OTHERWISE SHOWN, HOWEVER, CIVIL, LANDSCAPE AND IRRIGATION, MECHANICAL, FIRE
PROTECTION AND ELECTRICAL SYSTEMS MAY BE OF SCHEMATIC LAYOUT. CONTRACTOR
SHALL BE RESPONSIBLE FOR SCHEDULING AND COORDINATION OF ALL ROUGH-IN AND

12. THE CONTRACTOR AND/OR SUBCONTRACTORS SHALL BE RESPONSIBLE FOR THE
APPROPRIATE CONNECTION TO ALL UTILITIES REQUIRED TO SUPPORT THE WORK.
13. PERMITS, FEES, TAXES, LICENSES, AND DEPOSITS SHALL BE PAID FOR AND OBTAINED BY
EACH SUB-CONTRACTOR AND THE GENERAL CONTRACTOR AS THEY RELATE TO THEIR
WORK
14. THESE DRAWINGS DO NOT INCLUDE NECESSARY COMPONENTS FOR CONSTRUCTION
SAFETY OF ALL PARTIES PRESENT ON THE JOB SITE. THIS IS THE CONTRACTOR'S
RESPONSIBILITY.
15. THE CONTRACTOR SHALL PROTECT ADJACENT PROPERTIES AND SITE WORK AT ALL
TIMES.

17. DO NOT MAKE CONNECTION, BRACE, OR SUSPEND ANY CONSTRUCTION OR EQUIPMENT

18. ANY PERIODIC VISITS TO THE JOB SITE BY THE ARCHITECT ARE FOR THE PURPOSES OF

19. THE ARCHITECT DOES NOT ASSUME ANY OF THE RESPONSIBILITY FOR METHODS OR
APPLICATIONS USED BY THE CONTRACTOR, NOR SAFETY OF THE JOB IN COMPLIANCE
WITH THE LAWS AND REGULATIONS.
20. ALL CONSTRUCTION AND DEMOLITION DEBRIS SHALL BE REMOVED FROM AROUND THE
BUILDINGS, THE DRIVEWAYS, SIDEWALKS AND LANDSCAPING AT THE END OF EACH
WORK DAY. THE DRIVEWAYS AND SIDEWALKS SHALL BE SWEPT CLEAN.
21. THE CONTRACTOR SHALL LIMIT THE SITE STORAGE OF MATERIAL, SUPPLIES OR
TEMPORARY STRUCTURES TO THOSE AREAS INDICATED ON THE DRAWINGS OR AS
APPROVED BY THE OWNER'S REPRESENTATIVE.
22. THE CONTRACTOR SHALL REPAIR OR REPLACE ANY ITEMS DAMAGED DURING
DEMOLITION OR CONSTRUCTION INDICATED TO BE REUSED OR TO REMAIN, AT NO COST
TO THE OWNERS.
23. ALL NEW GLAZING TO BE INSTALLED WITH CERTIFYING LABEL ATTACHED SHOWING THE
"U" VALUE AND SHGC.
24. ALL WEATHER-EXPOSED SURFACES SHALL HAVE A WEATHER RESISTANT BARRIER TO
PROTECT THE INTERIOR WALL COVERING AND EXTERIOR OPENINGS SHALL BE FLASHED
IN SUCH A MANNER AS TO MAKE THEM WEATHER PROOF
25. THE CONTRACTOR SHALL PROVIDE A SEPARATION OR BARRIER BETWEEN ALL
DISSIMILAR METALS.
26. ALL INTERIOR FINISHES SHALL CONFORM TO THE REQUIREMENTS OF THE CHAPTER 8
CBC.
27. HOSE BIBBS AND SPRINKLER SYSTEMS SHALL HAVE APPROVED PERMANENT
BACKFLOW PREVENTION DEVICES.
28. PLUMBING SUBCONTRACTOR TO PROVIDE PLUMBING AND GAS LINE SCHEMATICS,
SIZING AND CALCS TO THE BUILDING DEPT. FOR APPROVAL AS REQUIRED.
29 ELECTRICAL SUBCONTRACTOR TO PROVIDE ELECTRICAL LOAD CALCS TO THE BUILDING
DEPARTMENT FOR APPROVAL AS REQUIRED. SDG&E PROCESSING SHALL BE PROVIDED
BY THE ELECTRICAL SUBCONTRACTOR WITH THE LOCATION OF PROPOSED PANELS,
OVERHEAD/BELOW GRADE LINES, ETC. TO BE REVIEWED/APPROVED BY THE
ARCHITECT.
30. THE CONTRACTOR IS RESPONSIBLE FOR IDENTIFYING ALL AREAS ON THE PROJECT
WHICH REQUIRE TOLERANCES BETWEEN ROUGH OPENINGS AND/OR FINISH MATERIALS
AND PROVIDE FOR THE PROPER TOLERANCES TO COMPLETE THE CONSTRUCTION IN
ACCORDANCE WITH THE REQUIREMENTS OF THE CONTRACT DOCUMENTS.
31. THE DRAWINGS AND SPECIFICATIONS INDICATE THE GENERAL SCOPE OF THE PROJECT
IN TERMS OF THE DESIGN CONCEPT, DIMENSIONAL PROFILES, MAJOR ELEMENTS, AND
MATERIALS. THE DRAWINGS AND SPECIFICATIONS DO NOT NECESSARILY INDICATE OR
DESCRIBE ALL OF THE CONSTRUCTION REQUIRED FOR THE FULL COMPLETION OF THE
WORK. THE CM/ GENERAL CONTRACTOR AND SUBCONTRACTORS SHALL ADJUST
THEIR COST ESTIMATES, AND ASSOCIATED CONTINGENCIES, SO AS TO FURNISH ALL
ITEMS AND LABOR REQUIRED FOR THE FULL COMPLETION OF THE WORK AS
REASONABLY INFERABLE FROM THE DOCUMENTS HEREIN.
GREEN BUILDING CODE REQUIREMENTS:
1. PROJECTS WHICH DISTURB LESS THAN ONE ACRE OF SOIL SHALL MANAGE STORM WATER
DRAINAGE DURING CONSTRUCTION BY ONE OF THE FOLLOWiMG: A RETENTION BASINS. B. WHERE
STORM WATER IS CONVEYED TO A PUBLIC DRAINAGE SYSTEM, WATER SHALL BE FILTERED BY USE
OF A BARRIER SYSTEM, WATTLE OR OTHER APPROVED METHOD.
2. SITE GRADING OR DRAINAGE SYSTEM WILL MANAGE ALL SURFACE WATER FLOWS TO KEEP
WATER FROM ENTERING BUILDINGS (SWALES, WATER COLLECTION, FRENCH DRAINS, ETC.)
3. FOR NEW RESIDENTIAL CONSTRUCTION WHERE LANDSCAPE IRRIGATION WATER IS PLANNED. A
WATER BUDGET SHALL BE DEVELOPED THAT CONFORMS TO THE LOCAL LANDSCAPE ORDINANCE
OR THE CALIFORNIA DEPARTMENT OF WATER RESOURCES MODEL WATER EFFICIENT LANDSCAPE
ORDINANCE (MWELO), WHICHEVER IS MORE STRINGENT. SEE LANDSCAPE PLANS FOR
CALCULATIONS.
4. AUTOMATIC IRRIGATION SYSTEM CONTROLLERS SHALL COMPLY WITH CGC SECTION 4.304.2 AS
FOLLOWS A CONTROLLERS SHALL BE WEATHER OR SOIL MO!STURE BASED THAT
AUTOMATICALLY ADJUST IRRIGATION IN RESPONSE TO CHANGES IN NEEDS AS WEATHER
CONDITIONS CHANGE. B. WEATHER BASED CONTROLLERS SHALL HAVE SEPARATE WIRED OR
WIRELESS RAIN SENSOR WHICH CONNECTS OR COMMUNICATES WITH THE CONTROLLER(S). SOIL
MOISTURE BASED CONTROLLERS ARE NOT REQUIRED TO HAVE RAIN SENSORS
5. MINIMUM OF 50% OF CONSTRUCTION WASTE IS TO BE RECYCLED.
6. CONTRACTOR SHALL SUBMIT A CONSTRUCTION WASTE MANAGEMENT PLAN TO THE JURISDICTION
AGENCY THAT REGULATES WASTE MANAGEMENT PER CGC 4.408.2.
7. CONTRACTOR TO PROVIDE AN OPERATION MANUAL FOR MAINTAINING ALL APPLIANCES TO
OWNER AT THE TIME OF FINAL INSPECTION.
8. GAS FIREPLACE(S) SHALL BE A DIRECT-VENT SEALED-COMBUSTION TYPE. ANY WOODSTOVE OR
PELLET STOVE MUST BE US EPA PHASE II RATED APPLIANCES.
9. DURING CONSTRUCTION, ENDS OF DUCT OPENINGS ARE TO BE SEALED AND MECHANICAL
EQUIPMENT IS TO BE COVERED.
10. ALL ADHESIVES, PAINTS AND COATINGS, CARPET, AND COMPOSITION WOOD PRODUCT voes
SHALL COMPLY WITH LIMITATIONS LISTED IN SECTION 4.504.3 AND TABLES 4.504.1, 4.504.2, 4.504.3

