2. SLOPE PLANTING STANDARDS
Slopes requiring erosion control n1easures, as specified above, shall he treated with one or more of
the following planting standards:
• Standard #1 -COVER CROP/ AND EROSION CONTROL MATTING
Cover crop shall be a seed mix typically composed of quick germinating and fast covering
grasses, clovers and/or wild flowers. Submit the specific seed mix for City approval prior to
application.
The cover crop shall be applied at a rate and manner sllfficient to provide nLnety (90'1/r,)
percent coverage within thirty (30) days.
Type of erosion control matting_shall be as approved by the City and affixed to the slope as
recon1n1ended by the nianufacturer.
On slopes 3 feet or less in vertical height where adjacent to pLtblic walks or streets:
✓ \Vhen planting occurs between August l 5 and April 15, erosion control matting shall be
rec1uired.
✓ During the remainder of the year, the cover crop and/ or erosion control matting may be used.

One: hw1Clred (100'1/o) percent of the area shall be planted with a ground cover known to
have excellent soil binding characteristics (planted from a minimu1n size of flatted material
and spaced to provide full coverage within one (1) year).

MAINTENANCE
I. GENERAL
THE OHNER OR LESSEE HILL ENGAGE A MAINTENACE CONTRACTOR FOR THE MAINTENANCE OF THE SITE LANDSCAPE
FOR THE LIFE OF THE LEASE.
MAINTENANCE CONTRACTOR SHALL FURNISH ALL SUPERVISION, LABOR, MATERIALS AND EQUIPMENT NECESSARY FOR THE
COMPLETE MAINTENANCE OF ALL LANDSCAPE AREAS.
ALL LANDSCAPE AREAS SHALL BE HATERED AS NECESSARY FOR THE PROPER DEVELOPMENT AND MAINTENANCE OF
THE VEGETATION.
PLANT MATERIALS SHALL BE MAINTAINED IN A HEALTHY AND VIGOROUS CONDITION, IRRIGATION AND DRAINAGE
SYSTEMS KEPT IN GOOD WORKING ORDER, AND THE GENERAL SITE KEPT GLEAN AND HEED FREE.
MAINTENANCE CONTRACTOR SHALL ROUTINELY GHEGK FOR BLOCKED DRAIN INLETS, AND KEEP SHALES FREE OF
LEAVES AND OTHER DEBRIS.
ALL LITTER AND TRASH INCLUDING HEEDS, LEAVES, BOTTLES AND OTHER DEBRIS SHALL BE REMOVED FROM ALL
AREAS OF THE SITE AND DISPOSED OF OFF-SITE.
MAINTENANCE CONTRACTOR SHALL REPAIR OR REPLACE ALL DEAD, DAMAGED OR DISEASED PLANT MATERIAL.
II. IRRIGATION
A QUALIFIED PERSON SHALL BE GOMPLETE!RESPONSIBLE FOR OPERA TING THE IRRIGATION S STEMS, HITH THE DUTIES OF
ADJUSTING CONTROLLERS, OBSERVING THE EFFECTIVENESS OF THE IRRIGATIONS STEM, AND MAKINS MINOR
ADJUSTMENTS TO THE SYSTEM.
THE IRRIGATION SYSTEM SHALL BE MAINTAINED FOR OPTIMUM PERFORMANCE. THIS INCLUDES CLEANING AND ADJUSTING
ALL SPRINKLER HEADS AND VALVES FOR PROPER COVERAGE.
A CHART SHALL BE MAINTAINED TO RECORD CURRENT IRRIGATION PROGRAMS, INGLUDINS DAY, TIME, AND LENGTH OF
HATERINS FOR EACH STATION AND PROGRAM FOR EAGH CONTROLLER.
INSPECTIONS OF THE IRRIGATIONS STEM, IN OPERATION, SHALL BE MADE HEEKLY DURING SUMMER MONTHS, APRIL
THROUGH OCTOBER, AND BI-HEEKLY NOVEMBER THROUGH MARCH, TO DETECT A MALFUNCTIONING OF THE SYSTEM.
CHECK FOR LEAKS OR "1:T SPOTS.
TURN ON EACH SYSTEM HITH THE CONTROLLER AND CHECK IT TO ENSURE THAT IT
OPERATES CORRECTLY --OPENING AND CLOSING.
VI SU ALLY OBSERVE EAGH SPRINKLER HEAD I NOZZLE FOR PROPER OPERATION,
SPRAY PATTERN, PRESSURE AND HATER DISTRIBUTION.
A SOIL SAMPLING PROBE AND/OR A TENSIOMETER SHALL BE USED REGULARLY TO
EVALUATE ACTUAL SOIL MOISTURE LEVELS AND IRRIGATION SCHEDULE.
CHECK AT LEAST HEEKLY TO MAKE SURE AREAS ARE NOT BEING OVER OR UNDER HATERED. ADJUST THE SCHEDULE AS
NEEDED TO CORRECT FOR EITHER OF THESE SITUATIONS. RESET THE SCHEDULE ON OUR CONTROLLER AT LEAST
MONTHLY, AT THIS TIME, CHECK THE TIME ON THE CONTROLLER TO MAKE SURE THAT IT IS CORRECT.
CHECK THE HATER BILL FOR EXCESSIVE CONSUMPTION. COMPARE MONTH TO MONTH AND YEAR TO YEAR, PAY SPECIAL
ATTENTION TO LARGE FEE SHINSS.
LOOK AT THE GENERAL HEALTH AND "LOOK" OF THE PLANT MA TERI AL.
MAKE DESIGN ADJUSTMENTS (ADDING/ DELETING OR MOVING OF HEADS, CHANGING NOZZLE TYPES, TRIMMING OR
MOVING OF PLANT MATERIAL) SO THAT PROBLEMS CAN BE ELIMINATED INSTEAD OF TEMPORARILY FIXED.
ALL MALFUNCTIONING EQUIPMENT MUST BE REPAIRED PRIOR TO THE NEXT SCHEDULED IRRIGATION.
ALL REPLACEMENT HEADS SHALL BE OF THE SAME MANUF AG TURER, TYPE, AND
APPLICATION RA TES.
Ill. PLANTINGS
ALL AREAS MUST BE KEPT HEED FREE, BY THE USE OF ORGANIC MULCHES, HAND REMOVAL CHEMICAL CONTROLS-IN
THAT ORDER.
MULCHED AREAS MUST BE REPLENISHED AS MULCH DECOMPOSES.

