Summary of existing conditions: The existing structures and site have been previously developed, with the current building improvements constructed in 2004. The building is a tilt-up concrete panel construction that is painted, with storefront glass systems and a flat roof concealed behind a parapet around the entire building perimeter. The site consists of asphalt paving at the drive and parking areas, with mature landscaping at planters and common space outdoor areas and natural color concrete paving at walks and common areas. There are existing site enclosures for trash/recycling and electrical equipment and utilities serving the structure constructed of split-faced masonry walls or painted cast in place concrete walls. Proposed Improvements: The proposed scope shall include the following alterations to the existing, previously developed site (listed from North to South along the site): 1. New Emergency Generator Enclosure located at the approximate North-West corner of the building. Also, a trash/recycling enclosure will be located adjacent to the existing trash/recycling area to remain. This trash/recycling enclosure will replace an existing one at the South-West corner of the building that will be displaced by the new bulk tank yard enclosure. 2. New recessed loading dock and screen walls. This is located at the approximate South-West corner of the building and runs parallel to the building and the existing drive aisle. The screen walls will be high enough to screen the loading dock area from view. 3. New bulk tank enclosure containing a Liquid Nitrogen (LN2) storage tank and an Argon (AR) storage tank. These tanks are vertical tanks and their enclosure is located directly adjacent to the proposed loading dock at the South-West corner of the building. The screen walls for this enclosure will provide some visual screening and security to the yard. 4. New screened enclosure for a bulk Helium (HE) tank enclosure. This tank is horizontal (on a trailer) and is located on the south end of the building in the area of existing parking that is allocated to the building. The screen walls for this enclosure will provide visual screening and security to the yard. The proposed finishes for the work are concrete paving at the new loading dock ramp and asphalt paving at other locations to match the existing surfaces. (Please see the architectural drawings for plans and elevations of the proposed new enclosures and for a photo survey showing the existing and proposed wall materials.) The proposed masonry units match the existing enclosure located on the West side of the building and provide advantages in durability, appearance, cost, and time to construct when compared to cast-in-place concrete. In addition, all exposed metal surfaces (gates, louvers, and handrails) will be painted to match the existing exterior metal surfaces. These materials and finishes will ensure consistency of materials, appearance, and durability to the existing and previously approved improvements.
