Drain Valve. K. Water supply: 1. System design is based on minimum operating pressure shown at each point of connection. Maximum GPM demand specified. Verify all pressure on site prior to construction. L. Electrical supply: 1. 120 volt electrical power outle1 for automatic controller to be provided by others. Make required connection of automatic controller outlet. M. Installation: 1. Prior to all work of this section, carefully inspect the installed work of all others trades and verify that all such work is complete to the point where this installation may properly commence. 2. Verify that the irrigation system will be installed in strict accordance with all pertinent codes and regulations, 1he original design, the referenced standards, and the manufacturer's recommendations. 3. Verify all field conditions including property lines, rights of way, tract boundaries, easements, and any other legal or physical element as required for the successful completion of the project. 4. Trenching a. Provide a minimum of eighteen inches cover for all pressure supply lines. b. Provide a minimum of twelve inches cover for all intermittent pressure lateral lines. c. Provide a minimum of eighteen Inches cover for all control wiring. d. Do not backfill trenches until all required tests are performed. e. Carefully backfill trenches with approved material. Unsuitable material, including clods and rocks over 2 ½' In size, shall be removed from 1he premises and disposed of legally, at no cost to the Owner. 5. Trenching and Backfill Under Paving: a. All pipe under paved areas to be PVC Schedule 40 installed prior to paving. b. In addition to control wire sleeves shown on the Drawings, install wire sleeves of sufficient size under all paved areas prior to paving. c. Backfill trenches with six inches of sand below pipe and three inches above pipe and compact in layers to 95% relative compaction, d. Pressure test all piping under paving prior to paving work. e. Piping required under existing pavement shall be installed by jacking, boring, or hydraulic driving except that no hydraulic driving will be permitted under asphaltic concrete pavement f. Where cutting or breaking of existing pavement is necessary, secure permission from the Owner before cutting or breaking the pavement and then make all necessary repairs and replacements to the approval of the Owner and at not additional cost to the Owner. 6. In addition to control wire sleeves shown on tl1a Drawing, install wire sleeves of sufficient size under all paved areas prior to paving. 7. Electric Control Valves; a. Install valves as shown in the Drawings. When grouped together, allow at least twelve inches (12") between valves, minimum six inches (6") from any walk or structure. b. Install each valve in a separate valve box. Valve boxes installed near walks, curbs, header boards, or paved areas shall about and set flush with the lop of these surfaces. c. Quick coupling valves shall be set approximately twelve inches (12'1 from walks, curbs, header boards, or paved areas, where applicable. 2. Flush irrigation system piping prior to installation of sprinklers heads. 3. Install Iha sprinkler heads as designed on the Drawings. Do not exceed maximum spacing of heads lndlcaled on Drawings and in no case exceed the maximum recommended by the manufacturer. D. Field Quality Control: 1. Flush and adjust all sprinkler heads for optimum performance and to prevent over spray onto walks, roadways, and buildings as much as possible. Select the best degree of arc to fit exciting site conditions. 2. Set all sprinklers heads perpendicular to finished grades unless otherwise designated on the Drawings. 3. Testing of Irrigation System: a. Before testing, fill the line with water for a period of al least 24 hours. b. Perform coverage test in the presence of the Landscape Architect to verify if the water coverage for planting areas is complete and adequate. c. Test all pressure lines under hydrostatic pressure of 150 pounds per square inch, and prove watertight. Sustain pressure in lines for not less than (2) hours. If leaks develop, replace joints and repeat test until entire system is proven wa1ertlght. d. Pressure test all piping under paved areas under hydrostatic pressure of 150 pounds per square inch, and prove watertight, prior to paving. e. All hydrostatic tests shall be made only in the presence of the Landscape Architect or other duly authorized representative of the Owner. Do not place backfill until tests have been approved. f. Furnish necessary force pump and all other test equipment g. Upon completion of each phase of work, test and adjust entire system to meet site requirements. 4. The entire sprinkler irrigation system shall be under full automatic operation for a period of seven (7) days prior to planting. The Landscape Architect reserves the right to waive or shorten the operation period. In the event ol damage, immediately make all repairs and replacements necessary, to the approval of the Owner and at no additional cost to U;e Owner. E. Set plants in plant pits so that they bear the same relation to soil level when planteo as they did when in container. Center plant in ptt. 6. Backfill plant pit with specified mix. Backfill pit with soil mix ta half its depth and water thoroughly. Backfill remainder of pit with soil mix. Firm down eliminating all air pockets. Do not pack. Form a shallow basin around tl1e plant to hold enough water to saturate the root ball and backfill. Water plants in immediately after planting. 7. FIii all planters with backfill soil mix to witl1in 2" of top. 8. Immediately after planting operations are complete, all beads and pits shall be dressed so as to achieve a neat and presentable appearance. W. Staking of Trees: 1. Single stake: a. Stake trees designated to be stake, as per detail, with stake on windward side to tree. b. Set trees in plant pit, drive one tree stake 30" to firm soil next to root ball, backfill pit with preparad soil mix. c. Secure trae to slake with two "Cinch-Ties" per manufacturer's recommendations. 2. Double Stake: a. Set trees in plant pit, drive one lodgepole tree strake to firm soil next to the root ball on sach side and backfill pit with prepared soil mix. b. Secure tree to stakes with "Twist-Brace~ per manufacturer's recommendation. X. Planting Rooted Cuttings: 1. Allow all plant materials specified as flat stock on planting plans to remain in the flats or liners until time for transplanting. Provide sufficient moisture to flat soil so that soil does not fall apart when transplanting plant from the fiat. Plant each plant with its proportionate amount of flat soil In a manner that will insure a minimum disturbance to the root system, 2. Top dress all rooted cuttings planted areas with mulch ½" thick. Y. Seeding: 1. Prior to sowing seed, make the surface of the area to be seeded sufficiently loose and friable to receive the seed. 2, Sow seed evenly. Exercise care to keep the seed mixture uniform, avoiding uneven distribution. Apply at rate as specified on the Drawings. 