ADDITION THE GONTRAGTOR SHALL SUPPLY THO (2) CONTROLLER CHARTS SHOHINS EACH VALVE'S COVERA&E AREA
COLOR CODED TO THE CORRESPONDING CONTROLLER STATION.
THE CONTRACTOR MUST ALSO FURNISH THO (2) SETS EACH OF THE FOLLOHINS; ANY SPECIAL VALVE OR SPRINKLER
ADJUSTMENT TOOLS, KEYS FOR THE CONTROLLER ENCL09JRES, QUICK COUPLER KEYS AND ANY OPERATION MANUALS
FOR THE EQUIPMENT INSTALLED.
VI. GUARANTEE
THE CONTRACTOR'S WORK SHALL BE FULLY GUARANTEED FOR ONE (I) FULL YEAR FROM THE DATE OF ACCEPTANCE BY

VII. MAINTENANCE
A QUALIFIED SUPRVISOR SHALL BE RESPONSIBLE FOR OPERATIN6 THE IRRIGATIONS SYSTEMS, ADJUSTING THE
CONTROLLERS AND OBSERVIN6 THE EFFECTIVENESS OF THE IRRISATION SYSTEM.
CHART ALL CONTROLLER PROGRAMS, RECORDING DATE, TIME, LENGHT OF HATERINS FOR EACH STATION. RESET
CONTROLLER AT LEAST MONTHLY·TO ACCOUNT FOR SEASONAL VARIATIONS.
INSPECT AND ADJUST THE ENTIRE IRRIGATION SYSTEM HEEKLY DURING APRIL THRU OCTOBER AND BI-HEEKLY FOR THE
REST OF THE YEAR. CHECK FOR LEAKS, HET AND DRY SPOTS, USE A MOISTURE SENSING DEVICE TO EVALUATE ACTUAL
SOIL MOISTURE. OBSERVE NOZZLES FOR PROPER PATTERN AND PRESSURE.
VIII. CITY REQUIRED AS-BUILT PLANS
IRRIGATION AS-BUILT PLANS ARE REQUIRED TO BE SUBMITTED FOR THE H.OA COMMON LANDSCAPE AREAS. SUBMITTAL
OF AS-BUILT PLANS SHALL BE AS REQUIRED BY THE ENGINEERING AND PLANNIN6 DIVISIONS. THE FINAL PLANS SHOULD
BE PREPARED BY THE LANDSCAPE ARCHITECT FROM DIMENSIONS PROVIDED BY THE CONTRACTOR. FINAL AS-BUILT
PLANS SHALL BE DRAFTED CLEARLY TO THE SATISFACTION OF THE CITY, AND THE FINAL PLANS SHALL BE SUBMITTED
TO THE CITY FOR THEIR KEEPING.
THE FINAL AS-BUILT PLANS HILL BE REQUIRED TO BE REVIEHED AND APPROVED BY THE CITY AND PINAL PLANS HILL
BE REQUIRED TO BE APPROVED AND SIGNED BY THE CITY PRIOR TO RELEASE OF SECURITIES.
IV. ADJUSTING AND TESTING THE SYSTEM
AFTER PIPELINE ASSEMBLY THE CONTRACTOR SHALL THOROUGHLY FLUSH THE SYSTEM. HITH OPEN ENDS ALL CAPPED
PRESSURE TEST FOR FOUR (4) HOURS AT 150 P.5.1.
IRRIG. SPEC'S & NOTES
AFTER GOVERASE AND PRESSURE TESTING THE CONTRACTOR SHALL INSTALL ALL TERMINAL FIXTURES AND PERFORM A
COVERAGE TEST.
THE GONTRAGTOR SHALL ADJUST ALL SPRINKLER HEADS AND VALVES FOR OPTIMUM COVERAGE AND TO PREVENT
OVERSPRAY. THIS SHALL INCLUDE THE USE OF VARIABLE ARC NOZZLES (VAN) AND PRESSURE COMPENSATING SCREENS
(PCS), THE SELECTION Of THE BEST DEGREE OF ARC TO FIT THE SITE AND THROTTLING OF THE FLOH CONTROL AT EACH
VALVE TO FIND THE OPTIMUM OPERATING PRESSURE FOR EACH SYSTEM.
THE ENTIRE SYSTEM SHALL BE IN FULL AUTOMATIC OPERATION FOR ONE SEVEN (1) DAYS PRIOR TO ANY PLANTING.

PROTECTS THE ROOTS IN THE TOP 24" OF SOIL.
B. PROTECTIVE FENCING SHALL BE INSTALLED PRIOR TO EARTHHORK AND UNTILL Y10RK IS
COMPLETE. FENCING SHALL BE 4-6 FEET HIGH, INSTALLED 6' OUTSIDE THE DRIPLINE. THE
