DRIPPERLINE SYSTEM NOTES:
NO SCALE
All drip line systems shall be installed per the manufacturer's
recommendations and directions. This shall include, but not be limited to soil
type consideration, plant type consideration, slopes, typical tubing layout,
supply headers, flush headers, manual flush valves, soil staples, operation
indicators, etc. ·
Each drip line system shall have a drip zone valve assembly that includes a
pressure regulator and in-line filter per the Irrigation Legend.
Extend PVC lateral line piping per irrigation legend from the drip zone valve
into the planting areas.
Connect the drip line tubing into the PVC laterals per the manufacturer's
directions, using fittings as supplied by the manufacturer of the drip line
tubing.
Tubing locations have been roughly shown on plans. Tubing shall run
generally parallel to the long axis of the planting areas.
Flush valves shall be installed a the low points of zones on the exhaust
manifolds as shown. Refer to the manufacturer's directions for the quantity
of flush valves recommended for each zone.
Drip line tubing shall be installed on finish grade, stapled down, backfilled,
and covered with mulch per the planting specs.
Each drip line zone shall include an operation indicator. The operation
indicator shall be install at the farthest point away from the zone drip valve
assembly.
Contractor shall contact the local Netafim representative prior to start of
work and prior to ordering any components of the drip line systems. The
contractor shall have on on-site meeting with the representative prior to
installation of any drip line systems. This meeting shall include, but not be
limited to, review of actual site conditions, typical system layouts, standard
installation techniques, controller scheduling for the drip line zones, routine
maintenance of drip line zones, and repair procedures for driµ line zones.

IRRIGATION NOTES
1. This irrigation system design is based on the minimum operating
pressure shown on the irrigation drawings at the point of connection.
The Irrigation Contractor shall verify water pressure on \he site prior
to construction. Report any difference between the water pressure
indicated on the drawings and the actual pressure reading at the
irrigation point of connection to the Owner's authorized representative.
2. Install No. 14 UF direct burial irrigation wire (black pilot, white
common). Use water~proof connectors and bury wire with main line,
bundled and taped together every ten feet. Form expansion coils at
each remote control valve and change of direction. Install Sch. 40
PVC sleeves under all paving.
3. All piping under paved areas shall be installed by the Irrigation
Contractor prior to paving.
4. Final location of any new automatic controller shall be approved by
the Owner's authorized representative/Landscape Architect.
5. This design is diagrammatic. Equipment shown in paved areas is for
design clarification .20.bL and is to be installed within planted areas
wherever possible.
6. Irrigation Contractor shall flush all lines and adjust all emitter
locations for maximum performance and to optimize coverage.
7. Do not willfully install the system as designed when it is obvious in
the field that unknown obstructions or grade differences exist that
were not considered during designing. Such conditions shall be
brought to the attention of the Owner's authorized representative,
otherwise the Irrigation Contractor must assume full responsibility of
any and all necessary revisions.
8. Install components as called for in manufacturer's specifications and
detail drawings.
9. It is the responsibility of the Irrigation Contractor to familiarize
himself with all grade differences, locations of walls, retaining walls,
etc. He shall coordinate his work with the General Contractor and
other subcontractors for the location and the installation of pipe
sleeves through walls, under roadways, paving, structures, etc.
10. AS-BUILT DRAWINGS, Irrigation as-built plans are required to be
submitted to the Engineering and Planning Divisions per City
standards. Plans shall be drafted clearly to the satisfaction of the
City, and the final plans shall be submitted to the City for their
keeping. Plans shall show exact locations of all items installed,
dimensioned in two directions from permanent structures on site
including the following items:
a. Gate valves.
b. Routing of all main lines.
c. Connections to existing water lines.
d. Routing of control wires.
e. Sprinkler control valves.
As-built drawing shall be prepared by Landscape Architect from
dimensions provided by the contractor. The final as-built plans will
be required to be reviewed and approved by the City, and final plans
will be required to be approved and signed by the City prior to
release of securities.

1. This schedule is a guide only. Maintenance contractor
shall be responsible for establishing a final annual
schedule based on site conditions and observation of
plant growth.
2. During plant establishment period (first 6-9 months)

adjust sprays, and/ or replace existing
sprinklers with appropriate radius heads as
needed along entire new walkway and header
board/shrub area. Provide full coverage.

PLANTING SPECIFICATIONS
I. PREPARATION:
A. Coordination: All irrigation work shall be completed and approved by the Owner's
representative prior to starting planting work.
B. Soil Test: contractor is to supply complete soil test, including pH, nutrients, texture,
salinity, etc., as per Note II A-2 below.
II. PLANTING:
A. Soil Preparation:
1. Cultivate all lawn and planting areas (except slopes) to a depth of 6 inches.
Dispose of all debris and rocks over 3 inches in size.
2. Soil amendments and quantities shall be determined by soil analysis. The
Contractor shall take 2 samples from 2 different areas 6 to 12 inches deep
and submit these to a local agricultural soil testing laboratory, who shall test
for nutrients, pH, soil texture, and salts. A copy of the test results and
amendment recommendations shall be sent directly to the Owner's
representative. For bidding purposes, the following shall be used: (quantities per
1000 s.f.)

