PRIOR TO OBTAINING OCCUPANCY the landscape architect of work shall review/inspect the project including all areas 5Urrounding each phase and submit the "Certification of Completion" form as available through the Cit!:J (cit!:J form P2B-D). Also provide an irrigation schedule and landscape and irrigation maintenance schedule as re9uired b!:J the cit!:J water ordinance as follows, I. An irrigation watering schedule shall be prepared b!:J the professional of record for all landscape project& subject to the Hater l=fficient Landscape Ordinance. The schedule shall be submitted to the Cit!:J prior to granting a permit of occupanc:::1 and shall include the following information, a. A description of the automatic irrigation s:::1stem that will be used for the project. b. The ETo data relied on to develop the irrigation 5chedule, including the source of the data. c. The time period when overhead irrigation will be 5Cheduled and confirm that no overhead irrigation &hall be used between 0,00 a.m. and 10,00 p.m. cl. The parameters u&ed for setting the irrigation S!:jstem controller for watering times for, i. The plant establishment period ii. Establi5hed landscaping iii. Temporaril!:J irrigated areas iv. Different seasons during the :::1ear e. The con&icleration used for each station for the following factors, i. The da!:JS between watering ii. Station run times in minutes for each irrigation event, designed to avoid runoff iii. Number of C!:Jcle starts re9uired for each irrigation event, designed to avoid runoff iv. Amount of water to be applied on a monthl!:J basis v. The root depth setting vi. The plant t:::1pe setting v11. The soi I t:::1pe viii. The slope factor ix. The shade factor 2. A maintenance schedule for the landscaping and i rr i ga ti on s:::1stem sha 11 be prepared for all landscape projects subject to the Hater Efficient Landscape Ordinance. The schedule shall be submitted to the Cit!:J prior to granting a permit of occupanc:::1 and shall include provisions for the following, a. General Landscape and Irrigation Maintenance. The schedule shall identitl!:J the entit!:J that will be responsible for maintenance and shall provide for all of the general landscape and irrigation maintenance re9uirements. b. Hater Efficient Landscape Maintenance. In addition to the general maintenance re9uirements, the maintenance schedule for landscape projects that are subject to the Hater Efficient Landscape Ordinance shall include provisions to, c. Maintain and operate the landscaping and irrigation S::Jstem on the propert:::1 consistent with the MAHA (Maximum App Ii ed Hater Allowance). cl. Maintain the irrigation S!:JStem to meet or exceed an irrigation effi ci enc!:J necessar!:J to meet MAf"'IA. e. Replace broken or malfunctioning irrigation S!:JStem components with components of the same materials and specifications, their e9uivalent or better. f. En5ure that when vegetation is replaced, replacement plantings are representative of the h!:Jdrozone in which the plants were removed and are t:;1picc1l of the water use re9uirements of the plants removed, so that the replaced veg eta ti on does not result in mixing high water use plants with low water use plants in the same h!:Jdrozone. 8. PRIOR TO SECURITY RELEASE the landscape architect of work shall review/inspect the project and provide a certification letter for release of securities (cit!:J form P24-E), and the following, I. The securit!:J release letter shall certif!:J that the landscape architect has inspected the wo'rk and that the project complies with the following conditions, a. I-las been maintained in substantial conformance to the approved plans. b. ls growing in a health!:J and thriving condition. c. All plantings re9uired under Section IV.E of the Landscape Manual have been established as an effective surface erosion control. cl. There is no evidence of excessive run-off from the irrigation s:::1stem causing a soil erosion problem. e. As-t:luilt landscape plans for the bonded work shall be submitted to and a pprovecl b!:J the Ci t!:J.
