HOMEOWNER'S ASSOCIATION. AN APPROPRIATE WORDED STATEMENT
CLEARLY IDENTIFYING THE RESPONSIBILITY SHALL BE PLACED IN
THE CC&Rs.
2. PLANS, SPECIFICATIONS, AND SUPPORTING DOCUMENTS FOR ALL PUBLIC
IMPROVEMENTS SHALL BE PREPARED TO THE SATISFACTION OF THE CITY
ENGINEER. IN ACCORDANCE WITH CITY STANDARDS, THE DEVELOPER
SHALL INSTALL AND SECURE WITH APPROPRIATE SECURITY AS PROVIDED
BY LAW, IMPROVEMENTS SHOWN ON THE TENTATIVE MAP AND THE
FOLLOWING IMPROVEMENTS:
THE PRIVATE STORM DRAIN SYSTEM ONSITE TO THE APPROVED
OUTLET NORTH OF THE NORTH DRIVEWAY ON ROMERIA STREET
THE SEWER, WATER AND RECLAIMED WATER SYSTEMS AS REQUIRED
BY THE CARLSBAD MUNICIPAL WATER DISTRICT AND AS REQUIRED BY
LEUCADIA COUNTY SEWER DISTRICT.
ADDITIONAL IMPROVEMENTS TO ROMERIA STREET ALONG THE
FRONTAGE OF THIS PROJECT AS REQUIRED OR DAMAGED DURING THE
DEVELOPMENT OF THIS PROJECT.
3. ALL IMPROVEMENTS WITHIN THE BOUNDARIES OF THIS SUBDIVISION ARE
PRIVATELY OWNED AND ARE TO BE PRIVATELY MAINTAINED WITH THE
EXCEPTION OF:
SEWER AND WATER MAIN LINES WITHIN THE PUBLIC EASEMENTS
GRANTED TO THE CITY OR TO THE APPROPRIATE SEWER DISTRICT.
4. NO STRUCTURE, FENCE, WALL, TREE, SHRUB, SIGN, OR OTHER OBJECT
OVER 30 INCHES ABOVE THE STREET LEVEL MAY BE PLACED OR
PERMITTED TO ENCROACH WITHIN THE AREA IDENTIFIED AS A SIGHT
DISTANCE CORRIDOR IN ACCORDANCE WITH CITY STANDARD PUBLIC
STREET-DESIGN CRITERIA, SECTION 8.B.3. THE UNDERLYING PROPERTY
OWNER SHALL MAINTAIN THIS CONDITION.
5. BUILDING PERMITS WILL NOT BE ISSUED FOR DEVELOPMENT OF THE
SUBJECT PROPERTY UNLESS THE DISTRICT ENGINEER DETERMINES THAT
SEWER FACILITIES ARE AVAILABLE.
6. THE PROJECT IS APPROVED UPON THE EXPRESSED CONDITION THAT
BUILDING PERMITS WILL NOT BE ISSUED FOR DEVELOPMENT OF THE
SUBJECT PROPERTY UNLESS THE DISTRICT SERVING THE DEVELOPMENT
HAS ADEQUATE WATER AND SEWER CAPACITY AVAILABLE AT THE TIME