100 lbs. agricultural gypsum
3. Spread soil amendments evenly over all areas and till into top 4 inches of soil.
B. Finish Grading:
1. Grade all lawn and planting areas to smooth, uniform levels or slopes without
abrupt changes of surface. Soil areas adjacent to buildings shall be graded to
allow free flow of water to drainage devices.
2. Finish grade after adding soil amendment and settlement shall be one inch
below curbs, headers, and paving in lawn areas, and two inches below in
planting areas.
C. Shrub and Tree Planting:
1. Planting pits shall be as shown on detail. Backfill mix shall be determined by
soil test per section A-2 above. For bidding purposes, the following mix shall
be used:
6 parts by volume rock-free on-site soil
4 parts by volume soil amendment
2. Plant tablets shall be installed in plant pits as shown on detail. Tablets shall be
Gro-Power 7-gram tablets al the following rates:
1-gallon plant = 2 tablets
5-gallon plant = 6 tablets
15-gallon plant = 12 tablets
24" box tree = 14 tablets
36" box tree = 18 tablets
48" box tree = 22 tablets
3. Water each plant immediately after planting. Apply water in such a manner as
to not disturb backfill and in such a quantity \hat all materials in hole are
wet.
4. Trees shall be staked per detail. Remove all nursery stakes and ties.
D. Ground Cover Planting:
1. Grade out earth berms around shrubs and trees before planting ground cover.
2. Spacing and varieties of ground covers shall be as shown on plan, Soil shall be
firmly pressed around each plant and excess soil removed from the crown.
3. Each section of ground cover shall be thoroughly watered immediately after
planting.
4. All ground cover areas shall be treated with a pre-emergent per mfr's
instructions before final inspection. Weed all areas prior to application.
5. Spread mulch 2 inches deep in all planting areas.
Ill. MISCELLANEOUS:
A. Cleanup: Upon completion of all planting work and before final acceptance,
Contractor shall remove all material and debris resulting from his work. Remove all
tags, labels, nursery stakes, and ties from plants. All paved areas shall be swept
clean and site left in a neat and acceptable condition as approved by Owner's
representative.
B. Guarantees: Contractor shall guarantee all plants, 15-gallon and larger for a period
of one year. All other plants shall be guaranteed for a period of 90 days. Plants
which die or lose more than 30% of \heir original leaves during \his period shall
be replaced by \he Contractor. Replacements shall be made within 7 days of
written notification to Contractor.
C. Maintenance:
1. Entire project shall be satisfactorily maintained for a period of sixty (60) days
prior to final approval.
2. 30 days after planting, fertilize all lawn and ground cover areas with 16-6-8
commercial fertilizer at the rate of 6 lbs. per 1,000 s.f. (apply per mfr's
instructions.).
PLANTING SPECIFICATIONS
I. PREPARATION:
A. Coordination: All irrigation work shall be completed and approved by \he Owner's
representative prior to starting planting work.
B. Soil Test: contractor is to supply complete soil \est, including pH, nutrients, texture,
salinity, etc., as per Note II A-2 below.
II. PLANTING:
A. Finish Grading:
1. Grade all planting areas to smooth, uniform levels or slopes without abrupt
changes of surface. Soil areas adjacent to buildings shall be graded to allow
free flow of water to drainage devices.
2. Finish grade after adding soil amendment and settlement shall be two inches
below in planting areas.
B. Shrub Planting:
1. Planting pits shall be as shown on detail. Backfill mix shall be determined by
soil test per section A-2 above. For bidding purposes, the following mix shall
be used:
6 parts by volume rock-free on-site soil
4 parts by volume soil amendment
2. Plant tablets shall be installed in plant pits os shown on detail. Tablets shall be
Gro-Power 7-gram tablets at the following rates:
5-gallon plant = 6 tablets
15-gallon plant = 12 tablets
3. Water each plan\ immediately after planting. Apply water in such a manner as
to not disturb backfill and in such a quantity \hat all materials in hole are
wet.
4. Prior to spreading mulch, treat area within header boards with a pre-emergent
per mfr's instructions. Weed all areas prior to application.
C. Sod Lawn:
1. Sod shall be installed within 24 hours of harvesting.
2. Sod area shall be rolled lightly and watered to a depth of 6 inches the day
prior to installing sod. Fill or regrade any areas as necessary. Lightly water
again just prior to laying sod.
3. Sod shall be laid in a staggered pattern, with tight joints and in \he same
direction each time.
4. Roll sod with adequately weighted roller to smooth out sod bed.
5. Keep sod thoroughly watered to a depth of 6 inches until established. No foot
traffic shall be allowed for 2-3 weeks after installation
Ill. MISCELLANEOUS:
A. Cleanup: Upon completion of all planting work and before final acceptance,
Contractor shall remove all material and debris resulting from his work. Remove all
tags, labels, nursery stakes, and ties from plants. All paved areas shall be swept
clean and site left in a neat and acceptable condition as approved by Owner's
representative.
B. Guarantees: Contractor shall guarantee all plants, 15-gallon and larger for a period
of one year. All other plants shall be guaranteed for a period of 90 days. Plants
which die or lose more than 30% of \heir original leaves during this period shall
be replaced by \he Contractor. Replacements shall be made within 7 days of
written notification to Contractor.
C. Maintenance:
1. Entire project shall be satisfactorily maintained for a period of sixty (60) days
prior to final approval.
2. 30 days after planting, fertilize all lawn and ground cover areas with 16-6-8
commercial fertilizer at \he rate of 6 lbs. per 1,000 s.f. (apply per mfr's
instructions.).

reclaimed water is available at this site, according to
the Carlsbad Municipal Water District.
B. Contractor to patch existing lawn along new walk and
planting area with Marathon II Sod. Refer to Site Key
Plan on Title Sheet. Rake area smooth, compact to
prevent settling, and install sod per specs on this sheet.
C. Edge between existing lawn and new plantings shall be
polyboard header per detail on this sheet.
D. All existing trees to be protected in place. Refer to Site