3. Fallowing the sowing of seed and application of mulch, apply water in a manner, which keeps areas moist, but not glistening wet, until lime for the final inspection. 4. Where depression have developed, fill with accepted topsoil, lightly compact and bring up to finish grade. Resead filled areas. 5. tt any seeded areas are planted prior to ths planting of trees and other container material, the Contractor shall be responsible for any damage to the seeded area caused by his operations and shall repair any damage at his expense. z. Pruning: 1. Prune plants only at the time of planting and according to standard horticultural practice to presen.re the natural character of the plant. Pruning to be done under supen.rision of the Landscape Architect. Ramove dead wood, suckers and broken or badly bruised branches. Trees, which have damage or crooked leaders, unless specified, shall be rejected. Use only clean, sharp tools. Paint cuts over%" diameter, covering exposed areas with tree painL PROJECT NO. CUP 10·10, SUP 10·03 02499 PLANT ESTABLISHMENT AND MAINTENANCE A Plant Establishment: 1. The plant establishment period shall be for a minimum period of 30 calendar days and shall be completed before the Landscape Architect will recommend acceptance of the Construction Contract by the Owner. 2. Plant establishment period will be extended beyond the specified period when plantings have not reached establishment in acoordance with the Specifications. Any decisions regarding adequacy of plant establishment shall be determined by the Landscape Architect. 3, Prior to completion of the establishment period, ground covers and turf grasses shall consist of a uniform cover where a minimum of 80 percent of the seed germination percentage certified by the seed supplier has germinated and presenls a healthy, vigorous color and shall exhibit growth to a minimum of one inch in height. 4. Ground covers planted from flats and rooted cuttings shall not exl1ibit die-back al completion of the establishment period. 5. Trees and shrubs at completion of the establishment period shall not show die-back. 6. Any seeded area, which has not developed acceptably in judgment of the Landscape Architect, shall be reseeded by the Contractor. No compensation shall be made for reseeding areas where seed has not germinated and grown. 7. Shrubs and trees, which are dead or show evidence of die-back shall be replace by the Contractor with new, vigorous, and healthy planls. B. Maintenance: 1. The contractual maintenance period shall extend far 60 calendar days from the date of acceptance of the Construction Contract by the Owner. 2. During the specified maintenance period the project will be made available for the Owne,..s use. The Contractor shall conduct his maintenance operations in such a manner as 10 minimize inconvenience to the Owner. 3. It is the Intent of this section to provide a level of maintenance that will present a pleasing and desirable appearance at all the limes. 4. Turf Maintenance: a. Mow all turf areas weekly, or as needed to maintain the height as specified. The borders shall be neatly edged. Trim turf around sprinkler heads as needed to maximize water coverage. Remove all cuttings. b. Mow turf to the following minimum heights: 1. 1-3/4" (October through May) 2. 2·114" (June through Seplember) c. Irrigate turf as necessary to maintain proper growth rate and optimum appearance. d. Maintain turf areas in a weed-free condition. Apply a pre-emergent crabgrass control ta all turf areas between February 15 and April 15 before soil exceeds 45.49 degrees F. Initiate chemical control of broedleaf weeds as required to maintain a weed-free turf condition, e. Adjust water application to compensate for changes in the weather. Contractor will be responsible for damages occurring due to under watering or over watering, f. All replacements shall be made with original type material or alternatives approved by Landscape Architect. g. Repair or replacement of equipment damaged as a result of the Contractor's negligence shall be reported promptly to the Owner. h. All systems shall be operationally checked by the Contractor a minimum of once a week, I. Irrigation shall be accomplished between 10 p.m. and 7 a.m. Irrigation schedule at other times shall be subject to approval by the Landscape Architecl 5. General Maintenance: a. Vegetation, either now or previously existing, shall be pruned or trimmed to prevent overhanging sidewalks at least seven feet in height or at roadways at less than fourteen feet in height. b. All operations shall be conducted so as to provide maximum safety to the public. c. Leaves, paper, weeds and any other debris shall be removed from landscape areas and disposed of off-site by the Contractor. d. Contractor will clean sidewalks, roadways, and any other areas affected by his maintenance operations. e. Notification of all "specialty type" maintenance operations shall be given to the Owner 48 hours prior to each of the operations by the Contractor. Specialty type" maintenance operations are defined as: Fertilization, pre-emergent applications of herbicides, turf aeration, turt detaching, preventive application of turf fungicide and annual type bedding plant replacemenls. f. Whenever herbicides are used, Contractor shall apply !hem when air currenls are still, to prevent pesticide drift onto a jointing property and non-targeted planting and to prevent any toxic exposure to persons whether or not they are In or on the property. g. Contractor shall compile and maintain "As-Builr Drawings of all work including irrigation systems and including accurate locations and serial numbers of all major components. A complete set of "As-Builr drawn in Ink on a reproducible medium shall be delivered to the Landscape Architect before acceptance of the project. "As-built" shall be complete and accurate to the satisfaction of the Landscape Architect. h. During the contract period for construction and maintenance, the Contractor shall pay the cost of all water and eleclncity. Required permits for water and electricity shall be held in the name of the Contractor during the construction and maintenance period. At completion of the maintenance period, utility billings shall be transferred to the name of the Owner and any proportionate monthly utility billings shall be pro-rated based on meter readings.