12. MOISTURE CONTENT OF WOOD SHALL NOT EXCEED 19% BEFORE IT IS ENCLOSED IN
CONSTRUCTION. THE MOISTURE CONTENT SHALL BE CERTIFIED BY ONE OF 3 METHODS
SPECIFIED IN SECTION 4.505.3. BUILDING MATERIALS WITH VISIBLE SIGNS OF WATER DAMAGE
SHALL NOT BE USED IN CONSTRUCTION. THE MOISTURE CONTENT SHALL BE DETERMINED BY THE
CONTRACTOR BY ONE OF THE METHODS LISTED IN CGC 4.505.3.
13. ALL BATHROOM FANS SHALL BE ENERGY STAR RATED, VENTED DIRECTLY TO OUTSIDE OF
BUILDING, AND CONTROLLED BY A HUMIDISTAT.
14. PRIOR TO FINAL INSPECTION, CONTRACTOR SHALL PROVIDE TO BUILDING DEPARTMENT OFFICIAL
WRITTEN VERIFICATION THAT ALL APPLICABLE PROVISIONS FROM THE GREEN BUILDING
STANDARDS CODE HAVE BEEN IMPLEMENTED AS PART OF THE CONSTRUCTION.
PLUMBING NOTES:
EXISTING HOUSE WAS BUILT BEFORE 1994 AND, THEREFORE, ALL EXISTING
NONCOM PLIANT FIXTURES (toilets that use more than 1.6 gallons of water per flush, urinals
that use more than one gallon of water per flush, showerheads that have a flow capacity of
more than 2.5 gallons of water per minute, and interior faucets that emit more than 2.2 gallons
